This hotel is a hidden gem! Before we arrived we had no idea what to expect. Once we arrived, we felt like we were treated like family! The room was very spacious, very clean and quite comfortable! The hotel staff treats you like a family member! The young ladies at the front desk gave us excellent information about the night markets, restaurants and shopping. We got our laundry washed, iron and folded and it was very inexpensive. The most important thing is that this place is inside ‘the square’, or the Old City walls, so all of the best food and shopping is literally all around you. Super easy to walk! An amazing restaurant and souvenir shop is literally right down the road called See You Soon. One of the best Green Curry meals I’ve EVER had is a place nearby called Cha Da, maybe 5 minute walk or less. Best of all, I always use Get Your Guide in every city around the world to book tours and the van will literally pick you up out front of this hotel! The pool is small but nicely placed and very comfortable for hot days after touring. This place is magnificent, and I’m not kidding! We plan on retiring in Thailand and this place will always be go to for us to stay or have family stay. We love it! One last thing, the restaurant upstairs on the 3rd floor is a secret spot! The chef up there makes delicious, legit Thai food. Even if you don’t stay here, drop by just to eat dinner upstairs, you won’t regret it! Highly recommend this place!

Absolutely one of the best stays we’ve had in a while. To start with the staff was so nice and welcoming. They made us feel right at home for moment one. Clean rooms, affordable and walkable to everything in the old quarter and right down the road from the Sunday walking market and south gate markets.
This is not or first time to the area and we will be back. Maybe found our home away from home. Thank you to the staff here.

The property itself was beautiful and clean with mostly friendly staff. The pool was nice, the rooms were nice and well kept.

Issue number 1: no real hot water from shower or sink. I know thailand hotels have this problem hit or miss but I almost avoided showering when rain hit Chiang Mai because I would be colder due to no hot water. Rarely even warm water. If there is a level below warm that’s what it was and even that was inconsistent.

Issue number 2: NOISE. Whether it was neighbors slamming doors, dragging heavy tables across the floor or the staff working around the rooms there was SO MUCH NOISE often early in the AM it even late at night. They have these wind chimes in the pool area that might drive you absolutely crazy while trying to sleep.

This was one of our all-time favorite places! The manager helped us plan everything each day, including hooking us up with drivers, and taught us a lot about the language and culture. All of the staff were so kind and helpful and we felt so welcome and at home. We were traveling with two little kids and they were all so great with them. They even got to know our coffee drink in the morning. Our room was huge and had a couch/chairs/sitting area and an adorable balcony. The pool was a nice retreat as well. This boutique hotel was beyond amazing and exceeded any expectations. It is also in a great location in the old city. I wouldn’t stay anywhere else. We loved it here so much!

This hotel is located in the heart of 'Old City' so just a few minutes walk to markets/restaurants/bars. So while the location is ideal the facility itself is a bit dated and could use a refresh. A bit disappointed that the fitness center is not on premise, but is literally right across the street. That said, i believe it is a good option for the price.

Really liked this boutique hotel. The mattress was comfortable (and not too firm), the room spacious enough with good amenities including a bathrobe. The swimming pool was small but clean and perfect for a quick dip after a long day of sightseeing.
Staff were nice and helpful. The location was fantastic, a very short walk from the Sunday night market and really close to the old city attractions.
Just a few areas for improvement: 1. The soap rack was rusty. It really should be replaced asap. 2. The bathroom was not cleaned thoroughly. I stayed for a few days and I could see that the shower cubicle had not been cleaned properly during my stay. 3. I was not a fan of the flip flops provided in the room - they did not look very new.

Great hotel, but some noise from next door

I had a lovely stay here. The hotel was clean and lovely, amazing location. Only issue is that there was very pound singing outside my window from the building next door (using microphones) that started at 7 AM every morning.

The bathroom was aweful. The grouts were full of mildew. The soap dish was all rusted out. The toilet clogged easily. They have a sign saying do not put toilet paper into the toilet. How gross!!! Do not recommend this hotel.

This hotel was absolutely gorgeous! It's situated on a quiet side street, perfect for a peaceful night's sleep and a close walk to nearby shops and temples. With beautifully decorated, clean rooms and quality showers, it was a delight to stay here. The breakfast buffet was small but delicious (I recommend trying the Northern Thai-Style Breakfast Basket) and the coffee was expertly-made. There is a small, well-maintained pool in the central courtyard, perfect for cooling off when the weather gets too hot. The staff speak limited English, but are polite and helpful.

This was our first stop in Thailand. Overall we truly enjoyed our stay. The staff was knowledgeable and incredibly helpful in giving us suggestions, setting up red cars, and booking mini vans for us. We stayed in a pool side room on the first floor. Unfortunately we had the first room closet to the front desk so it was a bit noisy but not so bad that you couldn’t sleep. The bed was by far the best bed we have slept in in all Thailand hotels or resorts. The breakfast service and coffee was delicious and our favorite. Also, we used their laundry service and we were pleased with how affordable and well done it was. There is a restaurant on the 3rd floor that serves truly authentic Thai food and is a must go! The pool was nicely decorated and kept very clean, as well as the rest of the hotel. This location is truly perfectly located, close to two of the main temples and Da massage across the street was our go to Thai massage place. We were also presently surprised that when we started our trek to Sunday walking street we did not have to walk very far because it started at our cross street. We could not recommend this hotel highly enough!

This is an excellent small hotel nicely situated in the Old City of Chiang Mai. There is a small pool centrally placed, with a small sitting area. Our room had a small balcony, excellent shower and very comfortable bed. There is a small wardrobe, fridge and comfy seating in the room. Plenty of room for our toiletries and two big suitcases. The staff are particularly lovely, friendly and efficient. There is also an excellent restaurant on the top floor overlooking the Wat Chedi Luang, food was delicious and very reasonably priced.

The room is friendly, clean and cute room. I enjoyed my stay here. However , I was very disappointed to find a brochure promoting riding elephants. I just spent two weeks at an elephant sanctuary where they have been rescued from writing helps after the abuse and starvation and horrible treatment and I’m sad to see that they promote such behavior I was very disappointed

An outstanding place to stay! My room was quiet, comfortable and had a lot of room. It was cleaned very well every day. The staff was very helpful and affable. The other great thing is that it isn’t far from the airport, but within walking distance of the major sites. There are a lot of tuk-tuks at your disposal, but walking is better. Staff provide lots of tourist information and help arrange a variety of day tours to suit your interest. It’s too bad you can’t get a ride in the owner’s Nissan Figaro that he parks out front!

A really nice boutique hotel in the centre of Chiang Mai. The location couldn't be better for the Sunday walking market.
The room is very comfortable and quiet. Sometimes the road outside is busy but we didn't hear any of it in the room even though we were relatively close. The only minus points on the room were that the lighting was really dim and the security safe was too difficult to use, even after a member of staff explained it - it is also not big enough to store a laptop (MS surface in my case).
The breakfast is excellent - one of the best I've experienced in Thailand.

I had booked and paid for 15-nights in this property expecting a 3 1/2 star hotel. It is not. I left after three nights and was charged a penalty of 4-nights. My room was small, about 3m x 5m. There was mildew on the tile grout in the shower stall. The shower drain did not drain properly. My toilette clogged. There is a sign saying \"do not throw toilette paper in the toilette\".

I had two breakfasts in both cases my omelette was served to me cold .

When I checked out pre-maturely I agreed to be charged a one-night penalty, They ended up charging me 4-nights.

I stayed for three nights and really enjoyed this place. Very friendly and helpful staff. I didn't have a chance to try the pool, but the rooftop restaurant was super -good prices and delicious Thai cousine with a view of the wat across the street. I would stay here again, no problem.

Quiet hotel in a busy area

We really liked our stay at the Baan Huen Phen. It is on a quiet street near everything. The hotel is very pretty, clean, and the staff is very helpfull. The breakfast is very good, in fact one of our favorite (small but always different choice evryday). There are only 3 rooms without balcony, we had one because the hotel was completely booked. It was very comfortable but we would have prefered the room with balcony, worth paying the supplement. There are bikes available for free to visit the area. I would go bavk in a hearth-beat. I loved the place and the staff.

Very good location -- walk-able to a lot of local temples within the old city of Chiang Mai. Nice little hotel, classic northern Thai style, with a few rooms, and good service available at the front desk -- clearly a family that is passionate about their hotel.

Restaurant is quite good as well, but nowhere close to the original Huen Phen, which is down the road. While the room we got was fine, it is clearly a small boutique, so cleaning standards were not what you would get at a 5 star. Other small negatives were the noise from the neighbouring school during the day, and the restaurant (which is on the 3rd floor) in the evening.

We really enjoyed our stay at Baan Huen Phuen. The rooms are very large and the bathrooms huge. For the money you pay, you are getting a great value. The street is a little sleepy at night, but you are only blocks away from much more action and excitement. Would recommend this to travelers on a budget!

Quaint hotel in convenient location

Quaint little hotel very convenient for the Sunday Street market only 2 minutes away. Only problem we had was that they had overbooked for our 1st night so we had to stay in rooms opposite the hotel which were not as nice. However the staff were very apologetic and they did offer us a meal at their restaurant on same road. The location was brilliant and safe with lots of other European travellers

highly recommend this antique boutique hotel. Although it just have 11 rooms, never have a feeling of lacking anything. We greeted with coffee or tea every morning by two lovely girl, Goup and Bee, for our 3 day staying. Mao and the other staff were friendly and always ready to offer help and services. We arrived in the morning, the hotel staff were really accommodating and we had an early check in, which allowed us to relax by the pool before exploring the city .
The neighbourhood is safe and friendly.

Lovely hotel but...........

Everything about the hotel is excellent except for the noise from the restaurant on the third floor which just opened.Our last night it was impossible to sleep..The restaurant just opened so our first 4 nights were peaceful but after that the noise for the next 3 nights continued past the 10:00 pm supposed closing time. Breakfast is excellent and each morning was just a bit different. You have the option of a cooked breakfast as well with excellent coffee. The pool area is lovely and peaceful and the location of the hotel is excellent. The young people who work in the hotel are friendly and most speak English well. We really loved the hotel but it is too bad about the noise from the restaurant. Probably second floor rooms are the noisiest but they have the best view. Getting a quiet night's sleep is important to us so we would not stay here again because of the noisy restaurant. We did ask the night manager to ask them for quiet on the third night but he was not successful . Too bad because I think people would love this hotel without the restaurant.

Amazing unique hotel in heart of old city

The people at this hotel cannot do enough for you, everyone is so helpful and nice. The location is perfect for walking everywhere, however there are bicycles to use should you desire. The room was spotless and very comfortable, the breakfast had many choices with made to order eggs and special coffee. For a minimal charge, 200 baht, they picked us up at airport. I highly recommend this wonderful hotel which made our stay in chiang mai extra special!

4 Days in Chiang Mai

Great smaller hotel in a perfect location in Chiang Mai, the pool is tiny and some visitors were using it but it's more of a spot to cool off after the day. It is close to all key spots within the city walls and about a 15 min walk to the Night Bazaar. Staff was friendly, breakfast was ok. Would definitely recommend to those looking to get a decent hotel for a smaller bill
