Would have been 5 stars if the property was clean. Unfortunately some areas were very dusty which affected my wife's allergies and there was no provision for cleaning equipment to let us vacuum etc. Our Expedia app message to the host requesting a vacuum apparently didn't get received until we left several days later, so a bit disappointed. It is a lovely property though and we hope to return in the future.

This property was excellent from start to finish, exceeding our expectations. While advertised as a superior bedroom with a kitchenette, it is a full-sized, gorgeous apartment with a living room (sea view), dining/kitchen, bedroom and spacious bathroom. The host provided us with much-welcomed food in the kitchen and on the counter, after a long drive. This included yogurt, bakery bread, cereal, eggs, milk etc. The location on Phillip Island is beautiful and a very short walk to Rhyll Inlet with fantastic bird watching and views of the water. Information in the flat was helpful for finding sights around the beautiful island. We cannot recommend it more highly.

An Excellent Retreat

Oak Tree Lodge is situated in a beautiful quiet part of Phillip Island. It is an excellent place for relaxing and going for pleasant walks. The Lodge is very well equipped and the supplied food for breakfast was more than ample.

The Gatehouse was comfy and cosy with the wood burner and the spa bath adding a touch of luxury. The location was also great, a short wander from the shoreline, but tucked away in a quiet street. The breakfast supplies were more than generous and very delicious. Overall a wonderful few days.

Wonderful experience

Second time staying at the oaktree lodge. Had a wonderful experience again at this place. The owner was very helpful and easy to communicate with. The rooms were absolutely luxurious, clean and comfortable. I think I’ll always try booking this place first whenever I go to Phillip Island.

We stayed 2 nights with 2 adults and 2 kids under 5 years old just before Christmas. The rooms were very spacious and looked recently decorated. The ambience of the property was very relaxing and homely, making us feel at home as soon as we arrived. The bed was very comfortable and the linen was very soft, allowing a good rest on both nights. Two beds were made up in the lounge area but were not really in the way and we left them in place for the duration of our stay without issue. The bathroom was a good size and had a nice big shower area with good water pressure. Breakfast consisted of a loaf of bread, several rashers of bacon, eggs, juice, yoghurt, and milk with muesli. This was a self service style breakfast, and we liked the flexibility on timing and how much to eat. There were a nice coffee machine and milk frother which got good use both mornings and made excellent coffee. The kitchen was well stocked with crockery, glasses, and utensils and we never found ourselves looking for something they didn't have when we were cooking. The area is a quiet village-type with a general store a couple of minutes walk and several restaurants within 5 minutes walk. Anything else and you will definitely need to drive. There is room for one car per \"unit\", and they are located close by, typically next to the unit itself. Three units seem to be interconnected which would mean for bigger groups, you could combine three units but still maintain privacy in the evenings.

Situated in a quiet location the property is well furnished and tastefully decorated with spacious, comfortable rooms. Has a well equipped kitchen with a laundry close by. Outside sitting space with a short walk to the sea and jetty where you can find a couple of restaurants.

Superb accommodation. Very well fitted out with super bathroom and kitchen (no oven but not a problem). Very near the sea and Phillip Island was a joy to drive round. Penguin Parade area is a blot on the landscape though - we went but the cars and hundreds, maybe thousands of people put us off so we turned away.

Returning to the house was a pleasure though. Would like to stay a week.

* Great location on Phillip Island; close to the Rhyll beach and a quiet side of the island!
* Stayed in the Cottage, which was separate to the other buildings. Had it's own parking space and entrance.
* Amazing fit out and features. Look at the other guests photos, it is exactly that.
* Very comfortable King sized bed with quality linen.
* Huge bathroom with shower and spa bath with heated tiles.
* Small Kitchen with oven and cooktop with breakfast provisions included.
* Check out process was a breeze.

Fantastic weekend getaway

This was a last minute booking to getaway for the weekend. And what a great find. You could nit ask fir a mire delightful and tranqui setting. A very cozy guest house, everything that you would need for a peaceful relaxing break.

Would have loved to have been able to stay a little later on Sunday morning prior to check out. 10am is a little early to have to leave.
Sorry could not rate staff as we never met anyone, collected keys from lockbox and placed them back in the lockbox when we left.

The Oak Tree Leaf Lodge was absolutely stunning and well set out in a cottage setting. All amenities were modern and luxurious. The owner contacted me in advance with the code to access the keys, as there is no reception office on site.

Oak Tree Lodge is a special place to stay in Rhyll

The Boat House was ideal for a couple. Very comfortable accommodation with a great chair with a view in the lounge room. Lovely to go for walks along the waterfront with great fish and chips close by for lunch. The tour boat to see the seals leaves from Rhyll wharf.

We thoroughly enjoyed our stay here. From arrival to departure. Lovely cottage with dining room, great kitchen, lounge room and bedroom with ensuite. Under floor heating in bathroom was great. Fresh soft towels and very comfortable bed.
Fire place in lounger room and very cosy lounge plus reading chair. Short walk to Marina and cafe and restaurant.

We were in the Boat House unit which is ideal for a couple. We loved the nautical theme. It was very clean and is still like new. Very good facilities and bathroom. Nice coffee and breakfast provided. The top room is a lovely place to sit and enjoy the surroundings and the view to the sea. We could park out car under cover at the front door. One draw back is that the bedroom and the bedhead backs onto the next units bathroom and you can hear everything, the walls allow all sound to pass through. Having said this the rest of the stay is so nice it was still a very enjoyable stay. Phillip Island is an interesting and lovely place to stay. This unit was ideal to unwind and relax in and somewhat romantic.

Lovely apartment in a quiet location

Breakfast supplies are provided, allowing you to cook your own breakfast in the kitchen.
There's a wood heater in the lounge which would be very nice in winter.
There is one parking spot per apartment, so if you have more than one car you may need to park on the street.
The key was in a secure box with a combination lock, so we never met the owner.

Lovely experience!

We recently stayed at the Oak Tree Lodge B&B on Phillip Island and throughly enjoyed the experience. The cottage was comfortable and clean with fittings and features to an extremely high standard. The fully serviced kitchenette enable us to settle into the cottage as just about everything we needed was provided. The bed was extremely comfortable and bathroom very clean. Our only complaint was the thin walls between our cottage and the one immediately next door. When our neighbours arrived home later in the evening we were able to hear every word spoken by them in their room next door. In fact, it was also possible to hear their feet on the floorboards as they walked. Apart from this, everything about our stay at the Oak Tree Lodge was perfect and the whole concept well managed.
