Stayed for 2 nights at Hotel Adriana in Split (May 2026)

The Good: Great location on the Riva but…
The Bad: 1) Condition of the room was bad (black mold in the shower, shower drain barely worked, toilet flush mechanism stopped working on day 2; AC barely cooled room down and sleeping the first night was HOT and uncomfortable 2) Many (not all) of the staff members were rude and unhelpful and did not seem to care about issues presented to them 3) Food was decent (breakfast was very bland and not worth the time); dinner was ok/good.

Worst part: others in our group had WORSE experiences to ours and made formal complaints to the hotel management (who refused to meet with them) and filed formal complaints with the government.

Find a similar location and stay elsewhere.

Would give it negative stars if I could.

Our stay was marked by multiple service failures that significantly impacted our vacation.

The room was extremely hot on our first night, and the air conditioning did not appear to work properly until after multiple requests for assistance.

At the hotel restaurant, my wife found a live worm in her salad. Later that night, I became severely ill with gastrointestinal symptoms, which made for a miserable evening.

The biggest issue involved the baby cot. We requested one when booking in December 2025 and received written confirmation that it would be ready upon our arrival in May 2026. When we arrived, there was no cot in the room. After several trips to the front desk and hours of waiting, a replacement was finally delivered. As a result, our toddler stayed awake roughly three hours past his normal bedtime, creating a very stressful situation for our family.

What disappointed us most was the hotel’s response. We repeatedly raised our concerns and requested compensation for the service failures, but felt our concerns were not taken seriously and were never resolved in a satisfactory manner.

Based on our experience, I would not recommend either the hotel or the restaurant.

The room was comfortable and we had a spectacular view. However, the front desk was never manned. Regularly, at any point in time, which made difficult when making requests. Our ac was working very poorly on arrival, and they kept telling us they would check it and never did.It would shut off in the middle of the night and did not cool. The staff at the restaurant also very inattentive to the needs of the guests while dining. However, the location was amazing and the easy to get to.

I would like to give this hotel a better review, Most were helpful, in particular Betty, Antonio and waiter Matej P, but after my stay a sour incident occurred.

First, it is well-located right on the hotel strip fronted by the bay and walkway.

They give a free breakfast, but unlike most, it's not a buffet, instead offering several items from a menu. What was bothersome was that we are limited to two drinks: an orange juice and coffee or two coffees, and you have to ask for milk (seemingly unheard of).

There is an inside dining area, with most guests choosing outside tables that were alongside similar eating facilities at other establishments up and down the strip. Their menu was fine and I ate there once, as the prices were a bit higher than many others in the vicinity.

Now, for the bad part. When I got to my next destination I checked my bank seeing the hotel charged $11.79 in addition. I called, reacting to their email indicating it was for 2 beers from the minibar, which I had not. There was no argument in rebuttal and it was agreed it was a mistake and a refund would come in over a week. It took eleven days.

Why, I asked, couldn’t they just issue an immediate credit, as my previous hotel in Dubrovnik had done when I pointed a mistake to the desk clerk. Their machine was not equipped to do so (is this really so?) They assigned it for approval to their accountant and then to a firm called Worldline before I received my refund.

So be careful before you go,

Location is excellent, right on the waterfront, and close to Diocletians Palace area. Walkable from the TP Line ferry if you arrive from the islands (other ferries are a bit farther away). No cars allowed in that area, so if you come by car you'll have to drag your bags a little ways. The Rive is flat and easy to navigate with luggage. Location was both a plus (ocean views) and a minus as in our case there was a huge festival on the waterfront, including huge crowds and VERY LOUD music & fireworks which went late each night (and throbbed through the walls even with windows closed and ear plugs in!). We didn't get any extra sleep that's for sure. We made an effort to find restaurants away from the waterfront as there was no getting into anything along there.
Front desk staff were helpful. Breakfast was made-to-order and good. They made us to-go sandwiches for our early morning departure to the airport on our last day.

Great location on the Split promenade next to Diocletian Palace site. Large room, comfortable chairs, nice view from sea view premium room. Only negatives 1) linens were pretty worn, one towel literally yellowed, another frayed, bed not very comfortable and scratchy. This seems to be a common problem for all hotels we visited in Bosnia and Croatia. 2) Older hotel with few options for hooking up electronics such as phone chargers. We had to use the plug next to the door and use an inverted trash can as a makeshift table for our phones, etc.

This is a perfectly located hotel on the Riva in Split. We had good breakfasts at the outdoor part of their restaurant. Unfortunately, there were bedbugs in our room but the hotel immediately changed rooms for us and there was no problem in that room. This is a difficult problem both in a hotel and a home and we appreciate their quick response.

The staff was excellent. They gave us a free bottle of wine when we arrived in our room. The breakfast was à la carte in the morning and it was excellent. It was served warm and quickly, and the service was excellent. The only reason I’m not giving it a five is because The carpet in the room was old and we didn’t like the carpet and there was no dark curtain on the window so it wasn’t dark enough all night. Also the air conditioner ran a little bit loud. And the room was so small. There wasn’t room for two suitcases anywhere. But it is an old hotel but still they could freshen it up a little and put a new curtain up.

The location of this hotel makes it a perfect venue for a couple of nights in Split. Close to all of the larger and more boutique shops and restaurants. The hotel itself has some drawbacks. They provide two wifi options but neither worked on our laptops or phones. The carpet looks like it hadn't been properly cleaned in some time. The air conditioning system would turn on and off frequently but did not maintain a steady temperature in the room. And it was loud.

Came down for breakfast on the first morning to then be told that the hotel would NOT supply a breakfast as per the booking, and I would have to pay for it. The Adriana hotel was pretty poor and dated. The room was awful - overlooked a disgusting concrete type area which had grimey old rags, years of dirt and rubbish. The room was v noisy with the ancient air conditioning / generator outside the window. The so called double bed was two 20 year single beds not even joined together, each with single sheets and duvet. Ridiculous. There are so many nicer places in Split, we regret choosing the over priced, grimey Adriana.

Great location but little else to recommend it

The location is fantastic.
Unfortunately the hotel seems to be trading off this and not too much else.
My main issues were that the toilet didn't flush - and kept up a steady flow of water part flushing all the time, all through the night - and that the air conditioning didn't work.
Check-in was an hour later than advertised. The staff were apologetic about this.
We had breakfast at the hotel and were disappointed. One poor chap was left to serve everyone outside despite many other staff being idle inside, and service was immensely slow. Then the Eggs Benedict was disgusting and wasn't eaten. The hotel did have the good grace not to charge us for this part of the food bill.

The only convenience was that the front desk lady was willing to help us move rooms for one night and then checkout without an argument. DO NOT STAY IN THIS HOTEL. We also saw the bartender grab ice with his non gloves hand… disgusting.

The location is great. However to access the hotel by car is challenging. The rooms need a big reno: the carpet was filfhy, the drain for the shower was clogged, small TV and has to use 2 remote controls for the TV to work. For the price we paid, I would have expected better.

Nice hotel with poor service

The room wasn’t that bad, we got what we paid for but the service was quite shocking at times. As guests of the hotel we had very unpleasant experience of being served by waitresses who clearly didn’t want to serve us. I guess people are overworked and might be unhappy with their jobs over there.

Found staff pretty rude. Receptionist and a lady bar attendant very nice. No price list for mini bar (minor) no milk for tea with breakfast, even thought they serve cereal !! One day they had run out of tea ! Lovely new bathroom but shower started to block up by day 3 going down very slowly, reported it nothing done, day 4 it was slightly worse, when you flushed the toilet water came up in the shower and in day 5 when we were leaving the shower was making noise and the tray was full of human toilet.

Free breakfast is at the hotel restaurant and effectively disgusting. Room cleanliness is questionable (carpets dirty and beds stained). Only positive is the location - it’s on Split promenade right at the edge of old city so very convenient for walking and ferry access.

We arrived late and there was a person waiting there to check us in. However, it took a very long time to check us in because he could not figure out how to use the copier to copy our passports. Luckily my wife had an extra copy. They do everything by hand so even the check-out process was time consuming. The breakfast that was apparently included we were told started at 7:30am. We went there and the person (not in uniform) told us that it starts at 8am. We found another option instead. The room was dated, the bed hard. The view from the room was excellent! Spilt had a festival and there were many people who slept and vomitted on the main strip near the water. However, the city had it all cleaned up before 8am it seemed. The city of Split outside of the tourist area was trash and graffiti filled. You can definitely tell there was a war recently and the country has not yet recovered fully. Hopefully our tourist dollars will help with that! Croatia is an exceptionally beautiful country!

Only stayed one night but was given a room with broken aircon when it was over 80 outside so had to move rooms, no imformation in rooms for TV or how to phone down to reception , paid a lot of money for a delux room which was very small and not delux in any way , a very sub standard overpriced hotel

Put us in a non-sea view room until we pointed out we had booked a sea view. Did not service the room one day. Lovely hotel right on the promenade. Hotel staff were lovely. Room overlooking the promenade had a fabulous view of the boats. Very convenient for all the excursions. Room was always very clean and breakfast was good with waiter service.
Ate in the restaurant one evening - the food was excellent.

The only nice part about this property is it's location and included breakfast. The lobby is really nice and the reception staff were very friendly and helpful. But once you go up to the guest rooms everything is old, out dated and dirty. I booked 2 rooms. One of the rooms they told us the a/c didn't work so they changed us ahead of check-in to a different room. The new room had clean linens but nothing else was cleaned. The trash hadn't been changed, some trash was still on floor by the trash can, the toilet wasn't cleaned which you could visibly see, and the shower looked like it belonged in a sub-marine circa 1980. The shower was moldy, had clumps of hair in it even after the lady came back to 're-clean' and was missing its shower handle. Not to mention it had many button features that were both faded and didn't even work. Also the a/c didn't work in this room either. The second room I had booked was even worse. The carpet was completely stained, had torn lamp shades, also mold in the shower, and had stairs out the window leading to someone's apartment that could have been blocked off to prevent them from coming all the way down to the room window but instead it's open. Also noticed the emergency stairwell door always had cleaning supplies in front of it which would block someone's exit during an emergency. This is rated a 4 star hotel with 4 star room prices but it should be 2 stars until a complete renovation is done. I don't recommend this hotel until then.

Hotel is in a great location near the port and restaurants. We got a room on the first floor which means on 2nd floor and it did have a lift. We drove into Split so Roberto from the front desk helped us with our luggage before we returned the car. Hotel is in the pedestrian area. The room we got was very small which we have come to expect in Europe and our view was amazing however the condition of the carpet and overall room was terrible. He offered us a bigger room which had no view, a Jacuzzi tub but no shower, and it was very dark and claustrophobic, so we stuck with the first option. The breakfast is served in outside restaurant and is cooked to order which is lovely. I would be giving this hotel a better rating but it is in desperate need of new flooring, fixtures, updating and a deep cleaning...

Run down hotel, uncomfortable bed. Location is right on the Riva, but room only had a view of building right next door. I don't think it is essential to stay so close to the Riva as it's fairly easy to walk everywhere.

Great location with a great view!

Our room was on the first floor with a window looking out to the sea. The view was spectacular! The room was clean with a King bed, TV, Closet and decent sized bathroom. It had good lighting and comfortable bedding. The included breakfast was very generous, just go to the restaurant and order what you want. The staff was pleasant and helpful. We could hear street noise from our room but it did not disturb us. The wifi worked great throughout the hotel and restaurant.

I spent two nights at the Adriana. Weather was fine, so meals, etc., were taken outside. The hotel is situated on the esplanade (corso) and is convenient for railway station, ferries and airport bus terminal. Room was clean, though I had to point out faulty light bulb and defective shower tap.

We stayed at this hotel for five nights and were allocated room 101. The room overlooked the hotel restaurant and the port. The hotel is ideally located for the old Town. This is where the positives end. The bathroom has a jacuzzi shower which does not appear to have worked for some time, judging by the note that was posted there. The shower head bracket was broken so the shower head did not stay up, you had to hold it in your hand. Also the water temperature is either scalding hot or ice cold, nothing in between. The light bulb over the sink was broken so there was very little light. The safe is actually in the wall but the key to the safe has to be handed into reception when you leave the hotel. When asked if we could change rooms, advising them of the broken shower, the receptionist advised that it could not be fixed and we believed that they knew it was broken. We were told that we could not that night as the hotel was full but would speak to the manager. Noone came back to us with any update at all whilst we were there. The service leaves a lot to be desired and our belief is that the focus is on the restaurant rather than the hotel. The choice of breakfast is limited too.

Adriana of the Adriatic

A beautiful location. The view of the Adriatic Sea just out my window was just gorgeous. The restaurant reminds you of days gone by, and the cafe outside on the strand is what Europe is all about.

The location was great, right near the ferries and shuttle to the airport, shops and other restaurants and the old city. It has a very casual feel about it.
