We loved our stay at this fantastic hotel. The property is beautiful and calm and the staff is incredibly attentive and kind. They were hit hard by the flooding in October 2024, but they have done incredible work to repair the facilities. When we were there (early Nov 2024) the pool was open and only the garden next to the river was closed while they re-grow the turf. We are 2 adults 2 young kids and the 2-bedroom suite was perfect for us.

A rather disappointing stay.

1. The air con in the room (on 2nd floor) emitted a very bad odor.
2. There was a loud humming noise from a machinery motor near the roof that made sleeping at night quite impossible.
3. The reception of the TV was very bad.
4. Excellent staff service.
5. The breakfast was freshly made to order.

This place is amazing! So undersold from our research. All the staff are amazing - particularly all the girls on reception but also the catering staff, bellboys/maintenance men/gardeners! So clean and huge ‘town house’ for the family. Delicious breakfasts made to order for a specified time. Fresh coffee machine. DVD player and huge film collection. Delightful riverside setting and refreshing plunge pool. Twice daily free shuttle taxi into Chiang Mai central, free transport to & from local fantastic Thai restaurants and a hotel mobile phone to call for help etc at any time. Organized taxis and tours with no fuss. Felt very safe and detached from the hubbub of central Chiang Mai. All round absolutely brilliant.

I came to Chiang Mai for the Yee Peng and Loy Krathong lantern festivals. The staff at Villa San Pen-Seua were very accommodating to a solo traveler who couldn't understand the language. They helped me navigate my way around the city and gave suggestions on both places to see and places to eat. The place itself was magnificent; it was so peaceful and serene. I think the only slightly negative thing is its distance from the city center, but they have a shuttle service twice a day to get you to many of the tourist spots in the city. Really, you don't need to go to the city unless you plan on doing all the sightseeing; there are a lot of things to see (and eat) that are a walkable distance from the hotel. Plus if you do go into the city, it's so nice to come back to the peace and quiet. Overall I would highly recommend staying here.

A relaxing stay

We found the family room a good size for 2 adults and a child. We loved the design and furnishings in the room and the whole hotel. Staff were super-friendly and helpful, assisting with luggage, transport, meals and tours. In the local area we visited the Elephant Parade, just a short walk from the hotel, and Tamarind Garden, a restaurant. We used the free shuttle to go into Chiang Mai and found it easy using Grab taxi to get home and to Central Festival. Overall a lovely relaxing trouble-free stay!

Great hotel spacious, large garden, canoo to borrow as well as bikes and games. Pool is ok but needs to be refreshed (wooden flooring etc needs replacement) otherwise the risk is that people wont be returning

Absolutely brilliant!

It is one of the best thought out hotel's that I have ever stayed in. Every aspect of the experience has been considered and therefore there was no stress at all.
One of the best thought through elements was the taxi service. There were free shuttles at 10am and 5pm into the centre of Chang Mai, and for our return they gave us a phone that speed dialled the hotel, a map that had 10 pick up points that were easily found, and we simply had to tell them the point that we wanted to be picked up from and they told us when the taxi would be there, the license plate, and how much it would be. It made everything so easy and relaxed.
They also had bikes that you could use free of charge and we went exploring the local area on these and it was super fun. There were also canoes, fishing rods, games, DVD's and lots of outdoor spaces to relax.
Near the hotel are some fantastic places to eat, and places for kids such as Dinosaur land.
The staff were so kind and friendly and couldn't have been more accommodating.

This hotel outside of the city provided everything I could have asked for. I traveled to Thailand alone, it was my first trip to Asia, and I had stomach issues. The room was beautiful and comfortable, so it made staying there more sufferable than if I were somewhere loud and uncomfortable. All of the staff took amazing care of me when I couldn't eat Thai food (sadly). They helped me find and prepare bland foods and even offered to get me to medical care if it became necessary.

The grounds are absolutely beautiful, although the hotel is not as out-of-the-way as it sounds in some reviews. It is still in a village and there are sounds of traffic during the day and the evening. Overall, though, very pleasant atmosphere.

Had the most amazing experience here!! So clean, beautiful rooms and the service was above and beyond anything I've ever experienced. It is a little out of the city but close to a fabulous market and some good Thai restaurants. They do have a shuttle to and from the city which is nice but also nice to relax and enjoy this gorgeous property along the river.

Friendly staff and many amenities! They have anticipated guests needs very well and offered excellent services that we enjoyed at a value: same day laundry, massages, free fishing, free bikes (one with a child seat!), sending off paper lanterns at night, cell phone to call a taxi back from town, DIY drink fridge with juice, sodas, milk, beer and free coffee! We had a meal at the hotel and it took about 45 minutes to make but was delicious. The free breakfast in the morning was fantastic-try the fried french toast! Our bathroom smelled bad, but after mentioning it, they fixed it that day. The pool was not heated, but was warm enough for my son to enjoy. Their boat was not working so they did not have rides into town on the river. Spacious rooms - we had a 2 bedroom suite and it was very large. Some music and road noise can be heard at night, but wasn't terrible. Very large fridge with freezer as well with lots of free bottled water. Wifi was spotty.
Gorgeous grounds and lots of room to relax and grass for the kids to play. My son loved the hammock and chair swings!
Located about 20-30 minutes from town by car.

Beautiful place, great breakfast

We arrived at night and it was magical. The paper lanterns on the river, the peaceful atmosphere. We got free bikes and fishing poles. The staff were friendly and helpful. However, the plumbing can be noisy in the morning if you're on the ground floor. You have to be a deep sleeper to not hear the flushes and folks running down the stairs. I recommend a top floor room.

Tranquility away from the city

We had a lovely stay, the staff were super friendly and very helpful. Whilst this hotel is 20mins out of the city we enjoyed this as it was quiet and relaxing and the hotel offer a free shuttle into the city twice a day if you want it. Breakfast was delicious and included a number of options to pre order the night before. It was served in their beautiful garden right by the river. We also enjoyed walking or riding bikes into the local village to get a few supplies from 7/11 and the local market. We had a great time in Chiang Mai and we were delighted to have stayed here.

Great except for hall noise

Good upper medium end hotel except for all the late night hall noise that seems to slip underneath the door. Very loud and jarring, so use ear plugs if you can tolerate them. Wish owners knew what to do about it (lot of hard surfaces) because I'd still be there. Location near Nimman area is also great.

Family owned and operated. You feel true cared for and heard. We booked online and got a room that was not to our liking and needs. After talking to the staff, our room was changed and arrangements made for the rest of our 12 day stay. Loved the second room. The staff goes out of their way to see that you are comfortable. They are very helpful in planning side trips and giving local knowledge.

Room with a View makes all the difference!

Second visit to this hotel for me, my Thai wife and two step-daughters.
The room provided for my wife and I was river-facing and was so much better than last time. The staff work tirelessly to ensure the comfort and happiness of guests. The free WiFi was great. If you do not need to be in the City Center and seek a hotel with character and 'heart', the Villa San P-S should not disappoint!

A lovely authentic hotel

If you're looking for a down to earth, relaxing, homely and friendly hotel than this is it. Staff are fabulous always there to offer advice and help what to do and how to get there. Very relaxing on the river. It's not the poshest place and the facilities such as the bathroom are not fantastic but didn't impact on our stay. Strongly recommend.

Lovely boutique hotel near Choang Mai

The Villa San Pee Seua is perfect for the budget traveler who wants a lovely site away from the crowds. The hotel has a pretty garden on the river where you eat breakfast. The staff are wonderful. It is about 8 kilometres from town but they have some free transport and will arrange for taxis whenever you need them. Accommodation is simple but clean and comfortable. Lively place to stay!

Villa Pee Seua is a bit far from the moat and city but well worth the retreat. They have an awesome taxi service and willingness to drop you off anywhere in Chiang Mai. Very affordable rates compared the other taxi services in town. Very friendly staff who truly care about your comfort and stay.

The level of service was way above and beyond the call of duty. The owner is on site all day and speaks perfect English. She and her staff are extremely knowledgeable about any kind of activity. They helped recommend service providers (bike rides, cooking classes, excursions) that were kid-friendly for our two boys (aged 4, 7), made bookings, arranged transport, etc. And, there are many wonderful services offered by this family-owned hotel: DVD players and DVD library, book library, games for the family, use of computer, cheap laundry service, shuttle to town, full range of cold drinks available on an honor system, full kitchen for guest use, delivery of international meals from nearby restaurants, and so much more.

The setting is peaceful and scenic, but place itself is a bit quirky. Since it was not built as a hotel, the conversion led to some unusual room configurations and a small pool and deck, but they've done a good job thinking of many details. Recommended for anyone not expecting a conventional hotel.

Not An Ordinary Hotel!

Stayed for 3 nights with my Thai wife and two teenage step daughters in November 2014. This hotel has a character all its own which may not suit everyone. Our double room was odd in layout and décor. My step daughters had a twin which was much better. The riverside setting is delightful although the hotel is some distance from the city centre.
The service at breakfast is very slow. Note that there is no bar or restaurant as such. Beware several stairs and steps. The small outdoor pool is unsupervised. Other minor shortcomings hence only so-so overall.

Relaxing home away from home

Stayed at the the VSPS for several days with my family after a week roughing it at Elephant Nature Park. Booked the family apartment. Huge amount of space with two separate rooms and seating areas. Calm vibe. Quiet. Lovely view of the river and small pool. They provide a free shuttle twice a day to Chaing Mai but we didn't really use it much sine we like the VSPS so much. Kinda got caught in the vortex out there. Want a movie? Grab one from the library. Want a beer? Grab one from from the fridge and sign a voucher. Breakfasts were great as well. Served on tables out by the river. Service was so efficient and friendly. Had room service meals delivered from kitchen and it was well done too. They will also help you order pizza delivery from down the street if you like. Really liked this place. Negatives? A little outside of town. (Was actually a plus for us.) Recommended.

The stay at the hotel was very pleasant. We received personal assistance in every thing we needed. My son accidently went with his shoes in the mud at the river. Prea (the owner) was very helpful and suggested to wash out all the mud! and she even didn't charge us for that! Rooms are very clean. quiet place, you can hear the birds singing every morning. About 15 min from the center, but they have a free shuttle twice a day.

Calm place and a Lovely garden. For all, who seek for a nice and calm place in chiang mai, this is it. Very nice garden to sit outside and relax. It is far from the city center and you have to take a taxi. So no,walking distance but if you do not mind, then go for it. cleanliness could be improved a bit.

Nous avons passé un excellent séjour à Chiang Mai . Nous avons beaucoup aimé l'hôtel, un vrai petit paradis. Kong le manager est très aimable et nous a donné de bons conseils et nous avons bavardé avec lui. Il est très sympathique et tout le staff est très accueillant et gentil. Les petits dejeuners sont excellents et copieux. Je recommande pour ceux qui veulent être au calme juste a l'extérieur du centre ville mais tout près !

Werden heel vriendelijk ontvangen. Super service aan de receptie. Er is een kleding was mogelijkheid en je kan handdoeken pakken bij het zwembad. Het zwembad is schoon met een prachtig uitzicht. Kamers zien er mooi uit met mooi natuur uitzicht over het water. Enige verbeter puntje wat we kunnen bedenken is zachteren bedden. Als de 1 omdraaid word de ander wakker van het gekraak en wiebelt het hele bed. Verder hebben we wel heerlijk geslapen.
