One thing to stand out was the kids club my kids enjoyed it a lot. I’ll give it a 10 there. Property a 8 out of 10 . The entertainment team 10 out of 10 . Poor side was only one pool bar and long lines. Front dest staff rude and careless. There was a few fights at night time and almost every night really loud people walking down the hallways.

Nothing like what I expected... the rooms: the air conditioning didn't work properly, and you couldn't adjust the temperature. The bathroom door lock was practically falling off, and I almost got locked in the bathroom. The phone only worked intermittently, the food was the same almost every day, completely bland, and I even got a stomach ache. And as for the friendliness of the staff... some were nice, others not so much. I wouldn't go back!

We had a great vacation during Christmas 2025 at Viva Maya.
Large buffet with lots of different options, and when the buffet was closed they have a kitchen by the pool.
Make sure to make reservations for the A La Carte restaurants right when you arrive for the rest of your stay, you will not get in same day or even 1 day before. The mexican restaurant and staff there were so much fun.
The staff that stood out for us were Jose Luis at Cafe Maya, which has the best coffee, frappes, and smoothies. Luis who worked at adult pool December 27. And the other gentleman I forgot to take his name down, who was working adult pool Dec 25 & 26. He was so patient, quick, nice and respectful.
The adult pool was the best. Zero noise except for the birds. Own bar and bathroom. That is usually the only place you can get a chair as well as the beach was always filled with people putting their towels on it.
The location is very safe as it is a gated community with homes and resorts and golf course. Even going out of the resort it was lovely seeing Playacar and the ruins that are very close, which you can rent bikes for free and get there within minutes.
There was no wifi in the room at all, and when you were in a spot that is populated the wifi stopped working. We were on the 3rd floor (top) if that makes a difference.
Insanely talented shows at 9:30pm each night, was better than our Cirque du Soleil show we went to.
Would absolutely recommend and go to this resort again.

The beach is gorgeous, and the staff is super friendly. But, there’s no cell service or WiFi in your room. The WiFi only works in the common areas. The food in the buffet is never hot, it’s always lukewarm. You have to make reservations at the restaurants, and there aren’t many tables available. The only hot food is the pizza and fries at the snack bar. The evening shows are really fun and entertaining. The 24-hour bar is great, and the bartenders are awesome. I absolutely loved the spa service, it was worth every penny! The whole community is gated and well-secured. We felt safe even walking down 5th Avenue. The beach is breathtaking, and the staff is incredibly friendly. However, there’s a downside: cell service and WiFi are limited to the common areas. The buffet food is consistently lukewarm, and reservations at the restaurants are scarce, leaving you with limited options. The only hot food is pizza and fries at the snack bar.

On the bright side, the evening shows are entertaining and enjoyable. The 24-hour bar is fantastic, with knowledgeable and friendly bartenders. I highly recommend the spa service, which is absolutely worth the price.

The community is gated and well-secured, making us feel safe even walking down 5th Avenue.

Viva Wyndham Maya – Playa del Carmen: Very Disappointing Family Experience

We stayed at Viva Wyndham Maya in Playa del Carmen for 6 nights as a family of three (my husband, our 9-year-old son, and myself), and unfortunately this was one of the most disappointing resort experiences we’ve ever had.

Food & Dining
The food was, quite honestly, inedible. This was by far the worst buffet food we’ve ever experienced at any resort. Selection was limited, repetitive, and poorly prepared. The quality was so bad that my husband and son ended up surviving almost entirely on pizza and fries for the duration of the trip.

Dinner reservations are extremely limited — only one reservation per three days, meaning we were allowed just two reservations for a six-night stay. Unfortunately, the à la carte restaurants were no better than the buffet. The food quality was the same, and the kids’ menus consisted of the same snack-bar style food we were already trying to avoid.

Despite sticking to very basic foods, both my son and husband became sick. My son was vomiting all night upon our return home, and my husband’s stomach has been a mess since the trip.

This was our eight time on the resort, we are a family of six. I have to say this year was exceptional, we already like the place but in the past we felt that some of the shine was fading. There was for sure a lot of work behind the scene to have an incredible team of animation, buffet quality unbeatable, shows at the level of the best cruise entertaining. Well done! Really well done. We loved our time here and we are super sorry to leave.

Food was horrible, and gave me a confirmed bad case of Salmonella Poisoning. Definitely should not show as a 4-star resort. Maybe the amenities they give to members would increase it's ranking, but this was hands-down one of the lowest quality resorts we've ever stayed at in the Cancun area. Ice bucket provided - but nowhere to fill it. No bottled water provided in our rooms. Only had access to their 'purified' water on each floor. Also - our bathroom had no actual wall between it and the bedroom area. I'm sure some appreciate the exposure, but we do not. Will not try another of Wyndam's resorts.

Our day was wonderful due to fabulous dancers and the social entertainment team. They really were all such a highlight. So top-notch, fun, professional, and engaging. Special thanks to Wilbur, Laura, Valentina, Brandon, and Jair for bringing such fun and flair. They learned we were there for my friend’s birthday and they planned an over-the-top celebration for her. She loved it!

The dancers at the nightly shows were wonderful. Carbi, Lori, Fernando, Lucy, Megan, Andryk, and Diego were all so engaging. They danced with us after and were friendly and so skilled and passionate dancers.

The outdoor venue locations were also spectacular. The beach was truly outstanding, and I love the jungle retained in the location. Restaurants were really good as well.

If there’s any room for improvement it would be to deal with the mustiness in some of the rooms- possibly mold. They kindly moved us after we asked.

This was the worst hotel stay of my life.

Checkin in at 11:30 pm, I was met by a man who could only grunt and point. My room was very far away and alone would do is point me in the direction of the path.
It was very complicated and far away from the desk.

Upon waking up, there was no Internet at all. I called the front desk and told him, and his reply was, \"well the Internet is better in the public areas.\" Um so there's none in my room???

I called back and got a woman and had her send a maintenance person who confirmed I had no internet. I called Hotels.com. They called the hotel. They told me to go to the desk for a new room.

So I packed up and went all the way back to the desk. Oh we can't give you a room until 1:30. UGH. I go all the way back. Then MAGICALLY they found an available room. I moved.

This room has no hot water. I tell them at 11 am then go to some appointments and return at 1:30 pm. Still no water. Oh no, there's hot water. The guy fixed it. They lie.

At 2pm I went to the beach. I can't get a beach towel because they never gave me the towel card I have to exchange for a towel. So another trek back to the front desk!

By 6pm a manager shows up who barely speaks English and I think he came to check the hot water which was on, but nobody ever told me so I could then shower.

At 7pm on my Biz zoom, the Internet turned off.

I hate this place and only want to leave the next day.

So I went to guest services to book an airport transfer.
No more room to type.

Our first 2 nights were in a room that was dirty, so humid the floors and bedding were constantly damp and the bath peeling, we asked to move and was told the hotel was full, the next morning we went back and said totally not happy, the couch was stained badly, we was on 2nd floor with a baby and no elevator and the general state of the room meant we was unhappy, again told they was full but could move us the next day, (our 3rd day). We moved, location was great, room was generally better and more modern and clean, then we got sick, between 2 adults we got extreme sickness and diarrhea 3 times, im pregnant too. We avoided fresh produce and ice for the rest of our stay, buffet food was nice 2 evenings out of our 9 nights and one night we ate at the Mexican restaurant which was nice. Then the drains in our bathroom started to smell and got so bad we dreaded entering the room as was always worse upon first entry. Guest services called the day before we left and asked how our stay was and when we attempted to tell them there wasn't an actual care and just informed us they would state once we moved rooms things improved.
Entertainment is the same group of young adults day after day, nothing really cultural or authentic for Mexico. Having stayed in other resorts and having the best time, this hotel is a HARD NO.
Reviews on this place helped us pick this hotel but we absolutely did not have the same experience the other reviews are putting out there.

Let me start off by saying we are members, we pay monthly to get VIP services on our trip when we travel. We purchased this back in 2024 & have had such a HORRIBLE time trying to book a trip because they never have rooms available. We booked this time via Expedia & when we arrived we asked if we could still get our VIP services. The front desk lady checking us in said no & we made a comment about cancelling our membership. She walked off to talk to the manager & told him that we are “supposedly members” and that we wanted vip services, which then he replied “well they can’t they can talk to vip services but they’ll tell them no” in a very condescending way. Besides this interaction with the annoying front desk people, the hotel was nice. Rooms were always clean, food was always good & the waiter service was over the top. Would stay here again but honestly, the front desk manager & check in lady was enough to not go back.

We always enjoy our stay at Viva Wyndham. This is a wonderful resort with a beautiful beach. Staff are friendly and resort is very clean. Walkable to 5th avenue. Nice market area across the street. Good food, great drinks and nice restaurants. We have visited this resort every year for over a decade now and noted some improvements over the past couple of years. We were very pleased to have the beach a no smoking and no eating area. It would be nice if something could be done about the locals selling their products on the beach. While trying to rest and relax I find it frustrating to have someone walking through the area loudly peddling their product/service. That is the only complaint that I have. Overall a wonderful place to stay.

Need to go to lobby. However, if you need to make online presentation or online video talk, it is too noisy in the lobby. Cafeteria is also possible for internet but the internet connection is weaker there, I lost the connection twice.

This was our 4th stay and on my previous couple stays I provided recommendations for improvements. One was starting the nightly entertainment on time. While not perfect this time, it was significantly improved. The other suggestion was to improved the graphic displays of videos shown before the night time shows. While there was no improvement noted, that is a minor issue. The front desk staff; the entire buffet restaurant staff; all the bartenders; and maid service ALL get 5 star ratings. They were all fantastic. And other than a disappointing “Audience Participation” show, ALL other 6 night’s of entertainment were absolutely wonderful. We will be coming back again as I felt this property is an AMAZING deal…which is why we have now brought 3 other couples with us during the past 3 stays. Great job to all! We’ll see you next year.

We stayed for 7 days as a family (my wife, my son, and I), and overall the experience was very good.

The room was excellent: comfortable, clean, and in a great location close to both the pool and the beach, with a beautiful view to enjoy the sunrise every morning.

I especially want to highlight the staff’s outstanding service, which made our stay so much more enjoyable:
•Upon arrival, Martha helped us book the four specialty restaurants, which made things much easier.
•Citlali, from guest services, recommended a restaurant on 38th Street with Yucatecan food, and it turned out to be a fantastic experience with great food and atmosphere.
•At the pool bar “The Reef,” Petro and Egleir always greeted us with kindness; Egleir, in particular, made some delicious appletinis.
•At Portofino, Gabriel was an excellent waiter, always attentive and professional.
•And of course, Jair from the entertainment team did an amazing job creating a fun atmosphere at the pool and on the beach with games, activities, and exercises.

The daily activities are very engaging, and there’s always something to do, while the night shows at 9:30 were really enjoyable. From the Mexican Night to Hollywood Pop, all of the performances were of high quality, with great dancing and lots of energy. It was the perfect plan after dinner.

The beach is wide, with white sand and a very relaxing vibe. At times there was some seaweed (which is common in the area), but the staff worked hard to keep it clean

Les piscines sont d’une rare saleté.
Et l’amabilité de certains serveurs que ce soit au bar ou dans les restaurants, laisse réellement désirer.
On leur fait des grands sourires, il ils ne vous regarde même pas…. Impression qu’on les ennuie.!!!
Heureusement, ils ne sont pas tous comme cela.
Les chambres sont plutôt bonnes.

Manque énormément de rangement dans les chambres, je n’ai pas pu vider ma valise.
Les jeunes filles à la réception sont très sympathiques et font tout pour vous aider

This place is beautiful! It is very clean and there are many activities for everyone. The kids club was amazing, my son enjoyed so much. The food was fresh but not tasty. They make you go to a talk to sell you a subscription, but the gentleman was very rude when we told him we were not interested. Other than that it is a great place. Felt very safe in this clean and quiet resort with excellent staff. The food wasnt the best overall but there was lots of it and variety. Something to drink always available. The coffee shop was a favorite and wish we could have eaten at the mexican restaurant some more. Enjoyed the evening entertainment in the courtyard and the wildlife around the property. The bed was much too firm for my liking and the pressure was somewhat brief but uncomfortable regarding the viva membership. Overall a great stay.

The Italian restaurant had no pasta options as far as regular spaghetti with meatballs and sauce. The buffets for breakfast lunch and dinner had a lot of options. However there was some very weird combinations like nachos with a bunch of different stuff for breakfast. We did like that there was a snack bar opened all night long. The café had a lot of good pastries and different beverages like cappuccinos, espresso, and coffee.

Traveled with 9 people, ages 15 to 70. We booked 5 rooms.

• Check in process - confusing and they acted like we were inconveniencing them.
• Rooms: 1) a handle literally fell off the room door upon opening & they said they’d have it fixed in 15 minutes. We waited for over an hour to fix & had to remind them. 2) 1st day there there was no running water on our whole level. 3) Patios are TINY - like 2’ by 4’. 4) Air conditioning barely kept up. 5) Don’t expect normal toiletries, they only provide shampoo and shower gel. 6) Beds are comfortable. 7) Mini fridges are not stocked.
• Cellular and Wi-Fi - horrible service for internet, calls and texts. It was impossible to stay in touch with the rest of our party.
• Beach - terrible with sargassum & the smell was horrendous. Although I won’t fault the resort for Mother Nature’s doings. It’s probably nice other times of the year. Plenty seating.
• Pool - standard. Plenty seating.
• Check out process - AWFUL. If you don’t have every single scrap of required stuff they charge you! It’s their way of nickel-and-diming you! Lost a towel key? $20 USD. Lost a room key? $10 USD. They even cut off your bracelet & if you don’t have it (say it’s the last night and it’s bothering you so you remove it) it’s $10. They give you a tiny scrap of paper when you finish checking out and if you don’t have that when you get into your transportation, it’s like they won’t let you leave. Just awful to be scrambling for that kind of thing on the way out.

My family and I were genuinely excited to visit Viva Maya Resort. I traveled with my wife, two children (ages 18 and 21), and two 18-year-old nephews. We chose this resort because of the beautiful beach and the potential for a relaxing getaway — but from the moment we arrived, our experience has been frustrating and deeply disappointing.
We arrived from Chicago at 11am after a long day of travel, leaving our home at 3am. We stood in the heat for hours waiting for our room, which wasn’t ready until 3pm. During that time, we were never offered a welcome drink, never asked if we needed help with our bags, and were passed by several bellboys who didn’t even acknowledge us. At check-in, the overwhelmed employee was drenched in sweat, clearly unsupported, and gave us a look that made us feel completely unwelcome.
There is no real air-conditioned area to cool off in this intense heat. Yes, the coffee shop has A/C, but it barely seats 20 people — completely inadequate for the number of guests waiting hours for rooms.
Once we did get our room, we were pleased with the cleanliness and setup — no complaints there. However, basic things like no conditioner in the bathroom raised questions about the overall guest experience.
From 11am yesterday until 10am today — not one staff member has asked if we’d like a drink. The beach cabanas and shaded areas are beautiful, but are exclusive to VIP guests only. We weren’t even allowed to buy 1 same food at buffet daily limited choices

I enjoyed the all inclusive services : excellent meals ,beach sports especially the sailing and the staff were professional. I felt safe there ,used their safety box. Enjoyed my tours outside the resort too . Great arrangement by the concierge and I got gift 😍👍

There was no air conditioner anywhere but the rooms. The ocean was super dirty and smelled horrible. Mini fridge in the room was empty. There was no water or any other drinks. The only good thing was the entertainment thing. You could go at the onsite restaurants only based on how many nights you were staying at the resort. The food was OK. I wouldn’t return there again.

We love the service and staff at this hotel, this is our 2nd time there and both visits were for family weddings. Antonio was great making sure we had drinks at the beach and pool area. The bar tenders at the pool bar work hard but there was always a long line, therefore Antonio took great care of us. The food and drinks have gotten bad, they don't have good selection of liquior and unfortunately we did witnessed a bar tender watering down some of the liquor bottles, which was very disappointing. We only liked one of the dinners which was when they had Mexican theme food, the rest of the nights was the same type of food, same goes with breakfast, everything has gotten very generic. Also they terraza dinning room has no ac, therefore is hot. Our room ac wasn't working properly, and even though they checked it, it never went down passed 24c. The staff was always nice and friendly, but will not be returning there, they do try hard to keep the beach clean from sargassum, it's just not worth the amount of money we spent
