Stunning 16th century villa located in the hills woth a gorgeous view of Roma.

Don't expect too much in the way of wifi ir cell coverage. I had no internet in my room for the 1st 2 days.

Breakfast was shockingly bad. The hot food was always cold and they ran out of concentrate for the juice machine on my second day there.

The service however was excellent. Francesco is a superb asset for the hotel and he was a genuinely nice person.

My room was very basic, with no coffee making facilities or anything in there. The fridge in the room didnt keep anything cold, it just served as a place to store your dribks with a light.

As much as i liked it there, i will not be returning, however beautiful it is.

OK for one night but not much longer. The check in experience was lacking any kind of excitement and overall, the room is pretty gloomy with poor quality bed. The bathroom had all the amenities and more which was great but cleaning both in the bathroom and in room could be a lot better (especially where the room we had was carpeted).

The staff are amazing and helpful. I truly felt welcomed by them. Unfortunately there was no air conditioning; the blower dryer was so outdated and inadequate. The room was small; for those of us who need an iron for our suits (none available). If you do not have a car or plan on renting one it will cost 40 to 50 euros and 45 minutes plus to visit the sites in Rome. It was also difficult to find.

Beautiful outstanding place a good drive out of Rome but if you’re wanting quiet, actual Italian culture being an American felt safe very cozy little town however, the hotel did not have Wi-Fi only in the lobby. Lobby was absolutely breathtaking as well as the grounds and the view from our second story window would stay here again if I did not need to purchase Wi-Fi.

the place deserves a lot of TLC and good management. it has a lot of potentials.
it is top of hill which very few people would like to hike it on their holidays, especially in the dark. they need a regular hourly van to take people up and down the hill.

positive side, amazing landscape and view over looking the greater Rome.
Frascati can be considered a hiden gem for food lovers. tens of great restaurants, authentic, great service even better food, very friendly people.

by the way, you WILL NOT have WIFI in your room. only on the common spaces.

I had a great time there despite all that.

Villa Tuscolana is a gem perched on a hill in Frascati. A welcomed refresh from the bustle of Roma. The Villa is beautiful and elegant. The staff, especially Stefano, were so kind and accommodating. The breakfast was very nice and the wait staff was lovely. The accommodations were very nice and so happy to have air conditioning.

This is a hotel that majors on its building but isn’t interested in its guests. It exploits its distance from Frascati in its prices. It was difficult to sleep because of the noise created by successive departures of gusts obviously being driven to the airport. No drink making facilities are provided in the rooms or elsewhere. The hairdryer in our bathroom lit up red inside and then stopped working. The management wasn’t interested when I reported this.

This is such a beautiful property ontop of a hill that overlooks all of Frascati. It's a quick train ride to Rome. Only thing is I would not suggest coming here if you don't have a car or are not fond of walking. The walk from the train station to the property is ~1.5KM up a pretty steep hill. It was fine for my wife and I to walk up and down every night but I won't recommend doing that with luggage. If you need a trip from the hotel to the train station with your luggage, consider booking the taxi the night before because the services there are limited.

THE GOOD: Beautiful building, fairly well-maintained with just a touch of deferred maintenance, which is to be expected with a property this old. Lovely setting. Very good breakfast buffet. It is the kind of place Americans dream about when they think \"country Italian villa.\"
THE BAD: Hotel caters to a lot of bus tours, and they overwhelm the place in the early morning and late in the day when the busses arrive. The situation is made worse by the fact that noises echo through the building, so the ruckus is shared with everyone in the villa. Very intrusive. Also, I think the staff and management is so dependent on the groups, if you are a single guest with a single problem, they really don't give you much attention. I was there 4 nights and they still weren't sure who I was by the time I left.
THE UGLY: They really need a shuttle to and from Frascati. Don't come here if you don't have your own transportation, or are not willing to walk the 20 minute steep climb from Frascati. Getting a cab is very difficult. I waited 3 hours to get a cab from Frascati to the villa, and no one cared. One company even hung up on me because the guy was annoyed that I called three times over the course of three hours. If ever there was a city that needs Uber, it's Rome. Transportation in general is a nightmare there, but getting to and from the villa is the worst.

Views from hotel were beautiful but location was hard to find at first. The hotel is a beautiful old villa and the grounds are well kept. Room was dated but very clean and air conditioned. They seem to have different rooms, some are air conditioned and others are not. Some rooms are renovated while others are not. Their restaurant is excellent and the waiters went out of their way to acommodate our needs.

A lovely old villa in a superb position. Food was quite good, in line with 4 stars.

Beware! It is a good half-an-hour walk steeply up to the villa from Frascati, or an hour if the pedestrian gate is locked. The hotel provides a shuttle, for a reasonable €10 per couple, BUT ONLY UNTIL 10pm. If you arrive back late by rail from Rome, or spend the evening in the village, you may have to walk back and then you will find the gate locked. We were lucky, having good enough (just) mobile signal to ring the hotel to get the gate opened, otherwise we would have had a further half-an-hour walk to the vehicular entrance.

Stunning hotel from outside, rude, miserable staff

Magnificent building , grounds and views, very dated grubby shabby rooms , miserable unhelpful rude staff - asked to move from where we were sitting as a wedding party was arriving !! Inconsiderate to the other hotel guests during these times and not forwarned or compensated for not having the use of the facilities we had paid for . Location lovely with beautiful views but only good if you plan on doing nothing as the trek out is 1-2 miles into town and a very steep hill with no paths so not for the faint hearted - the shuttle they provided was ok but kept us waiting over an hour on the first night we arrived and at a cost . Very very dissapointing !!!

amazing looking villa with beautiful views. Our flight had been moved forward so we had to leave before breakfast - reception staff organised a breakfast pack for us to take and had it ready and waiting when we checked out at 5am. Only problem we had was that there were no clean pool towels and took them a long time to bring out some more. Definitely need a car if you want to get into town and to eat out - nothing in walking distance unless you want to eat at the hotel.

Nice to Visit, but Don't Stay Overnight

The core of Villa Tuscolana dates back to 1578 by the hands of cardinal Alessandro Rufini, owner of Villa Rufina (aka Villa Falconieri). Upon his death, it went to the Reverend Apostolic Chamber and then to cardinal Guido Ferreri. Many owners followed. Since 1872 the villa has belonged to the Aldobrandini Lancellotti family. It was heavily damaged in WWII, but renovated in 1966 by the Salesian Order. The current owners turned it into a hotel.

However, this villa should NOT be a hotel. Firstly, the hallways have no rugs, only tile, so you hear EVERYONE as they enter and exit the hallway of your floor. The bathrooms are the worst. I liken the shower to a vertical coffin, it is so small. They give NO amenities, except a shower cap and a tiny bar of hand soap. The carpet in the rooms appears dirty and the \"queen\" sized beds are two singles put together. All in all a very spartan room. We booked three nights, and pre-paid through Orbitz. However, it was so bad, we decided to leave after the first night and lost our money of the last two.

Room with a Roman view!

Great hotel with a spectacular view of Rome and the Italian countryside. The hotel was very comfortable on top of a small hill. The food at the restaurant was great and very reasonable. The staff took great care of us. The shuttle service will take you down the hill to the local town about 10 minutes away. The only downside of the room was you can still tell this is a hotel that allows smoking in the rooms. Also there wasn’t air conditioning or fans to circulate the air.

this hotel has a fantastic view over Rome our room got the best view of all. great service, but a couple of things let the place down. the WIFI in the room was awful, surely its worth spending $10 on amazon to get some repeaters to strengthen the signal and soap dispensers instead of toiletries ? that's more like a budget travel lodge than the great hotel it is. I bet there is an accountant in charge who knows the cost of toiletries, but not the value.

Amazing views of Rome from a wonderful villa

The building is very palatial with wonderful gardens and the view is amazing especially at sunrise and sunset. We had 2 adjoining rooms on the fifth floor overlooking Rome - wonderful to wake up to in the morning. The rooms were clean and sufficiently furnished with modern bathrooms which you don't always find in older buildings. Facilities in the room were basic but we were out all day so it didn't really matter. Staff were very welcoming and efficient.

A continental breakfast was included but I have to say this was very poor quality and frugal. We are not fussy eaters but it was really unappetising and sparse - horrible machine made coffee, cheap ham/cheese slapped on a plate, supermarket muffins. In fact we only had it on the first morning and went out the other mornings for breakfast. It wouldn't be so hard to have fresh croissants, ciabatta rolls and mini selection of local cheese etc.

One evening, there was a large party on the 6th floor, being on the 5th floor, we heard every footstep of the guests plus their singing, talking and laughing which kept us up until 12.30am. We chose the hotel for some tranquillity and did not expect this. The hotel, out of courtesy should at least of informed us and when we called the receptionist at midnight he was very rude in his reply.

Overall, I would not return to this hotel or recommend it to others unless it was for a one-night stop over.

Great hotel, huge room. Hardly saw anyone else other than a few conference attendees. Used as conference facilities on many days so not always available on the tourist trail. Arrived too late to test the Spa. Food good and pretty reasonably priced, few people about so very attentive service. Good range in the continental breakfast but they do need bigger glasses for the fruit juice rather than a half sized wine glass! I wonder what its like when fully lit instead of one bulb per chandelier? Stunning location in Frascati as the highest villa overlooking Rome.

Great alternative to avoid chaotic Rome, Frascati

I use to rate hotel between two categories; either those you would forget, or those you would love to come back. This is one of the latter. Frascati is a very nice village outside Rome, and the Villa Tuscolana is the best hotel at the top of a hill, ensuring the best dramatic view over the city. The place, gardens, constructions and forestry is awesome. Only 25 mins way from Rome this place is a great alternative to avoid the city and swap for great typical food, peacefull environment and green.

It's an ancient villa on the top of the hill with stunning archtecture and impressive view on Rome. Only drawback is the distance from Frascati. There's a path for pedestrians which takes you in Frascati downtown in about 25 minutes (steep going back to the hotel). Room are beautiful and corridors really amazing. Good restaurant inside.

I have stayed many, many times in this hotel for business and occasionally for holiday. The location spectacular but you need to be healthy to walk there, it is a 15 minute walk from town up a 1/5 slope. However, the staff are friendly, very accommodating and this hotel is extremely good value. I will certainly stay again.

Beautiful building, needs some money spent on the detail. Single rooms no air conditioning (32 degrees) had to pay to upgrade showers awful either to hot or too cold and sprays up as well as down and outwards. Furniture in room scruffy. room not clean. Only saw one member of staff. The hotel is very isolated and on steep hill. Was told 10 min from Ciampino but in reality a 40 euro trip. Bar closed in hotel but they did offer to serve me. Shuttle bus free to town and station. No water tea or coffee in the room. TV size of laptop and windows would not close.The nearby town of Frascati is a sleepy place although it was a Monday. Fantastic local train service very cost effective. Would not stay there again would rather pay more and stop in a larger town. By the time you take taxi costs into account its about the same but you will find it much more interesting. I would say you really need to have a car to stay at this place.

A dream hotel.....but, some conditions apply

The hotel itself is just fantastic. The service is good, the view is magnificent, but you have to be ready either to rent the car to drive there, or to use the hotel shuttle service which is extremely inconvenient. We always waited for that shuttle at the train station for 30-45 min. I wouldn't advise to relay on it too much. They say that the walking distance from the hotel to the station is about 15 min. I didn't try, but still I don't think it is true...And even if it is true, the hotel stands on the top of the hill and surrounded by thick bushes on the steep slopes....Good luck for you if you want to try that route...Especially if you arrive at the station at around 9-10 pm.
All the rest was perfect. I would definitely stay there next time if i could arrange my own transport.

Short stay at Villa Tuscolana

Pros: in a beautiful location on the hills above Frascati. There is plenty of room to walk and relax and everything was very clean and in good order. I found the staff very pleasant, but not every person in the group I traveled with felt the same. I found that most others frustration stemmed from a communication barrier.
Cons: my bed was quite hard, I wasn't sure what to expect, but it could have been a bit cozier. Still, I wasn't miserable. I was also fairly upset that the morning I went down for breakfast just hoping for a cup of coffee I had to pay the charge for a full breakfast just because I sat down at a table with friends. I tried to explain to them I only had time for coffee, and not even time to finish my cup for that matter! Yet they felt the need to charge me in full.

Mixed Experience

Our room had no Air Conditioning (fortunately, it was not needed) and was quite small. As we checked out, the person at the desk advised that large events took up most of the rooms. Presumably, other rooms are better. The service was good, the grounds were very nice, the views were great, and the location was OK. The hotel provided a shuttle to and from Frascati (downhill from the hotel - a mile or so), but it cost 5E pp each way.

No room to move

Whilst the hotel itself if beautifully decorated and furnished, the rooms are not. They are extremely small with one free standing wardrobe with no shelves or drawers to store clothes and barely enough space for suitcases. Likewise no shelf in the bathroom for toiletries. Room overlooked courtyard where a disco took place one night until midnight. Reception staff were pleasant at all times and very apologetic about the disturbance. Hotel website states that there is a shuttle bus service to and from the railway station, and given that it would be impossible to walk from town to the hotel I had the impression that this service was free. However I was presented with a 40 euro bill on check-out and was informed that the bus was only free on arrival and departure from station! Hotel is definitely geared towards the conference market, and guests with own transport.

This is a very nice hotel (setting, building, etc.). Pity that at our stay it was rather noisy: Maintenance and cleaning work was going on until midnight, using heavy machinery and starting again very early in the morning. Would consider to stay longer if the overall atmosphere was more quiet.

Another villa past its prime

The hotel seems geared for conferences and little else. Service was poor.

It is situated at the top of the hill behind Frascati. If you don't have transport (like we didn't), It is a 10-15 minute walk down the hill, but I wouldn't recommend walking back up the hill.

The hotel offers free pickup and dropoff to/from the train station on arrival and departure, but not during your stay. They will collect you/drop you off at other times for a fee - but not after 11pm (as we discovered after the fact). The few taxis in Frascati don't operate in the evenings and we were forced to walk back up the hill in the dark on roads not made for pedestrians.

There was also a foul smell emanating from the drain in our bathroom throughout our stay.

It could have been so good but too much inconsistency

This hotel focuses on Conferences and unfocused on individual guests. Single rooms cramped with 1 wardrobe and 1 bedside table. Sloppy maintenance: 3 lightbulbs needed changing. Battery on keycard reader died and took 45 min before someone let me back into room. Water fell down wall every time cistern flushed. Room hot and stuffy, no air con, ceiling fan not enough for summer heat. First night had light supper in hotel restaurant. Halfway through waiter insisted we sign for bill although we hadn't finished. Then ordered raspberry \"parfait\" which we took one mouthful of and wished we hadn't, sickly sweet and synthetic. Quietly told waiter not good but he argued that all other guests liked it. He took it back but no alternative offered. Upset on departure to find we'd been charged for this ill-tasting dessert. Because we'd signed the bill in restaurant obliged to pay. Receptionist refused to give us name of the The Manager who she said doesn't come to Hotel. Left a very bad taste and ruined end of our holiday. Astonished that the Hotel seems to be running itself with an absent manager - maybe this explains the problems we encountered. Whatever you do, beware of signing the bill in the restaurant before you've finished your meal.

Peaceful place & Awesome view!

The Staff made me feel like home, amicable and willing to help. Great service and food, pacefull environmet and pretty instalations. Downside was the distance from the train station and few transport options. I would go back again!

Very frustrating trip

The hotel is a beautiful 16th century villa set in lovely grounds in the hills above Frascati. So far so good.

The problem is the place doesn't really run as a hotel but more a conference / wedding centre. We arrived on Sat and were told we couldn't eat in the hotel nor even was the bar accessible. After complaining we were told that we could have a drink but this didn't materialise since the barman was too busy dealing with the many people at some cycling function.

The pool is a green slime pit and the hotel is quite a way out of Frascati so there aren't any alternatives. In our case the situation is compounded since I have an injured foot and limited mobility. The hotel runs a shuttle bus but will try to charge €5 per person per trip.

The next day we managed to book an evening meal but even this was strange as we were placed in a separate room with just one other family who presumably were in the same predicament as us. It was odd rather than luxurious.

Consequently we felt we didn't belong and like second-class guests. And for a luxury hotel this isn't what you want. We left early after two days of this.

The place is potentially wonderful but the management need to decide whether they want to run a conference centre, in which case don't take ad hoc guests, or a normal hotel, in which case behave like one.

At the moment I suggest people avoid staying there.

A fuir comme la peste !!!

Certainement ma pire expérience en Italie. A fuir !!
Suite Junior réservée. Nous arrivons tard dans la nuit et trouvons les toilettes repeint d’excréments (voir photo).
En demandant à l’accueil un changement de suite, il m’annonce d’abord que l’hôtel est complet puis me facture un supplément de 40€ car l’autre suite est plus grande.
45min de discussion à 1h du matin pour enfin aller dormir.
Clou du spectacle, le lendemain au petit déjeuner le personnel se fiche de moi.
Hôtel sale, literie catastrophique (voir photo) et personnel antipathique.
Seul point fort, le bâtiment, un ancien hôtel particulier sur les hauteurs de Rome.
