Beautiful and quiet property, the room was very clean and the dinner at their restaurant was delicious. Everyone was very nice as well. My only issue was that the mattress was not comfortable, I could feel the springs in some areas. Other than that, this was a wonderful stay.

La reception ci proponeva un taxi chiamato da loro alla modica cifra di 70 Euro!! Con uber abbiamo speso 25 euro neanche...
Non abbiamo neanche potuto cenare perché c'era un matrimonio, nonostante la prenotazione fatta da giorni, nessuno ha pensato di avvisarci...

The place still needs renovation but is beautiful. We were granted an early check in which is appreciated. The room clearly on the small size but the bed really comfortable. The main problem was the lack of hot water during our stay. We realized late afternoon and called reception. They sent a bell boy to check and he confirmed the lack of hot water. As nothing happend we went to the reception and were told to go for dinner and everything will be fine. Returned and still no hot water. Asked again and were given another room with the same problem. So, a techincian was called in at around 11:00pm. We had no feed back and went to bed. Early in the morning tried again and no hot water. We had a long haul flight waiting for us so showered with cold water, had breakfast (very good by the way) and left with no explanation. I am sorry but cannot recommend.

Spend the night in a palace.

The Villa Grazioli is basically a palace that caters to weddings and occasions so basically there are party guests many days and these are \"not too quiet\". My room was fine, nice bathroom, TV, good shower. I was on the 2nd floor of the main building. I understand that the rooms on the first floor are much superior. Breakfast was good. The pool is a bit far away from the main building and there are not too many parking places on site (you can park across the street in a dedicated parking lot that I was told is under camera supervision. There is a shuttle into town that can be ordered. The staff are vey friendly and helpful. Note that it is NOT in Rome but it the area. 40km from the Fiumicino and much closer to Ciampino. There are many restaurants nearby and Lake Albano is only 10 minutes away.

This was our 3rd time here and again, Villa Grazioli did not disappoint.

Communication prior to, and during our stay was spot on. Staff were very attentive and professional at all times.

Virtually nowhere in this beautiful villa is out of bounds and even with weddings going on, we didn't feel in the way.

The rooms were beautiful, a few tired areas in and around them, some repairs have been made in places that could maybe have been done a bit better, but the bathrooms have been recently renovated to a high standard.

The bedding was beautiful and luxurious, and the rooms were cleaned daily to a high standard, especially in the villa.

We had an issue for the first few days of our trip with the outside door in the building opposite the villa where we stayed initially, as the soft close was not working properly. The door slammed each time someone came in or out and it resonated in our room (153). We were moved straight away into a room in the villa and I thank the staff very much for this as we had come here for respite after health issues.

Wine prices (you can get a bottle served virtually anywhere on the property) are very reasonable and the food/drinks at the pool are also good prices.

We loved the shuttle service to and from Frascati, it really helped due to the high prices of taxis in the area, although it is only a 25 minute walk from the town back to the property.

We cant wait to get back here and always feel like this is home when we return. We love it here

Very nice hotel to relax and enjoy the views of the town below. Unfortunately, we went to the hotel May 2025 therefore the pool wasnt open. I did find there was an extensive list of rules while on the grounds. Did not bother us as we were only there for 1 night and not the \"party\" type.
Not sure that I would go again there are some amazing properties in the area.

I recently stayed at this historic hotel, which looked and read like a romantic getaway in the hills with beautiful views. From the outside, the building looks charming and full of character, but sadly, the interior does not live up to expectations. The rooms are incredibly worn and in dire need of renovation. There was a noticeable smell of dampness, and I even spotted mould in a few places. The furniture is outdated and feels unloved, with the bed being especially uncomfortable – it was like sleeping on the floor. The pillows were no better, hard as rocks.

It's such a shame, because the setting and the exterior of the hotel have so much potential. With some care, refurbishment and attention to the bedrooms, this place could be a wonderful place. Unfortunately, as it stands, I can't recommend it for a comfortable stay.

The hotel outdoor property was beautiful and well maintained. The scenery from the hill top was gorgeous. The property itself was old but clean. The picture in the website must be from another place because there was nothing that looked like it. The painting on the ceiling were faded, there was no gold.

We had a delightful stay. The property is interesting, with lots of character and remains of the past (paintings on the wall, sculptures in the garden, high ceilings, etc). Our room was on the main building, super quiet, and comfortable. Dinner at the Hotel Restaurant was fabulous. Waitresses were caring and kind. The restaurant was set with a fine dining although somewhat casual atmosphere, the chairs dressed to the ground, nice music, soft lighting, tables separated in each room, etc... The menu was upscale with unusual choices and conservatively priced. An enchanting dinning experience. Parking was a huge plus since it is in the Rome outskirt and where parking is not a common practice. A must stay if you need to spend a night near the airport or to visit Rome.

Air conditioning not so cool but it’s understandable so can’t complain to much. Everything was more than perfect and I highly recommend. I booked this hotel because I wanted a nice hotel with a swimming pool within an hours drive to Fumicino airport.
After I checked in, they told me the pool was closed and not open for the season. This was not posted on the listing.
And it was the principle reason why I booked the hotel so I was really disappointed.
The hotel is beautiful. The staff were very helpful. The town seemed to have zero foreign tourists which is a huge plus.
The drive to the airport was more stressful than imagined and took a little longer than google maps predicted.
It's worth it to upgrade to a city view room.
The breakfast was just OK. They didn't have fresh cut fruit, just whole fruit.
The common areas are beautiful
I just wish they had updated their listing that their swimming pool was closed.

Living through the beauty of time

Loved this Villa/hotel. If you love character, detailed workmanship of the past, antiques, old masters, art, this is a must do. Staff and food were excellent, too. I am picky about my hotels and this is one we will return to. The closest town is a hotel shuttle ride away and they let you choose from many options for departing and returning on their shuttle. The city of FRASCATI is fun to walk around with great restaurants. Restaurant II Tettuccio was excellent with pasta from scratch to fresh fish to two 5 ounce fillets for (16 euros)that were the best flavor of fat & medium rare meat taste I've had in years. You only had a butter knife to cut it with because it was that tender. Definitely grain fed taste over the grass fed in US. We stayed 3 nights & ate here 2 afternoons. I got a 5 euro side of broccoli & potatoes. The local wine here & at Villa were excellent, too. The breakfast was included, buffet style with lots of fruit, nuts, homemade breads, breakfast cakes, cereal great coffee, cappuccinos, etc. 3-4 nights would be perfect if it's a one time thing.

My daughter & I were picked up at the train via shuttle & whisked up to the beautiful Villa & great by the lovely Alex. He proceeded to check us in & sent our luggage to our very clean beautiful room! That evening we dined on property to the most fabulous meal & service! The only thing we didn’t like were the pillows & linens which were uncomfortable. I would say it’s a much needed to stop on your stay in Italy!

This was the perfect ending of our family trip to Italy.
The hotel is situated on a hill, with a panoramic view of Rome. We could recognize from distance some places we had visited during our stay.
The hotel has decent accommodations, including comfortable beds and high quality linens. Free bottled water if you ask at the reception.
What makes this place special, is the history of it. Part of the villa dates from the16-th century. The building was renovated, but still has preserved old frescoes and doors in adjacent hallways ( don't change those), a delight for antique lovers and history buffs.
This was a memorable stay in Italy. Very special, and hope to return.

The Heights of Grottaferrata.

We were totally amazed as we drove along the small roads, turning into the laneway and through the ancient arch, up a little further until we reached the property. The Villa looked so impressive with the large surrounding grounds, beautiful fountain and sculptures throughout the garden. The rooms in the
Villa were simple in decor which allowed the true treasures to be admired like the ceilings, lights, artwork and most of all views.We had fun soaking up the sun lounging by the pool, eating, drinking and swimming until our room was made available to us. The ambience of Villa Grazioli was relaxed and the staff extended a very warm and inviting hospitality. A real highlight was when one of the guest's played a few fabulous tunes on the piano in the main sitting room.

This hotel is in a stately home with loads of history
The staff were really lovely . The food was fabulous and a very good price . The hotel was very quirky with lots of amazing paintings and anti rooms . The rooms were clean and spacious . My shower cubicle was very small and no bath .
It needs a bit of a spruce up the garden needs some tidying but a great stay convenient for the airport

The hotel was very beautiful. Our room was located in the annexe, the room was comfortable the bathroom was in need of an upgrade. I don’t feel that a hotel of this type should have a shower curtain in the bath. The main building is very historical with beautiful frescos and tastefully firming with antiques. There were many unique features which enhanced the overall experience. The waitresses were very efficient and worked very hard. As well as staying in the hotel we were attending a wedding reception there too. The wedding reception was very well handled and the food plentiful and delicious. There is a small pool at the hotel which was lovely, it was slightly disappointing that it was out of action on our last day. Overall a lovely place to stay.

Beautiful historic Villa

I really enjoy this hotel, it is peaceful and in a lovely setting. We stayed there 2 years ago. The grounds could really use some TLC and the place would be spectacular. I must say, you need a car if you plan to stay here. The hotel dinning room has a very limited menu, certainly nothing for children. People also complain about the Breakfast. I only take coffee and a roll in the morning so I really am unaware of what is available. It is highway robbery that we had to pay 20 euros each for a breakfast of coffee and a roll. There are no other options available. There are no Bars nearby , you must drive into Frascati.The Bar in the hotel is only open from maybe 4pm to 8pm? We bought wine at a supermarket in Frascati. Fortunately they have a frig (mini bar) in the room. I would suggest an electric teapot in the room! Our car was parked in a designated parking area and someone smashed into the passenger side costing us 300 euros, charged by the rental company. There are no security cameras- that would have been helpful!

An elegant hotel offering a good experience on the outskirts of Rome. We stayed in the main villa which has impressive public rooms with original paintings. Good though expensive restaurant. Service is generally good, although we experienced some disruption (e.g. lifts occupied by lighting equipment) during our stay resulting from a crew having been given access to the hotel to make a film.

Almost Perfect 30 minutes from Airport in Rome

This hotel was gorgeous with a beautiful view and a beautiful pool. However if you don't have a car be prepared to spend money on going to and from the hotel. To get to the hotel it is cheapest to take the train from the airport in Rome then take a taxi to the hotel from there. Their shuttle service works to get you somewhere but at one point it didn't come to pick us up and we ended up walking to try to find the hotel to save taxi money. (not recommended as it was a steep climb and a long walk in an easy to get lost area). It was a nice small town though and there were good restaurants a taxi ride away. The restaurant in the hotel was five stars. The wait staff was fantastic- I have a nut allergy and they were amazingly accommodating and caring. They remembered day to day. (If you want to rip them make sure to have cash on hand as you cannot tip with a card). The room was good, it was clean and had everything you needed however the air conditioning shut off in the middle of the night. (we stayed 4 nights and this happened every night we were there) the view was amazing from the room and the bathroom. Overall however we would stay again

Lovely Hotel with stunning views across Roma

The Hotel itself was beautiful, with amazing views and so peaceful, we just wish we had more time there than just one rushed night. The only diffitculies we had was we rung the hotel in advance to ask for a train station pick up as it stated as no charge in the hotel details, and they sent us a car and charged us 70 Euros for this service, as we did not no the hotel was so far out, turns out we could have got a 2 Euro train and a free pick up from a closer station, we were really upset as it didn't state what train station on there website nor were we informed on the phone by then, and nearing the end of our holiday $ were tight. Plus the car took longer than the train and with all the drama we lost a good couple of hours and didn't have time for a good meal or to check the markets in the local town area. The hotel took no responsibility for this which annoyed us as it clearly stated on there website no charge train pick up, this does not state which station they should have informed us on the phone call of our options. Really ruined our stay in there beautiful hotel.

This is my second stay, my first was 11 years ago. The hotel has deteriorated in the past decade with no obvious signs of refurbishment. I love the property. It is so beautiful! I haven't seen a bad room yet and even when we stayed in a separate building, we had a beautiful view. I enjoyed my stay but there were a few issues. The staff is spread too thin. The bartender is also the waitress (she ran in to make our drinks and was quickly gone to finish dinner service). The front desk/phones are handled by one person and we called several times in an hour span, not one of our calls was answered forcing us to take a cab. The hotel is about a €50 cab ride from the city center but if you don't mind trains, it is worth it to stay in the country rather than Rome. The local train station is only 5 minutes away

Not good for the American maybe for the Italians!

The people were nice, but it advertises shuttle service, and it is only one broken van with no air conditioning from Frascati to the hotel. It is a 2 hour miserable train ride to Frascati from Rome or an 80 Euro cab ride. They shut the air conditioning off at night so you can't sleep comfortably, so if your American be aware of this maybe if you're Italian it might be ok. I also has to move my room 3 times because of ants, and various other reasons. The bell hop is the mechanic and the exterminator and the shuttle service, but he doesn't get like to get up early of bed to late so you are on your own.

Beautiful hotel

Furniture in the bedroom was a little tired but the main reception rooms / paintings were amazing! Shuttle to the train station and town was excellent but not available in the 5 hours after midday. Plenty of places to chill out inside the hotel but lacked an outdoor sitting area, chairs just being arranged on the lawn.

Amazing hotel with excellent service

Amazing location with views of the hills. Worth upgrading to the terrace as the sunny views when you open the shutters in a morning and step onto the terrace are outstanding. Lovely swimming pool, friendly staff, great reasonably priced breakfast and excellent daily cleaning service. We had a car so being 20km from Rome Central was not an issue as the views and pool for the price you pay make up for it. At night it is beautifully lit up with candles up the main stairs and pathways - very beautiful and romantic. We can't wait to go back. Our 3 day trip was so beautiful.

We were not able to use the amenities offered (pool and restaurant)due to a wedding in the hotel. It was also an expensive taxi for a ten minute ride to the airport. Front desk was helpful but the room needs renovation. Hotel grounds were not in great conditions.

Lovely hotel, really beautiful.

Great staff. Very helpful and go out of their way to make your stay special.
Expensive to eat there.
Quiet hotel, looks like a museum, really beautiful. Lovely pool in nice grounds, which never gets too busy.
You can walk into Frascati, bit there is a mini bus which takes you into town and back at set times.
Would recommend.

Enjoyable villa on the outskirts of Rome

A very unique villa with quite a history. We stayed 4 nights in late March while touring Rome and surrounding area. Shuttle to the train very convenient. All services were outstanding. Our room had a terrace with a long range view of Rome which was pretty at night.

Beautiful Hotel

This hotel was very nice. The room we stayed in was not in the main villa, but was attached through a tunnel- very cool. The villa itself is rich in history and absolutely beautiful. The room we had was very clean, big, and offered free wifi. We ate dinner at the restaurant which had a gorgeous view of Rome, and amazingly delicious food. Wish we could have stayed longer!

A Hotel of Quality

In the hills over looking Rome, cool and beautiful. Faded grandeur which adds to the experience. Think Bridgehead revisited. It is no wonder this area has long been the summer retreat of rich. The staff are wonderful, courteous and helpful. The annexe in which we stayed was quiet with lifts for convenience. The bus to the station is prompt and reliable. The breakfast delicious. There are communal areas in the hotel and seating within the grounds providing relaxed and tranquil spaces. Frascati is an interesting and lively wee town just five minutes in the courtesy bus and there are many more places of interest in the surrounding towns and villages. This was a hotel providing a fabulous experience.

Fabulous villa and garden!

We had a bit of a struggle finding the villa after dark, but then were delighted. It is an important historic building and a luxurious hotel. We had a superb dinner. When some of us were late for breakfast, the staff graciously brought them coffee and pastry in the lounge. They run a shuttle to the train station, so it would be easy to visit Rome while staying here in tranquility.

Lovely position, lovely buildings.

The setting is stunning and the buildings, particularly the main hotel, also exceptional. We chose to pay a little more for a room with a terrace which was in the annexe and well worth it. The room was spacious and clean; there was a large bath as well as a shower and nice toiletries. The large terrace included a table, chairs and a recliner and was a peaceful, cool place to sit on a hot Rome night. Wifi was included but very slow and at times non existent.

The pool area is lovely but is not in the hotel grounds - it's a two minute walk up the road.

One bugbear is that they turn off the air conditioning at night, when it was badly needed, and on again in the morning. Not much use if you're out all day. This is a constant complaint in reviews but it seems management has decided to ignore it.

We didn't have dinner at the hotel but breakfast was wonderful - a great choice of hot (bacon and scrambled eggs) and cold - pastries, meats, cheeses etc.

Reception staff were very professional but could have been friendlier and more welcoming. The porter, who showed me the conference rooms I was considering booking, was friendly and accommodating.

We have a large dog and e-mailed before we arrived to check that, as Expedia states, dogs are welcome. It transpired that large dogs are not welcome but as we had booked a terrace room we were \"allowed\" to bring her. That information needs correcting - it's very misleading.

Would we go back? Yes - as long as we can bring our dog.

Beautiful villa, easy access Rome

Amazing villa, peaceful location and very relaxing days by the pool. Staff a bit of a hit and miss, air conditioning being switched off occasionally. Easy access to Rome and a great choice if you want to combine sightseeing with relaxation. Overall good value and we had a very pleasant stay.

Faded grandeur but so much potential

This hotel is beautiful in a fantastic location above Rome, which makes the climate very acceptable, even in August. It is full of character and with a little investment could become a very high quality hotel. The price was heavily discounted, which seems to be a regular occurrence, so we feel that it was great value for money, but with a little more attention to detail, it could be so much better. A few examples of things that could be improved would be the range of food on offer at lunch, particularly by the beautiful pool, some dusting in the dining room, where we had a large cobweb containing dozens of dead flies that had clearly been there for some time immediately behind us, clean glasses in the bedrooms on a daily basis, etc. I would definitely recommend it and hopefully the hotel will pick up on some of these things for others.

Gorgeous setting just outside Rome

Hotel was excellent as was the service. The rooms are the only places that have been restored to a modern luxury hotel standard, most of the lower common rooms feature Frescos that have not been restored. One might speculate that there are a lot of areas that could be better utilized but the owners chose to keep the integrity of the hotel intact which I respect. Overall an excellent stay, we were originally thinking of moving to an adjacent hotel to try it out but ultimately chose to stay here because of the exceptional service.
