Perfect property for a beachfront stay. It is on a busy road but inside the property feels very tranquil. The staff is very friendly and the view from the lobby and room are splendid. Property grounds are well maintained with one decently big pool and attached bar. Great place to just relax on the beach for a few days.

We enjoyed our stay however the standard is not 5*. The hotel IS nice and has good views, the room is beautiful too. The pool is smaller than it looks. The “let down” is the menus with hand written/edits, which would never happen in a 5* hotel, and the lack of gym. Also we asked for cappuccino at breakfast and were told this is additional cost, and one day the fresh fruit was “on request” rather than laid out for the buffet, which is weird and as I usually eat mainly fruit at breakfast making it all a bit awkward. Also no “nibbles” with drinks, again normally 5* hotels provide nuts or something with drinks. Overall fine, but not 5* so adjust expectations.

Mostly good but somewhat mixed feelings on this stay. I messaged the hotel via the Expedia app/emailed with the hotel to arrange a pickup for me at the airport. No one came to pick me up and when I called the hotel they were unaware. It was upsetting considering I was a solo female traveler and it was 11:30pm. The room was nice and the view was nice, but the shampoo and conditioner were absolutely horrible. I heard other guests complaining about it too. The shampoo felt like dish soap and the conditioner was watered down. It was very odd and afterwards my hair had never been so tangled. I think for the price per night the hotel could have just slightly better bath products. I do like that the room came with two water bottles and a loofa. I suggest getting shampoo and conditioner at the general store across the street. The view at sunset was absolutely beautiful. I got a massage at the hotel and that was amazing! The hotel has a few restaurants and shops across the way. The pool, layout chairs and beach access were also really enjoyable!

5 star view of the ocean, 3.5 star room, 2 star service from the staff.
Stayed for 4 nights, first day was ruined due to being given a sub standard room. After complaining to the supervisor, we were given a nicer room with a beautiful view of the pool/ocean - but the room felt more like 3.5 star - nothing special, No mini bar and room was outdated. Paid nearly $200/night, not worth the price.
Breakfast was the same for all 4 days of our stay.
Also, felt that people of color are treated differently and raised this with the supervisor.
The arrogant male staff in particular at front desk, restaurant and pool area need to be trained properly. This was raised with the supervisor..
Note that an additional 10% service charge, 18% VAT is added to food/beverage/spa.

They did very well under difficult circumstances. On the positive side while we were there a cyclone and huge flood hit the island. The worst weather situation since 1902. Most tours were canceled and most visitors were stranded. They did their best. There was no power for a very long time. Actually, the power was off on my side of the building for the last 24 hours. We were there.. They did their best in terms of trying to keep the water out of common areas which was a full-time job for many people. So I would give them an A+ for that.

When we arrived, we asked if we could get an early arrival room and they said the hotel was fully booked and there were no available rooms however, if we paid $75 then we could go into our rooms immediately. So no available room is fully booked unless you paid. I thought that was poor form but it’s their policy I guess. I wasn’t particularly impressed with the food. Cafeteria food basically.

We only wish we didn’t start our 5-week stay here! It was so amazing that most of our other accommodations paled in comparison. We don’t normally stay in this kind of hotel as we tend to prefer smaller, less fancy hotels. But this was the perfect place to chill for 3 nights as we got over our very long flight to Sri Lanka. Our room was gorgeous, the staff were lovely, the pool was just what we needed and the buffet breakfast was so good!!!! We loved the location and walked one way along the beach and roads on one day and the other way on another day. Each day we walked well over 10km-15km and felt safe the entire time. The hotel is close to many restaurants and we highly recommend it for your stay in Negombo.

Had a comfortable and luxurious stay here for our first three nights in Sri Lanka. Travelled in June which is off season / monsoonal however we barely saw any rain - sunbaked by the pool most days and was very relaxing to travel in the quiet season - at times had the whole pool and grounds to ourself.
Buffet breakfast was incredible and had soooo many options. Grounds were beautifully maintained and the gym was perfect too

We had a beautiful view from our room. However, the latter didn’t look like the photos I’ve seen on Expedia. The room was quite tired and is in need of a refurbishment. It didn’t feel like a 5 star hotel, but more a 4 star. The bathroom also needs a good clean (mould in the shower, dirty sink, smell drains etc).
The bed was comfortable and we had a good night of sleep.
We booked a full board package. We were surprised to see that there was no buffet and a limited set menu (with very cheap options). Nonetheless, we were offered alternative options. The food that we ordered were generally nice and the breakfast buffet selection was one of the best we’ve had in Sri Lanka. It had a good continental selection.
Overall, the experience was OK but I would not return unless the property was refurbished and installed decent air conditioning in common areas (eg lobby, bar, restaurant etc).

We booked through Expedia as a Platinum client, which means I should receive an upgrade if available. However, when we arrived, the staff falsely claimed I had been upgraded, but the room was exactly the same as what I had originally booked. This was misleading and disappointing.

Dinner at the hotel restaurant was excellent, but lunchtime was a different story. I ordered a mild curry, but the chef made it extremely spicy. When he came out to apologize, he admitted that he assumed I could handle the heat because I “look Indian”—despite me specifically requesting mild. This was not only unprofessional but also completely unacceptable. On top of that, my food took so long to arrive that I eventually decided not to eat or order anything else. It’s clear why many guests loudly voiced their frustrations with the restaurant.

Housekeeping did a moderate job—nothing exceptional, but at least the basics were covered.

Overall, this hotel has potential, but major improvements are needed, especially in honesty from the staff, restaurant service, and overall guest experience. Until then, I wouldn’t recommend dining in or expecting premium service.

The hotel sits alone as a quality hotel in the area. It was very quiey but filled up quickly due to a conference. The beach is ok, but allow for lots of rubbish washing ashore.
The hotel room was nice - a bit tight for our suitcases but it had everything. The coffee in the room was old and we just binned it.
The food was amazing - really good food on day 1, followed by the best cake i have probably ever had - the bread was similar as it was all cooked on site.
Staff were always helpful.
Its a great hotel for the money, but if you're staying, then eat in the hotel as its worth it.

My wife and I arrived at Heritance Negombo and during our check in, we explained our diet concerns because of a recent operation. The front desk clerk immediately notified the restaurants staff of our no salt diet and the staff really paid attention to not only our diet but the little things to ensure our vacation will remain in our hearts for a lifetime. They are truly amazing at Heritance Negombo Hotel and we will definitely reccomend this hotel to our family and friends or anyone that coming to Sri Lanka. Brilliant stay at this beautiful hotel! Lovely kind and attentive service with a personal touch. Beautiful clean and spacious rooms with a lovely view overlooking the pool and beach. Comfortable pool lounges and nice pool bar with food available. Great location and also some nice Italian restaurants 1 minute walk away. Delicious and reasonably priced breakfast! Really can’t fault this place, I loved every moment of my stay and didn’t want to leave.

Unfortunately had to wait 45 minutes for a tuna panini at the restaurant, we then saw them making it 5 minutes before serving it to us as the kitchen is fully visible. Sadly didn’t have much time to enjoy the beach before it started raining during our one night stay.

My stay at this hotel was very short (~8pm - 6:30am) so I can't comment on too much. BUT all of my experiences were positive, the check in staff were lovely, the room was very comfortable and I found the restaurant reasonably priced for a hotel.

Unfortunately, I didn't have a chance to take in all the surroundings of the hotel or the amenities - the view of the ocean from the lobby was lovely though :)

Hotel is 5 stars ✨, but it doesn’t look like, when you entering your room the smell is so bad , floor was dirty in room , smell of soap was terrible. Glasses in breakfast area was not clean , swimming pool was full of black birds! The beach was super dirty, a lot of plastic, bags ! We stayed only for 16 hours in this hotel , thanks god 😃

Heritance is a very nice hotel in Negombo, located on the beach (there's access from the hotel but the beach is not great). It's close to restaurants but some of them were closed duo to covid. The staff is really nice and welcoming they were very helpful with everything we needed.
