The AC in the first room did not work. We asked to move rooms and ended up in the front of the hotel, which was nice. We never saw a breakfast area and it was never mentioned. There is no elevator and after walking around Rome all day, climbing three floors of marble stairs was exhausting. The rooms were nice, the furniture was like you see in the photos (Don't let the wide-angle shots fool you though - The rooms are small)

The rooms were very clean and a wonderful central location. Be advised that guests, even locals, are not allowed in your room for a second. We had a local friend store her bag in our room while we explored the city and the worker yelled at us and accused us of having her sleep over despite her being in the room for 2 minutes. The rest of the staff were very kind and helpful. There is no elevator and keys must be turned in every time you leave. Overall nice place and great location.

This hotel doesn’t have an elevator and the pictures they use to advertise make it look a LOT nicer than it really is. It is very old and dated. The shower was terrible inside the “jacuzzi” tub that leaked water out of it. The only good thing is that it’s right next to the Coliseum and you can see it out the window. The price is very excessive for what you get. Won’t stay here in the future.

Our room view was amazing, right next to coliseum and an archeological dig site! The room was clean, but the smell of cigarette smoke mostly in our bathroom but still leaked to the whole room was too much! The tv didn’t work. Also soo close to a lgbt 🏳️‍🌈 bar which was loud through the night. Everyone was super friendly too! Food in the area yummy!!

Great Hotel at Amazing Location in Rome!

This is a great little hotel at an amazing location near the Colosseum. The room itself has all modern amenities including wifi. You do have to walk up three flights of stairs and there is no elevator so be mindful of that. Also they have a rule that you must drop your key off at the front desk when you leave the hotel. While unusual they are staffed 24 hours a day so it actually provides extra security (no risk of losing your key!). Overall a great hotel in a very convenient location to traverse Rome!

Location was perfect. Staff was excellent. No elevator so you need to climb 3 flights of stairs. The street is very busy and late at night you can hear all the people up until around 2-3am. Great if you want to be one of them but not so much if you want to get some sleep. Beds are low and not very comfortable.

Staff is amazing and friendly. Our room is big enough for 3. Hot shower is very relaxing after doing a lot of walking. They have jetted tub too. Location is very convenient, very close to the Colosseum, 2 mins walk to the train station, 5mins walk to Hop on City Tour bus and 18mins walk to the Trevi Fountain. Lots of restaurants outside the hotel and the gelato is to die for!

Did not have our room on arrival and was allocated another room at 1am. There is a busy gay bar downstairs and was not ideal after an 8 hour flight as the room was right above it. Location however is great, right across the road from the Colosseum. Couple of restaurants and a convenience store around. Room is basic, had great pillows in the 2nd floor room.

Will stay again, but will ask for a room not road facing.

Great room, great location.

This doesn't look like not much on the outside, but it was very clean and nice on the inside. Room completely remodeled. Great location, it is literally across from the Colosseum. Or room was on the 3rd floor, but the office manager kindly took our big suitcases upstairs for us. They also arranged for a taxi to pick us up to go to airport. Lots of choices to eat nearby. Noisy when window was open but no noise with window shut. I would reccommend and definitely stay again.

The hotel was very close to the colosseum and restaurants, all walkable. The room was clean and nice, AC worked great when you needed it, but we went in October so we just left the room window open. There is a bar below so if it gets noisy you can just close the window. Staff were great and they will hold your luggage on your check out date. We would go back.

I only had one night here. It is super close to the Colosseum but the room was in need of an update. The tap and pay doesn't work and there's no elevator which wasn't a problem for me but may be for others. The shower was leaky all over the floor. In a pinch it's an ok place to stay but glad it was only for one night. One positive was that the staff was very kind.

The place to stay near the Colosseum

This is the place to stay if you want to be close to the Colosseum! We tried 2 rooms: a triple (3 twin beds, 2 were pushed together and one was separate), and a double (2 twin beds pushed together). The triple was on the 1st floor and very large and roomy. The double was on the 3rd floor and had a view of the Colosseum (but was pretty small). The rooms have air conditioners operated by remote control. This location is amazing! Steps from the Colosseum and bus line. Lots of restaurants and a bar and gelato shop right outside the door.

The property was very basic. It was OK, and the front desk staff was very nice, but the Expedia listing is deceptive. It says it has on-site parking options. It does not. There is offsite garage parking that is not associated with the hotel that cost us more than 50 euros per night to park at. We were disappointed because we picked this hotel because it said it had onsite parking.

Clean hotel close to the Colosseum

The hotel was nice and clean. Our room was advertised as having a view, but you had to stick your head out the window to actually see the Colosseum. There are a few restaurants and bars below the hotel that are popular and stay open very late. The noise did not bother us at all, but if you are a light sleeper I saw ear plugs available in the office. There were lots of restaurants and corner stores near the hotel and it is just across the street from the Colosseum and a two minute walk to the Metro.

I have to say that my experience at this hotel was for the most part positive. This was due in part to two individuals (can't recall names). One was the young lady who prepared breakfast every morning and was also responsible for cleaning the rooms. Not only was she professional, but she was accommodating. She is a definite asset to this hotel and should be commended. Secondly, was the gentleman who ran the desk at night. He was also professional and very friendly. They both made me feel like my business was important to them and wanted to make sure that I was a happy customer.

Based on these two people (who have worked for the hotel for quite some time), I would definitely recommend staying.

Nice hotel close to Colliseum

After a few hiccups, the stay ended up being quite nice. I would like to mention two individuals in particular, one was the young lady who cleaned my room and also was responsible for preparing breakfast every morning. She is a definite asset to this hotel and should be commended. When I had an issue, she went above and beyond to assist me and make me feel like my business was important to her. Secondly, was the gentleman who worked the desk at night. He was also very professional and worked hard to make sure that my concerns were addressed. I want to personally thank both of them for making sure that I was eventually 100 percent satisfied.

But the most valuable thing that we loved the most was the staff that they have, They are the best. Also have an excellent free breakfast included. Great location prepare for no sleep great staff

Staff were amazing, very helpful and go above and beyond for you. Very close to Colosseum literally across the road it's amazing to wake up to and across from the metro so you can travel cheaply anywhere -prime position. Basic rooms, do have a safe, hair dryer etc. Breakfast is basic but they make the best coffee in Rome and that is no exaggeration! The only issue is the lack of sleep, the accommodation is located above a very loud bar where the music does go on until the early hours - the b&b does supply earplugs but they won't work as it is so loud. It was the only downfall to our trip as you are very tired at the end of the day from walking around sites etc. and all you want is a decent night sleep but you can't get one. If you are up for a trip that involves staying up late partying then this is the place for you but not really for a family or those wanting eight hours sleep. Despite the lack of sleep we really enjoyed our stay and were looked after really well.

Convenient Location

From the hotel's location it is easy to walk to many sights and to access public transportation. The room was also reasonably priced. Due to the location, the noise level is often high and with multiple bars on the street below, it can be loud throughout the night (particularly on the weekend). The hotel was relatively clean, but older and lacking conveniences often present in more modern hotels (this is common in Italy, so be prepared). The bed and pillow were uncomfortable and did not provide a particularly good night's sleep. Additionally, a full size bed is really just two twin mattresses pushed together (also common).

Good location. Many tourists were there sitting outside with restaurant tables, just across the street from the Colosseum, and less than 10 minutes walk from Sapienza University, 5 minutes walk from the Metro B line (Colosseo station). Free WiFI, clean room. There was a small balcony from my room but I did not go outside. LCD TV (maybe 20-inch?) with many channels.

Friendly staff: one daytime and one night time. Sometimes they stepped out. You were asked to leave your key when going out, but the staff could step out, and I waited for over 5 minutes.

No elevator. My room was on the 3rd floor. I had to carry my luggage up the stairs. The steps were made of marble but some steps were a little wobbly or cracked.

The circuit breaker tripped 3 times my first night and cut power to my room and the WiFi on my floor. The breaker was just covered by a poster board. The staff reset the breaker twice and I just reset it myself the 3rd time.

Free breakfast starting 7:30. They had tables indoors and outdoors. Bread, yogurt, cereal, pastry, and coffee. The staff could make the coffee for you or you do it yourself.

on checkout, I was asked to pay a 7-euro city tax, which was also stated on the reservation confirmation.

A very disappointing hotel in a beautiful city

In spite of the positive reviews and ratings, I personally found this hotel extremely disappointing and, if anyone values a well deserved holiday in a beautiful city, then they should not book a room in this hotel.

Pros:
Good location.

Cons (I have pictures of all the cons below, just in case anyone wants proof).

- If I said extremely noisy until over 2:30 am (coming from pub downstairs) then that would be even an understatement. We complaint at reception where Domenico suggested to use the cheap and useless complimentary ear plugs left in toilet basket. No alternative room was provided and therefore, we could hardly sleep during our stay in Rome. No apologies offered... too little for such a high price!!!
- Plastic glasses and no complimentary bottle of water on arrival.
- Very small toilet.
- Shower plate filled up all the time as it was blocked.
- Shower rail fixed with tape.
- Plastic and sticky shower curtain (more appropriate in a b&B, but not for this price)
- Some parts of the shower set were peeled, even when it was not cleaned often (the first gel sachet used remained there until the last day)
- Torn towels.
- Missing frames for electrical appliances in the bathroom.

- No hotel book with information such as how to dial reception, etc
- Dry cleaner's hangers in wardrove
- No bin in the bedroom
- No safety information, no emercency exit info provided in room
- Internet wasn't working in the morning
- Very thin pillows and only one extra left in wardrove (even wh

The photos this hotel has online are very misleading. Not at all what we had expected. The pillows were very flat, ended up using our plane neck pillows instead. the hotel is right above a Gay Club and Bar, so it was a little noisy at night. This hotel is very close to the Colosseum, but doesn't have a view of the Colosseum from the room. If you lean way out your window you can see a little bit of the Colosseum. After we checked in, the gentlemen at the front desk showed us to our room. First we had to walk upstairs and unlock a thick door then lock the door behind us using the key, walked to our room and unlocked our door then used the key to lock the door behind us. So if you don't have a key there is no getting in our out. He told us that if we leave the hotel we needed to give him the key and then he'd give it back once we returned. He said the office was open 24 hours a day. But both times we left his office was locked and he wasn't there. I'd hate to have left our room key with him and be stuck outside our room till he returned. He was very nice, but just felt very mislead.

Great Hotel, Great Staff & Great location

This hotel was lovely. It was right next to the metro stop. The staff was helpful. They were able to hold our luggage while we waited to check in. They booked us a airport shuttle and the breakfast was great. There was lots of variety of foods and it was included with our stay. The metro made it easy to get around. The neighborhood was clean and less crowded. Our room had AC, harwood floors, and nice bedding. I would stay here again any day!

Very Good Hotel for the Price

My wife studied in Florence 10 yrs ago while we were dating, so we wanted to revisit Florence. Great location, charming, really good service from the front desk and from the breakfast crew. For the price, I don't see how you can beat the location and the all around value for Florence. I would highly recommend it to anyone. Many hotels we've stayed at in Italy/Europe do not live up to the value this hotel brings.

not if you are single...

didn't like having to return / collect my room key each time i left or returned to the hostel (and it is a hostel not a hotel). I asked a friend back to the my room - 5 mins later, i got a call on the phone in the room and was told that he had to leave. Nobody except registered guests are allowed in the rooms. There is no lobby which means your guests must wait for you on the street!

what more can you ask for

If you're going to rome you're not going to be spending much time in the hotel. What more do you need than a place to lay your head a somewhere to bathe. You will not be overly impressed by anything here, except the proximity to the coliseum. But for the price and neighborhood, you cannot do better. You pay for location more than anything

I'll try to be as neutral as possible. The hotel is located about a block from the Colosseum, and about 1/2 mile from the Forum. So location is great. Don't expect a concierge, as there's only a small office with a receptionist. The room itself wasn't bad and it looked clean. Simple Victorian style furniture and tiled floors. A/C worked OK. The street that it's on is a busy street. Bars and restaurants on the street level. Our room was on the second floor (building is about 3 floors), but the noise didn't bother us because we are more on the party side. However, if you are looking for a quiet stay, this is not your place. Also, this hotel is located in a gay friendly street, in case this is an issue for you. Not much for us as we are open minded and have awesome friends who happen to be gay. There is a complementary bfast which we couldn't enjoy due to our early flight, so can't review this aspect. Complementary wi-fi worked ok. Our main and only complains which makes us not want to use the same hotel is: you can't keep the keys to your room, and the shower drain was clogged. As for the keys, you will have to ring the bell of the building to get the receptionist to open IF he's available. We had to wait twice for over 15 mins until the guy stopped by the office and heard the bell. What good does it do when you don't have the liberty to go into your room when you need to??? The drain was so clogged water ran all over the bathroom floor. So you mainly pay for location.

Great location

Disappointed with room, very small, but clean. Staff friendly and spoke English. Noisy at night because of bars outside, loud music until 2am Friday and Saturday night. Bars were \"gay\" bars, which was no great problem to us, but for people who don't like to see men kissing and cuddling, could be a bit of a turn off.

Lovely Hotel

We read the reviews before booking and all was as we expected. The negative statements about the bars at the entrance must have received some attention because they were fairly reasonable from a noise level and didn't bother us at all. We took the advice to stay in the back of the hotel and had a lovely balcony with a nice view of a courtyard and buildings. The room was lovely and extremely clean. Rather large by European standards. The breakfast was basic but filling. The hotel staff were very nice and accommodating. The only issue we experienced was that the driver who was to pick us up wasn't there and, when my husband called, said he wasn't aware it was that day. But, taxis are plentiful and were the same cost as the driver. The location was amazing!!! The Colosseo and Forum were literally across the street. Not to mention the location of Nero's gardens. It was a quick walk to several nice restaurants. We even walked to the Vatican - long but doable. Overall we enjoyed our stay very much and would be happy to recommend this hotel as well as stay there again in the future.

Lovely hotel, great breakfast and friendly, helpful staff. Great Location. Only sightly quibble would be with the bars outside - harassing you when you're trying to get into the hotel (to come and eat there). Would recommend it to anyone tho.

Very spacious room and always helpful staff (24 hrs a day). The included breakfast was an excellent continental-plus.Location is a block from the northeast side of the Coliseum and close to the Palatine area.

Hotel is fairly clean and very comfortable and handly located about 50 mtrs from the coloseum metro station, however not situated in the best area at nighttime. it is located directly above two gay bars, so probaley not great for kids! other than the gay bars very quite area at nightime with not much to do.

I think for the money paid the hotel did not live up to what i expected. i also found a pair of dirty boxer shorts which i assume belonged to a previous occupant ontop of the wardrobe?!

cant wait to go back!

This is a great place, right across the street from the coliseum. The metro is also near by. everything is within walking distance.The staff was very friendly, very helpful and very knowledgable of the local spots. Will definetly visit with them again. only thing is there are two bars right outside that tend to get kind of loud if your on the first floors, luckily we were on the top floor. The rooms are great and were cleaned daily.

el unico inconveniente no tienen elevador y es tercer piso pero eso no afecto nuestra estancia
