The apartment was very well presented.
The staff support was great.
The windows's blinds were broken but fixed statically.
The view is however nothing special looking only at the internal builing's area.
All the rest was great. The Colosseum is very close. Plenty of small shops and restaurants near-by.
20-25 walking from Termini train station.

Keep in mind that the first address shown in the insertion it is the one about the office and not the one about the apartment that is few hundred meters away.

The location is misleading -- their office is there but the room was an additional 10 minutes walk away from the historic area.

They send a complicated \"self checkin\" process but probably when you're on the plane so when you arrive you'll be very confused when you show up at their office to find nothing on the door.

The random lady who happened to work there and come out when we were standing on the street confused was nice. But that's it.

I do not recommend supporting this misleading place.

Place was awesome. However, the scheduled transport to the cruise port fell through, leaving us stranded. We struggled to replace it, but finally did at an elevated price. The manager told me they would reimburse us, but that is proving more difficult than it should be.

We had to complete a complicated form to verify identify and get access to the digital lock before arriving. We were a bit early when we got there and were told they’d send us a message when the room was ready. We sent a message to them 2.5 hours after check-in time and they forgot to let us know. The rooms aren’t at the location and no one came with us to make sure we got in okay. We got locked out of our room the first night because the digital lock malfunctioned and not only did no one answer us because it was after 8:00 pm, no one ever checked in with us to see if we ever got back in or needed help. We had to call the lock company directly. The space is large which is nice but there was only a view of other buildings. We had three people in the room but there were only enough towels for 2 people and the space wasn’t very clean. It is well-located and walking distance to the Colosseum. The one bedroom has a large space behind the top of the bed so you have to hold on to your pillow while you sleep or it falls off.

The room is convienient to the Colosseum, Taxi service, Convience store, and good dining. There was no laundry facilities available. We had to take our laundry to a wash and fold place that was about 20 minutes walking distance. The staff said that if we didn't lock the door with the second key they would make up the room and replace towels. I left my towel on the floor and they didn't make up the room or replace towels. When I asked them why no room service they made the bed that night but folded the towel that was on the floor and put it on the bed. I knew it was from the floor because it was really dirty. Luckily the staff was still there and I was able to request a fresh towel at that time. The feathers on the lamps had a lot of dust on them.
The room we recieved was barely big enough to walk around the bed and the small bathroom was not furnished with facial tissues. The only glasses to drink out of were 2 little teacups.
Their email mentioned that we would get free transportation to the airport sice we were staying 5 days. We just had to give them the time we needed to leave. I gave them the time and flight numbers they asked for and did not recieve any transfer to the airport.

The apartment was in a good location bit many ofnthe negative reveiws were spot on; the beds were uncomfortably hard, butnwe had space in the rooms. The shower was tiny and not draining properly. Overall was clean, but was not what we were looking for; the advertisement shows rooms and views that are not necessarily the room you'll get. Ie there was balcony when that was the primary pic in the add. The staff who helped us were kind, the cafe outside was small & delightful. Ultimately the room was \"fine\" and you'll get what you pay for in comparison to other options around the city.

I feel like I can hear everything and everyone in the other rooms talking, and vice versa. I didn’t feel I was getting a lot of privacy as it needed better insulation. It was very cute but I think they could’ve done better with the pictures of the place because I thought I was getting balcony in a different room. It was little confusing in Expedia. Overall, excellent staff, very kind and was clean.

Hi property was clean and it had a lot of amenities around it. It was in the high end of Rome residential area but the pictures on Expedia are almost fake.
It does not represent the real property which is very antique. It is a very old Apartment but very well kempt .
You have to be very careful in using equipment because if you damage it some of the equipments are not replaceable And you may lose your deposit handles on the doors are quite loose and if you’re carrying a lot of luggage with you the elevator is very old-fashioned about 60 to 50 years old elevator in which you have to be careful in closing the doors and the fence. It can only take two big bags. You have to make several trips up and down to transfer your luggage but the service manager Sigeo is always available. He’s very helpful. Futon in the property is very uncomfortable to sleep on.

We recently stayed (7/20-7/23) at this location in Rome for the first time, drawn by its convenient location (walking distance to the Colosseum). We booked two apartments, #14 and #38, which were about a 5-minute walk apart. Unfortunately, our stay had several issues.

When we arrived at 6 pm, we couldn't access apartment #14 due to a faulty door lock. Despite calling multiple phone numbers listed, no one answered, and we were forced to spend the first night in apartment #38. We had a group of 10 people, 5 kids and 5 adults. The kids were stressed, tired, and crying after a long flight, which made the situation even more challenging. A staff member eventually fixed the lock the next day, and we were able to move into apartment #14.

However, our stay in apartment #38 also had an issue. On the second day, the boiler broke down, and it wasn't fixed for the remainder of our stay. We were scheduled to stay for 3 nights.

The hotel offered a 10% discount for the 2 nights (boiler issues that had no warm water for shower) and a 1-night reimbursement for apartment #14, but the process was cumbersome, and we had to file a claim through Expedia.

We were also asked to pay city/local tax, which we were prepared to pay but it was a higher price from what Expedia was showing.

Given the short duration of our stay (3 nights) and the numerous issues we encountered, we wouldn't recommend this hotel despite its location. The experience was disappointing, and we wouldn't stay here again.

The check in manager was very nice. The facilities stated it was looking at collesium and it was not our view was orher apartments windows. The office is in a different location and may have a better view of the collesium. If you are in bigger side the shower is really small. Bedrooms had split units but it was still hot for us. But at least they had that. Area is not so good. We were followed a few times by locals and we had to say something.

This is a bait and switch property! The apartment is in a terrible neighborhood and the site is not what is listed on Expedia Cockroaches in the kitchen no balcony or living room just beds with a closed off for view of another dirty window in the shabbiest part of the coliseum area ! We have been to Rome many times and this was a scam property the shower was minuscule and broken hand held shower head ( we are small people and had issues fitting I asked for a two bedroom space with kitchen and sitting area was shown pictures of beautiful places which I paid well over 800$ dollars for two nights six months prior we had decided to try a different area then usual because of the crowds but it was one of the worst ! Don’t go! Wet cleaning rags that smelled pillows without cases I could go on but it’s was a prison cell that the management said I booked and would not let me get a word in it WAS not I’m a seasoned Expedia gold member and I know Rome this was a scam

We enjoyed our stay in this apartment while in Rome. It’s a very large apartment and was nice for our family of four to be able to spread out. The location is wonderful. Lots of restaurants in the area and a joy to walk out every day and see the Colosseum. It was great to have the Colosseum Metro stop right there and there’s also a taxi stand so no matter where we needed to go it was convenient. The only reason I knocked off a star is that there was a very strange funky smell in the apartment. It smelled like someone was roasting two pans of brussels sprouts all day long. When you were in the apartment for a while, you would get used to it, but when you would come in From a day of sightseeing, the smell would hit you hard. I believe it is a dry drain plumbing issue. I think they are aware of it because there are many gallons of air freshener in the closet with cleaning supplies, but they didn’t really seem to help. Overall, I would still stay here again, but I do feel that the smell issue needs to be noted.

Make sure you pay attention to the trap that myself and other clients have fallen into. When you look at the property online, the pictures are amazing and the description is excellent. Be aware that when you book, you get locked into a B&B room or apartment. When we checked into the apartment, it wasn’t what was pictured. Even the confirmation had a different address than was provided. The manager tries to add fees once we arrived which is not allowed by the Hotels/Expedia contract. I already know how the property manager will answer based upon similar reviews made by other clients. It really is false advertising. The manager and Hotels.com blamed each other. Wouldn’t have paid this much for this apartment if I knew what we were getting. We paid less per night for two rooms near the Vatican at Spring House, Hilton. I wish we would have stayed there and cancelled the apartment. Live and learn.

Fantastic place to stay

We had a fantastic stay here.
The accomodation is located inside an apartment building. The owners were in contact with us in advance, explaining how to access the building. This meant that we were able to arrive at any point during the day, even after staff had left for the day.

It is in a great location - less than five minutes from the Colosseum and very close to the Metro and bus stops.

Breakfast is not included, however, you can request breakfast to be brought to your room for only $5 per person each day. To do this, you are given a piece of paper each day and you simply tick which items on the menu you would like and what time you would like it brought to your room, leaving it on the reception desk each evening. It was great value for money and very nice to start the day immediately with fresh food and coffee.

The room was clean with well-maintained facilities. The bathroom is quite small, which is something you might want to bare in mind if you are someone who requires more space.

The staff are incredibly friendly and helpful.

We loved Rome and would definitely consider staying here again if we visited again!

Wife and and teenage daughter had an amazing time staying here while vacationing in Rome. 2 rooms gave us space and privacy while the location (a few blocks from colosseum) was awesome! Pick up from the airport was a little crazy but worked itself out and was free! Slightly harder mattress than preferred which is why its only 4 for comfort. Check in and communication great. It was very confusing as the address listed was the actual office not the apartment. They were accommodating at letting us check in at 10 o’clock in the morning rather than the 4 o’clock time which is nice. The bedrooms of the apartment were nice and the bathrooms were good, accommodating all of us. I did not like that there was no common room for us to hang out except for the terrace. Terrace was very warm since it was summer and not usable during the day. I did not get the benefits of a room upgrade or any other VIP perk that was Site. I was supposed to get a $20 credit for a bed-and-breakfast that wasn’t there as well. Finally called the person at the office and they talked them into it was a bit of a hassle. Elevator in the building is also very small and Does not accommodate luggage easily. The location of the apartment they gave us was great Cam right down from the Colosseum with some nice restaurants along the walk. Just be aware that the pictures they show on the website don’t really match with the apartment is. Overall a decent experience, but probably not pay as much as I did for it.

This apartment was very spacious. Location is great, close to colosseum and so many restaurants around. It has everything you need for longer stays, including a washing machine, dishwasher, cooking ustensile. Building is older, but it’s pretty well maintained and it has a lot of European history. The apartment itself was very clean and looks like it was remodeled not long ago.

Great location. I stayed at the 3 bedroom apartment, and it’s 10 minutes walk from the Colosseum. There are other buses and metro stations within 10 minutes walk also to access the rest of the city. Apartment is adequate size; small but in-line with other options in city center. Having 3 bedrooms and 3 bathrooms is a major plus. We did not get to use the terrace because it was 100F in Rome.

We stayed at apartment 226 via San Giovanni Laterno in August. It’s a great location near the Colosseum and many shops and dining options, just far enough away from busy areas to be quiet. The apartment was spacious with two nicely updated bathrooms, two bedrooms, a sitting area and a small kitchen. Only issue is the King bed which was sagging in the middle, when I looked under the mattress the frame was bent and being held up by a stack of books! I told the owner and he said he’d send his assistant the next day but we didn’t see anyone or any repairs and left as planned after two nights.

The instructions are very clear, you do need to check in at lease 24 hrs before so you don’t have any issue to get in. There’s nobody at reception to check you in but the instructions they send are very explanatory. Finding the address was a bit hard, make sure you have good phone service when you’re here, that helped us a lot.

This stay was absolutely terrible. The room I got was nothing like on the picture at all. None of the 200 pictures showed the room I got. The room I got was small, it smelled horrible like nobody ever opened a window and bathroom was smelling from shower drain. Breakfast system is very strange, you have to fill in a paper that receptionist dont share between them. So we got the same breakfast two times even though we send a new form day before. The receptionist then said they do not communicate between each other. The only positive thing was location. It is literally 200m from Colloseum.
I would never stay here again and i dont recommend anybody else to stay here. I felt scammed

The apartment was roomy and easy to find. Those in charge of it are very responsive, when we had questions or wanted to reserve taxi, they were very helpful. The beds are very hard though, we stayed in the apartment in Celiamontana. The soap in the bathrooms needed replenishment, but other than that, we enjoyed our stay. Close to the Colosseum and metro.

This apartment was not available to us as the owner never confirmed check in and the suite was already occupied. I am furious as I had to book and pay for another hotel. Any charges applied to my account need to be reversed immediately !

We really enjoyed our stay. While the apartment was not the one we thought we booked, it was very good size and convenient. There was no view of the Colosseum. BUT, there was air conditioning, comfortable bedding, a nice kitchen, fridge, coffee, hangers. We used the washing machine once and it made the whole apartment stink but I appreciated having it. I would absolutely stay here again.

Where do I start. I would like to be fair and leave a constructive review for other travellers.

We staid in this apartment for 3 nights and the only thing I can say thank god that we didn't stay any longer.

I have to say after reading all the reviews it seems I have missed the most important information. There are few apartments and not all apartments has a view.
The main reason why I was attracted to this B&B was that it had 2 bedrooms since we were travelling with our 11 year daughter.
When I was checking the apartments, I wanted something with a view, but it was very confusing by looking at the pictures what views the rooms has. But I thought even if there are no balcony we should be okay.
How disappointed I was, when we arrived to apartment opened the windows and the only view we had of the courtyard and other windows facing you.
The apartment itself was clean and has a nice traditional vibe, if it's what you want. But very dark and with small window never had enough day light, we always had to switch the lights on. I was feeling so bad here that wanted to go back to the apartment sleep and leave again.
Now regarding the bathroom, there are only shampoo like 3in1 . The shower cabin can only accommodate smaller people if you are tall and big, not sure how you would fit. The worst though was the water pressure, it was so slow, that took ages to have a shower or wash hair.
Overall the location is really close to Coliseum.
Hope it will help to make decision if its for you.

The staff and owner of the flat were nice. I just don’t like the flat or apartment because the towels were dirty. It has a stain. Molds in the shower curtain and the pressure of the water is super low. I was not comfortable at all. My kid got a bed bug bites on his back :( Seriously.
I won’t stay in there anymore. We deposited 300 euros and it will take them 2-3 weeks to give it back.

The apartment is perfectly situated for a tourist wishing to visit the historical treasures of Rome. Every morning after enjoying the included continental breakfast we walked past the Colosseo. Every evening we walked past the Colosseo on our way home.

The main pluses:

Price--reasonable

Location--You are a block from the Colosseo and in a really nice neighborhood, with tons of choices to eat, markets and a pharmacy, an interesting wine shop across the street. It is really perfect for the tourist.

Staff--The three folks we met were excellent and really deserve compliments for their friendliness and help.

The apartment is rather small, although not cramped. It was clean and certainly appropriate for our uses. However, it was missing a few small things that would have made it really great (and wouldn't cost a lot for the owners to remedy). Things like washcloths and more shelves and hangers would have made it much easier.

The check-in is kind of odd and I think it could be explained more clearly, but once this was solved there was no problem for the rest of our stay.

Would we stay here again? Yes. The location, the staff, and the price are really quite attractive and other than the fairly small issues I have mentioned it was great.

The property is located within a 10-15 minute walk of 2 metro stations, which is rare in Rome and the reason that we chose it. The apartment was clean and we had everything that we needed. The beds were very uncomfortable though, I felt as if we were sleeping on a box spring, not a mattress.

Don’t stay here. Be careful if booking, there is a b&b option OR apartment. We assumed we had booked a b&b. After arriving to the apartment it smelled horrible so we opened windows and went out to dinner as our flight got in very delayed. When we got back we tried to shower though it still smelled. The whole bathroom started to flood with sewage water and drain water. I called the number given (the owner) who then yelled at me for calling him so late constantly yelling what do you want me to do about it so late, I thought maybe he’d like to know that we couldn’t stay in the room and it was flooding sh*t. The location was amazing but the owner was awful and the room nothing like the photos. The lady speaking to us on the phone for booking was kind though.

It was located very conveniently near the Coliseum and near a number of restaurants. In my room was a map with local sights as well as conveniences like supermarkets and ATMs. I look forward to staying there again the next time I'm in Rome!

Nice, clean apartment. Plenty of storage, however, more supplies like dish detergent, cloth detergent will be nice since what's left is not enough that we have to purchase more from grocery stores.

We had a great time here. The apartment was spacious and airy. It's a good location to get anywhere in Rome. There are some very good restaurants nearby which are not at all tourist oriented, which is good if you are interested in a more authentic Italian food experience. It is very quiet.

We loved the two bedrooms apartment very much. It is very roomy with a huge dining room and a living room. The kitchen is well equipped with pots, pans, plates, bowls, cups, eating utensils, toaster, hot water pot, etc. Towels and bedding are fresh and clean. Location is very convenient. Only 5 mins walk to colosseum and the Forum. Will for sure book it again next time we we come back to Rome.
