Overall, the staff was polite and the hotel was very clean. However, there are several issues that potential guests should be aware of.
Room Downgrade & Logistics: We booked 4 nights and paid in advance via Hotels.com. A few days before arrival, we were told our original room wasn't available for the first night. We were forced to stay in an inferior room and move the next day. Even worse, on the day we moved, we had to check out by 11:00 AM but couldn't access the new room until 2:00 PM, leaving us without a room for a midday rest.
Serious Privacy Concern (Spa): As compensation for the room mix-up, the hotel offered us free access to the spa (which usually carries a fee). We booked a private slot at 6:00 PM and were told the area was reserved exclusively for us. Naturally, we felt comfortable undressing. After 30 minutes, we discovered a security camera that no one had mentioned. When we asked, they claimed it was \"only for security,\" but we felt our privacy was completely violated.
Room Layout: In the second room we moved to, the sink was located inside the main room rather than in the bathroom, which was quite inconvenient.
Amenities & Breakfast: Our booking included a bottle of wine, but we only received it after we complained. Additionally, breakfast only includes basic filter/carafe coffee. If you want a cappuccino or any espresso-based drink, you are required to pay extra.

Beautiful boutique hotel with great amenities. You simply can’t beat the location. Steps away from Monastiraki subway station and tons of great restaurants, coffee places and bars (the hotel bar is great too) in every direction. The staff was super friendly and helpful. My room was nice and clean, beautifully designed and decorated. Awesome bathroom. The huge balcony had partial acropolis views as well as the beautiful observatory building. I would definitely return.

The room was very clean and my husband and I could spread out as much as we needed. Not having a standing shower was hard but we made due with the tub and handheld shower head. And we had to get used to throwing our toilet paper in the waste bin and not own the toilet. The staff was freindly and easy to communicate with.

Lovely, clean hotel with amazing staff. We were in the annex, and we had about 5-6 flights of narrow stairs to climb to get to our room. It’s fine if you are aware of that, it was a bit of a struggle for my senior dad. And there is only a bath tub in our room, which was not the most convenient for cleaning up after a long hot summer day. But the staff brought our suitcases up which was incredibly kind!! Breakfast was nice in the main hotel, and they stored our luggage until our room was ready. Overall lovely stay, just be aware in the annex of stairs and potentially just having a bath tub.

The staff and communication were amazing. Property is clean and elegant, boutique style.
In an excellent location close to everything by foot. Comfy bed and beautiful room.
The only thing we didn't like was the bathtub shower. Its elevated and hard to step into and there was only a hand-held shower sprayer and no curtain which made showering difficult.

Lovely vibe and convenient location

Although we were on the 1st floor with no lift, this wasn't a problem as the very fit staff looked after our baggage. The willingness of staff to assist with anything we required was great - even offering to store some bags when we went on a short cruise. Although compact, our room had everything we required but our only issue was the lack of hanging space for the towels. We would have been happy to reuse them but they were too wet.

( the street looks kind of shady, but a block away from the resort you have everything accessible ) The only negative part was that you have to walk 3 floors up (45 steps) to your room in the resident side, they do have someone to help with the luggage. The room was small and the mattress in the room was very uncomfortable.

I really appreciated the staff and free breakfast. The breakfast was amazing! The hotel was very nice, beautifully decorated. The only issues I had was that we were placed on the third floor and there was no elevator in that part of the hotel. If you are differently abled or have physical limitations that prevent stair climbing do not get the third floor - if you have heavy luggage this could be an issue although the staff helped take up the luggage. Be aware that this hotel does not allow tissue to be flushed in the toilet and if you aren’t accustomed to a bidet that might be awkward. Also the big spa tub was nice but we had no stand up enclosed shower. There was a handheld spray faucet but you end up getting water everywhere. All in all I would recommend for a short stay if you don’t need an accessible room. I don’t think this was made plain in the hotel description or booking with Expedia it should have been. I can only speak for our room the main hotel rooms may be different.

Bathroom could have been more sensible - shower screen and a holder for the over-bath shower. Air con kept turning off throughout the night which was highly annoying.

Excellent renovation on the room. City view was of a building under construction therefore the balcony was useless.
First room was facing a busy street and was very noisy but they changed our room upon request. The foyer to the residence rooms smelled liked sewer gas but the room did not smell. No elevator to the residence room so 3 flights of stairs!

One thing is just there are many graffiti in Athens so you might think it’s a bit concerning initially, but that’s overall how the city is.

She was like a personal valet, watching out for us, giving us recommendations, making sure breakfast was exactly how we wanted, coordinating to be sure our minor maintenance issue (a lightbulb was out) was fixed immediately. This was an ok accommodation - location was the best thing about the property. Room was mediocre - staff gave us MULTIPLE wrong references and information that seemed to contradict details we discovered on our own. It is located in a wonderful, walkable area however with many shops, eateries, taverns and coffee shops around. We also walked to the Acropolis from this hotel. Although we paid for a VIP and room upgrade, we did not receive any of those benefits, sadly. Don't think we would return to this property.

This residence is very nice overall, clean rooms, modern design, and a perfect location in Athens. The only major downside is that there’s no elevator, which wasn’t disclosed ahead of time. Our room was up a steep, winding flight of stairs, and while staff helped bring our bags up at check-in, no one came to assist us at checkout despite confirming a time and calling down for help. We ended up struggling with heavy suitcases ourselves as two small girls. To make matters worse, as we passed by the lobby, the same staff member was sitting there alone with no other guests waiting, choosing not to assist us. This left us feeling dismissed and disappointed after what was otherwise a lovely stay.

Beautiful property and great stay otherwise, but not very travel-friendly if you have large luggage or mobility concerns.

The hotel has 2 buildings one with stairs only no elevator and the other has a small elevator this is important specially if you stay at 4 floor
Also some rooms has tubs without shower head so you need to make sure from the booking if you want the shower head .
otherwise the hotel location was very good we didn’t rent a car the streets in front of the hotel are small and fits only one way enough for one car no side parked cars
I am not aware if they have a nearby parking area

Expedia listed my room as king bed and displayed pictures of a king room with a bathtub and shower, however when I checked it, it was a Queen bed with no bathtub! I contacted the hotel and Expedia and they were both wrong. They both tried to blame each other. The tv never connected to my iPhone so having a tv was useless. The safe wasn’t locking. The AC was difficult to use and we couldn’t change the temp. The staff was excellent and accommodating but we ran into quite a few issues. Also the rooms are all only accessible by stairs, lots of them!!! No views from the rooms we had! Overall we were fine with the room but would not rebook.

My cousin was checking in and her backpack was stolen from the lobby. In the backpack was money, identification, medication, etc. We had been there 5 minutes- the hotel had cameras, called the police but ultimately took no responsibility for the situation. The lobby is a part of a private business; it should be a safe environment, especially when checking in. What a horrible start to our vacation!

Poor bathroom design, and waterproofing, we were showering and got a phone calling saying water was leaking to the lobby.... They told us to lower the curtain, the curtain was already lowered, I later checked the tub and noticed gaps in the caulking against the tub... We were also called every hour throughout the night from other rooms thinking we were reception...An alarm went off from outside of our room at 5am the one morning, reception knocks on our door 5 minutes later and asks If were ok, said the alarm was from our room... The alarm did not come from our room,, it was from outside.. Cant shower properly, can't sleep properly. not sure it can get much worse than that. Location is prime, book here if you want to be extremely close to everything and you dont care about sleeping or showering.

The staff was very helpful. They even did a taxi arrangement on the day of taxi strike.

The only negative I would say is that there is not an elevator. A lot of stairs. Didn’t bother us but if you have family members that would have difficulty climbing a few flights of stairs, then it would be an issue for you.

This is a wonderful boutique hotel. Location in central Athens is outstanding. All the staff is extremely friendly and responsive to anything you need. The breakfast buffet is delicious. Front desk manager Kalina was especially helpful when my purse was lost and I needed to contact the tourist police. I couldn't recommend this hotel higher.

This could easily be excellent vs good. Location is outstanding, hotel is very clean and staff is very friendly and eager to serve. I rated good and not excellent because there is no baggage service before 11 am, and it’s very dangerous to haul luggage down the spiral winding stairs, especially with no rails. If your room is in the Residence, you’re on your own if you have an early departure.

Close to tube station as well so easy access to the airport and port for our trip to the islands.

Our stay was good, great location and housekeeping did a great job each day. Think check around mobility is required as we were on a second floor with only stairs which could cause other guests issues. Also a mirror above the dressing table would be useful for doing hair and make up as full length mirror doesnt have a power point near it.

Amazing, chic, central hotel

Had an amazing stay at the The Residence, the staff were more than helpful and couldn’t do enough for you, can’t praise them enough. Location is superb, rich in the heart of Monistiraki and easy walking to all the main attractions. The room was also great, very clean, great facilities and even had a view of the Acropolis! It was a really nice hotel, clean and tidy, with a large room big enough for 3 people. The breakfast included both hot and cold options.
The biggest issue was finding somewhere safe to park. You need to plan this before arriving, so you don’t waste ages in downtown traffic!

We loved our stay here and would stay again. I loved the 3 balconies in the room. It’s wasn’t quiet during the day, but it was peaceful sitting there with the day life sounds surrounding you. The property and room is super cute and clean. The AC was perfectly cold for our liking. There is water and snacks that do cost but super reasonable prices and it is restocked with house cleaning. There is blackout curtains that came in handy when the jet lag hit us at 2pm.

The hotel is close to the Monastiraki train station and easily walkable with luggage. We took the train there and had the hotel arrange a car back to the airport. The train took about 40 mins, the car took about 45 minutes. Also close to Monastiraki Square, so much dining and shopping! We walked everywhere and the hotel was nicely situated to allowed that.

The staff was amazing! Georgia was there on our last day and she was amazing with accommodating a late check out and recommending a time to be pick up. However, each staff member everyday we were there and talked to was helpful and so nice. When we thought our door wasn’t locking, they were there immediately there trying to help even though it started working when he got there.

There is no elevators in the side we stayed on, but the staircases were so pretty that we didn’t mind climbing the stairs.

5/5 would definitely recommend and stay here again!
