This small hotel is a gem. The staff is very friendly and helpful, the rooms are clean, the attached bakery/restaurant is excellent and parking is free. It is an easy drive to the metro station park and ride which makes it super easy to get into DC. I highly recommend it.

VERY noisy fan and the hotel which claims to have soundproof rooms was one of the noisiest I can remember. We’ve stayed here multiple times. Location is great and staff is always wonderful. We did not get our cookies upon check in. Each morning if we weren’t down early the muffins were gone. Coffee is in the small lobby, not the actual bakery. Found that out after standing in line for 10 minutes in the bakery. Beds are not the most comfortable but sufficient. WiFi was incredibly spotty for work calls. Video froze multiple times in an hour. Had to go to Panera across the street for good wifi. Great place to stay for a couple nights but limited for longer stays imo.

Stayed for two nights. This hotel has the potential to be really great, but it’s just okay. My room smelled of old cigarettes being covered up by an overpowering air freshener. When you flushed the toilet or ran the sink water for too long it started to smell like sulfur. There were still toenail clippings from the last guest on the floor and also found two little worms on the ground in my room. They are also doing construction on the back patio which would have been nice to know about before booking. They also have a restaurant attached that felt overpriced for the food I got.

This is an excellent place to stay! The staff is friendly and top notch. We love the bakery which is attached to the hotel. The rooms are clean and modern. They are small so this would not be a great option for children or if you have a lot of luggage. Extremely walkable location with lots of restaurants near by.

We adored staying at this cute boutique hotel! The staff were absolutely lovely people. They were incredibly friendly, and it was abundantly clear that they cared about their customers experiences. Godfrey's cafe offered amazing room service, delectable pastries and I had one of the best sandwiches of my life there. If you choose to eat at the cafe, the ambiance is amazing and it is obviously very popular with the locals. Our only regret is not anticipating how much we would love it in Falls Church and at Meeting House, otherwise we would have spent the entirety of our trip here. Definitely a must stay!

I saw a lot of complaints about how hard it is to find the hotel entrance, but honestly, that’s exaggerated. There’s plenty of signage. Check-in was smooth — the woman at the front desk was fantastic and very attentive. My room was spotless, super comfortable, and the location is perfect if you’re staying in NOVA.

The only downside was it being so small there wasn’t a lobby area to congregate in. And we didn’t want to tie up tables or seats within the cafe. And during peak times of the cafe hours the parking was a little hard to sort out. But other than that we loved the stay.

There were a couple of things that were off for me. 1. The bathroom light and I think fan went off like 10 times while showering and brushing my teeth. 2.The room was like a boutique but the lights in the room were very low. 3. There was no mini fridge and I could not refrigerate my leftovers from downstairs. Air Conditioner was on a timer for ECO and it was set and could not be changed so I think it was locked. I did love the ease of parking. The exit under the portico very refined. Although, my daughter met me and said several people were confused and entered the exit. I loved loved loved the fire pit and the people I encountered. The bakery was nice. In the morning there seemed to be an upscale crowd. On the day I arrived, the power was out and asked for a high floor before I found I had to walk 4 flights but the elevator kicked in soon afterwards. Overall, I was satisfied.

Overall stay was excellent. The welcome cookie was so good. The room is clean and has modern/minimalist look. Hotel has free parking, plenty restaurants in the neighborhood. The only thing missing is, I wish the room has electric kettle, but that's my preference because I like having warm water. The aesthetic is gorgeous but it was a very tight squeeze. From the lobby to the elevator, the hallway and the room itself. We had to coordinate our movement around the room so we wouldn’t bump into each other. We wouldn’t go back because the small spaces made it pretty uncomfortable.

The hotel is really darling and was very convenient for my needs. LOVED the cafe / bakery downstairs - food was AMAZING. Everyone was super helpful, and the room was clean and I felt safe traveling by myself. Two pieces of feedback for the hotel - 1) parking - I was super lucky to find a space Friday night when I got in, because the bakery/cafe is so good if you left you wouldn't have a spot when you got back, so I ended up leaving my car there the whole weekend because I was afraid of not having a place to park. I'd highly recommend the hotel consider ways to ensure guest parking is always available. 2) The bathroom light would come on automatically when you walked in which isn't a bad feature, but I would have liked a switch to turn on so I can choose if I wanted the light on when I walked in there in middle of the night. Was a tad jarring to suddenly have the light come on when the night light was enough. Again - minor feedback when looking at the overall picture. I really enjoyed the stay.

Would consider this a boutique hotel in the European style. Front desk is not always staffed, and you have to ring a button for someone to show up and let you inside at check in, which took less than 5 minutes. The room was in excellent condition, but very basic. No dresser, no chair or couch, no refrigerator or microwave. Similar to a very nice dorm room like you'd find at many European hotels. Attached Godfreys restaurant is a very nice and cozy place to eat pastries along with your coffee in front of a large fire place. Free breakfast includes muffin or pastry, and coffee...which was excellent. Excellent location in downtown Falls Church within walking distance of restaurants and shopping. Employees were all very nice.

We are local and had to leave our home because of a plumbing issue. The next day we were still unsure if we could go back and the management generously offered a late checkout until we knew. When we had to add a day they worked with us on the best rate. The property is very clean and comfortable. The staff is excellent. The breakfast offered of a muffin and coffee was superb. They even accommodated my picky teen and gave her something she would eat and drink since she didn’t like the muffin choices and doesn’t drink coffee. A superb experience.

Everything at the Modern House was excellent. From staff, service, cleanliness, amenities, look, and feel. When you stay here you get a more caring feel that you dont see anymore in chain hotels. You can tell this family owned business really cares about their clients. It was so pleasant I almost dont want to post this review so it can stay my hidden gem! Seriously though Meeting House and Godfrey’s deserve all my stars. Keep it up!

This is a poorly designed hotel, and would not recommend particularly for a mult-night stay. First, the entrance is hard to find on the side and dark, and there is no one at the front desk. You have to ring the doorbell and wait - I had to ring 3 times for someone to come. The rooms are designed for Instagram and not for practicality. There is no closet, just an open peg, and no drawers. Lighting is poor, and there is no light near the clothes bar or where you’d put your suitcase. Trying to find your clothes and get dressed in the dark is no fun. And everything else in the room is miniature whether the “desk” or the bathroom vanity/shelf.

Not enough lighting in the room. There was a lamp at the far corner, a wall light between the beds, the bathroom light and a tiny desk lamp.
The AC/heat unit was noisy. It kept cycling on and off. I even tried keeping the fan on but it still kept cycling. I ended up turning it off completely.

My husband and I chose this hotel due to the proximity to a New Year’s Eve party and based on the pics on the website. The elevator barely had room enough for 2 people. (Not kidding)
