The owner Tiffani is one of the sweetest people you'll ever meet. She's an amazing cook as well. She shared her family recipes for breakfast and was very accommodating. I stayed in the Texas Special room which was in the main house with a balcony. The house has all the small town southern charm you'd expect.

Katy House Bed and Breakfast is an absolute delight in a fabulous Texas small town! Smithville is quaint and charming and Katy House seemed to fling its arms open wide and embrace us with comfort. Tiffany thought of EVERYTHING - all the little touches that made our stay over-the-top. So many B & Bs now opt for continental breakfast so our made-from-scratch breakfast was wonderful. Even the coffee was perfect!!
We loved the bath products, the fluffy towels, the crystal water glasses, the throw across one of the bed corners, the plethora of pillows to choose from. Shall I go on?

This is our 1st Bed and Breakfast experience and we loved it. Tiffany greeted us with a great big smile and showed us where everything was such as fresh baked cookies, coffee and tea area, family board games and magazines. She offered us fresh cool wet towels with eucalyptus due to the heat outside which I thought was a nice gesture. She gave us recommendations of places that were opened to eat. Honey’s pizza was delicious and walking distance. My husband and I really loved her hospitality. Breakfast was amazing and plentiful. We sat as a family with others in a big table of 10 where we got to meet and greet others and shared our stay. There was WiFi available and smart tv. Front of the house had rocking chairs and swing bench to enjoy a peaceful morning, afternoon or evening. Antique shops are in walking distance which we enjoyed walking in the evening. Overall a great, quiet getaway. We really loved it and will definitely stay again!

Our experience was so wonderful! We stayed in the Katy Tower room and it was absolutely adorable and so clean. Tiffany kept in touch the day of check in and was so communicative with respect to anticipated time of arrival, check-in procedure, parking and dietary restrictions. Our room had a deck with chairs overlooking the property-a perfect spot to enjoy a bottle of wine after a long day of traveling in Texas spring thunderstorms. We enjoyed breakfast in the garden before departure; in fact, my husband still has not stopped talking about the eggs! Katy House was a perfect stay and we cannot wait to return. Extra bonus: beautiful dog on site.

The Katy House is truly a gem with well appointed tasteful decor and lovely art pieces that makes you feel you stepped back in time. Our host Tiffany was an absolute pinnacle of someone who excudes love and care towards her guests from the moment you meet her she does her upmost to ensure you feel welcomed and that her home is your home. Breakfast was delicious with fluffy blueberry pancakes from her family reciepe. It is not often you stay somewhere where the pure enjoyment of opening ones home is extended to all those that at first are strangers, but when you leave gives you a warm feeling of home. A nice relaxing change of pace from Austin (where we spent the first two days of our quick trip to escape the cold). The house is beautiful and the hosts friendly without being too intrusive. The vibe is antique/tasteful instead of cowboy kitsch which is something I personally appreciate. Breakfast was delish too--fluffy biscuits and a veggie quiche (I requested vegetarian) and homemade sausage was available for the omnivores. Coffee was hot and plentiful too.

The room was immaculate and spacious. The breakfast was amazing! The porch was the place to be in the afternoon and morning. Loved our stay here so much! I never thought I would say it, but the jalepeno grits alone are enough to book your stay. Bars are walking distance from the B&B, and the town is adorable. Smithville Historic Home
This was truly a home away from home. The hostess, Linda, made me feel like part of the family. The bedrooms were spacious and nicely appointed. As a light sleeper, I appreciated having my own AC unit that also served as a white noise device. We all know that private B&Bs can be noisy. The Katy is within walking distance to downtown shops and eateries. Not having a car on this trip made that fact important to me. Linda paid attention to my dietary preferences. I would definitely place the Katy on my list of B&Bs to visit again (especially with those lovely sheets!)

Spent a couple of relaxing nights at The Katy House B & B in Smithville, Tx. So delightful and full of historic charm. Country style breakfast was excellent. Innkeeper was a great cook and travel guide to the city's sights. We are sure to return!

Swinging time in Smithville
Hadn't been on a porch swing in years. This house (built in 1909) was beautiful. One could easily see the work and effort put in to making this beautiful old home as quaint and charming as it could be. Even the yard and flowers were beautifully kept. The staff ( including the two pugs that my grandson fell in love with) were outstanding. Their knowledge of the area including shopping, restaurants, and points of interest was very helpful. The breakfast was outstanding. Highly recommend this place.
