There were many restaurants but we were here offseason but still had enough options for food and bakeries. Uber was cheap to old town but the bus was right behind the hotel. The view was absolutely amazing.

Lovely apartment right on the water with beautiful view. We loved sitting on the porch/ deck watching the boats and people go by. The shower was a problem, dis not operate properly and leaked through to the bathroom floor. Everything else was spacious clean and great .

What a spot!

Fantastic few days at the Adriatic. The view from the apartment is the show stopper, uninterrupted across the harbour with its busy tour boats and of course the cruise ships. Lots of bars and restaurants within a short walk too. We did the walking trail around the headland ( approx 7km) recommended by reception, which was brilliant.

The staff were amazing, pleasant friendly and very helpful. Sorted airport transfers for us which were excellent.

The apartment was perfectly clean with everything in order and housekeeping came every day. Maybe a couple of upgrades required (bedroom lamps/curtains) but it did not spoil. Great bakery close by with beautiful pastries for breakfast, also shops and the supermarket all within easy reach.

You can walk to the Old Town in about 20 mins or an Uber was €9. Buses ran frequently but we didn’t use them.

We had a fantastic stay and holiday in Dubrovnik, highly recommend the Adriatic apartments. The Croatian people are friendly and genuinely seem happy for visitors to be there and most importantly we felt safe.

Place was very nice but beds were rhe worst I have slept in!! Room 2, the mattress literally must be a box spring instead of a mattress.!! We stayed 4 nights and had springs digging into our whole body!! Couldn’t sleep properly. I think the floor would have been better!! We had busy days and we wanted a comfy bed to sleep in and rest but unfortunately this was not possible.😞 the view is amazing and the girl at the desk was friendly but that is about it!! Not worth the money spent!!

Great Location and View, but Wi-Fi Needs Improvem

This studio apartment is situated in an excellent location, offering a beautiful view of the harbour. It is located just 2 km from the Old Town and is well connected by public transportation. Two main beaches are within close proximity. Additionally, a restaurant and a supermarket are conveniently located on the ground floor of the building. However, please note that the Wi-Fi connection was extremely slow during our stay and unfortunately unusable, so we had to rely on mobile data throughout.

We had a fantastic stay. The location is perfect because it allows you to walk to the new area and take 5 minutes bus or taxi to the old city. We had everything around us. The view from our room was stunning. The area had shops, restaurant market. We took tours on a boat and the port is 9 minutes walk. Highly recommend this place.

Paid for hot tub room. Still cold water first night which we understand has to heat with new water but it was cold on our 4th night and couldn’t use. Front desk blamed me and said it is in perfect working order. NOT!
Rude to blame guest! We never touched anything but bubbles button! Scalding hot water that u can get hit but nothing warm and no cold water. Other than getting burned in shower and no hot tub for 2 if 4 days, good view from room but not a lot going on around hotel. Short uber to Old Town.

Overall we had a very positive stay here. The staff are the best part of this hotel, they were really helpful and friendly before and during our stay. The location is great, view amazing, easy to get around the city and bus into old town or walkable too if youre ok with hills.
Only thing I think could be done better was amenities - we had a huge bottle of shamoo/body wash in the shower with the label have washed off. I think if they added a few little extra touches it would elevate the feel a bit to match the \"deluxe\" name a bit more.

Far from DELUXE! Skip!!

The staff was great and the location was a 35-45 min walk to Old Dubrovnik.

Unfortunately, there is nothing “deluxe” about this property. Wifi kept dropping, the curtains were soiled, the shower and toilet sinks kept clogging that you had to turn off the water to allow it to drain.

Toilet paper and a couple of towels and nothing extra. No coffee for the morning or soap for the shower or soap at kitchen sink.

This is a great apartment with good amenities. Close to shops and restaurants. Public transport close by to get to old town. Beautiful view of the bay.
Only thing they could improve on would be their communication as I only received the check in details very late, even after I had contacted quite early on, via WhatsApp and through Expedia.

Ants, mocking receptionist and mold.

We booked an apartment with a small kitchen so we could make food. The kitchen came with ants which was annoying. When we asked the receptionist what they would do about it, he got room service to spray the ants, I know I heard the receptionist mocking me about complaining about the ants, that wasn't very nice. There are very few people who would pay for a room with a kitchen if they knew it came with ants.
There was also ants and mold in the bathroom.
The place also insists on spraying the elevator and corridor with automatic fragrance dispensers and the smell was pretty nasty, it made me wonder what smell they were trying to cover up.

An absolute gem between Lapad and Dubrovnik Old Town. Easily accessible by many buses and your feet if you don’t end up with as many blisters as I did. The apartments were perfect- bigger one for me and husband, with hot tub and balcony. Only drawback is the sun doesn’t always shine but that was fine for this ex-lizard. Bed was comfortable, fridge was huge, shower was perfect and the TV showed BBC news and the football in German so we were fine. Gorman and Ana were so helpful and friendly. Nothing was too much bother. Would totally stay here again if or when I return:)

The property is located right on the water. View of the harbour from our room was excellent. The staff at the reception desk were awesome, so friendly and helpful.
The room was very nice, clean and well kept. The only issue was the exhaust fan in the bathroom was quite noisy and the lid on the toilet seat needs to be replaced. Not big issues and certainly did not diminish our experience.

Please has such a nice view , balcony is a bonus in the city although divider between balconies makes terrible noise when is windy . The room we had, was mark for 4 people one bedroom sofa bed . The bedroom was nice but the sofa bed - sorry but not for sleeping. Springs were broken and it was hard to lie down straight. My teenage girls (light weighted 45kg) were sleeping almost in the seating position. That was not for the luxury accommodation. Place to expensive for provide.
Location is good- walking distance to different beaches and local transit -which will take you to the old city - so car is not needed.
Staff was friendly.

Was a beautiful view but the apartment really needed repairs. AC dripping water onto centre of floor just inside door, very hazardous. Toilet did not work well, both shower and bathroom sink leaked water on to counter and floor. No hand or shower soap, devices were empty. Staff were very attentive but ownership needs to make repairs.

The receptionists were very friendly and helpful, and they both spoke English extremely well (as did most of the Croatians we interacted with). There was an excellent restaurant downstairs, and easy access to a bus station and grocery store. It was also a nice distance (roughly 2 km) from the Old Town, so it was quiet, and it was also easy to walk to the main touristy part of the city.

The apartment and location were spot on. I would recommend this to anyone and i would stay here again. The only and i mean only down side was the smell of the lift.

It consantly smelt like poo. There was atoilet on the bottom floor from the restaurant and the smell went straight into the lift. Almost enough to make you vomit, but there is stairs.

I would still stay here again.thanks from room 2.

Nice Location and staff shame about the drains

Nice location right by the harbour with easy access to the old town and beaches. Staff very friendly and helpful especially Ana on reception. The only issue was the smell from the drains in the bathroom (room 12) staff gave us bleach and air freshener to try and cure it but when left all day or overnight the smell was very bad. If you left the extractor fan on the smell was not so bad. It didn’t spoil our holiday but it does need resolving.

I like the uniqueness of it being on top of a retail business and close to the port. Carpet instead of hard floor would give the apartment more warm feel as walking bare foot is nicer. Pillows need replacing, they do not support the head well. Shower doors are not good, either have full shower or none at all. Otherwise all is good.

It was a very nice little studio well renovated and decorated with everything you need to cook a meal (except for a toaster ). Very well located if you arrive from whatever cruise (big cruise, yatch cruise or sail cruise ship. They are all there just in front of you). Very nice view of all activities in the marina. Busy street in front but if you close the patio door you don't hear anything. Easy to go to the old town by bus(#1 A, #1B, #3 or #6). You can also take a shuttle to the airportfrom the same bus station(called Platanus).

Fabulous! Port views are gorgeous.

I love this hotel apartment. It’s in a great location with easy access to tours and the old City. If you can get the large apartment with the huge terrace and a hot tub, go for it. You will not want to leave. The views are spectacular from all of the apartments that have views of the port. The staff is great too! All good. I did not want to leave.

Warm welcome on arrival and good communication about transfers prior to arrival. Staff are helpful, friendly and knowledgeable of the local area and places to visit. Room was clean and spacious with an amazing view- recommend the harbour view with balcony! Local buses are regular and cheap to get to and from Dubrovnik- only 30kuna for all day ticket and 10 min bus ride to centre. Lovely place to stay and would happily return :)

We loved our stay at the Adriatic Deluxe Apartments and the Harbour view was to die for. The staff at reception were so friendly and helpful with any requests and / or recommendations for restaurants and things to do.

Location is good with a nice selection of bars and restaurants around the harbour and within a 5 min walk. Its a 25-30 min walk to the gates of the old town, which we did on several occasions during our stay. The walking route takes you along the coastline which is stunning.

One thing to be aware of is that if you choose to pay at the hotel, they only accept cash and you can't pay by Card - not the end of the world but would be nice if they accepted card payment on site.

Overall an amazing stay in beautiful Dubrovnik and I would stay here again in a heartbeat.

Amazing Views, Great Customer Service

The views of the harbour were outstanding. The apartment was large, clean, and very well stocked with everything you need to prepare any type of meal. The staff was very friendly and helpful. We like to walk, so the location was a great place to walk into old town, and them come back to a quiet, less touristy place. The apartment are located on the top floor of a small shopping center, so we were concerned that it may be noisy, but were very happy to experience a quiet peaceful stay. We would definately return, and can highly recommend these apartments.

The jacuzzi was nice, though it wasn't ready for the evening of our one night stay (they had changed the water, which I appreciate) but a great spot for morning coffee, overlooking the water. Everything was modern and clean. The bedroom and kitchen were a little small, but just looking out the window quickly made me forget.

We chose this place due to its location. We wanted to be central and walkable to everything, and it really was, although the bus services are great - the airport shuttle leaves from just round the corner and a bus goes to the old town every 5 mins or so. We tended to walk in and take the bus back. Walking is about 25 mins.

The view was incredible and ever changing - make sure you go for a sea view. We loved sitting on the balcony although the price of the view being north facing was not a lot of sun! We didn’t shut the curtains, the view was so good. Fortunately it’s pretty private as you’re so high.

The executive apartment we had was lovely- like others have mentioned, the bathroom didn’t smell great between uses, and I’d have appreciated basic toiletries. The towels could have been better too.

Lovely and new though the apartment is now, it already showed a few signs of wear and I hope it’s well maintained. The continual rattle of the sheets of Perspex used as privacy screens between balconies on a windy night is an issue - take ear plugs as we lost a night of sleep to that.

We ate at the restaurant downstairs and it was fine - much cheaper than the old town and you’ve got a good view. It seemed really popular with locals and is a good last day option too.

Overall, we loved our stay. 5 stars for the view, the location and the friendly receptionist who was there every day from around 9am.

I Tried to do Dubrovnik in Budget Luxury -I Failed

The pictures of this place look great, the view looked amazing, and it looked like a fairly luxurious stylish apartment. It wasn’t anything like the photos other than the view but we were disappointed with how different it was from what we were expecting, they clearly have one really nice room that they use for photos and then other ones that they actually let people book. It was very dated, nothing worked, no A/C, big ugly noisy boiler above the shower. We Didn’t enjoy staying here honestly, Dubrovnik is very over priced so we couldn’t find somewhere else to book last minute instead. Dubrovnik was the last stop in our trip to Croatia and it was a let down after the standard of Hotels and Apartments we had stayed in previously. We didn’t see anyone on reception for our first 3 nights here and we tried at numerous times throughout the day.

Great place to stay close to all the beaches (30mins walk), and a 10 min bus to old town! We also took advantage of the boat reservation for a day- also an offer available at the apartment, it was great!

The view from the balcony was stunning. The only negatives would be that I would have liked personal toiletries, like shampoo and conditioner etc and also some coffee, tea, sugar and milk to have when we arrived. Also, we could only access news channels on tv, Netflix would be good.
However this did not in anyway spoil my holiday and I would highly recommend this property. I would like to come back and stay in the same room (room 13). The two girls on reception were lovely.

We had beautiful sea view but were disappointed there was never any sun on the balcony. Seems that the sunny balconies were at the back (no sea view) but they looked on to a building site. The apartments are above a shopping centre which was great for a browse early evening. There is also a cafe/restaurant at the entrance. Bakery and supermarket nearby. Convenient location 25 min walk to old town one way or 20 min walk to beach (Lapad area) the other way. Plenty if buses too if you don't want to walk. There are also a few restaurants and shops in the harbour area. We had a lovely stay here and loved Dubrovnik old town and the area in general is just beautiful. This is purely accommodation only. There are no other facilities offered by the apartments so not recommended if you like to sunbathe by a pool all day. However they are lovely apartments, perfect for a sightseeing holiday and we went to the beach (stones - no sand) when we wanted to sunbathe. The staff were very friendly and helpful. Ana gave us a map and explained the area in detail when we arrived. Overall we had a fantastic time here.

My husband and I had a wonderful stay at Adriatic Deluxe Apartments during our honeymoon. Ana and the entire staff were so friendly and helpful from the moment we checked in until the time we left. Our apartment was clean, spacious, well equipped and the view from the large terrace was lovely! It’s in a great area near the port with many restaurants, shops and attractions nearby. Other attractions are just a short, cheap Uber ride away, which was a pleasant surprise. We highly recommend Adriatic Deluxe Apartments!

Great location, and stunning view overlooking the port. The apartment has everything you need to enjoy your stay.
Ana on reception was very helpful and knowledgeable, pointing out where to see and which restaurants where nearby.
They also arranged our transfer to and from the airport.

Convenient for downtown Dubrovnik (not old town)

All good but a bit noisy from lifts but staff friendly and helpful. Car parking 5 kuna an hour which wasn’t too bad. Large room with slightly odd layout

Terrible Stay, Don’t Go !

When we arrived we were not able to find the place because it’s actually inside a shopping center (not a good one) and the lift that you should use is just beside the ladies toilet !!! The rooms are clean but the beds are so terrible that everything makes a noise, also all nigh we were able to hear the noises from street and the bed... all night no reception, also in the morning there was no electricity 😂 After that we went to other hotels cheaper and much better ... I can say this was my biggest mistake in booking a hotel !

Just a 5 mins drive to the old town.. nice rooms, excellent view of the bay from the balcony.
One negative thing I could say is the parking situation, if you leave the car even for 10 mins in the front of the apartment to go and check-in, you will get a parking ticket, which we got.

Fabulous views from the balcony.

Lovely spot handy to transport boats and buses. Lovely views of the harbour and quiet. Close to supermarket and tourists places. Lots of good restaurants close by

Adriatic (NON) deluxe apartment review

I never leave reviews but this one I felt was important to write so others are not misguided - bed and sofa bed not comfortable, mattress protectors/sheets rolling off ( worn out edges/elastics), pillows no comfortable, hot water runs out after few minutes in the shower, flush does’nt work, housekeeping cleaning average at best, ants all over the terrace, hot tub not clean, coffee machine/press not working and front desk stated they do not have another one to replace, hair dryer not working, DATED look/ not close to the pictures and furniture falling apart...BIGGEST plus - view is gorgeous

The property is very nice and the view is stunning. The rooms have been renovated within 2 years so they are really nice. It has a kitchen with a full fridge, however it be nice to have few bags of tea or dish rags to dry the dishes.

The receptionist Ana is super nice and helpful.

Overall a very nice place. I would recommended.

We loved the view, the apartment was lovely & clean! Ana the receptionist was very helpful. However we had an issue on check in where the booking was apparently made for 2 rather than 4, although we’d booked the apartment which held 4, they wanted to charge extra. After speaking with Ana, this was waived which we were thankful for. However on our stay, we were without hot water for 2 of the 4 night stay. The hot tub deflated and also stopped working intermittently but this was rectified as soon as they could. A side note to mention when they clean the other rooms and the patio area the water comes through, I didn’t see this and fell out on the patio, just take extra caution. On our return we got an email to ask how our stay was, I thanked them for the stay and expressed my concerns which wasn’t well received, I found their response rude and unprofessional. Overall I would recommend the hotel for the view and location just consider their could be maintenance issues.

Great location, very friendly & helpful staff. Very good room size & amenities. Heaps of kitchen utensils & a Tommy supermarket within walking distance. Airport shuttle bus stop just around the corner (ask staff for precise bus stop as website isn't clear)
Door locks with standard key, not electronic.
Shower needs a curtain to stop water from rotting wooden door into bathroom. The bottom was already starting to swell. No shelves in shower if you brought your own amenities. No towels for the beach if you are going.
Room 6 had a great foldout couch for my friend. She said very comfortable. No view of water sadly but a great room overall. Thin walls, bring ear plugs if a light sleeper.
Accommodation being on the 3rd floor of a shopping complex was a bit deceptive to find at first.
Also reception hrs are 8am to 9pm not midnight. The shops close at 9pm however the Cafe is open til after 10 most nights meaning you don't need a code to enter the building until after it closes. Stair rail wobbly on upper level.

Best location in Dubrovnik. Old Town is too busy and too much hassle to get in and out of with your luggage. Stay here and you have everything you need within a very short walk, including great restaurants, supermarket, bars, shopping. And it’s a $4 Uber ride to Old Town when you want to go and fight the tourists.

We loved staying here - after a long day touring Dubrovnik, we could chill out with a bottle of wine enjoying our amazing view of Gruz and the harbour. Using Uber to get around was easy and fast. Would recommend this place!

perfect view of Port Gruz from our balcony - absolutely stunning. Was quite far away from restaurants but bus service was excellent. Ana, the receptionist, was extremely helpful and i felt we could have asked her anything and she would have tried to arrange it.

Staff couldn’t have been better. Anna took great care of us. Beds were comfortable, good shower, great views of harbor. Very relaxing. Inexpensive and easy to grab cab to old city. Grocery store right around corner. Very pleased with our stay!

Absolutely beautiful apartments. The view from the balcony was absolutely stunning. Great location, about a 25 minute walk to the old town with lots of nice places to eat nearby & close by to a few supermarkets so not totally necessary to even go to the old town. Couldn’t imagine staying anywhere else in Croatia.

We did not have the apartment we had booked... no hot tub and the apartment was next to a hairdressing salon and did not match the picture of the apartment shown on the website. There were no sun loungers and you would not have fit a hot tub on the balcony so disappointed. Great view and the port of Gruz handy for the old town- about 15 minutes walk away. The receptionists were friendly and helpful despite us not getting what we had paid for .

100% recommend. Great for couples.

My fiancee and I stayed at the Adriatic Deluxe Apartments for 3 nights and we would absolutely stay here again. We booked the suite with the hot tub and private terrace - BOOK THIS ONE. It is absolutely worth the additional cost. We were wary that the room/price seemed \"too good to be true\" - but the room is exactly as shown on the website. The views from your bedroom/living room are of the beautiful Port Gruz and have stunning sunsets. We used our private jacuzzi in the mornings prior to exploring the city or in the evening after a long day of walking around. The staff is very kind and helpful. The area is very safe and is only about a 30 minute walk to Old Town. It was a bit difficult to find at first - when we entered the address into our Uber it dropped us off at a mall/store. Go inside the mall and head straight back to the elevators and go to level 3. Then you're there. If you're visiting Dubrovnik with your significant other - this is your place!!

This was an excellent apartment which was well positioned in the new harbour and a couple of kilometres from the old town which is easily reached by local bus.

The room was kept very clean with daily servicing. The shower was lovely and hot and there were news channels in English on the TV.

We found the restaurant Peppers in the Harbour excellent but there are facilities for cooking if you feel inspired.
