We really enjoyed our stay, we thought the staff was excellent! I did have to carry 90 pounds worth of luggage up four sets of stairs and it was quite a workout. I would just recommend to be aware that the hotel does not have an elevator system and you will have to carry luggage upstairs.

Okay so positives. The staff completely makes This hotel the best. Everyone was super helpful and nice. “D” (don’t want to post her name) works the night shift and she was such an amazing person. Very informative about the area and overall we learned so much from chatting with her. The hotel always smelled VERY clean. GREATTT location. Open bar was a plus because you need it to not think about the negatives of the hotel, which are… the room we had was scary, bed hard, just a small corner with a bed and dresser, outlets coming off the wall, balcony has no upkeep, rooftop has so much potential but no one ever cleans up there and you can tell. There is no elevator which we don’t know until the night before check-in and if we would’ve cancelled, we would’ve gotten charged! The owner needs to kiss her staff and give them a raise because they are the only reason this hotel is still running smoothly.

This place is amazing, the staff is very nice and helpful. The roof has an amazing view of old San Juan. Our room was in the alley near a restaurant that played romantic brass and piano music all throughout the day.

I would say this feels more like a hostel than a hotel. The best part is its central location in Old San Juan. The front desk staff were helpful and friendly. We appreciated their recommendations for restaurants and parking lots. The complimentary drinks at the bar and rooftop are nice perks. The lobby is nice. However, our room was disappointing and left much to be desired. It was interior (standard) room so it’s only windows opened into the hallway. The room was dark with yellow, flickering lights. The mini fridge sits directly on the floor. The towels were very worn and a discomforting grayish color. The floors felt and looked unclean. The rooftop views were lovely but the seating felt half hazard and in disrepair. There were leaks in the hallways. I think this hotel has a lot of potential but would benefit from some updates and cleaning.

The hotel has the potential to be much better than it was. I will start with the positives :
- great location , right in middle of old San Juan
- 24x7 Open bar which serves tea, coffee, beer and red / white sparkling wine
- Vibe in the lobby is amazing and welcoming.

Worth noting , there is no elevator available and no help is offered in taking bags up to your room. I got a message after I booked telling me the same but would have appreciated this detail before booking.

The rooms on the other end could be “underwhelming” to say the least. You could count the furniture in the room in one hand. The bed did not have a head stand , there was no wardrobe - there was just a wall hanger with a few hangars. There was one small study / dresser and a dresser chair and finally a single sofa. Whilst I appreciate the rustic / old nature of the property it could have been better kept. The bathroom was small basic with a shower area.
Overall I feel with little investment the property could be so much better. Oh and finally room service was on demand and when we asked for it we were asked “ what would you like to get done”. Can’t remember the last time I was asked that in a hotel ! I would still give the hotel a 3 star but without some considerable changes would perhaps skip staying there again.

The staff was amazing! Open bar for all guests! If you have a car, you will need to find a 24 hour garage or street parking which can be difficult depending on the time of day. We would totally come back though. Walking distance to everything in old San Juan!!

The hotel is housed in a very old building, formerly a monastery next to a church, which gives it a unique historical charm.

The staff were extremely friendly, and the service was exceptional throughout our stay. The open bar was a nice touch, and the team was consistently attentive and accommodating.

Unfortunately, the room itself felt quite dated and somewhat run down. The floors and walls showed visible wear, with noticeable stains and scuff marks. The bathroom was very small, with older fixtures that appeared worn and water-stained. Due to the building’s aging plumbing, toilet paper cannot be flushed, which was inconvenient. Additionally, the trash bin in our room had not been emptied from previous guests, which was disappointing. The air conditioning also struggled to keep up with the humidity, making the room less comfortable.

Overall, the experience might have felt acceptable had we been expecting a more rustic, historical stay. However, this came as a surprise to us, and we did not feel the hotel offered good value for the price, despite the excellent staff and amenities.

Did not see any notice about the hotel, not having an elevator until after Booking. As a senior couple with luggage for an international trip, we had to leave our large bags in the lobby. There was no provision for locking them up, just a staff member saying they would keep an eye on things. The floors in the room of this over property were dirty and did not seem to have been mopped. The worst part, is that our second floor room was a top and next to a street level restaurant and bar that was the source of noise until 1 AM. Just the location of the property in the surrounding neighborhoods in the old town. Don’t book there if you are looking for a good nights sleep after a long day of travel.

The room was very dark and lacked even the basic essentials. Any time you needed water or hot water, you had to go downstairs to get it yourself. The staff were not particularly friendly or attentive. On one occasion, I waited at the bar for hot water while the person at the front desk remained on the phone and did not even acknowledge me. The only redeeming quality was the location. Other than that, the experience was disappointing.

The lobby is inviting and sets high expectations — unfortunately that’s where the positives ended. Our room had no hot water in the shower, dirty floors, nasty towels, no safety chain or deadbolt on the door — just a standard door lock. There was no way to control the room temperature and the TV internet went out at 11:30pm. There is also no elevator, so be prepared to climb four flights of stairs with your luggage — a total surprise that wasn’t disclosed at booking. Our reservation included a bottle of sparkling wine upon arrival which never materialized. Basic amenities like a blow dryer and iron were also missing. When we called the front desk about the hot water we were told there was no issue. A staff member eventually came to the room, confirmed there was indeed no hot water, then dismissed the rest of our concerns as nothing can be done. said she would leave a note for a room discount.
Coming in, out of the rain and not being able to take a hot shower, blow dry my hair, or even iron my clothes after traveling is completely unacceptable especially for the price we paid. I would not recommend

The staff was amazing and the hotel has an authentic charm and hello open bar! So close to everything and very walkable area! We absolutely loved this hotel. Only down side was no elevator and the shower was a bit on the cool side. But made for some fun memories. Definitely would recommend if you are ok with lugging suitcase up a few flights. 10/10 will stay here again!

If you like a place with uncomfortable beds, dingy unkempt rooms and little or no hot water, then this is your hotel! After two days of super short like luke warm showers and almost no sleep due to traffic noice, pedestrians screaming while walking by and city trash trucks, we are happy to be gone. Recommend carefully reading the reviews on this place.
That said, the location is nice and the young staff are pleasant. Their argument that the hotel is do old it can’t have the proper infrastructure needs refinement. A hotel should be clean, provide hot water and muffle at least some of the noise from other rooms, the hall and the street.

Parking Was a challenge even in the areas where we were asked to park. Understanding that this is not a hotel issue but it still was challenging. The initial front desk guy who checked us in was not helpful at all and a bit of an attitude which set the tone of the stay. We were told we were VIP and will receive a bottle of wine. We even discussed the type of wine but no wine was given or offered when the room was ready. Additionally the fact there is no elevator and we were placed on the 4th floor it was a challenge to run out to grab water or something last minute. The rooms were just OK. The linens and pillows were subpar, felt very cheap and very used. I did upgrade to a terrace room but not worth it. Experience was just ok. Probably would stay elsewhere next time.

I think we were a tad unlucky as our booked room had been given away by mistake and when we arrived at 10pm the room on offer smelled of damp. The air con control was missing so it was pretty hinky till we got one on day 2. The toilet didn’t refill properly so each time we had to take off the lid and fiddle with the workings to stop the water running. The bed was very small, rickety and squeaky. The male staff were very friendly and helpful however and the free bar is a nice touch, plus the roof terrace has sweeping views. Location is excellent.

I’m not being harsh. I’m being honest. The rating that this hotel misled me so I want to give real information. The location is good but loud. There is a bar and a restaurant next to the hotel in the alley and every night after dinner it got very loud until after midnight. The floors in the room levels has not been redone and they are so scarred (to be fair it’s antique tile) it’s hard to tell if they are clean. But the floor in my room was not clean. My feet were filthy the first night from walking barefoot to the.bathroom. The bathrooms are tiny. There was no maid service. If I wanted that I’d be at an Airbnb. Didn’t even ask to change my towels until I asked. The staff was all over the place. A few were nice but many were snarky and unfriendly. I will never stay here again.

The staff I encountered were very polite and things were fine. I did however observe how some staff treated other guests and I thought it was rather rude. I’m not certain of the cause but no matter, it was not good. There were pipes that leaked in the hallway. The wine and drinks were flowing which made up for the not so nice accommodations. The floors in my room needed a good cleaning and the bathroom was not the best. It worked for what we needed. One night stay before heading to cruise ship. I would have paid to help take my bags to the room. I was declined assistance.

No elevator and you are expected to carry up your own luggage. 3 or 4 floors Some of the front desk staff were rude and didn’t really want to help you. We asked about reserving a cab the night prior to leaving the next morning at 4:00 departure time. We were told someone would be available at 4 am to order cab for us. We found a sign stating staff was on a break and returning soon. They never did. Had to order an Uber. Left 30 min. late! Party on the street night before, so loud we couldn’t sleep. Would not recommend this Hotel!!!

The lobby of the hotel is nice. The staff up front are apathetic and unfriendly (don’t even raise their heads to say hello) Then you drag your bags up 4 flights of stairs. Open the door to one of the worst $400+ rooms you’ve ever seen. Dirty, no furnishings, basically a one room hostel.

For $250 per night, this hotel offers completely unacceptable conditions. No running water, no air conditioning, no elevator, no breakfast. The room had a strong smell of mold and sewage, the fridge was leaking water, towels were dirty and not replaced, and there were loud noises throughout the night. Cleanliness and maintenance are extremely poor.

In addition, the evening front desk staff was rude and unhelpful. When my colleague asked for assistance because the air conditioning could not be adjusted, he was told to “just wear a jacket to sleep” and informed that no other rooms were available. Only after insisting several times did the staff find another room close to the original one, where the air conditioning was not working at all, making the situation even worse and leaving us feeling mocked rather than assisted.

This was by far the worst hotel experience I’ve ever had. The price is totally unjustified, the conditions are unacceptable, and the staff response was inappropriate. I strongly recommend choosing a different hotel.

Great location in Old San Juan. The staff were pleasant and friendly. The building looked clean and taken care of. However, we had no warm water to shower. Taking cold showers were not so fun. Additionally, the remote for the AC seemed to be for the wrong unit, and as a result we couldn't adjust the temperature. As the AC unit was set low, we were freezing. We ended up opening the window overnight to get some warm air in as it was so cold. We brought this up with staff, but they couldn't figure out the AC and cold water, so we ended up being stuck with it. Considering how much we paid, it was a big letdown.

Staff and service - good. Quality of rooms, pillows, mattress - not so great. Housekeeping and janitorial carts, tools were left in the corridors of the property. AC condensation leaked to the floor of the room. Hot water was mostly cold and switched from hot to cold every other minute.

I’m not one to complain, but we paid $440 and there was NO HOT WATER!! This is a tired, poorly maintained and way overpriced hotel. If you are a senior like me, note there is no elevator so be prepared to carry your luggage up 8 flights of stairs to the 4th floor (staff don’t offer to help). The bathroom was so small 1 person could barely fit inside. The worst part was the poor customer service. There was no apology, let alone any compensation e.g. a partial refund, or even a couple of drinks at the bar. Comparable to a 2 star hotel in Cuba. Needless to say we won’t be back.

The positives: room was clean, staff was polite, and the location is in the old city center. There is an open bar, for whoever cares about that.

The negatives: it was one of the most uncomfortable rooms I stayed in in my life. The bed was uncomfortable, the room is extremely minimalist, with no closet and barely anywhere to put your clothes, there is no hair drier except if you call the front desk and then I had to go downstairs in my pajamas myself to get it. There is no elevator and that could me ok ish but because of that, starting about 4am there is constant loud banging because guests are dragging their suitcases on the stairs (which is completely understandable).

I would not recommend except if you stay one or max two nights and sleep like a log no matter the noise or discomfort. If that’s OK and location and an open bar matter most then it’s fine.

I was very impressed with this hotel. The location couldn’t be better. The staff was super friendly and helpful. Allowing us to store our bags before and after checkout was also a huge bonus. The price was unbeatable for what we got and that was before we knew about the open bar! 10/10 would recommend. If I come back to San Juan, this is where I will stay again.

The room is like a very nice prison cell. No elevator. No pool. NO HOT WATER. Day guy was rude- night shift girl Dayanara is phenomenal and awesome.

Not only a cold shower, but we had to call to get instructions on how to rig the shower. The guy said to turn on the hot water in the sink and leave it on the whole time in order for barely lukewarm water come out in the shower for about 5 minutes before it went completely cold. I feel like the guy thought it was literally insane to expect either a hot shower, a warm shower, or some kind of effort on the hotel's part to stagger showering.

If you like icy showers, or if you want great service during the midnight shift after a red eye fight, stay here. If you are expecting basic hotel amenities like a warm shower, don't stay here.

We didn't check in until 1AM but the staff could not have been nicer. We even got complimentary house drinks upon arrival. Room was great, amazing location in the heart of Old San Juan. A rooftop area only for guests. And a code entry system so only hotel guests were around. Would definitely stay here again.

Staff is helpful, a/c is good, complimentary bar is a nice feature. However, room had a considerable amount of mold at the floor line, room was tidy but basically not very clean, and the mattress was thin, lumpy and not comfortable. Note the rooms are very small.

Great old hotel! Comfortable rooms, open bar was a plus… grabbed a drink to walk around city! Friendly and helpful employees. Surprisingly quiet except for an alarm peeping on first night.
Would definitely stay again!

The bar was a great option to have. We do wish the rooftop patio had some shade instead of bathtubs?
Staff was great, location would be perfect for cruise. Secured entry was admirable.

Friendly staff and great location right in the heart of Old San Juan. Despite what Hotels.com says you dont need to wait for an email from the hotel or arrange anything with them ahead of time. The front task is staffed 24/7 and they were wonderful. This place is about a 10 minute walk to the cruise port (although beware, there are 2 cruise ports in San Juan). Would definitely stay here again. Great value!
