We never had an ocean view room, but our room was so cute and cozy, I felt like I was in a bedroom of a house rather than a hotel room. We loved it. Bed is super soft and cozy. We had some great sleeps. Easily walkable to the shops/food/ grocery. Would stay here again. Loved it.

The room, though small, was fine for my purposes. While it really wasn’t a concern, and probably due to
my ineptitude, I couldn’t get the television to work properly. But great location within a couple of minutes walk to downtown Portree and the wonderful restaurants therein.

Booking in was very easy. There was an envelope left inside the door with my name and room number on.
The room was lovely - not huge but big enough for 2 with a lovely bathroom, nice thick towels and hand soap, body wash and shampoo and conditioner in the shower cubicle. The heated towel rail was a nice touch making the bathroom nice and cosy so you weren’t coming out of the shower to a cold room ( nothing worse)
There were tea and coffee facilities too with a nice biscuit on the side!
The view was nice too, although if you have motability issues ( we were on the 3rd floor with a lot of stairs) maybe try and get a ground floor room.
I would definitely recommend this place to stay and will definitely try to book if we visit again.

Nice little place

Nice little hotel with rooms overlooking the harbor. It has reserved parking spaces which was handy since there isn't a lot of parking in the area. It was self check-in and out, but we didn't have any issues with that. Room was a little musty and the water system was loud while showering, using the sink, or flushing the toilet. Overall, we would definitely stay again.

My room had the best view. Literally a view of the harbour, it was fantastic to wake up to. My bed was comfortable, the room was very clean and warm. 👍 It’s a great location, I had no issues parking. Locals are friendly and there’s plenty of places to eat in the area.

Thoroughly enjoyed our stay here for new year's.
Self check-in and out was very simple.
The staff were really lovely, helpful and down for a chat.
The view from our window was magnificent, overlooking the bay.
The perfect home base for our explorations on Isle of Skye.
The only thing that would improve the experience would be a mini fridge to keep groceries and milk fresh. Although mini fridges seem to be more common in Australian accommodation, as I haven't had one anywhere we have stayed in the UK.

Our stay was overall good. I keep seeing reviews that complain that the room was too small, but it was plenty big for 2 people. The bed was super comfy, we had a great view of Portree, and it’s walking distance from lots of shops and restaurants. Our complaints were the mold in the bathroom which I assume is just part of it being an older building, and the inconvenient outlets in the room.

2 nights in Portree

This spot was absolutely perfect. Hotel is well looked after and checking in was a breeze. The room had an excellent view and everything you could possibly need. Beds were particularly comfortable. I was concerned about being on the first floor with 2 large suitcases, but was delighted to see it was only a short flight of stairs. We had a rental car and there was always a spot out front for when we came and went. Couldn’t have been more seamless. This spot is an absolute gem.

Two nights in Portree by myself

I stayed in a single room. It was clean, comfortable and warm. It was quite compact but fine for one person. Tea and coffee making facilities were in the room and a TV. The bathroom was clean and it had a good shower. The location is brilliant with a lovely view down over the harbour, though my room didn't have a view. There are loads of places to eat. Communication was excellent including checking that everything was ok, and informing me of a planned power outage by the electricity company.
I'd be happy to stay there again.

Great location. We were happy to have a room downstairs but the downside is frequent noises from other people coming and going as well as noises from cars on the street.

Also power went out the last day we were there (through no fault of their own. The whole lot was out of power). But it was still a bummer.

Our room was small, but clean and perfect for two people. The room we had had a full size bed and two bunkbeds. It would be Extremely cozy with four people. Parking was available across the street. If that was full, the offsite parking was just a 5 to 8 minute walk back to your hotel.

We had a tiny room which has seen better days, and the bathroom was so small that it lacked a separate sink. The sink was on top of the toilet cistern, something we'd never seen before - not easy or pleasant to use. There was no staff on site. No breakfast. Very expensive for what it is. The kindest thing I can say is that it is in an excellent location. Someone is making a fortune out of very sub-standard accommodatoin.

The views from the property are second to none. Cleanliness is excellent, communication good and all staff pleasant and friendly. The only downside is the size of the rooms, they are tiny, as are the ensuites. Also, as there are no communal rooms or kitchen facilities, a small fridge in the room would have been handy.

If you book with Coolin House, you’ll be so lucky! I was a solo female traveler and I feel safe at these accommodations. There was clear directions on expectations, they checked in with me upon checking and later to make sure all was well. My stay included a Sunday where most places to eat were closed yet directly next door, there is a Chinese restaurant as well as a co-op very close by. The hot water lasted a while which was needed after a long day of hiking! Great views, pricing and location in proximity to all areas. Book with confidence.

While we were there the power went out and I was unable to use my Cpap. I was made aware that due to the nature of this being an island that power outages were common.
The room was really small and the stairs were tricky to navigate. The view was amazing, though.

We really enjoyed being able to stay as part of the community and not in a big box hotel.
Our room was as advertised and had a beautiful view of the harbour. There was ample storage with the deep window well and the closet.
The washroom was quite clean--just those corners that can only be seen from inside the shower seem to be missed (as was mentioned in other reviews).
The bed and linens were very comfortable and furniture was lovely (seemed newer and fit the space well)
The carpeting in the room needs to be changed, as does the carpeting in the common areas, however it seemed as clean as it could be.
Parking was easy and on the night we missed a space we found one on the side street without issue. We really enjoyed being able to walk to cafes, restaurants, pubs, and shops once we were parked for the night.
I noticed the fresh flowers in the entrance--that was a nice touch.
Check in and out was easy--and the cleaners we bumped into seemed friendly and professional.
We would certainly consider this location if we return to Portree.

Very hands off, never saw a person who managed this property, however they were responsive by email, and I don't necessarily need to be greeted. Clean, comfortable, easy to self-check in. My primary frustration was that there was no advance notice that we should make dinner reservations if we wanted to eat dinner anywhere other than the grocery store. We arrived somewhat late, walked the whole town, and evey place to eat had a sign saying no walk-ins. Would have preferred to eat a hot meal at a restaurant. Portree hike/walk starting around the corner was really nice.

Got a room, that was about 72 sq ft (about 9 sq meter) Bed booked as „twin“ for two adults, but bed was close to 5 ft/1,4m wide only). Not acceptable! Room to small to place and open luggage, either place luggage on bed or keep it close.... No regular sink in bathroom. No staff available upon check-in, only second day.
Property small, old - but well kept and romantik for most rooms. Just not for ours.....

The room we were allocated by Expedia should be for single occupation only as a double bed in a room 3 metres square left no space for basic furniture such as a chest of drawers or a chair. The bathroom was no bigger than a broom cupboard and the wash basin was built into the top of the lavatory cistern and useless. The heated towel rail was hanging off the wall and unsafe to use.

Poor unmanned operation with alarm, parking issues

We did not know this is un-attended studio rooms. When we arrived, there was unnamed envelope left without our name on it, and, anyone could have grabbed the keys and security could have been breached. The room did not have any surface to place our stuff or any chair to sit on. The ambiguous wording of the steam from the shower triggering the smoke detector right 2 feet away from the bathroom door was true. Some insensitive guests set off the alarm at around 6 am. And, even before that the creaking floor sound upstairs already woke us up. Zero-interaction and zero-responsible staff. The parking was nothing but a sidewalk, too shallow to park a small SUV, and the hotel had put bins in the parking space to make our parking impossible. And, they were all on the blind curve road with lots of risk. NO clear direction to the City Car Park given at all. Very stingy, and, amateurish operation. Overpriced for what you get. Barebones all the way. We felt deceived.

My partner and I had a short stay in Portree and stayed at the Coolin View Guest House. We'd chosen it based on previous reviews and the economical price and it did not disappoint! It was perfect for what we were looking for and what we expected. The location is perfect, with it being right in town and easily walkable all around Portree. It was great having designated parking and I can imagine in summer that is even more of a bonus. The views are beautiful from the front door. We had read that some rooms were quite small, but ours was the perfect size - double bed, plenty of space, a desk and full bathroom ensuite. It was self Check in and check out and it was all super easy and efficient. We would have loved to stay longer and would definitely return again!

Coolin’s location is excellent, affording views of the harbor and east access to shops in Portree. I would have appreciated getting to meet the innkeeper during check in hours; and getting a more personalized list of recommendations on local food and drink would make me feel welcome. The wireless worked well; the housekeeping was excellent. Free parking was very much appreciated once we saw how congested Portree is! Thanks for a good stay

We are well travelled, can’t remember staying in a place which was between changing ownership , we are told , and it showed in lack of attention to detail in many ways - took two days to replace hand sanitiser in the entrance, despite repeated requests did not provide extra milk for tea and none at all on the last day.
Did wonder about the fire safely in this place as there is only one stair case for three floors and no other marked or visible exit in case of a fire emergency that we could see. Very poor

Great B&B in a central location

Lovely stay right in heart of Portree. Very nice view over water. Lots of choices for meals etc and a Co-op nearby.

Take COVID seriously and felt comforted by this.

No formal breakfast but there is porridge, orange juice, fruit and a nutrigrain bar each morning.

Elements of room are a little tired but functional and shouldn’t stop you staying here.

The location is top-notch: with a view to the harbor and a stone's throw away from the town center where there are great restaurants and a co-op which is convenient to grab some snacks. My stay was room only but the guesthouse provided instant porridge, boxed juice, banana, etc along with coffee and tea. I would absolutely not hesitate to stay here again.

Loved Portree but a few drawbacks in accommodation

Felt it was overpriced for what we got - shower recess was so tiny that it was difficult to enter & exit. Room also small & hard to reach the ensuite without banging a leg on the end of the bed. Bathroom clean but the rest of the room not as clean as would expect. On the flip side we had free parking & the location was excellent for walking everywhere.

Too expensive to get a room that the hot water didn't work, literally had to go to another room to use the shower. I guess it's good they leave the keys in all the doors. Very small room, looked very cute but wouldn't stay there again, unless you can checkin when someone is around to speak to.
