The hotel is perfectly pleaaant but lacks the nuanced touches of a genuine 5 star. Some ameneties such as the playground and playarea are tired but the food in the restaurants is hearty and satisfying. Our room with a pool was lovely for a family of three and modern.

We’ve stayed with own pool and it was of a great size, very private, we could relax by the pool while our baby slept inside.

We spent 2 weeks at Kiani Beach Resort in June as a family with 2 kids, staying in a premium room with private pool.

The room was modern, clean, and spacious, but the first impression was poor: only a refilled bottle of water in the fridge, no minibar, and weak AC. Despite staff advice to keep it running all day with a second card, evenings were uncomfortably hot, and we often had to open windows to cool the room. Other issues included a broken safe, faulty window lock, and a pool shower connected to hot water. Guest relations were disappointing. A followup call from management after 1w felt defensive, even implying we didn’t know how to use the safe or window.

Food was average. KBR2 was the cleanest and offered the best variety, while KBR3 served fresh pizza. The constant fruit supply was a highlight for the kids. Drinks and coffee in the standard all-inclusive were very poor, with bottled water or even a Greek frappé available through an “All-Inclusive Plus” upgrade (€20/day per adult). This felt unreasonable for a 5-star all-inclusive in Greece.

Positives: the Kids Club was excellent, with Lili and team running fun programs, and special thanks to Mr. Giorgos, Mr. Spiros, Mr. Anestis, Ms. Anka, and Ms. Betty for their real Greek hospitality.

Negatives: stony, poorly groomed beach with only ~45 beach loungers for 1000 guests, weekly change of beach towels, hygiene issues (self-service ice cream, shared cloths for cleaning tables and seats), and a overpriced mini market.

All the little things were lacking. We tried to put in an early morning breakfast request at 8pm and they said they couldn’t do it because it had to be in by 7pm, but we could see the handwritten list still. No slippers or robes. Bathroom tub was very dated and leaked in the bathroom. Exhaust fan was filthy. Fan didn’t work (maintenance was quick to fix) TVs didn’t work (maintenance was quick). Doors don’t deadbolt. Safe was locked and had to be opened. Shampoo dispenser didn’t work. Food wasn’t great. Beach was nice and chairs were easy to get and there were lots of pool toys available. No service on the pool deck or beach.

A great hotel, with lots of activities and entertainment for kids both big and small.

The food options are great, and as a vegan I had a number of options every meal which is different to usual holiday locations.

The new and old buildings mean there's plenty of space for everyone and you can always find a sunbed

Great family resort. My 5 year old loved the kids club and activities. Pools were lovely temperature (though the water slides one was cold)
All inclusive wasn’t the best I’ve had. Breakfast and lunch were fine but by dinner we preferred to leave the hotel. If you go right along the beach there was an excellent place for dinner and cocktails. Overall a good hotel. We had a great time and my 5 year had the best holiday which is the main thing!

Beautiful room (superior maisonette) with plenty of room for a family of 4. Great pools, particularly in the newer blocks for swimming (lane pool), food was good but not excellent. Entertainment was good, particularly the music quiz, acrobats and Greek night. Drinks service was good too and much better if you do the upgrade package which we did part way through our holiday. Not much going on round the hotel so I’d recommend hiring a car and a visit to Kournas lake to see the turtles.

Hotel was great, well kept and our room had a wonderful view. The rooms were cleaned every day to a high standard. Pools were lovely.
Reception staff blasé about customer care, food was mediocre and the beer was either flat (restaurant) or too frothy(pool bar) and not particularly cold. They could do with having more sunbeds around the little pool, having sunbeds on grass around the main pool isnt a very clever idea as it ends up digging up the mud with the number of wet feet going over it.

We were two families with 3 kids ages, (2) ages 7 and 9. We loved the pool, access to the ocean, the kids club and nightly entertainment. There was also a mini mart on site in case tou need souvenirs or forgot to bring a swimsuit. We also used the spa for a body scrub, massage and my little one got a chocolate massage which she loved. The spa was great. We upgraded to the higher drinks option, we got bottled water, bottled wine, extra toiletries and robes with slippers. The desserts were great, there was wine and beer on tap. The crepes were great. I personally didn’t like the food on the buffet, it looked great but compared to what Greek food taste like everywhere this was a disappointment. There was also a restaurant close by walking distance less than 2 minutes with another beach in case you wanted something different. Overall a good stay.

In general great place to stay with small children, great facilities, fun events for children. Swimming pools are anyone can desire, outside, inside non heated, inside heated. If one wants beach that is also available, sandy strip is just 500m away to the side if necessary. Staff is really polite and helpful, buffet all inclusive food is not boring and selection can satisfy most i am sure. Rooms are clean and on top of that they are cleaned every day, new towels, fresh floor. Absolutely recomended, this was our favourite when compare to similar price Mallorca or Sardinia resorts that we have visited before.

Bad - entertainment was awful and no effort put in. Food not labelled so never know what you are eating. Tables at dinner never cleaned. Ants in room. All inclusive drinks were horrible. Spirtis tasted like paint stripper ! Taxi to old town is 28 Euros each way.

We stayed in the new section and our room was beautiful but definitely had a small of drainage issues. Large indoor heated pool which was empty and a well equipped gym. Food was average to good but lacked signage. Beach bar lacked higher end cleanliness and put me off and poor welcome from reception staff on arrival. Reviewed given this is meant to be a 5 star resort. Definitely walk up along the beach where it opens up and is just beautiful.....a hidden gem the river merges into the sea

I had a wonderful time at this all inclusive resort. I was here for my birthday. The staff decorated my room when I was at lunch, and then made me a cake for after dinner.
Wonderful staff. Good choices at meal times, but a little sparse at the snack bars. I got a Cretan massage at the health spa and really enjoyed it. The room was very clean, as were the grounds in general.
Beautiful big pools. The magic show by Magic Chris on Friday night was excellent.
Great fun for kids and adults. Highly recommended.

Very enjoyable stay at Kiani beach resort. Rooms are a good size, surroundings are beautiful- mountains one side and sea the other.
Dining options in the resort are very good! Lots of lovely options and plenty of Greek qui sine.
Drinks are a little disappointing. Would be good to have more fresh juices and non alcoholic options.
The beach is lovely - Sandy and wonderful crystal clear waters for swimming.
The indoor pools are also very lovely.

We stayed 5 nights in a superior massionette room in the newer part of the hotel. The hotel was generally good. The room was spacious and nice. Our safe was left locked by the previous people and our showers did not drain. One leaked all over the floor. The other kept water in the bottom basin which actually caused the shower door to not open, you were a prisoner in the shower for some time after shower.

The pool areas and beach were nice. The food was all buffet but was pretty good overall. The biggest thing we didn’t like was the all inclusive drink options were absolutely terrible. The wine was not drinkable, really bad, The beer was fine. The cocktails were a short list of 5 or so unless you paid extra. Almost no kid drink options besides pop and a few juice.

Overall it was good. If you’re going there to enjoy some drinks by the pool you may enjoy the pool but you won’t like the drinks.

Stayed for all inclusive family holiday. Initially thought lunch starting at 1pm was a little late for family with small children but we got used to it soon. Good facility and the room pool made a massive difference to us. Beach is in a good walking distance in the summer heat, too.

A really nice place. We thoroughly enjoyed it. Reasons for a high rating... pools were expansive and warm, and nowhere did we feel cramped. The reasons why not a 5 rating... the food was okay, the hours for the buffet weren't really long enough, in between meals there were no proper options to get food (other than crepes, fruit, ice cream, and small sandwiches) - that sounds like a lot but not really. Also, after 9:30pm, nowhere to eat anything else. Also, didn't like the need to have to pay a surcharge to get the higher all inclusive to get the better drinks etc. There were ants in our condo which after complaining they sent a housekeeper to spray the perimeter. It worked for the most part as we only had a few show up after that. All in all, a good place to stay. We would be okay to stay here again.

We were really disappointed in this resort. It was very sterile and chaotic. The room would not get cool (in July heat), the shower water temperature was extremely inconsistent, the bedding gave my daughter a rash, there were wasps everywhere outside of the pool, we did not get a map of the property or any hospitality, the food was really bad. We left after two nights (had booked 7 nights) and they would not give us a refund.

Amazing location and very comfortable rooms. Staff is nice, food is average, the spa has a lot of options and great service, the mini market is very handy and activities are great for people with small children. Would have been nice to have a bit more animation in the evening for grown ups, all inclusive cocktails are unfortunately really bad quality and we didn't like that you had to pay an extra for the premium option. Overall it's a good value for money option, but not really a 5 stars.

Great 4 night stay! Elefteria and Angelina (I think was her name) were very welcoming and upgraded our moms to the loft so they could be closer to us and the grandkids. Very friendly and helpful staff but the food and hotel premise is at 3star resort not a 5star. We highly recommend this place if you’re traveling w kids and large families.

Lovely family holiday, food selection was good, the cleanliness of the hotel was excellent the only area that could be improved is the grass around the pool, maybe more paving instead of grass which can get a big muddy. Lots of available sun beds both round the pool and near beach. Staff were friendly and helpful. Overall a very relaxing holiday.

Hotel in need of FULL Renovation inside and out. Hotel in the middle of no where. No beach as stated. Anything decent is old chania 25 minutes by taxi and 25 euros each way. Hotel does not provide any transportation but has hotel van. Food is mediocre and same every day. If weather bad all ferries cancelled and excursions roughly 2 hours away. All terrain vehicles needed for any cliff beaches. I give this place 2 starts and not anything higher.

I have been to real 5-star resorts. Kiani beach is nothing near 5-star but barely a 3-star with the standards I am used to!

Food options are so limited and it doesn’t taste fresh; not enough fish dishes (a disappointment given we are rights at the sea!!).

The room didn’t include any products such as shampoo, conditioner, shaving cream, lotions, etc. These things are default and normal to find in even a 4-star place, yet a 5-star doesn’t have any of these things!

The room again smells like sewage and you only get one card to enter and leave the property which even means that we can’t leave the air cleaner running to eliminate the smell.

Now comes the all-inclusive; why on earth I would need to pay £20 per person to have access to the good stuff? In every 5-star resort I have been to the so called premium drinks and iced coffee are included in the all-inclusive because guess what? It’s ALL INCLUSIVE!! Nothing feels included in this place even bottled water and you only get to drink from tap!

This place is a ripoff as for this price we would have got a much better service and better access to food and drinks in any other 5-star resort.

Staff were Excellent and fun!!! The staff made our trip extra special. Property was beautiful and was on the beach which was very nice. Pools were clean, big, and refreshing. I’m sorry to say that the food was terrible. We paid for all inclusive but had to go out for most meals. I wish they would have just cooked traditional Greek food instead of trying to accommodate other nationalities because that didn’t work. Plus, the snacks offered were just terrible. However, they did have crepes at the beach bar which were terrific, but the line was incredibly long. Would go back for the people and the beach front property, but would just eat out all meals.

We started our island hopping on Crete and enjoyed 4 days at this resort. Location: Your within a few minutes of Chania which has a beautiful port and Kalyves a cute beach town with good food. The closest airport and port is Chania and Heraklion is just under 2 hour drive from this location where most of the tourist activities happen. We rented a car so we can venture out on our own but we enjoyed most of our time in the resort. Parking is included with our stay. My son enjoyed the pool, the food and making friends from other countries. Family oriented resort and would recommend the ocean view facing the pool area and beach for families. Food was excellent and bar drinks were ok. The property exterior is a bit outdated but very clean. The pool area could use more attention to cleaning as some areas ere too slippery from folks coming in and out of the beach. I have experience and training in commercial property management and this is my recommendation for the property. Otherwise the staff was helpful and excellent. My son cried all the way to the Heraklion port on the day we left because he wanted to stay longer.

A place worth going

The resort is perfect for a family vacation. Plenty of food and drinks for everybody all day long. The beach is such an awesome convenience right next door to the hotel. The only hard part was that smoking was allowed everywhere. I wish there was designated smoking for those people.

The hotel is great for family with young children. Tge staff are very helpful and friendly. The rooms are very spacious and clean. Lots of facilities for younger children. The all inclusive facilities is good. You definitely need to hire a car to stay in this hotel.

Kiani Beach Resort is well located near Chania and close to Kalyves, where there are great restaurants and bars. The resort itself is catered toward families, and would be recommended for those especially with young children. There was ample food with a good selection from their all-inclusive options, however we tended to go off the resort at night where there were some fantastic restaurants nearby. The hotel has two great pools, however we really liked the one on the mountain side of the resort which was very large and relaxing, with a bar right nearby.
I will say the staff really helped us as well during our stay, with the front office manager going out of her way to ensure we had a great stay.

Very clean & updated.
Rooms were impressive & spacious for a couple the day bed area was fantastic. (Enough space for 2 kids to sleep in the day bed area) - excellent for families.

Amenities very nice - plenty of beach & beach chairs no need to rub shoulders
Food was great - worth upgrading to the VIP drinks package if you like to have a few.

Within striking distance of chania so plenty to see and do off the resort, fun night time activists, plenty of pool space,
Resort was fully booked but there was still room to move.

Great place overall

South side is 100% the better 5* hotel. Where the north hotel is a little more than 3* lower classes massing for chips etc. Where the upper to middle classes flock for salads and falafel in the North side. However some do stray across to dine with the uppers. Bringing the culture and atmosphere down. I’d rather not eat my fine food with the lower classes banging pots and pans singing “my old mans a dustman”
The service is amazing. Plates cleared away, food left for us as we had a very late check in. Access all day on the final day.
Would 100% recommend.

We are a married couple with one 13 year old and we also took an adult friend. We had a room with double bed and mezzanine with two singles and separate shower. Plenty of storage. We commented during our stay on how clean the resort is
We were all happy with the food. The inclusive drinks could have been better and if it had just been two of us as a couple or friends we would have paid the extra €20 a night each. My friend has no kids so I was nervous about her being in a family resort. She was surprised how chill the experience was and it was no hardship for her. She was surprised the all inclusive experience didn’t mean people necking down drinks and being rowdy. Was a lovely experience. It was more difficult for my solo teen. She’s at an age where she needs to find a friend to enjoy the holiday more. But she also thought the resort was excellent.

Okay for couples but avoid in summer hols

We went as a couple in our mid-30s and it was okay. The resort is very geared towards families so I would avoid in the summer holidays. Pools were good and the setting is nice. Breakfast and lunch are good but dinner wasn’t to our taste so we went out each night. The hotel isn’t for the discerning traveler and there are more upmarket destinations but it’s good for a week away. Cleaning in rooms left a bit to be desired but staff were very friendly. We upgraded to the VIP drinks package which is 15 euros per person per day so that adds up but worth it. We did get a massage as well and that was good, but only made reasonably priced due to the discount from the VIP upgrade.

I’ve stayed at several “All Inclusive” resorts and this one I would title more as a hotel with some free food and drinks. The hotel is well maintained and the staff is helpful, but this is not a classic “All Inclusive” resort. One of the reasons behind this characterization is the choice of beverages and food. As I mentioned above they provide food and drink, but not the highest quality. The drinks are only close to above average if you are a VIP guest. This designation is paid for and the segregation of amenities is obvious. This is fine for a resort to do, but the VIP status in my opinion, gets guests the amenities normally available to all guests. For example, cocktails for regular guests are extremely limited and come form a machine. VIP members have the more common drink menus and they are made by a bartender from bottles at the bar. This is just one example, but it’s one that is unnecessary when you consider the actual cost of the alcohol and soft drinks.

Great stay at Kiani Beach resort

Fantastic stay. Ideal for families. Great service, good food and facilities.
Little disappointed to read some of the less complementary reviews as they may sway people's opinions. Kiani delivers for its price point and caters to a very wide range of needs, tastes, ages etc. Well done! Definitely recommend for families - you won't be disappointed.

Pleasant hotel and atmosphere. Everything was right in the place: the animators, all the entertainment team, bar personnel and waitresses. Very clean and you have all the amenities you need for your stay. Also delicious food and varied. Definitely I will go back.

Staff lovely, hotel very clean, we were like everyone else all inclusive but we were given a red band others got a black, yellow or gold band- gold band is an upgrade but I don’t know why/understand why so many bands when it’s an all inclusive hotel we were never told or offered upgrade. The food in the restaurant was cold the first evening so we just asked if they had a microwave to heat it up, the woman in restaurant was very nice and apologetic about this but there was no microwave on day 2 food was cold again so I emailed the manager he said he’d say something to the chef day 3,4,5,6,7 food still the same cold. Got a glass of wine at the bar one evening and the glass wasn’t very clean so we asked the bar man for a clean glass he said that the glass was fine it was just out of the dishwasher, in the end he did change it but didn’t want to.Hotel is in a very quiet area 20 minutes from airport it’s lovely for a nice quiet break away and plenty of social distancing- €35 is the taxi fare.overall because of the food we didn’t think it was value for money.

Really good hotel in Chania

the hotel was really good
Room was big enough for a family of 4, shower room good, with a shower
Bed comfortable enough.
Wireless sometimes is not good at the room.
Food was ok, some days was really good and some days missing something different. But overall it was good for everyone of us.
Entertaining was good, same as the food, some days really good and some days missing something
Swimming pools are amazing, 2 bigs ones and still have place to do a proper swimming training, so spectacular
Staff really polite and nice
In front of the beaxh with criataline water, so a must
Overall the hotel was really good, with few bits that could get improved, but not something that bother us
We had a fantastic holidays there

Excellent hotel and facilities are incredible. People work hard to keep us entertained in the resort. Due to COVID, activities are limited but thanks to weather kept us busy in beach and swimming pool. Lots of changes introduced to keep COVID safe. As usual food is amazing with lots of varieties to choose and the entire staff from kitchen to serving are incredible. Kudos to their hard work to keep guests happy..
I stayed here for the second time and really enjoyed again. New swimming pool is amazing to keeps kids active. I missed large football court and indoor activities for kids as the activities are reduced due to probably COVID. We had couple of glitches when moved into room and as usual hard working staff ensured those glitches were addressed timely and efficiently. Only suggestion there are limited bathrooms for shower (just one) near the swimming pool.

From the moment we arrived at the resort the staff rolled out the red carpet and us feel special. The rooms are over the top amazing. The food touches on all dietary requirements. The food was amazing and such a wide selection of food.The way how the property cleans and sanitizes it’s on steroids amazing clean. The life guards are fantastic and professional. The activity coordinators are so engaging for children and adults programs offered. The 4 days we were there we had the opportunity to meet some special staff. We will be back next year . The only request I have is buy a basketball for us Toronto Raptors fans that like to shoot some hoops. Thank you everyone for making our resort experience amazing.

Great facilities but poor food lets it down.

We stayed for one night at the end of our holiday.

Checkin was painful, not helped by Covid 19, but our booking said 2.00pm checkin but the hotel had changed policy to 3.00pm. We were asked to come back in half an hour and when we did, the room wasnt confirmed so more hanging about.

Room was brilliant, two level, clean and well equipt.

Restaurants again compromised by covid 19 with a person walking around with you. No menu telling you whats on for the day, which would be good. Food generally poor.

Bars OK, but the VIP option helps a lot. There are still a number of things not included.

Kids activities and entertainment were really good.

Pools and outdoor facilities were also great. A long pool just for swimming excellent and a beach right on your doorstep great.

Check out much less painful and taxi booked with no problems.

Pros: May not 5* comparing to other countries,but would giving 3* with pleasure :) Wonderful staff,great for kids.Our room have smell of cigarettes,but has been moved to other one without any problems :) Next to the sea.Plenty room to move around.Located in quiet area,which is nice.Very tasty pancakes at the bars.Free parking.Close to Chania,lake Kournos etc.
Cons: Allmost same food everyday , seafood missed.

I have been with my family for 5 days. 3 adults and 2 kids. we enjoyed very much the stay. the service in the reception was very good. the stuff was very kind and helpful. the facilities were very comfortable. the only problem is about the food. there wasnt a variety of choises.

Fabulous property that caters for families of up to 6 which is a massive plus! Staff very friendly, kids club really looks after the kids, food is tasty and everyday has different specials. What I really appreciate is that the hotel is small enough for children to run around freely and enjoy a little independence but large enough that you don’t feel to crowded by other guests. Will definitely return.

Good points:
Excellent food and a good variety catering for all tastes and ages. Wonderful pools and close proximity to the sea. Family friendly with good size rooms.
Friendly, professional staff familiar with the local area.

Bad points:
All inclusive no longer means all inclusive unless you pay for \"all inclusive plus\" which frankly is not worth the extra cost.

Overall a good hotel in a good location

We got a room on ground flior just as i asked for with en exit to the beach bar and a view of the sea.
The kids bed was very unconfortable.

I didn’t like anything as I walk in lobby I knew it wasn’t a 5 star as claimed having leftover sandwiches on table and so out dated I immediately left as it cost me time and money trying to find a real rating as I did in the town for l35% less in price and a real 4 -5 star with amazing amenities and breakfast! Don’t let anyone get fooled again. I took pictures and have all the evidence as well that this place is nothing more than a kids day camp maybe 1 star ratings. Noisy smelly and not organized

Good family holiday destination

We had a great holiday and the friendliness of the staff especially to our children was fantastic. They were kind and charming. We had both children come down with a sickness bug and they were simply wonderful in paying for a doctor and never ending supplies of water, towels and sheets. Nothing was too much trouble. The new part of the hotel and the superior maisonette room was sensational. Great views and the best pool we have enjoyed. 50m lanes for swimmig, high quality loungers, a great indoor pool and a modern and cool design. The kids and we koved it. The old part of the hotel was so-so and we were glad not to be in it. Overall the complex never felt overcrowded or lacking in things to do or room to do your own thing. The negative was the quality of the all inclusive drinks, despite a VIP upgrade, and the repetive nature of the food. In 10 days it got really dull. The meat especially was dull and often not great quality. However, the salads and fruit were fresh and delicious. We expected more for a 5 star resort and whilst the hotel has 5 stars it certainly is not in the same league as 5 star hotels we have previously enjoyed. However we had a great holiday and the hotel staff were fantastic. If you want a family friendly place then definitely give it a try.

great value for money for a family

great value for a family of four. all inclusive food and drinks are as good as one can expect i'd say. noise i suspect would've been a problem with apartments in the South East part of the complex, North East is probably least noisy. the hotel's best asset are the five pools. the beach is ok. not bad, not great. service is friendly and efficient.

Widely variable in service and cleanliness

In some ways this resort is amazing. There is a new part - not beach side - that was clean and filled with friendly staff. The older side was dirty, worn, and had consistently lower customer service. It felt as if they were two separate hotels. We found the food to be fine, but the schedules limited. Food options between meal times were significantly lacking. A few soggy sandwiches and a crepe bar really just isn’t enough for an all inclusive.

The family room was a good size and clean, and we had a great seafront view.
The staff were very warm, friendly and eager to help.
The food was good, but if we stayed longer than 5 nights it would of become a little repetitive.

The resort is very nice and the new rooms with mezzanine bedroom are superb for families. We personally found the food to not be of the standard we have enjoyed previously elsewhere.
