During my stay Perth experienced 35-38 degree hot days. A gorgeous, lovely olde world type home (circa1910) but the Air conditioning was intermittent.
The owners were very friendly, the gardens beautiful, and they offer a cooked breakfast to guests from 8:00 - 9:00 am. I’m a night owl and missed brekkie but the B&B is just a few minutes from several cafes located in Kalamunda.

On arrival I found out that breakfast was 8.00. I spoke to the hosts and said I couldn’t do that but 7.30 would have been ok. No offer was made to make it earlier. In my room I found information that said breakfast could be had earlier if ordered 24 hours in advance. Check in time is too late for that. The next day as I left, a gentleman was having an early breakfast. This was disappointing as I had a conversation about it with the hosts.

We were booked to stay 8 nights. We left after 2. What a mistake booking here.

Property and room are very tired and dirty.

Expedia listing said gym, laundry, and daily housekeeping. All wrong.

The pool was a mess and the bbq did not work. The condition of the room was disturbing.

Hundreds of dead bugs in the bathtub.

Beautiful little BnB tucked away in the trees. A couple of minutes drive into town, but huge bush walkable nearby. Must for wildlife fans, place is teeming with all kinds of birds as well as bandicoots! Breakfast is delicious and the whole place is welcoming and relaxing. Didnt want to leave.

The picturesque settings in the garden were amazing, although quite old, the accommodation was very well kept and had a beautiful charm about it.

What a change from the usual glass and concrete establishments!! A property with character, a short drive from Perth airport. It is very well run with attentive service from the owner, Pete.

The amenities are first class and the full, cooked to order, breakfast being included in the price was much appreciated.

Quiet countryside feel.

In the morning you hear just the sounds of birds and water trickling in the pond. Its very quiet and yet so close to all the amenities in Kalamunda. Theres a beautiful garden and pool to enjoy and a lovely sitting room to relax in. I had a wonderful stay. Exactly as planned. Thanks Jo and Pete. LOVED my breakfasts.

My wife and I greatly enjoyed our stay here. The facilities are very beautiful and charming and the rooms are spacious and very well maintained. The grounds are very well done as well. Complimentary breakfast is also made to order and was very good. There is also a wonderful shopping area within walking distance that have some great shops, pubs and restaurants.

We stayed in the Rose room which was absolutely gorgeous- the spa really made it!

We booked a weekend looking for a break from an intensive few months. Rosebridge House delivered that in spades! From the initial contact to final departure, our hosts Pete and Jo provided excellent service, beautifully appointed rooms and an air of peacefulness that seemed to permeate the atmosphere there. Rosebridge House Bed and Breakfast is easy to locate and a memorable stay if you're looking for 5 star accomodation. Hosts Jo and Pete and Julie will make your stay a tranquil one. Their friendly care and warm hospitality will make your stay a memorable one.
Wild birds and abundant marsupials visit the garden spaces and can often be heard and seen, day and night, in this peaceful Australiana Heritage setting. Our 5 nights stay became a magical one with many encounters of small native animals living around us, also of friendly neighbours out on walks. We will make Rosebridge House our choice for future stays.

A perfect place to stay.

After the long flight from London via Dubai the short journey to Rosebridge House brought us to Rosebridge House which exceeeded all our expectations.
Located in a quite area, our room was perfect and the service at breakfast next morning was outstanding added to by the unbridled helpfullness of the lady serving.
We certainly could not have asked for more and recommend Rosebridge House without any hesitation.

Great stay for couples which includes free hot/cold breakfast. Nice area and the bed is very comfy where you can adjust the softness and firmness of the mattress. Nice for those wanting to get out of the big city or explore the area more like John Forrest National Park. Not ideal for singles or those looking for night life. Its targeted at the older generation, however my partner and I enjoyed it being in our mid twenties and early thirties The downside was that there is no curtains to block the sun in the morning. Good value for money :-)

Rosebridge House B&B was the highlight of my trip.

The personal but unobtrusive attention from the staff was excellent. Quiet and peaceful but with Kalamunda just a short stroll down the Rail Heritage Trail the balance between seclusion and available services was just right. I can't believe that I considered staying in a concrete box near the airport when this gem was available only a short drive away. Better value for money than any other option, especially with the fantastic breakfast included. The accommodation was highly practical and comfortable but without losing that sort after rustic charm.

Nice quaint BandB in the Perth hills

Stayed for two nights to see the local attractions, dine and just relax.
Visited Core Cider House brewery and restaurant. They also had fresh fruit to buy by the carton and kilo.
Had dinner and wine at the Cavern Wine and Tapas bar in Kalamunda and the Best Last Drop Tavern. Both venues excellent!
Rosebridge House provided excellent fresh,t cooked breakfast on request and certainly lived up to its name. We had two wonderfully restful days with them with a late checkout.

Great B&B in the Perth Hills

Rosebridge is a great place to stay when visiting Perth and you don't need to be close to the city. The building is set in beautiful gardens, and with a maximum of 6 guests it's never crowded. The rooms are comfortable, the owner a pleasure to deal with, breakfast is great, and it's close to the freeways and shops. Definitely worth a look.

Absolutely wonderful, a very pleasant stay with very friendly & accommodating owners and other staff & of course Lily.
Breakfast was always cooked just right and other friendly home touches as well. Swimming pool, lounge to sit and read in as well as an evening port if your partial, to end your day. Rooms were just right, especially the pillows and mattress. Plenty of fresh air and gum trees as well as eating places very close by. A short trip to Guildford, Midland, Swan Valley,
Kalamunda or even into the Perth. So relaxing.

I only stayed for a night, arriving late and leaving early so didn't take advantage of the facilities. They were very accommodating. The room is a decent size with all needs met.
You will need to travel to get dinner or can order from a takeaway.
Breakfast is ample and staff friendly.
It would be nice to stay for a few days.

Great B & B Close to Airport with no Airport noise

One of the best B & B's we've stayed at in the country. Booked the room on the price to start with. Contacted the property to let them know we would be arriving after midnight and was pleasantly surprised to find an upgrade of the room so it would be easier for US when we arrived. Room was very well appointed and en-suite had all that you could ask for. Cook started work for our timetable and the gourmet breakfast was cooked individually for us. On our second night there was a family with young child and baby, who the mother told us at breakfast, had been up 5 times during the night. Didn't even know they were in the property. Would highly recommend this property to any traveler.

This place is a Gem! The place is wonderfully presented with charm of yesteryear while still maintaining the creature comforts and luxury at a great price. The house was clean, in a quiet area, and the hosts were polite and friendly. You could tell that the hosts understood how to make the guests feel welcome and furnish the house for the convenience of the guests.

As this is a B&B, if you are arriving late make sure you email or call to have the after hours arrival arrangements made.

When I am next in Perth for a holiday this is where I'll be staying.
