It was was one night stay. We arrived earlier than the check in time and because the room was clean they allowed us to access our room early. This is a fabulous BNB! Ada was in constant communication with us to ensure our arrival went as planned. Massimo gave us history of our room which was exactly as pictured. Restorations uncovered under many layers beautiful frescos. The bathroom addition was brightly lit, the shower was large and lots of water pressure. Another plus was the air conditioning that allowed you to control the temp! The bed was so comfortable and sheets were of best quality. Ada was incredible hostess who made dinner suggestions and reservations as well as pointed out specific Siena sites that should not be missed! Cabs in Siena are not easy to get but she handled that for our departure as well. On our trip we visited Rome, Florence and Siena with Siena being our favorite. True Italian charm, excellent shopping and our wonderful BNB the cherry on top!!

If having an accommodation in the very center of things is your goal, this property is the perfect solution. But travelers need to be aware that accessing this residence in your own car is not possible. But you can park in a covered garage in town and a valet will take you right to the front door and pick you up when you are ready to leave. Well worth the 35 euro for the service! Ada was extremely helpful in instructing us about how to reach the hotel and had many suggestions for what to see. I would characterize this place as a \"hidden gem.\"

This is a beautiful spot in Orvieto. Serene and modern. It is important to know that L’Aquile is a bit hidden, and there is no direct car access, so luggage must be pulled down narrow cobbled streets on a hillside. The proprietor is warm, gracious, and informative.

The propety is in the heart of Siena. You can walk to all the major points of interest. We also were close enough to walk to the Piazza Geamsci to catch a bus to Florence. In addition, the room was truly a piece of art with frescoes. The bed is so comfortable, like a sleeping pill. The shower has excellent water pressure and hot water. The room heats with radiant heat, nice on your feet. Both Ada and Massimo are genuine and helpful. Ada gave us great dining suggestions as well. We spent two nights, if i did it again i would have stayed longer and day tripped to other places. I would choose this place again for sure.

This is truly a boutique style hotel. We got very lucky to have booked this. Location was in central Siena which was a huge bonus. The rooms were stunning with hundreds of year old frescoes on the ceiling. The interior was furnished beautifully, the mattress was extremely comfortable and cleanliness was obvious. The location is perfect…. the room amazing and the proprietors Massimo and his son Andrea as well as their assistant Ada were all charming, welcoming and had lots of great dining recommendations!! We will definitely stay here again when bsck in Siena but will ask for the deluxe suite which is even more incredible and just a little more expensive!! Total thumbs up for this property! The room was small but very beautiful, with a recently found fresco uncovered on the wall. Very clean, tidy and well appointed. Ada from the front desk was very friendly, kind and helpful and made a dinner reservation for us at an excellent restaurant off the beaten path.

Only stayed for a night at this accommodation. The location is very convenient, within 5 minutes walk to most attraction sites. This property is well-maintained and the room is very clean. It really meets the hotel standards in my opinions. The staff were very welcoming and made good recommendations on cafes/restaurants/places to visit. There is no elevator in the building, but the staff was very kind to help me carry my luggage to the third floor. On the check out date, I was in an urgent need to get a taxi to the train station, my SIM card didn’t work so I couldn’t really use Google map to get to a taxi station. The staff carried my luggage and walked me to the taxi station (I was amazed by the high quality of hospitality, exceed expectation). I highly recommend this property to anyone visiting Siena. If I have a chance to revisit, I’ll surely stay here again :)

Perfectly located just a very short stroll from the Campo and in easy reach of all the sites and a wide range of restaurants. Ada was the perfect host, with nothing too much trouble for her. Our room was one of the more modern 'luxury doubles' that had fewer original features than in several other rooms (see website) but had all we needed for our two night stay in Siena

Beautiful room in center of Siena. Free parking is far away. We had to take a bus for 1.50 euro ticket to entrance of Seina. It was easy, but it is not stated how far away the free parking is on hotels.com.
Ada met us at the bus stop and helped with luggage. She gave us a lot of recommendations of places to eat and see. The building was empty as far as we could tell. The shower is amazing! No English television stations, but we watched Netflix and YouTube late at night.

This wonderful historic property is located in old town one block from the largest public square and within walking distance of any part of the old city. Our hostess greeted us, showed us our lovely room and sat down with a map pointing out all the great places to see, eat and have coffee or gelato!

Amazing is all I can say! The host is so friendly, and knowledgeable about the history of the city. The room was unreal, the restored frescoes on the walls and ceiling were AMAZING!!! The B&B is small and centrally located, right around the corner from the Duomo. Thank you for a wonderful stay!!!
