We have stayed at this property a few years ago so we knew that this was an older hotel but it has definitely went down hill. They are building a brand new hotel right next door so I think they are doing the bare minimum maintenance and upkeep to the original hotel. Housekeeping consisted of taking your used towels and giving you new towels and that was it. Trash was never taken out. I will say the king size bed was very comfortable. There are no coffee pots in the rooms so if you are an early riser just know that coffee in the office does not open till 7am. I will give the Waterfront Social restaurant a 10/10. Great food and service. The workers in the marina shop were also very nice and helpful. Overall we love this area but will probably not book this hotel again until they get the new one built. Not worth the price tag at this point.

If you still want to grab a piece of that old Florida feel before it's gone...check this girchy hotel out. It's scheduled to be torn down sometime in the future and replaced with one of our fine Florida concrete mausoleum style hotels.
There might be some paint peeling, some things might be outdated and it's definitely not the Hilton. But it's old Florida at its finest...on the bay with a nice little bar and restaurant where you won't overpay for the food and drinks.
Grab a memory and take it home with you while you can.

Nice two level unit right by the water. Comfortable, clean, spacious, and a convenient location. Our only issue was the patio slide door wouldn't lock and we couldn't get the TV to change channels. Other than that - it was quiet and a great stay.

The backyard view was beautiful! Unfortunately the room was musty smelling and I had asthma. Just was an old cinder block building. The lights needs to be improved. Just an old place but staff was friendly and helpful. The grab and go was quite unhealthy. There were no creamers for coffee and tea - just gross Coffee Mate flavors

This property (although run down) was so much fun. Your room overlooks the water and we saw a momma and baby manatee right by the retaining wall. The restaurant was incredible with more amazing views. Food and drinks were top notch. We loved having everything we needed in one spot. There is construction next door, and it looks like they are about half way finished, but we enjoyed the charm of a simple two story hotel. The shower head was very low and the pillows were a bit flat, but the benefits outweighed the negatives. It was inexpensive and checked the box for us.

it’s an old motel but clean , good view from our room and the back porch area was nice to sit on after the sun was at sunset .. The noseums were bad at sunset but if you spray down with bug spray , not as bad .. the restaurant on property was very good. It was all good for a two night stay .. the breakfast wasn’t much but provided coffee..

Sort of weird. The hotel is currently literally inside a construction zone - you have to drive down a rough dirt road to get there.

The room is quite run-down (the construction is replacing the current structure). But everything - wifi, AC, plumbing - works.

The free continental breakfast is a joke.

However, it is on the water. The back door of the room opens right onto the bay. We saw manatees and a dolphin right there.

The attached restaurant is just fine.

The property was old looking, but the rooms have the little porch right off the room looking over the river was great. The water pressure in the shower was awesome. We thought the bed was so comfortable. It was a great night sleep. The staff was perfect! It was my 60th birthday and my daughter went there to see if she could put something in our room and she said they were great helping her. I arrived and the girl said Happy Birthday as soon as she saw my name. Then when I was checking out that girl said Happy Birthday also. We will be back and the new property looks awesome. We would love to have a room on the water again. Also the Tiki Bar gave me a free shot to celebrate my special day! Thanks for making me birthday so special!

Very pet friendly; disappointing breakfast offerings; room was not very clean. We asked twice to have the floor washed but it was still dirty. The lookout over the water was lovely and we enjoyed morning coffee watching the boats but were disappointed that there was no water access other than the boat launch for which we had to pay extra.

The restaurant and dock next door were pretty, as pictured, and there was a gorgeous view out of the room window, but the hotel itself was shady. It was old, dirty, dilapidated, and falling apart. Rusty lights, caulking on the floor, door jambs were rotting out. Four locks on the door, some of which did not work. For $120, I would have expected something a little less ancient.
Room did have hardwood floors, and the hotel staff was very nice.

Hotel was a definite 1 star only. Everything is dated OLD. Lots of repairs needed throughout room and property. Bedding was clean so no complaints there. Pricing was a little high for a 1 star hotel with limited amenities. Paying for the view.

We chose this hotel because it was not a \"chain\" and it was located in water. We were not prepared for how old it is. Attempts had been made to update but the new flooring and furniture were very cheap products. Thankfully it was clean or we would not have stayed. Was not a good value for our money.

The Hotel is dated, but it was rather nice and it was very clean for it's age. The staff was exceptional and always went out of their way to ensure you had what you wanted. The views are very nice of Kings Bay and the water front social made dinning and enjoying whatever you liked to drink special. Yes they are constructing a new hotel the sounds won't interrupt your stay. We are planning on going back to this Hotel prior to it being closed for good and it's not because Elvis stayed on the property in 1964, but because this has history and the atmosphere was really great locals and staff made it a nice place to stay. We looked at the owners other properties and yes they are very nice but taking a trip back in time was also nice, I laughed every time I opened the door because they actually use a key. I highly recommend location and this place has it. Enjoy and remember the staff is great

Rooms were disgusting in building B car parking look like it hasn’t been changed or washed since 1941 interior has not been touched since 1941 same with the exterior would not recommend their building a new building and they are not doing anything to update the old ones bathroom sink was removed next to the toilet drain pipe just capped off same with the water along with the toilet falling off the wall every time you used it Location location is great but other than that, I would not recommend

Damaged entry door was insecure with large gaps around the door and marginal deadbolt engagement. Loose latch. Insufficient lighting in the room with only one reading lamp at the nightstand between the beds. There was no hot water on two of the three mornings that we stayed there. Large cockroach found on the bedspread in the evening. Great location and beautiful sunsets however. Maybe we just got a bad room.

This is our second stay at the Port Hotel. As usual, the room is older but clean. We didn't expect a 4 star hotel. But if you're looking for an \"Old Florida\" experience, friendly staff, perfect location, and a great view of King's Bay, this is it. They are building the new hotel next door. I don't think it will have the same charm.

The room was furnished with items that you would get from a garage sale. They were old and overused. The carpet should have been replaced 10 years ago. The bed linen was way past its use, stained and very old. This place has great potential, but apparently the management does not want to invest.
My husband and I felt like we could get some kind of disease or bedbugs from how old and overused the furnishings were.

I have to approach this review cautiously because being real, this place is a total dump...but! The location is amazing, we actually didn't feel the need to swim with the manatees because our view right in front of our room (204) was manatee central! Between the view from our room and then going to Three Sisters Springs (well worth the entry fee, gorgeous and hundreds of manatees!) The 3 hr swim with them seemed like overkill. As for the hotel, the gal at the front desk was sweet as pie and the beds were more comfortable than we expected given the condition of the place. It's old, and falling apart and honestly pretty dirty but all of those things could be remedied if the owners chose to do it. It wouldn't take much to turn it from an old dump to a really charming spot despite the age. We enjoyed our stay because we knew what we were getting into. Would we normally book a room like this...NO, but again, the spot is pretty hard to beat and the sunsets were spectacular.

Was poisoned by cleaning solvents in the room slept on the balcony due to no staff to speak to am still trying to get a refund for the second night even though i purchased insurance will never stay here again nor use expedia again the insurance company sent me info but want my bank information when all they have to do is refund the credit card I used to book the room it's awful that I'm having to pay for the first night checked out as soon as somebody got on site the next morning and was met with some not so nice response was told that the hotel would reach out to me about the problem that I had and I've heard nothing from anyone will not send my bank information because you already have it and if that insurance company reached out to me online and demanding my bank information why can't they just refund me through the card that I gave you why can't you delay relay that information

This was hands-down our favorite stay during our Florida road trip. Honestly, if I had trusted some of the online reviews, I wouldn’t have booked it — and that would have been such a loss. This place is being torn down soon to make room for condos, and the new hotel being built next door to this one doesn’t even face the ocean. There’s less than a year left to experience this hidden gem.

We absolutely loved it. The room was clean, the staff was genuinely friendly, and the view? Unreal. Every evening we were treated to stunning, magical sunsets. You come here for the view, not the extras — so definitely book one of the colored rooms facing the ocean. We stayed in the baby-blue room on the bottom floor, loved it so much, and ended up adding two extra nights.

This isn’t a resort, so if you’re expecting resort-style amenities, this isn’t the place. The pillows weren’t the best (bring your own if you’re picky), but being able to step right outside and launch my kayak into Kings Bay was a dream.
Stay here. It is absolutely worth it.

They were very pushy to check in and check out. They need maintenance like serious maintenance to the point where it could be a fire hazard. Please see the photo of an electrical outlet that obviously has water damage. The TV didn’t work. We believe it is an outlet problem as well and the baseboard show signs of water damage.
