I have pics and video of the following discrepancies. *Dirty Toilet* Toilet would not function properly after 2 svc repair attempts (had to use IHop and Walmart's toilets) * *Shower base same level of the floor causing water to run onto and under the beds and floor after shower* No soap tray/shelf in shower.
* Hair on pillow from the unused bed. Same hair found in wife's mouth the next morning.
Wooden (dining room) table and chairs. Chair already broken.

The room showed its age -- furnishings were pretty banged up -- but it was spacious, and featured a good shower, a comfortable bed, and a patio. The two-star rating is due to one serious problem. The floor apparently hadn't been washed in a LONG time. Our feet and our socks were instantly VERY dirty simply from walking around the room. I've never encountered anything like this in a hotel room before. It was gross. If they get their housekeeping act together, this could be a decent, reasonably-priced option in Winter Haven.

The whole place seems neglected. The room had many issues…tv did not work, table lamps did not work, some of the towels were dirty, the floor was dirty and toilet was not even connected to the floor.
Quite a shame we were looking forward to trying a new place in Winter Haven. Not not recommend staying here.

There is no beach (completely under water) there is no gift shop and the coke machine was broken. Bathtub looked scary like it had hair clippings in it. There is so much potential with this place but next door seems like drug central. Needs updating in the rooms and maybe less junk showing all over the property

The property is perfect if you are looking for an alternative to the high prices of Legoland hotels that are nearby. It is very outdated but has a lovely view of lake. We did not use the pool while it looked quite clean.

This is absolutely my favorite property for a quick little get away from stress and to relax. The staff are so kind. The scenery is beautiful. The rooms are clean and odor free as well as nice cold a/c. I stay there alone and feel very safe and comfortable! Oh…and the pool surrounded by the beautiful landscape is wonderful!

Word for the wise: spend a few extra bucks for a reputable hotel. This place was super sketchy and we felt unsafe. The door didn't even lock all the way and there were loiterers around the property. The room smelled, it was dirty, and there were outside noises all night long. Would not recommend.

I love this property because it’s been part of Winter Haven’s history for decades. The new owners have been there for quite awhile now and they keep it very quaint and nice. It’s right on lake Roy, which is part of the chain of lakes and the living waters boat cruises can pick you up and drop you off there at the resort if you ask them nicely. The pool is warm and inviting and the property at night is beautiful and the sunsets are breathtaking. The rooms are a little outdated but they’re clean and comfortable and the management is very kind and accommodating. You get a lot of bang for your buck here. Perfect place for a respite.

Overall, we enjoyed our stay. The lake at night and the way they have the back lit up is beautiful. We even got to see some fireworks which made it even more special. The only problem is that our room was a little warm and even with the AC turned down as low as it could go it never really cooled off too much

The location was excellent. Just an 8 minute drive from Legoland. Lots of food options nearby, iHop just a minute away, Denny’s 5 minutes, and a few minutes more Chipotle, McDonald’s, etc. The hotel itself is old, but everything functioned. Room had a fridge, microwave, coffeemaker, tv. Everything was clean.

It's a lovely location but the room, while sufficiently clean, was dated, with a rusty sink, loose toilet seat, scratched doors, ragged chair, and limited lighting. The lakeshore ambiance is a completely different story, beautiful, well appointed, relaxing. If you look at it as cabin camping by lakeside, it's not too bad. :-)

Everything is old and outdated. The mattresses were stained and did not have protective covers. I had to hold the toilet handle down for 20 seconds to get it to flush. My back patio was filled with boxes and debris. The parking lot is so tight your car will probably get scratched. The walls and doors are very thin so you can hear everything. The lake, docks, pool, and plants were the only nice things.

Property is a mish mash of older buildings. The outside is cluttered with pots everywhere. Check in is through a funny little window and it was hard to see or understand the person checking us in. The dock and pool area is pretty nice. Lighting at night was not good- was dark when we came in and signage was not good for finding our room. The room itself was old but very clean.

This is an old motel. You check in outside at a window because they have closed the lobby. The price was lower than anything else around and had good reviews. I would not stay here as a single female. There were two doors in my room that were locked, leading to other hotel rooms, and it would have been pretty easy to break into the room. Traffic is really loud outside too. It has a 1950’s vibe. They said, the rooms were clean, sheets immaculate, bathroom was dated but clean. There was no shampoo in the room. It worked for 1 night, but made me, a middle aged guy a little uneasy.

We first looked at the Motel across the street. It was terrible! Lake Roy was a nice clean facility the staff was very friendly, the only thing was we had to stay in a upstairs room and im handicap. They do not offer an elevator! Over all it was good !

I loved the hotel, we got the room facing the lake. It was a lakefront room. We had chairs in a screen room, facing the lake. It was a bit older, but the serenity was awesome. The owners are a older Chinese couple, and they were great and polite.
The lights on the wooden fence were beautiful, well maintained grass, and grounds. The room was great, comfy bed, and a spare blanket for cold nights. And the peace and quiet was great, unlike, modern hotels, you hear a lot of people, not this place.

Dead bolt didn't work, paint needed on walls and doors, tv didn't work, shower wouldn't stop dripping and you could hear everything from the room next door through the adjoining door. Couldn't even get to sleep until after 2am when the people in the other room finally went to bed.

This place should not even be allowed to be open. The rooms were nasty, the stunk like someone had been in there and not took a shower for months, there were bed bugs, and not to mention the doors to the rooms would not even shut or lock. Most terrible place. Needless to say we did not stay there. We left and went down the road to the Best Western.

Just little details. The toilet had a hard time flushing, the door needed to be pushed to get it to lock, and the rusted metal stairs leading up to the room were flimsy. Everything was clean and bug free!

the room was very clean, bathroom very clean and multiple towels . Its an older property but was very impressed with the grounds well kept and lots of plants thru out, beautiful view of the lake. My husband and I sat on the screened in balcony and enjoyed the sunset with a cold adult beverage.
Property conveniently located to restaurants ( IHOP one door down) and only couple miles to where we needed to be for an event. Left early each morning so had no contact with hotel personnel. Will stay there again. could hear the cars on the road, but once you were inside youir room, it was very quite.

Old-school warerfront gem that is a vestige of the heyday of Cypress Gardens, and the mom-and-pop accommodations nearby. Excellent value and location, right up the road from Legoland. The ambience of the lake is unmatched by anything I've seen for miles around. Staff is caring and attentive to older rooms and facilities. Try to book facing the lake and it will exceed all expectations, especially at this price point.

Falling apart. I do not see how this place passes safety inspections. There were stairs that were not sturdy, stairs that were slippier with rain. There were puddles of water outside of our door on top of tile flooring. The floor mats were completely torn up which served zero purpose.

the first room we got smelled terribly of cigarette smoke. They switched our room quickly - next room smelled too but mostly just old and musty/mildewy. The room was very dark, the paint on doors and the walls was odd - like they do cover up paint every now and again but just in certain spots. The doors, door handles, base boards, etc. are falling apart. Do not count on the coffee having creamer that isn't clumpy and expired from years gone by at Holiday Inn Express since it looks like they might receive their expired products.

Maybe this is a good fit for some, but it is one hundred percent not for me or my family. Fortunately we only stayed a night and basically were only awake there for a couple hours.

This place was not up to date at all, still used nornal house keys for the doors. Sheets had stuff on them and the towels had stains. Cigarette burn on the tub. The check in counter was a window in the owners kitchen no front looby. I would not stay here unless you had no other place.

Staff was fantastic, I had a situation and they were so understanding, changed the room to another one on the first floor because it was difficult to climb stairs.
