We stayed two weekends, 23rd and 30th

The staff were very good at their job. When we were staying above incredibly volatile and inebriated guests on the first weekend, it was dealt with quickly. Unfortunately the next night another guest set off the fire alarm at 1am.
The second weekend was faultless- thoughtful guests same excellent staff
Clientelle interesting, staff incredibly professional and kind.
Under refurb, so slightly odd vibe, the price was very good because of it.
Close to beautiful countryside, Tors, Buckfast etc
Not into pubs but there is one right next door for those who like pub grub and booze- we didnt try it

Apartment was very dated, stains on carpet, stains on the furniture. We had to wash everything in the kitchen before using as staff hadn’t checked after previous people left. There were very limited items in the kitchen seeing as it’s self catering. We needed to de-ice the freezer for anything to be able to go in it. Not impressed.

Was disappointed the gym was shut as when i booked it through here it said it was there and had no mention of it closing.

It looks like since then it was updated but I booked this hotel especially as it had such facilities. If this was updated later then it would have been good if i received an email or notification as such.

This was our 3rd stay and the reception staff were as friendly & helpful as always. The apartment was very spacious, clean, comfortable and well equipped for self catering.
Our only disappointment was that we were not informed prior to our arrival with regard to the pool & fitness centre being closed for refurbishment.

Comfortable beds and adjustable heating as weather became cold and damp. Very clean. I had anticipated a few toiletries so didn't bring shampoo or anything. Biscuit and decaf coffee not resupplied on second day . Staff helpful but scarce. Tea/coffee machine was not operating sometimes nor enough clean cups available. Nice fresh fruit salad at breakfast but smoked salmon very salty. Breakfast wasn't free but included in cost btw

The bed was SOO comfortable, sheets and towels lovely, white & clean and we had a really good night's sleep. Great view.
However, the room was very dirty, carpet filthy and not hoovered with all sorts of debris clearly visible just under the bed. The bathroom was tatty with dirty brown edged mastick and the uplighting highlighted ancient looking cobweb 'curtains'. The phone and kettle were ancient and filfthy. The bath drained too slowly not to have a blockage problem. My mum would not have stayed in this room!
Most staff were lovely. A bearded man we encountered behind the bar was a total misery.

Enjoyable stay in a pleasant location

I have stayed at the Passage House a few times as family members and grandchildren live within walking distance. I have always found the staff friendly and professional. The room was spacious and although the facilities are a little tired and dated it was comfortable enough. Breakfast was good and hearty with plenty of choice. For the first time I walked into Newton Abbot along the river footpath which meant I could leave the car at the hotel which was definitely a bonus for a day at the races.

Room looked clean, however in the morning the bathroom floor got very wet, I used one of their white towels to mop it up and it ended up black!! Also cobwebs on bathroom ceiling, rust patches on radiator etc. The hotel has had its day and just feels a little unloved.

11/10 for the location. Great views and direct access to a lovely walk into Newton Abbott. Large carpark, leisure facilities were good. What let us down was the breakfast on the first morning. Got sat down then forgotten about. When we did eventually get our traditional English order the hash-brown was mouth burning but the rest of the plate stone cold! However the next day had an Eggs Benedict and it was fine so we won't be put off staying again.

Budget hotel but good facilities and nearby walks.

Booked last minute. Location is a bit out of the way but only a few mins from N Abbott and 10 mins from Teignmouth. Outlook from hotel down the estuary very nice and some nice walks nearby. Hotel rooms are very dated, particularly bathrooms and due to age the toilet, bath etc appeared dirty, although I would imagine they had been cleaned. Comfortable bed and reception, bar and restaurant area were pleasant to sit in. Swimming pool lovely and warm and quite quiet, so great with young children. Restaurant menu is limited, particularly if you have children. I would sum the hotel up as a budget hotel. Definitely not luxurious but if you're on a tight budget, it's pleasant enough. Staff very friendly and helpful throughout stay. There's a nice pub literally next to the car park with a good menu and views down the estuary.

We booked a lodge for 4 people, but the sofa bed had not been made up on arrival and there were only 2 towels!! We had to get a staff member to come to make up the sofa bed and get us the correct number of towels. The sofa bed was very uncomfortable for our children, so we won't be returning to this hotel. The dishwasher didn't work, so we washed up. There was also no recycling bin, so we took our recycling away to be recycled. The pool was lovely though and heated to a good temperature. We spent lots of time in it.

We enjoy the pool when we arrived. That was really nice after a long journey travelling to Devon. The hotel is in a beautiful location and a short drive to Torquay and Teignmouth. Plenty parking. Breakfast was very good but a bit slow with hot food orders. The hotel was full and they didn’t have enough staff to serve/ replenish food, which was a shame. Overall we had a very good stay and I would go back again.

We had a good stay. The was nice and roomy but just very hot - the window could only be tilted a tiny bit and there was a small fan provided - which didn’t provide much relief. They really should be fitted with A/c’s given a nights stay isn’t cheap. Staff were all lovely. We used the pool which we had all to ourselves. Breakfast was fine. Had expected a buffet but it was to order. Would’ve expected some cheese & cold meats options as well. The location is very pretty and the pub next door is lovely directly set by the river.

A great location

Enjoyed 3 nights here in July 2025. The location is great - a quiet spot at the head of the Teign with river and countryside views, plenty of bird life on the mud flats and reeds. It’s a short drive into Teignmouth or Sheldon and not far to other resorts such as Dawlish, Torquay, Babbacombe and Paignton.
There is an indoor pool and sauna plus a spa offering various massage treatments.
The staff were all very helpful.
Would definitely stay here again.

Oh dear will not return to this worsening location

We have been to this hotel, many times over the past 5 years, this will be our last time, very Disappointed by the attitude from the reception staff not trusted to borrow extn lead had to leave driving licence as security then demanded £10 for 1 hour later check out.

Breakfast was also poor due to the coach parties, we weren’t warned about busyness and there was not enough personnel to deal with numbers

Lovely staff and location. Special early Sunday breakfast laid on for us as we were in a cycling event- great gesture! Some of the decor is now dating and tiring a little, especially the corridors with heavier use. The gym area with aerobic equipment is carpeted and a bit smelly… maybe a new non-carpet floor?
I’m being picky though! Overall a good experience

Jane and I stayed at the beginning of June 25. We had a lovely stay. The staff were as friendly and efficient as ever. This is our second stay of the year.

Breakfast was everything you could want. Beds were as comfortable as ever. The hotel was a superb base for visiting all of the surrounding areas and was a lovely place to spend an afternoon relaxing and planning our next adventure.

We are looking forward to our next stay, later in the Summer.

On arrival I was to be in the annexe on the 3rd floor. The annexe does not have a lift and my suitcase was very heavy.The duty manager kindly moved me into the main building. The room was great with a lovely view of the river.
The hotel facilities were clean albeit a little dated. It seemed as though some of the staff were new and still in training as service was a little clunky in the restaurant. But as the manager demonstrated when I checked in, the service ethos is good. I would definitely stay here again.

My wife and I spent three nights here as we were in the area for my late father’s funeral. We had chosen the hotel for the wake due to the location and excellent facilities for such an event and due to the fact that as a family, we had often dined in the Passage House Inn just down the hill, so the area held some special memories for us. For the wake we ordered a combination of afternoon teas and finger buffet items, which went down extremely well with the attendees.
As far as the hotel is concerned, the reception area, bar and dining area/conservatory is excellent with a lovely elevated view of the River Teign Estuary. The room was comfortable and quite roomy but if I’m being picky, the bathrooms could do with some modernisation and refurbishment. My wife is in a wheelchair but the hotel does not have any accessible rooms. When booking, the staff did get in touch with us to discuss how best to accommodate our requirements and we were given a ground floor room close to reception, which was much appreciated.
All of the staff we interacted with were extremely helpful and courteous and went out of their way to make our stay as pleasurable as possible. We would definitely stay here again.

Hotel was in an ideal location for us to attend a wedding nearby. In a very nice setting with plenty of parking. Room was comfortable and clean although in common with the rest of the hotel it was a little dated. WiFi was good. Breakfast was reasonable for the money although the extra £5 charge for different dishes such as eggs Benedict wasn’t really needed as the dish is probably no more costly than the full English we did have. We found the mushrooms to have a strange taste to them and the sausage wasn’t nice, we suspect it was quite a cheap mass catering product. Service at breakfast was very good and fast.

Wonderful room with balcony overlooking the river. Staff very approachable. Breakfast awful but complaints listened to and acted upon
