Nice enough hotel. Majority of the staff were nice. Particularly lovely was the evening dinner manager, he was amazing. Max the pianist was also lovely.

Spa was very nice and worth the money.

Near Castro Pretorio station which was very convenient

Downside…
No water facilities (water machines). Only water machine was in the spa. Not even a water machine in the gym which is ridiculous when you are working out!

TV kept turning itself off every 30 mins or so and was a pain (taking up yo 3-4 mins) to reset itself which if you are watching a long movie as you can imagine is VERY annoying. We were watching some game shows and the TV would just turn off at key moments which is a very silly setting!

Our last night from about 23:00 our floor (first floor) kept experiencing a power cut. Whenever the power was restored ALL of the lights in the room and TV would turn on so you can imagine the inconvenience when sleeping when suddenly EVERYTHING turns on. When I spoke to reception they had asked everyone on the first floor to plug everything out suggesting that even having a phone charger plugged in was an issue. Essentially blaming guests for their weak electrical system which is ridiculous!!!

About 10 steps from street level to the reception desk which as you can imagine with large luggage is not convenient at all.

In general a decent stay, but defo improvements needed for the cost!

Carpets in our room were just disgusting. Full of stains and 1 massive burn. There's black mold on the shower celling and in shower itself.
Extractor fan dirty and really noisy as well as fitting was supre flimsy.
Staff on the reception soulless, just charging you for everything instead of politely explaining about hotel amenities and near by things.
Cleaning and breakfasts staff was excellent.
Breakfasts is ok, could do with some fresh melon or something similar instead of carb overload.
If you want to use indoor pool, you'll have to pay €25 per visit and this wasn't advertised on Expedia. Proper scam. Outdoor pool is for penguins if they ever escape from Rome zoo as it's just super freezing. No point of having it running once summer is over. False advertising that.
It's definitely not a 4 star hotel. Max 2 stars if lucky.
Book somewhere else if you can!
Plenty of gorgeous options around! We've stayed near by a year ago and it was just perfect 👌
Only 4 star thing about this place is its 4 star location, nothing else

The property was in a good location for us close to collection points for excursions but may be a little far from the central city for some people.

Whilst the room was excellently laid out in the junior suite with a bedroom and jacuzzi bath, some of the finishing in the room was not great and the shower was defective.

The cleaners came to the room each day and wiped over the bathroom and made the bed but that felt to be the extent of the cleaning and the carpet felt dirty.

Overall Good stay at the Building Hotel

The hotel has a good location, it was a 15 minute or so walk from Termini and not far from the Castro Pretorio station on the Blue Line (Metro).

On entering the hotel we where warmly welcomed by reception, quickly given the keys to the room and information about the pool, towels and spa access (fee applied).

The room was well presented, it was modern, but with wooden opening windows, a double bed, vanity table, mini bar, wardrobe, separate shower and bathroom and A/C.

We did experience a problem in room 219, however, we didn't complain so I have kept the overall rating high but taken the factor into account: There was a damp smell from the shower, I suspect there may be something under the tiles, when you where in the room for a while, you adjusted, but if you left and come back you could smell it again very strong, like a mold/mildew smell. The shower itself was clean, but there was a really strong odor which i'm certain was not drain related. As we only stayed for 2 nights, we didn't let it worry us.

The Hotel lounge bar was fantastic, I understand it was a consecrated church, which made for a lovely ambiance with the stained glass windows, tiled floor and the veranda.

The pool was great for a dip, there was a lot of people on the day and not enough seating. The pool is freezing, but given the heat it was a welcomed respite.

Overall I would stay at the building again, but would mention if I had the same issue with the room.

Perfect hotel stay before we flew home. There was a pool, gym and hotel bar. We had a great meal nearby at Trattoria Breccia which is the perfect walk. We didn't get the chance to use the spa because it closed at 8pm. Breakfast included was great.

Look no further!

Look no further! A real find! This hotel has included an adults only onsite spa that has a salt therapy room, water massage therapy pool, hammam and sauna, It also has a small outdoor pool and a delicious included breakfast. In the evening, the spacious lobby and bar area has live piano! The hotel is a short 7 minute walk from Roma Termini Rail station! I loved it so much that I rebooked it for the night before our return flight home! Its a gem!

The facilities are beautiful in the middle of the city but away from the crowded touristy areas and convenient walk from the train station. Spa and pool area are very comfortable and relaxing. The bar and restaurant area are beautiful. Breakfast buffet and restaurant has a patio. The room is clean but a little dark.

My wife and I stayed here for a week and it was lovely. The staff are very nice and the hotel is clean, quiet and has good facilities.

The breakfast is okay, very basic but it was perfect for us. The lunch and dinner is good but very expensive compared to restaurants around the area.

We are vegetarians and having pizza/pasta was great but if you want a change the I'd recommend going to the South Indian restaurant called Saravanaa Bhavan. This restaurant is 7mins walk from the hotel.

The location of the hotel is ideal for walking to Colleseum, Spanish Steps and Trevi Fountains. We also used he Spa which again is very basic for for 25 Euros per person, it's nice to have on the complex.

The mattress was as hard as a rock, very uncomfortable, the lighting in the bathroom was difficult to apply makeup and for my husband to shave, too dark, but the room was clean. The breakfast buffet, the eggs were always cold, there were no spoons for your cereal or yogurt but beautiful area. The gym was always closed in the morning so my husband and I always had to ask front desk to open for us. When you came into the lobby after a long hot day touring Rome they had a table with refreshments which was wonderful to have but they were empty sometimes or no clean glasses. We stayed for 3 days. The area is safe and close to restaurants and cafes.

2nd time to this hotel. First time was much better, better room, lighting, cleanliness. This time room the tv was not working until the repair man came next day to reset tv internet modem, shower did not have good pressure and water exited to the floor of bathroom. Had to clean up the water. The room was ok but very small and needs some touch ups. Beautiful hotel overall thought. Great breakfast and pool is beautiful however extremely cold water in the pool.

Our room was lovely, great balcony, good shower and comfortable bed. The breakfast was great too good selection of food and drinks. The outside pool was open 8-8 but was freezing which was a shame and a large charge to use the indoor pool/spa. You had to book in advance too and it had restricted opening times.

I enjoyed my stay at this hotel, primarily due to its convenient location—just a short walk to Roma Termini, with local bus stops nearby. It's also close to La Romana, a renowned gelateria, as well as a pharmacy and a local pizzeria.

The breakfast offered a variety of tasty options, which I appreciated. However, the lunch and dinner menus could be improved, as I felt they lacked authentic Italian flavors.

The staff were courteous and accommodating, always ready to assist with any requests.

Regarding the amenities, the indoor swimming pool was not operational during my stay, and the outdoor pool was too cold to use comfortably. Additionally, the poolside showers were not functioning.

Overall, despite some shortcomings, it was a pleasant stay, and the hotel's location and staff made it a convenient choice for exploring Rome.

The hotel is in a quiet and safe location and close to the main train station and Metro. The breakfast was always good and the staff super helpful and friendly. We loved the piano bar but visited out of season so didn’t really use the outdoor facilities. It is close enough to walk to main attractions like the Colosseum (about half an hour). Would happily recommend and stay here again ☺️

Good option when looking for accommodation and breakfast package. The staff was attentive and friendly, breakfast was just ok, but rooms could do with a bit of touching up, and deep clean, especially bathrooms - as those details really stood out. Extra points for lovely bar area and the pianist, electronic panels to manage lights in the room and option to eat outside in the lovely patio area. Good to know - it's preferred to receive payment for city tax in cash, should have been more clear when booking via Expedia as people tend to go cashless nowadays and it's been a nuissance for us. We were allowed to pay card in the end, but staff made a funny face which was not necessary though

Location was not good for casual stroll into town for tourist attractions or dinner.
Pillows were hard and uncomfortable. The black wall separating the bathroom and bedroom is a terrible idea, as not visible during the night.
Otherwise hotel was pleasant enough, staff were friendly.

I was completely misled by pictures of this hotel.
I had booked the junior suite which includes two double beds.Upon arrival, there was only 1 double bed and a sofa, when I went to the receptionist, they were extremely unhelpful and said that since I booked the suite on an external site, there was nothing to do... it was very upsetting.
Additionally, when I emptied the bath it leaked down to the bathroom and emitted an awful sewage smell. The next morning i told reception and when i came back in the evening they said it had been fixed only for the exact same thing to happen the next time the bath got emptied....
Furthermore, our shower tiles were cracked and the Spa pool was out of order.
All, in all, a disappointing and mediocre stay.

If booking for the spa, DON’T! + Very dark rooms

Our room was a suite with a double bed and hotub upstairs and two more single beds downstairs. After filling the hotub up and 5 minutes spent in it the water level had dropped and this was due to a leak which flooded the upstairs floor and went all down the wall and through cracks in the ceiling which were already present. We were moved rooms with not too much hassle but the staff were standoffish and made us recollect the room keys from reception. The spa area was shut when we wanted to go in the afternoon of our first day there and we were told to book in to use it the next day which we declined as we didn’t know what time we wanted to go. The next day we asked to book in for use of the spa and were again told that it was closed despite being told the day before that we could have booked in. We had also asked in the morning before leaving if the spa was open and reception staff confirmed that it was. We were passed off by reception staff to the staff in the spa. They told us that maintenance work was being done as they had a problem with the pool. We were shown the spa area and the pool was completely drained and looked like it hadn’t been in use for months. Despite this we were told that it would be shut for the next 2 days (conveniently the last two days were were in Rome for) and then open the day after. No one gave a clear answer as to what work was being done which makes me think that the spa is permanently shut and customers are told that it will be open in a few days

Amazing 6 night stay at hotel the building. Couldn’t recommend more, staff were all so welcoming and keen to help. Building was immaculate, breakfast delicious. Location ideal for Termini station, villa bourghese and only a 20min walk into the centre for the coleseum, trevi fountain and shops.

Only slight downside was the spa being closed for refurbishment, but it was open on my final day and my massage made the perfect end to a great trip.

Not great weather in Rome but area walkable to Trevi Fountain and other hot spots. Building lovely. Room small and not much room for luggage storage. Bathroom. Large . Glass door which is always interesting. Restaurant great. Staf lovely. Some other guests a challenge and they handled it very well. Nice bar and pool area.

We loved the Hotel. The food was very good and the bar was stunning. The room was the problem. There were no drawers or places to put things so we lived out of our suitcase for days and felt like we were climbing over each other and our baggage. There were 2 hangers in the small closet. The pillows were also the most uncomfortable I have ever had. If you are alone or only in for a night it’s good.

The pool was small but did the job. The central lounge was magnificent with a grand piano anyone could play. But the rooms were TOO SMALL with non-functional avant garde design that do not serve guests' needs. NO SURFACE SPACE! No hooks on which to hang wet bathing suits. No night table, 1 chair for 4 people. Bathroom was size of postage stamp with zero space to put one's toiletries. Wastebasket was size of a Kleenex box. I asked for another one and a small table. Two days later still had neither. With a few upgrades The Building could be 4 star. Now, a 3.5, not more.

The location of this property is not in a nice area IMO , not central ( which I knew but assumed there would be nice restaurants around) ..cinema down the road advertised “sexy movies”
The entrance to the hotel looks like a hostel , some staff welcoming, others need to work on their customer service etiquette, a smile or a simple hello or please when checking guests in is not too much to expect.
About ten steps into the hotel so if you’re carrying cases or have any mobility impairment in any way your stuck. I did see the young worker carrying heavy luggage piled up and taking them down the steps .. no health and safety for staff!

The hotel lets guest smoke and vape around the pool , horrible if your dining out or have young children trying to enjoy the pool . Smokers need to have a separate area! In this day and age.
Only about 8 loungers around pool, not enough for number of hotel guests.
The bar area inside is very dismal, not well lit and definitely not enticing.
The breakfast was ok!! Lots of cakes … if you like desert for breakfast you’re good. Milk and yogurts not on ice and were therefore warm… and the fresh juices were watered down and tasted vile.

The pool was very crowded pretty much all the time so we couldn't really use it.

The streets around the hotel were strewn with trash, very bad.

As great as the hotel is, we won't stay there because of all the trash in the nearby streets.

This is a lovely hotel with a friendly staff. It is a little out of the way from most of the major tourist attractions, but close to Termini, so that is convenient.

There are several nice dining options nearby, as well as at the hotel itself.

The pool and the sundeck are lovely.

Definitely a place I would stay on our next trip to Rome.

Didn’t realize there is nothing going on that area and it was kinda scary to walk at night. No tourist spots at all. The staff were great. My room door was broken and they moved me to another room right away. The piano player at the bar lounge area was excellent as well as bartender. Only real complaint was the bed was uncomfortable kinda too hard. The second room they pushed 2 twins beds together and I almost fell in. The rooms were very clean and smell good. Pool was good but definitely not for kids. It’s all one level maybe 5 ft.

Perfect for a stay in Rome!

We received a warm welcome from the very kind lady who checked us in and she was helpful throughout our stay giving great advice on where it go and what time see.
The room was great and the jetted tub was brilliant to have.
We loved the pool after a warm day sightseeing.
Max the pianist in the bar was fantastic!
Good location about 10 mins from the station with nice restaurants in streets nearby.

Property was about 15min walk from train station which we wanted as that was our means of transportation for our trip. Easy to get a cab that hotel staff would call to take us to other destinations. It was quite a distance (walking) from main attractions. 20 min cab ride to Vatican.
Room was unique - modern touch screen powered lights etc.
Our room was next to road so could hear a bit of traffic at night but nothing overly disturbing.
Our room was clean but shower had some mold/mildew build up in spots that needs to be taken care of as well as door to shower didn’t completely close and water puddled on floor.
Beds were decent for a nights rest.
Breakfast was decent - eggs, fruit, bacon, pastries- if you want cappuccino or espresso type drinks you need to ask staff to get it as on buffet they have only americano and hot milk in carafe.
Pool was refreshing, fairly small but ok for amount of people using it. They give you towels to use at front desk.
They prefer city tax to be paid in cash and had notes all over the hotel to remind you of that. The only place we stayed that seemed so adamant about that. Everywhere else we used card.
Lobby was beautiful and restaurant overlooked lobby.

It was generally a nice hotel. Staff were helpful and welcoming. Rooms were being cleaned every day which I find it not neccessary and harmful for the environment. Breakfast was acceptable but without any changes day to day that bored us after second try. We enjoyed the pool, it is beneficial after long walks in the city. Hotel has good access to the public transport and close to termini station.

Manager was awful! Did not have air conditioning and manager took no responsibility! He basically blamed us! Had family and friends who had recommended this hotel but will never go back! Was offered no compensation! I will make sure no one I know ever goes there! Rest of staff were great but manager very sketchy! Manager made excuses and would not help us out and I had my 84 year old mother! Shame on him!!!

This property is slightly aged in its decor and inside, however that would be the only downfall of this hotel. We felt safe at all times and the front desk support was always exceptional. Breakfest was fresh and tasty (albeit coffee could be better). We cannot fault this hotel for anything other than being slightly aged.

The bed wasn’t comfortable (hard and not firm, you could feel the springs, the mattress seemed either old or bad quality)
Breakfast was okay, the scrambled eggs were soggy, some food options, plates and other stuff weren’t always available, particularly after 10 AM. Way too expensive for what it offers.

We booked the hotel as it was convenient for Termini. That meant we were a long walk from the main attractions, so location was the only downside.

Room was clean but quite small. That was fine for two nights but a little to compact for a longer stay. Breakfast was delicious. Staff were extremely friendly and helped with a small problem with no fuss.

Claudio is the best!!

LOVED this hotel!! The staff was incredible, Claudio was the best!! We got off the flight and drove straight here, we were early but Claudio helped us check in to one of our 2 rooms early so we could rest. He gave great dining & shopping recommendations and even helped us get a cab for a fair price so weren’t taken advantage of us tourists.

The rooms were unreal!! The bed, the huge bright windows, the bathrooms - everything was perfect & I will definitely go back here again.

I brought my teenage sons with me on a work trip to Rome and we loved staying here. The staff was so wonderful; they were incredibly warm, attentive and helpful. Everything was so easy. The hotel has so much to offer. The pool is lovely and the breakfast was terrific. The location was great too. We walked to most of the famous sights. Mille grazie for the exceptional service and making us feel at home.

The hotel is nothing like the pictures. They put you in studio apartment with three small beds and make it seem like it’s a sweet. When we try to get a refund or some type of discount. They were not responsive and offered us nothing in return. We ended up leaving the property and eating the expense because the air conditioning wasn’t working, the room had a pungent odor, and it was nothing remotely close to what the pictures showed online.

Really quite disappointed by our stay here. It is advertised as 4 star but really isn’t. We had to move rooms 3 times. First room the shower had a huge leak in it, second room was only available for the night and then we were finally moved to the third room. The hotel is clean and is in a good location but the shower grout is mouldy, the carpets through the corridors and rooms are stained. The walls in the room are lined with material and the at was coming away from the wall. I’d imagine this was a nice hotel 7/8 years ago but is desperately tired. You know it’s bad when every time you walk past reception someone else is complaining. Bitterly disappointed considering this was booked as an anniversary trip.

We had a good stay at The Building. It’s a little bit further from main attractions but still in walkable distance. Staff was friendly and helpful. Only minor complaint was that the wifi in our room wouldn’t connect intermittently. However, not the biggest of deals for us as we didn’t spend too much time in our room.

The hotel overall was great. Great location for transportation links into the city centre and in a quiet neighbourhood. Although it was next to a police station the noise from the sirens wasn't too bad. I would have given the hotel 5 stars but there were some minor issues. We went with 2 kids under 10 year old and we thought we had access to the indoor pool having confirmed it with the hotel by email before we departed. However, when we got to the hotel we were told under 16s are not allowed as the pool is more of a jacuzzi than a pool and we would only be able to access the outdoor pool. However, the outdoor pool is not heated so unless you like cold swims its not usable outside summer months. The other issue was that the rooms do not have side lamps but have tiny spot lights in the ceiling so at night time its very difficult to see in the sides of the room. There were no chest of drawers in the room so we were living out of suitcases and with kids the rooms did become very messy. Finally, we had the junior suite room with the hot tub, which was great however I don't think it gets a proper deep clean too often so for the first 3-4 times we used it (due to lack of a pool) the jets would tend to spit out bits of dark fluff bits and hairs which is not great at all. On the plus side apart from one lady at the counter all the staff were very nice and helpful.

Beautiful Lounge Bar

This hotel has a lovely atmospheric lounge bar complete with columns, upper gallery (used for breakfast and dinner) and stained glass windows since it was formerly a church. Breakfast was good with hot (scrambled egg & bacon) and cold selection including cereals, yoghurt, bread, fruit etc. I would stay here again without hesitation.

Rooms not really like the photos. We are a family of 4 and booked the Jnr Suite, sent 3 messages to the Hotel in the weeks leading up to our trip asking for the room to be configured with 2 single beds. Did not get any response nor the room configuration asked for. Disappointing!

Awful customer service

I rarely leave reviews, but I feel my experience at the building needs sharing.

First, positives. Hotel is clean and offers pretty much everything you would expect in a hotel. However for the price I would certainly expect more (over paying in Rome, what's new?).

The bigger issue was that the shower flooded the bathroom, I don't mean makes the floor wet but filling it with a centimeter of water that flowed out of the bathroom, onto the carpet and into the corridor outside the room. I reported this as we left for the evening and was told it would be fixed by our return. It wasn't. The exact same thing happened but luckily was spotted sooner.

In the morning I pointed this out, explained that the carpet was soaking wet and only one of us had been able to shower in the 18 hours we'd been at the hotel. Apparently this was \"just a maintenance issue\" and not worthy of consideration for a room change or refund.

Again I explained that we hadn't showered that morning and couldn't really go on with our holiday until we had as only one of us showered the night before and we'd like to before leaving.

Again no positive response, just a maintenance issue.

Eventually two hours after that discussion maintenance turned up to fix the problem so we could shower. But the room then smelled of damp carpet for the next 24hrs until we left.

At no point was even an apology offered. So although I would say the hotel is nice, I hope you don't expect customer service.
