This property either needs to be closed or renovated desperately. The electric blankets are like from the 80s one was broken and the other was hanging on to its dear life. I didn't use it and suffered the bitter cold and the dirty blanket. The toilet literally came off the floor when I sat slightly to one side. We were on our way to Milford Sound from Queenstown and all rooms in Te Anau were completely booked. When we arrived at the hotel office and asked if I could use the toilet, the staff said there was none for guests. We had to drive out and around the closed cafe to reach our room. Everything was like a scene from Bates Motel. Our trip to New Zealand was wonderful with all the friendly and welcoming people, except this one downside.

Beds very comfortable and great bed linen. Kitchen ammenities non existant. There is a kitchen......one oven didnt work, no fridge, 3 knives, no forks etc etc. Not great when facilities on website state kitchen available. For all that it suited us fine. Wouldnt stay there again tho or recommend it. A pity, because in a hreat spot. Needs some money spent on R and M desperately.

The complex was in very poor condition with the grounds and out door aminities in dire need of TLC. The room had no kitcken one pot and no utensils. There was a shared outsude room kitchen facility use at your own risk.
The wifi didnt work so the tv and internet were unavailsble. Apparently hadnt worked for 3 years. Same with the attached bar and resturant. Which left dining options limited.

The views from this property are superb. Lake Manapouri is quite stunning and very handy for catching the boat for the Doubtful Sound trip. The hotel is an older property that although very comfortable, could do with updating. Some of the outside areas - the wooden steps leading to our room for example - need some treatment. It just all felt tired. Manapouri itself is very small but a short drive away from Te Anau which has much more to offer.

The shower curtain was too short, bathroom flooded during each shower. The sign suggesting \"don't flood the bathroom\" won't work in the current configuration.

The laundry power was off at 8:30 pm - that's fine, but was not back on until 9:00 am - with a check out at 10, there really isn't time to do laundry on your day of check out.

The buildings felt like they were waiting to be demolished! Very old fashioned and tired. Not at all comfortable. No fan or air con (although we didn’t need it). Really small bed in our room so we asked to swap to 2 singles. Very flat pillows and only one each. Only space & hard chair for one person to sit to eat/read, other than on the bed. No internet for all of our 2 days, even in reception. This meant there was also no TV, except one very fuzzy channel. Restaurant/cafe was closed, even though all the rooms seemed fully booked. The shared kitchen had no plates, bowls, cutlery, but reception provided some when I asked. Nothing in the room except a kettle. Nice lake views and you can walk along the shoreline. We only stayed there as all other accommodation was booked. It’s about a 15 min drive to Te Anau, which looked very nice when we joined our mini bus tour to Milford Sound. We ate in Te Anau in the evening and there were several nice restaurants to choose from.

This room has an amazing view. Unfortunately the kitchen facilities were a bit lacking. Eg A toaster was provided, but no knives or forks. When i went to get into bed, the sheets didn't seem to be clean, there were multiple different hairs in the bed and some other support of debris. Given the price, i did expect a bit better

Great location. Very convenient for making the early morning departure time for the cruise experience to Doubtless Sound we had booked.
Negatives: Grounds clearly need some maintenance done. Inescapable conclusion to reach is that the owners just don't care what grounds look like. Car parking available but on a sloping grass verge. Bathroom very dated and old and tired looking. Coffee making facilities - jug, cups, fridge, but no teaspoons!! Cups looked a little dirty.

Positives: Views are outstanding. Water in shower was hot. Internet wi-fi was easy to access, fast and reliable.

The on site staff support was the only positive apart from the lakeview, but the owner played no part in that! We feel that this property should not be listed in its entirety the way it is & certainly not represented online as is..it's false advertising, including the name which is different in reality.The restaurant & bar do not exist & have not done so for several years. The overall appearance of the property & the entire site is run down, neglected & shabby, looking deserted. The photos/information from which we decided to make our booking do not reflect reality. We paid more money, despite booking in advance, than people getting 'better' accommodation at last minute bookings and it did not represent value for money. The room we were given has clearly not seen any sort of refurbishment in decades...I would imagine not since it was first built. It didnt smell pleasant, there were hairs around the bed head, a stain on bedding and the fridge door seal had debris in it as eg's of its presentation.The advertising led us to believe there was a kitchenette included which turned out to be shared kitchen facilities, which were absolutely disgusting with dirty stained washing up implements & cloths & the microwave was absolutely filthy..not somewhere I would take food into, let alone prepare, cook and eat it there. The wifi availability was off and on and there were just 2 tv channels to choose from on the 2nd night, only 1 on the first.

The premises are advertised as a hotel, there are no amenities, only kettle in room. Building and garden very old and rundown. Room and bathroom very substandard. This place should not even be operating. We were charged NZ$ 435 for the night and the room was barely worth $100.It was like a backpackers. We intend to report further to tourist authority.

This room could be worth 150 NZD but never 430.-!
Description of the room is NOT matching amenities provided. Lot of things are simply not existent or misleading (eg. one very tiny soap for 5 days).
Cooking nearly impossible; no possibility to ventilate (smell will stay for hours in the whole apartment.

No privacy; guests AND staff is walking directly over the \"private terrace\" and vaping in front of the only door.

Heating very, very basic, no AC.

We simply don't understand why this is still Expedia listing.

One of the worst accommodations we have ever seen.

This hotel was clean but that’s not what I felt at first glance. Cooking Teflon pan was peeling off. Once I asked for a replacement staff immediately fixed the problem. Then we noticed that the only provided 2 towels for a reservation for 4. Again very quickly provided. Then noticed 2 lights in the living room were out. Electrician did not seem competent. He should have first tested the breaker but instead started retiring the fixture with live wires. Glad he did not kill himself. He did however short the circuit before fixing it. This hotel needs a REAL hotel manager. Staff was helpful.

This property was misrepresented on the hotels.com and not worth the price we paid. Due to their policy of no refunds we were forced to stay. The rooms were dirty upon arrival and not at all like the pictures. One of the rooms was missing soap in the bathroom and when we asked for soap they said they had run out. Additionally the shower drains backed up during showers in both rooms. Water pipes leaked on the exterior of the rooms dripping out of the overhang in front of the room doors.

Only booked it as had no other option. We couldn't sleep all night due to no air con or even a fan. It was so hot. Couldn't keep the balcony door open as there were too many mosquitos and bugs. The outdoor wooden furniture had bugs crawling all over it so couldn't use it. The bedding had a stain on it. Property is outdated and dirty. The shared kitchen facility was disgusting too. I won't recommend this property. The view is amazing but not worth staying a night when all you need is a good sleep to recharge for the next day. Come on guys, a fan is a basic thing you can provide in hot summer and wash the duet cover if it's dirty. Get rid of the outdoor furniture and put insect repellant screen in bathroom.

I stayed here recently and unfortunately had two serious issues.
First, after waking up, I found multiple dried blood stains on the bed sheet. The stains appeared set into the fabric and were clearly not fresh, which raises concerns about housekeeping standards and inspection before the room was allocated.
Second, the check-in information provided stated that check-in closed at 8:00 pm. Relying on this, I rushed from Christchurch and skipped planned stops to arrive on time. However, when we arrived around 7:00 pm, reception was already closed, and the check-in letter with the room key had simply been left unattended on a shelf outside. Had this self-check-in arrangement been clearly communicated in advance, there would have been no need to rush.
Both issues were disappointing and could have been avoided with better hygiene control and clearer communication.

The entire complex looks ready for a major renovation: the buildings look very tired and the grounds, especially at the rear of buildings, were overgrown and unkempt. Our room was clean and tidy enough although the skirting in the bathroom was rotten - the interior of the room looked untouched since the 1970s. We were embarrassed to think that overseas guests would be staying here. We expected much better for what we paid to stay here. A disappointing experience.

I suspect we paid for something but we’re allocated a considerably inferior room.
Bed had no sheets on it and looked dirty.
The overall condition of the property is terrible and overgrown.
Bar and cafe onsite advertised has not been open for 4 years.
We saw a rat run through the long grass outside the door. This made our decision to abandon the booking and go elsewhere easy.
Nobody in reception and no one answered the phone. I insist we get a full refund.

If you have no expectations of this hotel you won't be disappointed. The whole place has been woefully neglected for some time, everything about it is old and tatty. The lovely young Spanish couple who appear to currently be managing were wonderful and very helpful when we needed to change rooms as the advertised wifi was virtually non-existent and only accessible near to the office.

Apart from the staff we interacted with, the only positive thing about this place is the view, but then nature rarely disappoints. Yes, the sheets and towels were clean as was the bathroom but the shower barely has enough pressure to rinse the soap off, and the shower drain can't quite cope with the water that does come out. The blind on the bedroom window had no control chain, and there was an inadequate amount of cutlery, plates and glasses.

It is convenient for th RealNZ Doubtful Sound excursion but staying in Te Anau 20 minutes up the road would also be fine. We only booked here because there was little else available but they have no business charging what they do for what you get. It seems that because of the lack of accomodation in the area hotels are able to charge a premium for sub-par accomodation.

Also false advertising as Te Annau was placed first in front of Manapouri Lakeside Hotel .
Being unfamiliar with the area I had assumed the accommodation was in Te Anau and not 20 km away in Manapouri. I actually thought Manapouri was the name of the hotel !

They actaully didn't have the room they advertised. No reception on arrival, no key, nothing. We were stranded in Manapouri. We were also not the only ones who ended up with no accommodation that day. I would like an explanation.
