It had a beautiful view if you choose to stay on the side facing the river. The staff were very friendly and helpful, however the rooms were really just ok. Basic amenities. The shower had a tendency to flood the bathroom and our double bed was two single mattresses pushed together without a fitted sheet so we spent our trip sleeping like a couple in a 50s sitcom. Wonderful location, paper thin walls. Overall very middle of spectrum. It really depends where your priorities are.

Not long back from a lovely stay in Rome. The owner of this property made our stay even more pleasant.

He upgraded our room for my sons birthday to a terrace room with a beautiful view. Checked everything was ok throughout our stay. Was so friendly and welcoming.

The building itself is a beautiful old building, with an old fashioned lift to the top. Our room was very small but had everything we needed. Shower was good and it was all clean.

Ideal Location in Rome

This hotel is quite different from other hotels I’ve stayed in. It’s on the fifth (top) floor of a residential building in an excellent location half way between the Vatican and the Colosseum making ALL the important locations in walking distance from the hotel.
The staff were very friendly and very accommodating with luggage etc. The hotel itself was newly decorated, clean and warm (December). There is a fully functioning yet quirky lift. This hotel was a great find. Top marks.

Very professional with excellent staff (Cali and Moses). Clean and cozy. Nice location between the Vatican and the main part of Rome. One block from the Tiber river and the Plazza Cavour. Breakfast in the morning is down the street at \"Il Lunch\" with coffee juice and pastries. Great for a short visit.

The good things, City Buses are less than a block away, Airport bus 5 min walk away, The room has a fridge, WiFi and a safe in the room. There are several nearby supermarkets.

Only thing is be careful when you shower water gets all over the floor. Would be nice to have a large mirror in the room and wall hooks or coat rack.

i love the fact the building was traditional, you really get the feel for Rome and that everything was really close by. Great help from the reception which provided us with everything we asked for. The room was fit for purpose, as long as you use it for sleeping and showers this hotel will suit you, ac room, shower, WC, fridge, tea and coffee, the bed all just good no problems, the bad points, we stayed 3 nights, there was no change of towels just one set to last showers for 3 days, what you must also remember is you are on the 5th floor, there is a lift, but you can only fit 2 people in it, the room was nice and quiet.
Would I go back to Rome NO
If I did would I use this hotel YES

Location is amazing as far as everything being close. Security is great due to having 3 separate locking doors. Felt safe the whole time.

Firs if all this place is nit what they claim. There’s no parking no minibar the AC doesn’t work I call the person whi sent me the key to complain he never responded I had to go spend the night in anither hotel near by. There were other clients complaining as well. Check out time nobody show up so we left the keys with the person claiming the recepcionist. Went all over italy this hotel spoiled everything. They don’t deserve to be in hotel.com.

Our room was decent size but few issues - shower doors broke so when used everywhere got wet. Plus air con wasn’t working as room booking overnight. Room could be improved with additional hanging hooks and mirror. But fantastic location and lovely staff

Good location

Location is ideal as between the Vatican and main city of Rome so near most attractions. The residence is very clean and comfortable and staff are very helpful. Initially was a bit disappointed as we were advised breakfast was included in the price, however this was not the case, we had to go to the cafe round the corner to buy our breakfast each day. The cafe was however very nice, but we hadn’t not budgeted for this extra cost. Only complaint about one of our rooms was the odd smell in it, smelt like the drains needed to be cleaned out and could be extremely unpleasant. Thankfully only in the room to sleep as we were out all day.

The hotel was in a fantastic location, it was spotlessly clean with pretty much everything we needed. The bathroom appeared recently renovated and was great and the bed was comfy. Staff were helpful and the hotel contacted us before our stay to ensure our arrival went smoothly as there wasn’t 24 hour reception cover. A couple of negatives, there was coffee and tea making facilities in the room but no milk and they weren’t replenished at all during our stay. A personal negative is there was no mirror in the bedroom and no plug in the bathroom so it made straightening my hair very difficult.

Great value, great location!

I really enjoyed my stay at Residenza Cavallini. You can't beat the value and the location is great. Walking distance to tons of things to see, shopping and dining. I took the city bus from the nearby stop to the Colosseum, Forum and Palatine Hill. The room was clean and comfortable. The Internet was a little spotty, but get yourself a sim card and you'll be fine. It's a guest house so the staff wasnt there 24/7, but they were very helpful when they were. If you need lots of amenities you may not want to stay there, but if you want a nice clean place to stay while you explore the city it was perfect. It was my first trip to Rome and I will gladly book another stay there on my next trip.

Was not what we expected. No front desk to assist with any travel tours or anything so be prepared to do it on your own. The shower had mild around outside edge. We were told breakfast was included but when we got there he had stopped doing that so gave us coupons for a coffee and pastry each morning. That was it. There are no amenities in this place. Problem getting hot water for the shower and the list goes on.

Hotel only staffed during the day. That was ok until at 5 in the morning there was a power cut so no light or water until the staff showed up at 8. It was instantly fixed when they arrived and had been the result of extreme thunderstorm. Rooms are comfortable but basic. All fixtures and fittings were new. Bathroom was excellent. The location was also great for strolling into the center of town (10 minutes walk to Piazza Navona). Staff were very helpful and friendly. I’d stay again.

Hotel in excellent location in walking distance of all main attractions, 15 minutes to Vatican, 30 minutes to Colloseum, 10 minutes to Spanish Steps. Staff provided us with map and information on attractions. Recommendation of local restaurant La Franscescana was excellent food and value. Hotel room clean and modern with lovely shower, however we were woken at about 6am every morning by noise of water/shower from another room. Nice to have a kettle and fridge in room as no breakfast available at hotel. There was also no safe in the room to keep valuables.
While room was made up and cleaned each day with fresh towels we did have to keep asking for replacement coffee, however all these minor points did not in anyway stop us from having a fantastic few days in the lovely city of Rome.

The hotel was clean and staff were friendly. Check in was an issue though. They only have check in until 6pm and we didn't arrive until 8pm, to find no access to the property - and we were expected to go across town to collect the keys /instructions. I asked a friendly passer-by to ring the hotel reception (my Italian is limited) and they arranged for someone to meet us there... once in, couldn't fault it. New, modern room and the owner was really friendly and helpful. Situated within minutes walk from the Vatican City and the hop-on hop-off tour bus. Great place and would love to go back again.

We had a very comfortable and enjoyable 4-night stay here in June 2018. A charming bed & breakfast hotel, with just five rooms, all on the fifth floor (there is a lift). Our room was quite spacious, with air conditioning and safe - both provided free. Reasonably large bathroom, with sink, wc, bidet, walk-in shower and hair dryer. Hotel is in a relatively quiet position, near Ponte Cavour and Castel Sant’Angelo.

Most of the famous sights are within easy walking distance - about half-a-mile to Trevi Fountain, Spanish Steps and Piazza Navona. A little further to the Vatican, and further still to the Colosseum and Roman Forum, but we bought a two day ticket for the ‘hop-on hop-off’ bus.

Buffet breakfast is served on the open terrace, and there is plenty of choice. The terrace is also available later in the day, for enjoying the evening air. There is no bar, but there is a fridge provided in the room.

Staff were very friendly and helpful, and we would certainly be more than happy to stay here again.

On the fifth floor of a very old apt building. Their is a old fashioned lift to take you up there that was very neat. The place is very clean and the manager is very friendly and accomodating. He arranged taxies to the airport and gave us directions around the city There is a beautiful rooftop patio with awesome views and tables to have breakfast etc the only not perfect part is the room size but I think that is common in Europe. Also wonderful pastries for breakfast!

Quiet hotel good location

This hotel is very quiet so I slept really well for the whole break even though I normally don’t sleep well away from home. 5th floor breakfast balcony pleasant. Very walkable to city centre. Late check in requires a trip to another hotel to collect key. Basic breakfast but we had everything we needed. Perfect for weekend break.

Pleasant enough b&b with a nice clean room and comfy bed, but nothing very flash. The shower could do with a bit of refinement, i.e the water jets pointing at you rather than all over the bathroom, but there you go.
Simple breakfast on the terrace overlooking the tree lined Tiber was a nice spot to eat and we were lucky we could in mid-October. Staff charming and very helpful and I loved the old fashioned lift up to the fifth floor. Perfect location for wandering though. 10 min walk to Vatican City, 15 to Piazza Spagna. 25 to colosseum, which was perfect for sight seeing and mooching around Rome

Very close to everything but away from the noisy streets. Wonderful terrace with great view where we ate great breakfasts and great service - Carl was very helpful and thoughtful. Beds were very comfy, rooms very clean and spacious. Close to bus stops. Walkable to Vatican City and also across the bridge to old Rome and ruins. Close to Tiber River with lots to see at night along the river very beautiful at night. Would stay there again. Excellent!

We would have rated this hotel as 5 star if it wasn't for the lack of hot water for our showers. Location was perfect, staff wonderful and all around the ideal place to stay if one wants to see all the sights and do so by walking. We were able to reach all the sights without once using public transit. I'd definitely recommend this hotel. It was too bad about the lack of hot water but all the other attributes made up for it. I would have increased my rating by 1/2 star to award it 4 1/2 stars but this feature is not available

nice hotel - convenient location and very friendly

I chose this hotel because of the wonderful view of the Tiber (the building is the Mausoleo di Augusto). Before the trip, Kal, the owner, contacted me via e-mail and we arranged pick-up at the airport (well worth it; very friendly driver who informed us about the area and gave us a map of Rome). Kal greeted us and showed us to the room (it was small but had everything we needed, including a safe, water heater for coffee/tea, and refrigerator). The room included free WiFi; and it worked very well in the room and out on the patio. The shower was great! The best part was that our room had a balcony out to the patio and the view was spectacular.

Kal was very helpful throughout our stay. Several times we left very early (before breakfast) and he gave us some fruit to go. He also arranged for a drive back to the airport and let us keep our luggage in the office until we were picked up. The bus station is right around the corner (just remember to buy a ticket BEFORE you get on the bus) - there is a store around the corner by the river.

Breakfast consisted of eggs, salami, cheese, croissants, fruit, cereal, and an assortment of juices. You can have coffee/tea anytime in your room - we drank a bit of it while sitting on the patio and enjoying the view.

The elevator is quite an experience! It is quite old and quite small - loved the ride to the 5th floor. Our experience was very positive, and I am looking forward to returning soon.

This hotel is away from the busy centre of the city yet is still only 10-15 minutes from all of the key attractions. Simple, clean room with all amenities and a really welcoming owner who looks after you as soon as you check in. Really competitive price too- would highly recommend for a short break.

Was able to easily check in with friendly hotel staff (extremely limited English). Room was clean, a bit small, but good for a short stay. Breakfast included was very delicious, typical Italian sweet breakfast setup with pastries, juice, yogurt, granola, coffee, etc. Very nice terrace available to sit and enjoy breakfast as well. Room was stocked with electric kettle and many tea and coffee options and a mini fridge. Had difficulty with the hotel door key, staff was helpful but still difficult to use (have to turn it so hard that it hurts your hand). 15 minute walk to most things we wanted to see in the city and felt safe walking back late at night. Wifi worked properly, never had any troubles. Would stay here again if in Rome.

Fantastic stay!

We stayed here for four nights and really enjoyed it! The building is a beautiful old apartment building that has been very recently renovated, in a very safe neighborhood close to bars, restaurants, and all the sights, including the Roman Forum and Vatican. The terrace is lovely, especially in the evening with a glass of wine. The bedrooms are small but comfortable, with fridge and safe, and great AC. Breakfast was plentiful and varied, and the owner was very friendly and happy to answer all questions. We would highly recommend this hotel!

Quiet spot in the hustle and bustle of Rome

We spent 2 days after our cruise at Residenza Cavallini. It was a short walk to the Vatican, Castel Sant' Angelo, Piazza del Popolo and even the Spanish Steps. Also it was easy to get to the metro. Another great thing about this location is the multitude of very good small restaurants. My favorite thing, however, is the rooftop terrace where you have a view of the river and some of the churches on the far side . The Residenza Cavallini is on the 5th floor (or 6th if you count in US terms), but there is an elevator. This is our second stay here and we will stay again the next time we are in Rome.

Perfect location, near everything!

After a little difficulty figuring out where to go and how to check in, the hotel was perfect. Great location and very quiet. The breakfast was a little less than the usual \"hotel\" choices but probably a good thing since we ate non stop while we were there! The set of keys was a little cumbersome to carry in my travel purse and would be inconvenient if I was a man trying to carry them in my pocket and they locks were a little tricky but nothing that was a big deal!

Perfect location, amazing croissants!

Residenza Cavallini is the perfect place to stay in Rome. It is within walking distance of all major attractions, so there is no need to buy a multi-day metro pass, which was our mistake. Upon arrival to Residenza Cavallini we were greeted by friendly, helpful staff who really made us feel welcome. Our room was clean and spacious with fantastic shower facilities. Breakfast in the morning which is included in the price is a help yourself continental breakfast with wonderful croissants which can be eaten on the terrace overlooking the views. Eggs and sausages are also available upon request, perfect to fuel you for a day of exploring. It is very quiet at night and within a safe area. Check out is at 11, our flight was not until 5pm but we were allowed to leave our bags in the safe lobby with staff. This was our first trip to Rome and would not hesitate to book to stay here again, highly recommend.

Lovely hotel in a good location

On arrival the hotel staff were very welcoming and insightful on how to get about Rome. The room was very clean and access to the balcony overlooking the Tibor was a welcome start to the day. A nice hotel in a good location. Most of the major attractions Rome has to offer are within walking distance. We will definitely be visiting again.

Fantastic stay in Rome. Hotel at a decent location... fairly close to the Vatican. We appreciated the free breakfast which saved us some extra cash. The host were nice and were easy to communicate with, even helped us book a taxi.

Had a very good experience with our stay especially the staff, who were so helpful and so mindful of our stay, so much so that they even voluntarily left us breakfast in our room the night before our very early checkout to go to the airport with the shuttle they arranged. Our hats off to Residenza Cavallini for its service. Will highly recommend.

A fantastic location right in the heart of the city. Just a few minutes walk from lots of major sights. View from the hotel balcony is spectacular - you can see the Spanish steps across the river! Pleasant building, staff and location

The hotel was very well presented, the staff laid back and helpful and the location very nice. The rooftop terrace and the chilled environment made this stay feel very authentically Italian which was exactly what we were looking for.
