I was contacted by the property manager multiple times asking for my arrival time so they could have staff available for check in, but there was no staff present and the doors were locked. We booked a suite with the understanding from their listing that there would be a mini fridge stocked with free beverages, but the fridge was empty and didn’t even work. When I contacted the provided phone number they said Italian law prohibited them from selling any beverages. Why promote the free mini bar with suites if you legally cannot provide the beverages? There were clear markings on the doors to be out of your room by 11 AM for cleaning every day, which is totally reasonable, but we had a teenager in jeans and a tank top knocking on our door at 9:30 AM asking if we’d want it cleaned. Lastly we didn’t even have a shower in our room. We had a hot tub. Not a large bathtub but an actual hot tub. This took about 30-45 minutes to fill and it was never clear which direction the knob needed to be turned for hot water as the consistency of the water temperature changed every day. We will never recommend this “hotel”

I booked a 2-night stay at a property through a well-known platform, but my experience quickly turned frustrating. Upon arrival, I did not receive the necessary entry instructions, leaving me stranded on the street for over 2 hours. I had to find another place to stay that night.

Despite multiple attempts to contact the property, I received no substantial assistance. The host claimed they had sent the entry instructions but could not provide any proof. I then escalated the issue to the platform, sharing all my communications with the property. Unfortunately, my concerns were not addressed effectively, as they mentioned they could not obtain approval from the property management.

This experience has made me rethink my choice of booking platform. I strongly encourage others to be cautious when booking properties. Guests should have better protection, and it’s crucial for platforms to ensure accountability in the booking process.

Perfect!!!!!!

I must disagree with the negative comments. Absolutely brilliant the place. We were able to leave our luggage several hours before check-in. Chiara greeted us, explained everything, and gave us the keys. The place is quiet, clean, and modern in an old building. Fantastic. The sheets and towels were of excellent quality, and the room was perfectly air-conditioned. The location is prime for walking to the Vatican or Piazza Navona, and there's a bus stop right outside. I hope to return!

DO NOT BOOK!!! This place is a scam. Booked late in the day at 21:00. Turns out AFTER you book that you can’t check in same day. No communication from hotel because it’s not a hotel. It’s listed as a hotel but it’s just someones apartment in a 6 storey building. They took our money anyway and we had to stay at another actual hotel for 3 times the price last minute after driving around Rome in a cab for an hour at the cost of an additional $100. DISGUSTING behaviour!

Was not happy with the room. There was black mold in the shower and on the shower head. Double shower head one was broke and only was at chest night. Other shower head had mold we didn’t want to use it. The light on the mirror was broke. Could barely use the mirror to see. AC barely worked but with it cool at night we left the window open.

Prior to the stay tried emailing and calling to get ahold of hotel and couldn’t until we arrived in Italy. The hotel is a flat that was turned into a 4 room hotel. Location was good. But we would not be staying there again.

Said breakfast was included in the rate, but the owner said they do not include breakfast and this shouldn't even be shown on the website. So out of pocket for having to pay for breakfast.

Hot-tub was broken. 3 night stay and still this did not get fixed before we left. Still not been refunded for this.

Amenities listed on the website are wrong. There is no safe to leave valuables, the minibar is not stocked with some free items. Temperature control is shocking, cannot have air-con in February, instead only heating, the room was like a sauna.

Recommendation is, choose somewhere else.

A good central location but no customer service at all. There was no sign to indicate the hotel, it was all very strange. It was as if the owner was trying to hide the business. Our toilet was broken, I WhatsApped the number in reception and didn’t hear anything. Needless to say the toilet was mended without any correspondence. A very weird experience.

Overall, our stay here was alright, but some things soured the experience.

Cons:
The advertised air conditioning was barely functional, it took until the 3rd day for the room to be a somewhat comfortable temperature.

The advertised breakfast vouchers were nowhere to be found, and the host was unresponsive when I reached out and asked.

The shower head is broken (leaking from the fitting) and covered in what looks like black mold and other nasty stuff.

Pros:
The location was good, plenty of good restaurants near by, and the host provided a list of recommended attractions and restaurants.

Tuvimos una experiencia terrible. Compramos tres noches de hospedaje en la suit por la máquina de hidromasajes para mi madre para cuando llegáramos de caminar, no me respondieron nunca mensajes para explicarme como encenderla y manejarla y además, cómo se abría el tapón del agua después de uno ducharse porque el agua quedaba en la tina. Les supliqué por mensajes explicarnos para ducharnos a la llegada de nuestro día para evitar ducharnos con el agua estancada sucia en nuestros pies. Nunca hubo nadie en recepción ni respondieron mensajes y nos tocó bañarnos con el agua que tapaban los pies y sucia. Les supliqué una solución y respondieron después de 3 días y después de haber hecho el check out. Luego estaba la reserva de la última noche en habitación diferente sin maquina y les di la oportunidad diciéndoles que podíamos tener al menos esta vez la misma hab con la maquina y al contrario, nos dieron una chiquita, con la maquina de café mala y por el inconveniente, desayunos de cortesía y lo que hizo fue darnos un sandwich partido a la mitad, un dulce y dos refrescos pequeños (ni €8 euros se gastó). El sire acondicionado nunca sirvió la última noche tampoco. El hombre que nos recibió se disculpó por el inconveniente y solo dijo que estaba enfermo en casa con fiebre y por eso no contestó. Tengo fotos de todo y los mensajes y que les sigo preguntando el contacto del dueño desde la primera estancia y no responden. Pagué la suit y nunca sirvió la maquina. Terrible

First time in Rome

I was delayed a day getting in due to flight delays and they were very accommodating. Check in was easy. They texted the information. Room was very nice, clean and comfortable. Very well located near everything, which was perfect! Wish the air conditioning was a bit stronger. Check out was easy, they texted information. You’re pretty much on your own, which was fine for me, but if you’re looking to have someone help you with suggestions then no. I thought the pizza restaurant directly across the street delicious.

Honestly very disappointed in the stay. Check in was a nightmare. There is a hotel with the same name across the street. We went there then they sent us to the right place where it took forever to get buzzed in and then we had to figure out which floor the hotel was on. The floor hallway had no power at check in. We got buzzed in and we’re told just to leave our bags at the front desk and the security camera would “watch them”. The Wi-Fi would cut out so much I couldn’t use my laptop. We stayed in the “jacuzzi room” thinking it was an extra. It was a tub instead of the shower. For what we got 295 euro a night is absolute robbery. If you’re used to any type of American hotels go elsewhere. Also at check out no one was available so we had to pay via PayPal. Very sketchy.

Relais Colonna was a conveniently located and lovely, unique stay in Rome! It was within walking distance to all of the main attractions in Rome (30min to Colosseum, 20 min to Vatican, 15 min to Trevi Fountain, Spanish Steps, and Pantheon). There were also lots of restaurant options right on the same street, and plenty others within 10 mins.
I had read some bad reviews on the check in process and staff. They do email you an online check in form to fill out, which makes the process quicker! Also, we had texted Gianluca on WhatsApp when we planned to arrive. He was outside waiting for us, helped us bring our bags up and was very friendly and helpful! They are not a typical hotel, so if you just anticipate this and stay in touch via WhatsApp, you'll be fine! Gianluca gaves us lots of good tips, restaurant recommendations and a helpful map and directions of how to reach various locations.
The room was a little small, but the bed was comfortable! We booked the room with the Spa tub option, which was nice to have after long days of walking through Rome!

Interesting hotel room in a good, quiet location with lots of restaurants around. Check-in was not easy, we had some difficulty finding the hotel, and ended up standing out in the rain waiting for some to let us in. Although the listing says the front desk is manned during the day, we never saw anyone the whole time we were there. Everything we needed required a phone call to Gianluca, who was accomodating. The bath was in need of maintenance, with the sink backed up and the toilet running the whole time. All that said, the nightly rate was low for Rome, so if you want to be in Prati and are on a budget, this is a good option.

Super basic place. I wouldn't really call it a hotel: it's 4 rooms in one floor in a building. There was no signage. Expedia didn't provide a phone number. I called the number I found from Google and it was the wrong Relais Colonna. Luckily, a random dude on the street told us to go to the first floor.
The manager who checked us in seems very nice, but there was hardly anyone there except when we checked in.
The shower was pretty moldy, and I found out why: it was a bananas shower that sprays you from 10 different directions like a circus elephant. Our TP wasn't refilled, which was bad news when you have a stomach ache from the pizza place across the street.
there was a bit of an odd smell overall. A bit like mold cologne.
we only got one blanket and 2 very thin pillows.
Very good Wifi connection, came in handy.
Overall, it was OK.

This is not a hotel but a huge disappointment

This was a total disappointment. There is no lobby, no 24/7 staffing at front desk- you let yourself in with a key to the building and lobby. No bathroom in the non-existent lobby. There is not a shower but a giant bathtub with a hand held sprayer of cold water. The hair dryer did not work. The previous guests in our room were smoking in what was designated as a non smoking room. Minimal lighting, no air controls. Breakfast was supposed to be included, which was instead a voucher for coffee and a stale pastry across the street at a small, dirty cafe. We left a necklace behind and instead of the hotel contacting us to let us know that they found it, we had to contact them. When we asked if they would send it to us, they ignored our emails. Sending our necklace back to us was the least they could do given what little was provided for the money we paid.

Relais Colonna October 2019

Relais Colonna was fantastic. We were contacted before our arrival by Marcello, who handled our transfers to and from the airport. He was also genuinely interested in what we had planned during our stay and gave us many tips on the best ways to reach our various destinations in Rome. Additionally, Marcello provided information on some of the best food and sights in the city.
We looked forward to sharing our experiences with him as we progressed through our stay.
The rooms were modern and very clean! We had all the amenities that one could ask for, from free Wifi to air conditioning and even Netflix in the rooms!
We would definitely stay at Relais Colonna again.

When we arrived we were made to feel very welcome! We were given plenty of suggestions of what we could do during our stay. Our room was tastfully decorated with everything you would expect and need from a hotel room with an added bonus of having Netflix and Amazon Prime on the T.V. The location was good for the hotel being walking distance from the Vatican City and walking is possible from the Roma Termini train station. Our only issues were the wall thickness between rooms and we would have loved curtains that blocked a little more sunlight out. The external road/city noise was excellent, couldn’t hear anything but internal noise wasn’t great if someone talked or walked (or farted) after 10/11pm. That wouldn’t put me off coming back or recommending the hotel. Fantastic stay, thank you.

Great room in a convenient location

We stayed in the room with couples spa tub, it was a lovely way to unwind after a day of exploring the city. The staff was very helpful, and even sent someone downstairs to meet us as we were a bit lost trying to find the venue. They even took the time to give us a map and tell us where the best places were to get a great view of the city. We also appreciated the entertainment, our television had full access to Netflix and Amazon prime channels. Overall, I would recommend this venue, and definitely would stay here again.

Beyond our expectations. Greeted when we arrived by thr manager He was incredibly helpful. Hotel located right in the middle of all the attractions so no need for buses etc. Couldn’t be better! Bathroom very well appointed and spotless. Bedroom stylish with everything you could need including Netflix and a nespresso machine!! Free breakfast had shown on my booking but the hotel were not aware of this. They very kindly arranged the breakfast for us anyway. Breakfast is in a very authentic smart Italian restaurant in the building opposite. Coffee, orange juice, freshly baked croissant and bread rolls. Delicious.

Overall a pleasant place to stay. The location is good and the management very helpful.It's basically a guest house that occupies a few rooms in a large old building.The interior is pleasant and functional but lacks a real hotel feel. Rooms we had are OK size helped by high ceilings but natural light was limited as windows faced into an inner courtyard. The bed was a bit low and being memory foam a bit uncomfortable we felt, Tv whilst a good size did not appear to have any UK channels. The shower was a bit small but OK for a few nights. Great to have a few toiletries supplied but the sachets are just not big enough, better to reduce the other freebies and improve here I would say.
Was a good deal for a few nights, a few tweaks could make it better.

Staff is very friendly and helpful. The downside is that they are not always at the premises and you have to look for them. There is no outside view from the room which makes it a little dark. However the bonus of this it is quiet except from noisy neighbouring rooms on occasion. The towel rail wasn t on so your towels are always dump. Otherwise the room is spacious and tastefully decorated. The bed covers smelled of stale slightly.There could be more light in the bathroom as difficult to put make up on.

hotel mais é um apartamento compartilhado tem 4 quartos, no caso alugamos um dos quartos, fala que tem recepção e que tem alguem la horário comercial, mentira alugamos por 4 dias e nao tinha ninguém nenhum dos dias, o anfitrião so dava assistência atraves de whatsap, o check-in foi atraves de whatsap, chegamos e tocavamos um interfone do apartamento e ninguém atendia sorte q chegou uma moradora do predio q abriu o portao para nos e ligou para o anfitrião, as chaves do quarto estavam no balcao da entrada do apartamento, ele mandou mensagem pelo whatsap avisando, abriu a porta do apartamento remotamente uando abrimos o quarto ele estava sujo sem arrumar , ligavamos e ele dizia que falava português e desligava, so conversava por whatsap, entao pediu que ficassemos na rua por duas horas q iria pedir alguem para limpar pediu desculpas disse q a funcionária esqueceu de limpar, ai ficamos na rua fazendo hora, quando voltamos e fomos tomar banho o aquecedor do chuveiro nao estava funcionando tivemos q esperar arrumar, e nossa reserva era com cafe da manha mais ele disse que nao ia conseguir da o cafe porque tinha perdido o fornecedor e nos reembolsou somente 3 euros por pessoa o q so dava um croissant, so tínhamos assistência por whatsap e ele demorava mais de um dia para responder, a unica coisa boa é a localização

Me sentí insegura

Al llegar al hotel no había recepcionista, una persona que nunca conocimos nos envió instrucciones por WhatsApp para poder entrar. Nos dijeron que empujáramos la puerta principal del hotel y que la habitación estaría sin llave. Desafortunadamente cerraron las habitaciones y le dieron instrucciones a un huésped que tomara las llaves de todas las habitaciones para que las abriera. Me sentí bastante insegura, pues solamente una cámara estaba apuntando a las llaves en la recepción. Así mismo, la caja fuerte estaba dañada y no se pudo usar. Reclamamos a la persona que envió las instrucciones pero nos ignoró, incluso al mencionarle al otro día que nos íbamos, nunca nos escribió. Fue bastante impersonal y repito, cualquier persona podía tomar las llaves y abrir nuestra habitación en cualquier momento, pero se excusan que con la cámara vigilan todo. Las instalaciones no son nuevas, no había aire acondicionado, tuvimos que dormir con la ventana abierta.

Para finalizar, lo bueno es la zona, pues tiene muchos restaurantes alrededor.

The room was not ready upon arrival so we had to stay one night across the street in a very noisy room. When we got the room on day 2 the bed was broken, and a loose cord were hanging in the bathroom etc. The AC only worked at say 30 percent so it was very worm and very hard to sleep. It could be a nice place but when many things are unattended it doesn’t work so well.

Girişte kimse bize yardımcı olmadı 40-45 dakika kapının açılmasını bekledik ve yetkili kişilere ulaşamadık, sonunda mesajdan dönüş yaptıklarında da herhangi bir açıklama yapmadılar. Online check in yapmamamıza rağmen pasaport vs bakmadan direkt masa üzerinde anahtar var alıp odanıza yerleşebilirsiniz dediler , müşteri iletişimi sıfırdı, odada buzdolabı yoktu sular hemen ısındığında soğutucu bulamadık. Resepsiyonda hiçbir zaman kimse yoktu. Bunlar dışında oda temiz duruyordu, konum çok rahattı her yere ulaşabiliyordunuz, güvenilir bir bölgedeydi, uyumadan uyumaya kullanacaklar için idealdi. Odanın temizlenmesini istediğimize dair olan işareti kullanmadığımız halde odamız temizlenmişti, eşyaları dağınık bırakıp gitmiştik, onay ve talep olmadan temizlik yapılması uygunsuzdu. Müşteri ilişkilerini ve personel hizmetlerini geliştirseler çok daha iyi olurdu.

Fint rom, men litt slitt bad og ingen air condition (hadde riktig nok satt inn en vifte, men ble varmt om sommeren likevel). Ellers var det litt vanskelig å finne ut hvor det var. Men tommel opp for fleksible inn- og utsjekksmuligheter.

Sehr schönes B&B

Sehr schönes Zimmer, vorm Haus steht ein Portier und wenn er nicht da ist ist die große schwere Tür zu und kann nur mit Schlüssel geöffnet werden was doch mitten in Rom viel Sicherheit bietet.
Auch der Whirlpool ist sehr schön und man kann sich vom stressigen Tag erholen.
Man geht vor die Tür und steht schon mitten in Rom.
Gianluca ist ein sehr netter Vermieter.
Gern mal wieder.
