My stay was just overnight, and all I was looking for was a clean place to sleep. I chose a place which fit my budget and it has worked out very well. The room is older but perfectly fine. The only thing missing was a desk to set my laptop on so I could use my computer.

Booked a room through expedia, paid for a room with one bed. When I arrived to my room after check-in, I was surprised to see that there were two beds in the room, but as the check-in agent hadn't mentioned anything, I just assumed they were out of rooms with one bed. My friend and I slept in separate beds, and checked out in the morning. A week later I was checking my credit card statement, and found a charge for $20 from the property. I called them up to question what the charge was for. Immediately after I mentioned the charge, I was told that we had left a stain on the bedsheets and that was why I had been charged. I questioned what the stain was, and he said he'd have to go back thru his photos. After questioning how he came up with the reason so quickly, the manager said it was very rare to have stains and that he would send me pictures of it. I again asked what the stain was, and then he changed his story, saying that we had originally booked a room with one bed, but he had given us two, and we had used both. I said that he never mentioned at checkin that there would be a fee for using the second bed, and in fact he never even mentioned that there was a second bed in the room. He said, 'well that's just common sense, isn't it.' When I said that it would be common sense to let a guest know about any possible extra charges stemming from the room, and that I'd like it refunded, he told me to take it up with my credit card company.
TL; DR, this hotel is shady, charging gue

I did not like having to provide a security deposit but we did get it back I found out later in the day, thankfully. The rates are very reasonable. Room 115 was very clean and had recently been renovated it seemed. The only problem was the old AC's fan was VERY loud, so bring ear plugs if you're a light sleeper. The TV's volume was not working so we could not watch anything. There was a fridge and microwave that were also clean. The walls seem fairly sound proof. If they fix the AC problem we would return but would bring our own kettle so we could make tea.

I stayed at The King's Inn in Orillia for a night while passing through, and overall, it was a decent stay for the price. I wasn’t expecting a luxury experience, but it was convenient and met my needs. The room was generally clean—blankets were fresh, though one had cigarette burns. The bathroom was clean, and while the carpets were old, they were well-maintained. The walls are quite thin, so noise could be an issue for light sleepers. The beds were on the firmer side—comfortable enough for my 8-year-old, though a bit too firm for my preference (but better than being clumpy!).

If you're looking for an affordable, no-frills place for a short stay, The King's Inn is a solid option.

Well the property as advertised on you website not what I expected( Drug / Biker den) And on top under construction … Brutal . I was asked for 20$ for extra person and charged on my card $ 220 .. as a go between business you have to also protect your consumer / user .. I will not use Expedia ever again !!! I booked for one night but decided to see if my room was available the following night. It was. The owners were very friendly. So much so that when checking out my car wouldn’t start. I left my lights on. I asked if he knew a towing company to boost my car battery and he said not to worry. He brought out a portable booster and saved me around $60. Now that’s customer service.

Good, cheap option for one night

It's a basic motel, but I was happy with the hot water in the shower and decent wall-mounted AC. The room doesn't have an overhead light, so it's a bit dim, but with the lamps on, it's ok. Overall, it was pretty clean though the bathroom looked like the floor wasn't swept thoroughly. The wifi worked with no issues and the TV, microwave, and fridge also were fine. It's about a 20 minute walk downtown, which is nice in the summer.

Overall, a good, cheap option for a one-night stay in Orillia.

We got in there at 7:30 p.m. the room was quite comfortable. TV was working so when we talk to management, they came to the room immediately. They worked on the TV for a few minutes, then gave us another room without hesitation. They were very kind in the way they spoke and acted. The room was clean, the bed was relatively comfortable and we were in the back end of the building where was quite quiet.

Room door opens to a blast if perfume. Within seconds the odour under the perfume reveals itself. It was mildew from the carpet mixed with a very pungent smell like cat piss.

The room is cheap so I didn't stay night #2. Night #1 was just a 5:00am crash site so I couldn't be bothered to move.

Property decor was very dated, clean but nothing more. Checked in, given key and told to put in mailbox when leaving. Tv, microwave & fridge in room with notice to turn everything off if using microwave. Power bar (Full) behind TV for appliances and plug behind bed for lamp, no place to plug mobile phone in.

Overall yes older place can tell by outside but owner was beyond pleasant helpful had 1 minor issue with comforter and he brought a new one within 5 mins inside was pretty clean and intact cant complain at all. Would fully go there again and recommend 100% only downfall was the amount for down deposit as he goes per day not per visit

Stayed a weekend for a great price hotel is old hot water takes time to kick in. Tv cant be used with microwave at the same time. Bed was comfortable with no bugs. Smoking rooms are available but no Cannabis smoking is allowed on property so you will need to leave the property to medicate.

It’s a bare bones property, and that’s what we wanted. Our room was very clean. Beds were comfortable. The shower was really nice. When requested, they gave me a kettle, and extra towels. It’s suited us perfectly as we were only sleeping there.

This property is at a convenient location close to diners and shopping. The price reflects the dated condition of the inn. Our room was warm during our visit in February, and we could adjust the baseboard heater. The bathtub wasn't immaculate but I was comfortable showering. The fridge, microwave, towels and bedding appeared to be fresh and clean. Keep in mind that you aren't paying for Marriot conditions and service but it's a fine place to spend a night or two. I would stay here again.

I went back to ask the owner and he said it was a non smoking room...
I do not believe that ..I`m a non smoker.
The mattress was not confortable and the pillows were flat... flat
When you flush the toilet it smelled like a septic tank... it was awfull.
The remote for the little tv the on and off didn`t work.
I will never go back to a Kings inn.

Booked a room with 2 Queen beds and because there was 3 people was charged an extra $30 a day for that person 2 queen beds equals 4 adults in my opinion.. Then the fact that it was 30 plus degrees outside decided to keep dog in our room instead of the vehicle where we had a box fan setup and was told no dogs allowed so we begged to have the dog in our room and were told to load it in its crate (which we intended to do any ways never let them run free in hotels) and carry the crate with the dog inside into the room for an additional fee of $50! They also never cleaned or made the beds during our stay had to ask for clean towels daily This establishment deserves a -5 star review. Steer clear of the establishment ladies and gentelmen

Decent price, slippery bathtub.

All in all it was a good place to spend the night as a rest stop. The bathtub was very slippery and my wife fell getting in the shower. Something should be done to correct this problem. The room was very cold at check in. Like 10deg celsius... Otherwise comfortable stay.

Upon arriving it looked ok, walked into office and smells like liqour, the guy was rude. Get to my toom and Tuck tape is holding the tub together, 2 piwer bars are screwed to the wall. Spider webs everywhere throughout the room, mould around the shower stall I aint goin back and aint reccomending this place to anyone. I am calling my bank for refundback to my acct if nothing gets done
