The bed in room 27 was sloping, so not the most comfortable.
Very clean and tidy, can't really complain, for the price.
My room wasn't facing the beach.

The door lock to our room didn’t lock properly, so we had to baracade the door to stop anyone entering during the night. Especially when the BBC news that weekend we stayed says unwanted people are entering hotel rooms with thefts and rape cases are on the up - Not good!

The layout of our rooms have health and safety issues we could’ve easily tripped down the dark staircase from the bathroom to our bedroom.

On a good point the rooms were very clean, so a great job from the maids\cleaners.

Clean, spacious and quiet room - even with a window open. Helpful and pleasant staff and good room servicing.

The only negative was that the matress was very tired - if that is replaced or a topper added it would be a 5-star review.

Our room is always spotless and very clean. The hotel is gradually removating the rooms.
The staff are so friendly and accomodating, nothing is too much trouble.
The views if you are staying in one of the rooms with a balcony are amazing on a clear evening.

The town centre is a stones throw away, if you go down the old cobble high street you cone to The Harbour.

A very nice stay at this wonderful hotel
A caring ethic which to me is so important these days
The cleanliness is amazing and the reassurance of a reception that is manned throughout the night
Any needs met at a very competitive cost
And not forgetting wonderful sea views and it’s right near a fantastic theatre and local dining - hairdressers- the Knott who are very Green which is great and local Tesco
All needs met basically with 100yards
The hotel is very reasonable and if you want a lovely meal - the Voco an IHG hotel is metres away

It was an older hotel with character.. Floors a little creaky and other residents very noisy the first night . Staff we very welcoming and helpful during our stay . We had a very basic room but comfortable enough good shower and extra pillow given upon request. Will stay again.

The staff was friendly and helpful, but the front of the building was shabby and the photo online was nothing like the live version. There were no mixer taps in the sink in the very small bathroom.the shower screen needed Double DD40 for it to slide properly and the balcony was dirty and should be swept. Refurbishment is needed, apart from that, the hotel is in a lovely location, and if it is renovated i would certainly book again, and so say all of us in our group that booked

The hotel was ok for what we needed, 12 blokes on a golfing trip don't have sophisticated tastes.
My biggest complaint was parking, on the first night we couldn't find anywhere to legally park within half a mile, but after about 7pm, we moved our cars right outside the hotel for free parking till 8.00 the next morning

At the start there was an unexpected deposit to pay of £60! We were initially given rooms that hadn’t been cleaned. Had to wait for new room key while the manager dealt with another complaint. Manager and receptionist had an argument in the lobby. Building was very dated, not seemingly in good condition. The rooms themselves were clean enough though tired & dated. Windows don’t stay open. There was a puddle on the bathroom floor.

Would not recommend.

This hotel is slowly being refurbished.

Hotel is under renovation (and probably has been for some time) so we didn't expect much. Parking can be a problem, but we managed to find a spot 100 yds away. Parking is free (but scarce) between 6pm and 8am. We arrived at 5.25pm so only had to pay until 6pm.
Receptionist was a delight but seemed to be the only staff on duty - she doubled up as bartender. Lift ancient and cramped. Found our room on top floor but it hadn't yet had it's card key lock fitted, had to return to reception for physical key - receptionist full of apologies. Room was spotless and larger than we expected for a \"compact double\". Spacious bathroom and tea and coffee making.
Bar was reasonably priced. We sat outside on the front terrace. View was great and it was surprisingly quiet apart from some aggresive Herring Gulls. A few building bits and pieces here and there.
It would be churlish to criticise this hotel at the price they are charging.
We stayed just one night before catching an early ferry. Stay again?

Southcliff has a great location high above the beach. I got a great view of a massive thunderstorm over France. It also has a smallish lift (elevator) to all floors. My ensuite bathroom room was small but adequate. The window was difficult to open (and keep open). Two electrical outlets are not enough in the 21st century.

Awful - This is why it is so cheap

Really sorry to say this but this place is a dump! Windows don't open, no AC, dirty bed sheets, shower was awful and leaked, bed was rock hard, pillows tiny and gave me a really sore neck, awful smell, dodgy lift, huge piles of dirt and rubbish out the front, really noisy at night (hearing \"call to prayer\" multiple times through the night from residents upstairs\"). I would never stay here again.

I don’t like to give negative reviews but this place was very run down and could do with a big renovation.

The bathroom was grubby and dated, the furniture was dated. If felt like I was in the 80’s again. We were meant to stay 2 nights but only ended up staying for one because it wasn’t a pleasant place to stay.

The only positive thing I could say is that the location was good and the staff were friendly.

Only disapointment was we had a sea view room above entrance. People outside talking at 5:30 am quite loudly. Which woke us up.Will come back again but not in a room directly above reception.

The worst hotel I have ever stayed in. The room was dirty with stained carpets, clumps of hair on the floor.

The toilet was cracked and did not flush properly the bath was stained, there was no hot water.

The Staff were borderline surly at best. We had to request towels which we then had to take up to the room ourselves

The hotel provided no food due to renovations which were not flagged on Expedia nor by the hotel st the time of booking.

If an hotel is being renovated you have an obligation to warn potential customers before taking their money. This is VERY POOR by Expedia

Very comfy and large bed. Friendly staff and very quiet. Very cool retro lift which was a highlight. Small bar with decent pool table.

Bad Points-

Greeted with a £30 damage deposit request on arrival which you get back once the cleaner has inspected your room. Makes you feel like your untrusted and dodgy. Website states parking yet this is basic on street pay and display parking away from hotel. Whole hotel is like stepping back in time. In need of major refurb. Bar was lacking alcohol, lights for pool table illuminating the floor next to the table. No partition on balcony so couldn't leave door open over night, no windows for fresh air. Door to room would not lock, had to prop a chair behind door.

First impression, outside looked scruffy and seedy. What appeared to be a homeless person on a mobility scooter in the reception doorway, shouting. Receptionist was friendly and check in was efficient. Inside hotel was scruffy, dated, dark and seedy. Room was the same. Beds were clean and thank god white sheets which were clean. Bathroom absolutely horrendous. Old bits of scruffy wood panelling, half a cupboard of sorts. Just awful.

I would not stay again

The area, or the clientele at least, was very sketchy. The water was an orange/brown when I first turned on the faucet. I did not feel safe to leave my car on the street or drink the water… which is all you need to know. The hotel is very dated and lacks AC.

Avoid at all costs

As a well travelled couple both in the uk and abroad this has to be the worst hotel i have ever stayed in. No heating, discarded tissues in the room, an unfriendly receptionist, no free parking as stated, water stains on the ceiling worse than the titanic, the shower wouldnt give a sparrow a good wash and completely run down. Makes fawlty towers look like a luxury resort.

Sadly this old hotel has not been restored to it former glory. It has had a refit to the interior.,the exterior is extremely run down. Our welcoming committee & they were. Was a set of long term residents seated outside a keypad locked reception door. Very sadly too as they openly shared with me. They were being housed in the hotel having fallen on hard times. (They were not asylum seekers)
We paid a budget price so our expectations were not high. However the price paid was excessive. Given that this property is currently really a hostel. It is Not conducive at all with an overnight relaxing trip.

Don’t let your initial vision put you off, the hotel looks very run down but is very clean and comfortable. We had a sea view which was nice however it also means you have the hotel front lighting shining through the curtains which isn’t ideal. We would stay again with more limited expectations.

Friendly staff, clean room, very comfy bed.

The outside looks delapidated and carpets in the passageways are old and a bit grubby. The lift was small and the lift doors could do with painting. The signage could do with updating. They are obviously trying to upgrade everything but the room could have had a new lampshade on the room light and pull string in the bathroom. The room wall table could do with a paint or restaining. The wardrobe internal shelf should be painted.

When booking this hotel, it looked lovely. Unfortunately on arrival, it was clear that the pictures on here were taken many years ago!
The room was clean but there a lots of bodge jobs done in the room. We met a couple of the obviously long term lodgers, one of who was aggressive towards us!
One a positive, the staff were cheery, friendly and helpful. A beautiful costal walk is on your doorstep and the hotel is very near to the venue we attended last night.

We stayed in building site, everywhere was dusty, inadequate shower, hallway sometimes no electricity due to building work. Marketing trick is photo of hotel and condition of hotel completely different, advert shows hotel but reality is building site. Also there is no parking space for the hotel.

This was a nice hotel for us to meet up with family in town and not have to drive home. The staff were friendly and the room was clean, and had everything you needed. The view of the sea was a lovely way to wake up. I'm certain when all the refurbishment is complete and the dining options come back, that this is a hotel we will use again.

Dont rush to go there!

This hotel made Faulty Towers look like the Ritz! The staff were fine and helpful and the concierge did his best, so no problems with him.

To say it is run down is a massive understatement. We were down for a show at the Leas Cliff Hall nearby so location wise it was perfect as was its location generally. 5 mins from the town centre and on the cliff overlooking the sea.

Inside though, grim. Tired, jaded and messy. Not so much messy as in dirty but untidy and worn and in the process of refurbishment and redecoration.

The toilet leaked in the roomand we were offered two others of a similar standard albeit smaller. One had a constant flushing toilet, the other was just well, dire.

Eventually were offered an upgrade to a larger room which was at the front of the hotel, so the view was lovely. The bed was awful, two pushed together to make one. One half was okish, the other half was sunken, probably broken and my wife and I ended up sleeping on the one half of the bed! The light didnt work so just a vanity light to wash and shower in. The shower itself was good though...
The bare ares was ok, prices reasonable and a pool table and selection of exchange books to use.

Decor from the 1820s and just generally tired, grubby and unkempt. The room itself and bedding etc was clean, which I suppose is the most important thing!

I wouldnt recommend it even at the cheap price we paid. Other than the view from the front, (despite the scaffolding) which was really good, go elsewhere....

A terrible start as the hotel had booked a single room instead of a double citing it as expedia fault. It took 1 hr to resolve this at 10pm night after a tiring journey
To add to worst, my son left his wrist watch in the room drawer which was never recovered. On the call, hotel staff said that housekeeping didn’t find anything, clearly rogue staffs, would never return back

Reception staff were good.
I was in a small single room base of bed looked tatty and not very clean, it made me feel I didn’t want to sleep in the bed itself. Furniture tired and basic, I know it is being renovated but why have people staying in the middle of it with scaffolding up.
Room and bathroom were clean but toilet brush needed to go ! curtains old and marked, toilet seat had seen better days and floor creaked. Light fitting in ceiling looked very old it was not a welcoming room to stay in and at 75.00 still seemed a lot.
I hope the hotel management can really improve it and put all these issues right it is in a good position on the seafront.

Under huge renovations and highly overpriced, no room service or mini fridge and bar closes at 11 because”I need to go home”??!! However it was a stones throw from the Leas venue and literally just a bed to sleep on, if it had a bath and more comfortable beds it would have been ok .. not going back

The property was under maintenance conditions with scaffolding outside which in itself wasn't a issue what was an issue was no effort had been made in keeping the area tidy of work debris weeds and general waste. Our room was obviously awaiting modernising which again was ok, though little things like the toilet brush could of been changed!! The room was quite and comfy enough for our short stay .

Good, basic hotel for an overnight stop

Good, basic hotel. Excellent location on the cliffs close to the centre of Folkestone, but looking a bit run down internally. There is some on-street parking (paid) or a car park near by and on street parking is free overnight. There was building works going on when we stayed, with scaffolding over the building and blue protective film over the bedroom window which didn't do much for the view (over a car park).

The hotel furniture is old but functional. The bathroom was basically clean (slight smell of strong bleach) and as with the rest of the hotel, could do with renovation. Bedding/towels etc. were all fresh and clean and in good condition.
Car parking was either in the public car park around the corner or if lucky on road parking opposite the hotel. Either way, overnight free parking with charges starting at 08:00,so no sleeping longer.
All in all, the price was about right and for me personally staying just one night, I would stay there again.

79’ Chic

I had read the reviews and think many were unfair. I have paid significant sums to stay in hotels in Brighton trying to create that 70’s vibe. This hotel achieved that at a fraction of the price. From the Lino in the bathroom to the 70’s curtains I could have imagined my parents staying there. Those who say it should be bulldozed miss the charm of the scaffolding and builders walking past while you showered

The property needs to bulldozed and something else built. Black mold everywhere, windows would only open about inch. Like a sauna, had to buy a fan. Staff (people at the desk) were excellent. Would never recommend Again staff were great the two we met.

Remodeling leaking bathroom walls were paper thin. People were nice. Bed was very comfy. 1 cup of coffee was 6 bucks. Wow!!

I booked this hitel as it was very reasonably priced. Upon arrival, the lovely lady on reception was extremely welcoming and friendly. A fantastic person to have on the front desk.
As I was staying during a refurbishment, there was no option for breakfast other than go in to town. That was not an issue at all as tea and coffee are in your room.
The room was perfectly clean and comfortable but a little dated and basic. It really wasn't a problem for me. The only issue I would raise is the mattress was obviously very old and i could feel the springs as I moved. This didnt stop me getting a good sleep though.
The location of the hotel is great for the central station, town, harbour area and seafront.
I'd stay here again.

The rest the towel rail nearly fell off when I went to hang up the towels the toilet was not flushing well the place is under renovation and should be taken off right now until it is finished. The street noise was terrible o the weekend louts everywhere all night yelling and carrying on no security on the property very run down lucky the bed was good

The property has all the charm of a facility of its age and location. The staff was amazingly helpful and kind. Understandably, they abide quite strictly to their check in times, but I appreciate that they were willing to store my bags until check in time so that I could explore the charming area on the seafront and adjacent high street area. The building is undergoing some extensive renovations, but none of that detracted from nor disrupted my experience.

Nice room, simple and cosy. Only issue is the windows are thin and you can hear people talk on the street. The door to the balcony did not feel fully secure as there was no proper lock on it, just a steel chord. Really enjoyed the stay though! Good price for a view of the ocean with a cute balcony.
