Thoroughly enjoyed our stay here. Although work going on in the building, it did not affect us. Room was huge, bed very comfortable, and the added bonus of a large sofa to watch tv if needed, small table and 2 chairs overlooking the sea. And all exceptionally clean. Everything you need in the room, tea/coffee, towels, soaps, hairdryer etc. Would definitely go there again.

Hotel is literally being demolished before your very eyes - hopefully it will come out stronger without leaks, slanted floorways, and better windows. The rooms themselves are extremely small and not super clean. The walls are coming undone with fiberglass showing and it's just a troubling sight. Breakfast was good and staff are doing their best given the condition of the structure.

The Hotel resembled a building site with scaffolding on the exterior of the building, with construction workers coming and going in the interior, which was shabby-Peeling paint, dirty floors.
One evening, I had to go without hot water.
The breakfast wasn't inspiring, cheap cereals in dispensers, English breakfast didn't look appetising.
Although, the rooms were clean they were tired looking.They need to be fresh, modern and contempary.
The Hotel shouldn't be open for business, with all this work going on.

Good value

We were a little apprehensive when we saw that there was building work going on as the hotel is being revamped, but we needn’t have worried, the hotel and builders worked closely to ensure there wasn’t an issue with noise etc.
The room we had was spotlessly clean, it was a little tired decor wise, but this is obviously being addressed. I hope they do not remove too much of the old features, which gives it its character.
The staff were amazing, nothing was too much trouble, they were helpful, kind and most importantly had great senses of humour. The breakfast was great, choice of cereals, toast , yoghurt grapefruit and a cooked full English. Have already recommended to friends and family as it was also good value for money.

The hotel is undergoing a major renovation at the time of my visit which must be very challenging at times to provide the best customer service but I felt they are doing a grand job. The staff were very pleasant and the workmen were extremely polite and apologetic if they were in my way going up and down the stairs.
My room was clean and I was able to relax in a very comfortable bed after having a lovely hot bath. Tea and coffee provided.
So look beyond the inital viewing of the hotel and concentrate on the more personal things.
A good hearty breakfast the following morning saw me start my day off well.

Great central location. Staff are pleasant and helpful. Breakfast is good. However the cleanliness of this place is poor my room was not properly cleaned after the previous guest. There was man body hair allover the bedsheets, towels, toilet seat, shower, sink and on the floor. There are toothpaste stains on the sink, bathroom floor not properly sweeped. Towels did not look clean and didn't smell fresh. I asked for new towels and bedsheets. The new face towel smelled so bad that the smell was stuck on my face and I had to wash it again. My room was in 4th floor so the water pressure was very low if someone else is taking shower in the other rooms, you'll have to take a shower with a very weak stream of water. This place needs to improve the standards of cleanliness. It's a shame really as this place is in a perfect location and the staff are good but it has such poor cleanliness.

Property was under construction so that i understand. Customer service was good. Beds were comfortable and soft. Breakfast was also good my friend and i enjoyed it very much apart from having the same breakfast options every morning. However the shower curtain looked like a 100 years old so old and crushed. The toilets had feces particles the mirror had toothpaste residues all over it. When booking it did say housekeeping was included but that wasnt the case we get clean towel daily but sheets werent changed and room werent tidy.

Lovely hotel, great location. The hotel itself is looking a bit dated, but they seem to be doing a refurb, we had a sea view room overlooking the beach which was really relaxing to look out to in the night, with the sound of sea at night it was lush. A bit disapointing that there was not much going on in tenby on a sat night, no live bands, no singers etc. it didn’t feel like a sat..

Large room with great view

The hotel is very well positioned and the sea view was amazing. The room was a really nice size and comfortable. The Hotel is however old and there seem to be major works going on. The building is surrounded by scaffolding on two sides. We had a leak through the ceiling when raining and the bathroom needs updating.
The breakfast on offer is sufficient and a great convenience.
The bar on the back of the ground floor is well managed, stocked and quite popular.

There is building work going on at this properry, so covered in scaffolding. The building is old and dated. The bar is closed. Lamp didnt work in teh bedroom. Shower curtain was stained and didn't fit the length of the bath. Ceiling paper was hanging off. The breakfast was awful, small potions, non-brand cereal and no fruit! Barely saw staff.
The images are very misleading, Ive stayed in Tenby many times, unfortunately this is the worst ive stayed in.

It you want a no thrills hotel this is the one, paper bloated on the walls, very dirty. One pillow as flat as a pancake. Breakfast like a spoons kid breakfast. Hash brown needed longer! Needs a complete overhaul to compete with other hotels in the town. Only good thing is the staff are kind and helpful feel sorry for them as they know the hotel needs work!

Great view, lots of potential

Nice staff were very friendly but the buildings struggling, windows in the room were worn out , scaffolding covering the front of the hotel for renovations have been there for some time apparently and the interior is very dated.

That said their was ongoing work with the building and I would come back if the work is finished and a new life is injected into the building.

A bit tired

The hotel is in a great position, right on the sea front. Tenby being a quiet, picturesque, little town.
The hotel is in a poor state of repair, with scaffolding around the entire outside of the building. The inside is tired and in need of some TLC.
The room was comfortable and cleaned every day, with tea/coffee making and hairdryer available.
For the price paid, with breakfast included ( juice, cereals, yogurts, toast and cooked to order) it did the job for a short stay.

Amazing location, but it's Faulty Towers

The location of this hotel is amazing!

We have stayed at this hotel before and always found it clean, but in desperate need of TLC. The main reason we stop here is because of the location. You are literally at the harbour and in the town centee. Also, it is in walking distance of all the beaches.
We paid extra for a harbour view which I was excited about, however as we got to the room, there was scaffolding up at the window. Not a great start.

There were also workmen in the room next to us banging away and at one point I thought they were on the scaffolding outside of our room which meant I kept the curtains closed.

The beds are hard and the rooms are ok, but ours had cobwebs everywhere.

Breakfast is included which is great. It's quite simple, but you can have a cooked breakfast along with toast and cereal.

At breakfast one day, I heard two women from separate parties complaining to each other as they couldn't get any hot water that morning and the Internet keeps shutting down.

There is a lift, however it doesn't work and no ground floor rooms, which would not be suitable for disabled guests. The stairs themselves are old and not straight (although that's part of the charm of an old building, but not good if you're unsteady on your feet)

If you are looking for a budget friendly hotel in an amazing location, book a stay. Honestly, the only reason we're returning guests is the location. However, after this stay I think we will look at alternatives accomodation.

Great location, right above the beach. Good breakfast, lovely staff. The lift was broken and we were on the fourth floor, but as the hotel is undergoing extensive repairs, this was understandable. I'd definitely stay here again.

It’s a nice dated hotel which reflects its authenticity. If you are looking for a modern hotel this isn’t for you. The location of this hotel, with it being sea front and near the train station, very ideal. The receptionists very helpful.

Breakfast was great, location was perfect, staff were friendly. Mattress was comfy. There was plenty of hot water and the bathroom was pleasant.

Property is in need of updating, pillows need replacing, bed rattles, floorboards squeak. My room was on the 4th floor, no lift.

The hotel is good value for money, I got what I paid for.

A fair price for what is offered.

The hotel was priced fairly for what it had to offer. The room I was allocated was on the top floor (76 steps to reach it) so, not being the fittest of people, I would have appreciated it if the lift had been working! However, the staff were friendly and the accommodation was comfortable enough. Other reviewers have commented on the state of repairs and refurbishment to the property, so I shall not add to that discussion now.

Overall refurbishment

Although room was clean and tidy on arrival, the room has a slant. The bed was also therefore slanted, which left you feeling as if you were sliding downwards. Whole hotel needs to be refurbished and updated.
No lift for people with disabilities

Breakfast minimal. (Like a child's portion) although Lady who took orders was very professional and polite
WiFi password wouldn't let my Samsung phone connect to the WiFi
No Car Parking facilities. You have to park at the Train station at the cost of £4.55 per day and then walk about a mile uphill back to the Hotel

Very disappointing stay, waste of money

The trip was booked in February,they phoned and cancelled my booking 3 weeks before we were due to go, we phoned and rebooked, different days as they had no room for the Saturday. The bathroom had black mould in the grouting around the shower, the handwashing sink was next to the tea and coffee and kettle in the bedroom. When we went down to breakfast we were told that there was no breakfast that morning as the staff had not turned up, there was no substitute for the cooked breakfast apart from cereal or toast and fruit and yoghurt, which was ok for me, but my husband doesn’t eat itThe hotel was a mess, with windows boarded across to stop them falling out,. This hotel should not be used as it has a lot of maintenance that needs to be done, so that it is acceptable , should have been a nice couple of days to celebrate my husband’s birthday, very disappointed with everything

Great Value for Money

A decent stay for the price

Front of hotel is in need of an urgent update wood rotting and crumbling but inside on ground floor is modern. The room was in need of an update. Bathroom shower had very little pressure but bed was comfy. Breakfast was good and staff were really friendly. I would recommend taking own shower gel / hand wash / shampoo as none in room

This is a hard one to review. When we arrived, I nearly didn't want to go in due to the state of the building, but we decided to go in to see what the room was like. The staff were really helpfull. The reception is very dated.
Our room was fantastic. It was clean, we had an amazing sea view. The bed was comfy.
The windows were in very bad condition and do need replacing, plus the room does need a fresh coat of paint.
From my understanding, the hotel is in the process of being refurnished, and as it is a listed building, will take time. But for the price and location, I would recommend.
Another minor thing, if you are a vegetarian, the breakfast was poor as it was the normal breakfast with the meat taken off, so basically one egg and a small scoop of beans. Luckily, you could help yourself to toast!

Amazing holiday in a very quirky hotel. For comfort I would recommend the hotel. It was certainly quirky with floors that were sloping. The lift does not work BUT it was quite, clean and the view of the sea was just magical

The Royal Lion Hotel is great value for money.

The hotel looked worn at the outside but the rooms were clean and the beds were comfortable.
We excepted just a continental breakfast but we had a full English.
We were on the 4th floor and as there are no lifts it was difficult to take luggage up and down the stairs.

Excellent value for money and peace and quiet

EXCELLENT VALUE FOR MONEY. Excellent central location, with panoramic views of both North Beach and the harbour. I stayed in February, a winter month, so I kept coming back to my room, to enjoy the beautiful views, which I could never tire of. A real quiet place to recover and relax. Television to enjoy after dark, in a warm cosy room with high ceilings and original plaster coving. Poky B&Bs in back streets with no views at all were charging much more than the Royal Lion. A bonus is that there is Free parking in many streets in Tenby eg. The Esplanade and streets running off it, and it was so easy to find parking spaces. No need to go to a car park. There were only 5 other rooms occupied, and continental breakfast was a delight, with views over the harbour whilst enjoying your breakfast. The outside of the hotel needs refurbishment, but I gathered that the owners are only leaseholders, and the freeholder is responsible for it. But the critical success factor is the low price, plus the magnificent views, and if the hotel invested to become 4 star, guests would not want to pay the much higher rates needed to justify the investment.

The Royal Lion Hotel is desperately in need of maintenance, it is building in a prime location, overlooking the sea, but sadly now in need of refurbishment. The pictures on the Internet do not reflect the actual poor condition of the property. The condition in our bathroom was stomach churning, I purchased cleaning products to removed the build-up of black mould around the taps and in the grouting of the surrounding tiles. The black mould atound the window was most off-putting, cleaning desperately needed. The whole property is very tired, worn out and not aesthetically pleasingly!
On a positive, the bedding and towels were crisp white, the breakfast was excellent albeit very small and all the staff very friendly.
This is building could be an asset to the tourist industry but in my opinion should be avoided.

Nice location , needs updating but fair price

This hotel has the best location , looking out over the beach and steps away from Tenby center. The room was clean and tidy , but the hotel is in need of some updating . Only one light worked in the room and the heating never was on , and it was cold at night . It was the cheap weekend and did not expect too much , but the shower was lovely and hot and we had fresh clean towels every day . The breakfast was basic but ok , my wife struggled as she was vegan and they did cook a veggie sausage for her but not the best . We enjoyed our stay but it was just a place to sleep whist we enjoyed the Blues festival weekend . The view from bedroom was great .

The views from our hotel room across the harbour and the beach and cliffs were absolutely incredible. The position of the hotel was superb. Whilst the building, at about 300 years old, had charm and elegance it is sadly very run down and in need of much TLC. However, for the price (which included a quite decent breakfast) and location it wasn’t bad value and Tenby itself is such a pretty town with wonderful views and scenery.

I was a bit doubtful to stay here after looking at reviews,but I so glad we did.
We stayed here for 3 nights and loved it!
Yes the building needs work, BUT it was spotless! Not a single cobweb in sight!
The room was a good size (family room) with perfect views over north beach.
The staff were very welcoming and helped with our luggage,if you struggle with stairs then ask for a low floor,I didn’t think too and struggled,but the gentleman on the desk helped with bags etc as I mentioned before.
People on other reviews have said the lift is out of order,which it is but the hotel doesn’t advertise it has a lift so you can’t really complain about that in my opinion!
The breakfast was a good size with plenty of fresh bread and proper butter!
We will definitely be returning here,just on a lower floor!

The only positive is the location

Very run down hotel. I can’t believe I paid £100 for a night there. I should have known the way things were going to be, when they put me on the top floor, then said the lift was broken. It doesn’t look like it’s worked for years.
The breakfast, while edible, was the smallest I’ve ever had in a hotel, it was like a small child’s portion.

Not want to come again

The room was spacious and very clean. Two elevators were out of service. The signal of the internet was so weak that TV did not properly work. Obviously I used my 3G instead of WIFI in the room. The shower was too weak to have a shower. There was no view but the wall decorated with the artificial grass. On the same floor, someone brought his/her dog barking all morning so disturbed my sleep…not that great experience all in all

Good service but rather scruffy

I spent two nights in the family room 101with my elderly mother. The staff are helpful and friendly and the room was spacious and clean. There are tea and coffee making facilities in the room. The view is great. It has a double and single bed, sofa, TV, and coffee table with two chairs in the bay window. However, the overall look of the hotel is scruffy. There were new carpets and the walls had been freshly painted but there are lumps and bumps everywhere. The WiFi only worked downstairs, not in the room. There was only hot water first thing in the morning so I couldn't take a shower in the afternoon when I came in wet and cold. The double bed was so hard I had to fold over the duvet to pad it. I did sleep fine though. Breakfast was good. It's self service for toast, cereal and drinks. Only instant coffee though. You can order cooked breakfast but we didn't bother.
Overall, we had a good stay for what is a budget hotel in Tenby. It's not a place to impress anyone though, and the outside is very run-down with peeling paint and rotten window sills. I would stay again, just for the location. But I'd definitely ask for a couple of extra duvets to pad the bed!

For the price paid, the stay was great value for money. Breakfast was small but well cooked. Could be bulked out with unlimited cereals, toast etc. The room was alittle tired but clean, fresh bedding and an undisturbed sea view. It’s in a prime location. Car park 1 minute walk away, behind Poundland. Cost £10 for 24 hours. Would stay again :)
