The hotel is in DESPERATE need of refurbishment. It’s incredibly run-down. The carpets are in a state in the communal areas a bedrooms and the whole place just needs work - drafty windows, peeling paint, scruffy furniture. But the building is lovely, the rooms are spacious and they are SUPER welcoming of dogs. The fridge was missing from our room, and the swimming pool is also needing some work. The bar food is a lot of frozen stuff, and not very nice. Think Weatherspoons. Breakfast buffet is good though. So much potential there, grounds are wonderful. Location great. Just needs a good clean and decorating!

Staff very good but room and corridors showing wear.Room had a few issues which would be easy to spot and deal with had the room service been more diligent. ( safe dead , smelly cupboard which had the second set of towels in, mixer tap for shower very scaled but still worked ,toilet not very clean and did not have a brush ,no usb charging which is nowadays unusual).

Very much enjoyed our short stay at Avisford. We picked it on value vs even premier inn and was pleasantly surprised at the facilities, we used the swimming pool, sauna and steam room.

We had a great breakfast in the morning.

The hotel has a quaint feel to it, beautiful grounds and it very pet friendly. We will definitely stay again.

Room was not good, we have stayed in this hotel 6 times and this is the worst room that we have had. The room needs a complete overhaul. The staff on the other hand were very good and the cleaning was good but the carpet was so stained you couldn't make it look good.

This property is really quite tired - in our room the wallpaper was peeling off the walls, there were a lot of scuff marks and general wear and tear that hadn't been 'maintained'.

The bed was very uncomfortable - it appeared to be a pull-out bed on wheels and even the slightest knock sent it wobbling. We had to move it because of a spider and the dust behind it made me gag.

I wouldn't recommend this place as a place to stay - we were only there for 1 night thankfully.

Really nice hotel and very helpful staff. Just an overnight stop for us so didn’t get to use all facilities. The double room was fine but the bed was a little too firm for me. Plus the TV was temperamental, the bathroom extractor sounded like it was going to explode, the bathroom door didn’t actually close - not massive problems, just small details that give a bit of a tired view of things.
However, the health centre and pool were lovely. Nice restaurant- lovely pizzas and good value too. I would stay here again. The staff were friendly and helpful and the hotel and grounds are nice. Overall though the comfort didn’t match the expectations.

Room over party venue and very noisy!

A very unpleasant stay. Was booked for rest and relaxation with my 12 year old daughter, but the minute I checked us in, I was told that our room is above a wedding party hall and the loud music will be playing until midnight!! No rest or relaxation was had because it was so noisy and at times when the music was thumping, the whole room felt like it was moving along with the music. They said they couldn’t move me either. Main annoyance was why the wedding party guests were not staying over the wedding party side and guests like me staying over in the main part! Rubbish planning on the hotels behalf and they didn’t care!

Wonderful building, shame outside pool closed as this was why I returned here. I had a very good Sunday lunch, breakfasts were ok only.

I had a 2 bed suite, which smelled a bit musty. Very “tired” furniture and stained carpets. Windows had black mould on paintwork. Main bedroom once had access to balcony, this is now locked off, double doors in bad condition.

Pool facilities good inside. Pleasant staff throughout. However I wouldn’t stay here again, it was expensive, and very run-down.

Tired and no frills

The hotel looked rather tired decor wise. No robes or slippers in the room. No fridge or bottles of fresh water. Tea coffee facilities average. No luxury toiletries only a single bottle for showering/hair/body. Hotel contacted us 4 days before arrival to advise it was hosting a prom Friday and a wedding Saturday. We weren't disturbed by the functions at all, but though there were very few people in the restaurant, it took 20 mins before we were asked for any order, and others that sat down after us were, served before us. Our starters arrived a little while later but still no drinks. Then we had about 45-60 mins wait for our mains. Other tables sent food back. The staff did their best, but were understaffed due to the function. I had stomach problems the next morning, but carried on with our plans. However as the day wore on I felt worse, and symptoms of food poisoning began. I rushed back from where we were and spent the rest of the night being sick.
We left on Sunday morning, and I could only face having a cup of tea and dry toast for breakfast. It must have been the gammon I had on Friday night, as that was all I ate that day.
Other people were complaining about the dinner on Friday night too. No air con, either just a fan at the end of the bed on the dressing table. Also the shower was very dated being an attachment on the taps and was angled in an uncomfortable manner which made it tricky to stand up to wash yr hair. Not good
Overall it was clean, but nothing stylish.

Not enough space needs bathroom completely redone

Disappointed! This hotel is beautifully situated in lovely grounds but for several reasons the whole stay was spoilt! 1) I’d booked an accessible room and messaged requesting the room in the main building where we have stayed before. My message via hotels.com was not replied to.
2) on arriving at the hotel and wanting to check in our room was not ready and it was 25 minutes past check in time however we were given a complimentary drink while we waited and the receptionist was apologetic and looked after us and we’d been allocated a room in the garden annexe but we had stayed in the annexe before and thought that it would be okay.
The room was not very nice or very accessible for someone using a mobility scooter. Since our last visit an extra bed had been accommodated in the room where the small table a comfy chair had been. New curtains but no nets for privacy the small table and comfy chair had bed squeezed in another part of the room so the room was over furnished and felt very badly laid out. The fridge was not on but we managed to get it working! The sound on the BBC channel didn’t work the one time we wanted to watch it but as we didn’t really need it that was a minor inconvenience. Bed was comfortable if a little small for a disabled person and partner . The biggest disappointment was the state of the bathroom. It needs to be completely refurbished the bathroom door didn’t even lock, there were places the grouting was dirty, staining all round the base of the

For the price I paid I wasn't expecting the world, but I've stayed in similar hotels for lower prices and generally had much better experiences.

The room was very dusty and stuffy even with the fan on & window open, and the surroundings noisy due to the location of the room with various deliveries early in the morning. I was also kept awake from a neighbour's snoring all night so would question the quality of the walls! Tv seemed to have issues and kept cutting out which was annoying.

Experience outside the room was ok with friendly staff, good parking etc. so I hope my room was just a one-off bad and that the other rooms offer a more pleasant stay.

The room was nice and the beds were comfortable. But our family room was over the laundry and at 6am they were draging metal trolleys in and out. Ans with a toddler this woke her after a late night traveling.
The bathroom was dirty,
The toilet had marks in it and there was thick dust behind the sink and sticky drip stains on the batbroom floor.
Other than this the stay was nice. Breakfast was lovely.
The pool and saunas were out of use which was disappointing.

Room was ok, not dirty but not as clean as it might have been and with a rather annoying fly for company - being honest it looked a little dated and in need of redecoration.

We arrived to a queue of disgruntled people who all had various complaints. When we checked in we were informed that the swimming pool was not in use as the roof had fallen into the pool. The reason we chose to stay so far outside of Brighton and at this hotel was due to having a pool so we could take the kids. No partial refund was offered and no attempt to make contact prior to our arrival to inform us. The room was large and well laid out with ample room for 4 of us. The beds are quite hard though so not the best night sleep. The over the bath shower is not very powerful but we were at the top of the hotel. The windows in the room where old fashioned sash style windows but there were quite a few cobwebs on the windows. The buffet breakfast was lovely and lots of choice, only criticism would be to use better brand of baked beans. The staff were all very nice and helpful through out our stay. Point of interest - there does not seem to be a room 217 or 237 within the hotel!

Shower head was filthy and it was impossible to get a consistent temperature to actual shower. All the floor boards in the hallway were creaky so all throughout the night we could hear people walking through to their rooms, there was an event on and so the foot fall in the halls was higher than normal i suppose. The address link provided in the booking confirmation takes you about 1 mile away from the actual hotel. The rooms themselves were incredibly dated. And to top it off, the staff decided to start hoovering the corridors at 8:30am on a sunday morning.

For a suite it was disappointing.
The bath in the bathroom was scratches and missing enamel, the boards around the basin were falling off and damaged, whilst everything in the room was unplugged and not ready to use.
Plus points were the room size and comfiness of the bed.
Disappointed that the TV are intentionally not connected to a network, so you can’t watch Netflix or amazon

Very poor service, No staff available on several occasions at reception, bar and restaurant, needed to shout to get a receptionist from the back office, I’m assuming he was having his dinner as he was still chewing as he checked us in,
Room was small as was bathroom, but clean

Soup was cold and thick uneatable, my gammon was tough. Undercooked,

This hotel is huge. The main foyer is brand new and gorgeous with bar, restaurant and swimming facilities. The rest of the hotel is a bit older. The room is an okay place to stay. The sheets are clean and the bathroom usable. But the floors did feel perpetually dirty underfoot. It's worth the money to stay and I enjoyed the experience.

Most expensive buffet breakfast ever !

Whilst the buffet breakfast had an extensive choice it was a extortionate price and it felt a bit neglected! We paid the cheaper rate in advance and at £15.99 a head it was not good! £18+ if you paid daily rate 😳
Clearance of used plates was a bit slow, but the staff were all pleasant and helpful when asked for refills. Buffet scrambled eggs were not nice and fried eggs that had sat for ages did not appeal.
We choose to eat other meals elsewhere as it was so pricey and not very appetising, if we were to spend that sort of money, I’d expect to feel we’d get great food freshly served and great waiter service and this did not feel available.
Room was comfortable had a good TV, but it felt it needed an update. Some net curtains on a ground floor room would have been nice.
We have stayed here before, when breakfast was included and eaten the bar food but then it was at a reasonable price.
Feels as if it wants to be five star but needs to update rooms and restaurant before this can be achieved.

We raised this with the staff at the hotel and requested a refund but were informed that we needed to complain first.

We requested a family room for us and our 17 month old granddaughter. The cot which we were provided with was broken and unusable so we had to move our granddaughter to the spare bed. Because of her age we pushed our bed across so she wouldn't fall. The mess under the bed was unbelievable - absolutely disgusting. There was also the matter of the builders around the hotel which we weren't made aware of in advance. All in all, not good at all. The staff themselves were helpful but it's a real pity that they couldn't resolve this at the time.

As a frequent traveller, I always ask hotels for a Ground Floor room, near to reception, as I have three heavy bags to carry. Usually this request is ignored, but on this occasion, the allocated room was ideal. Very helpful 👍
Good size room, nice breakfast selection. Lovely grounds.
Only downside was the bathroom had no heating, and was quite cold.
Overall, very pleased, and will book again.

Booked a room via Expedia got it at a great discount. Was attracted to this hotel due to this price saving and what the hotel had to offer. Can see why it was at a discount it’s right at the back and the room was tiny very dirty and the hotel is in general run down condition would not be happy paying full price at over £180 a night

I have absolutely no idea why this gorgeous hotel is getting so many bad reviews, I literally cannot fault it. The staff were so friendly and helpful, everywhere was spotless, the food was delicious especially the breakfast which was the best I’ve ever had in a hotel. The only downside was that the outdoor pool wasn’t open during our stay and that was one of the main reasons we booked so I wish this could’ve been communicated to us prior to our visit. Having said that I wouldn’t hesitate to return.

On the first day, there was a huge snail on the walls in the room. Blocked drains, water stagnant when showering in bath. Sub standard house keeping. No hot water, in shower, 2 days out of my 3 days. I will not be returning back to this hotel, ever.

Fairly pleasant stay

Not bad overall. Power cut around 10pm on one of the nights which lasted for 15 minutes. No apology or gesture of good will offered to customers. Decor and interiors looked tired and requires a refresh.

We were given a stadard double room.

The best review I can give it this is only just one mark off of a health hazard.

The rooms in this area of the hotel (Garden lodge) should not be available until they are thoroughly refurbished.

Areas in the hotel leading to this would have needed refurbing 10 years ago looking at (mould and wood damage), several notices promising refurbishment but it feels this is too little too late. They should not be available or accessible.

With a property with such potential this is very sad. Undertaking the level of refurbishment is mammoth, I would advise to carefully consider all the reviews before booking.

One last thing, our room was directly above a function room, there was a \"Festival\" playing very loud music from our check in time until 22.30 - this was a real shame as I did want to rest before leaving for a Wedding event, I ended up feeling exhausted not relaxed.

The only communication we received was at the time of check-in. Bad communication.

I repeat do consider all reviews before booking. I will leave a direct Google review on the hotels website - sadly the app is not allowing me to add the pictures of mould, scratched furniture, dirty shower head, dirty tiles and poor DIY, that wouldn't pass in any establishment.

Beautiful grounds just a shame it was a bit run down… our room shower head was dirty, towel rail not connected.
Breakfast was nice apart from the tomato sauce, couldn’t describe it but awful!
Public transport around the area is non existent but a lovely taxi firm at the station.
Would stay here again if décor was pained and the little things were improved.

Lovely property, beautiful gardens and great breakfast. Woukd like to see a few more family friendly facilities.Some boa4d games , pladtic cups at breskfast and maybe a nitice at the pool letring guests know there is a slot for families. The pool time is limited for children, when we went as a family thete were a few guests swimming lengths that were not very welcoming. They could choose to swim any time, we only had a 2 hour slot.

Pretty ropey unfortunately. Everything looked quite grubby though the beds were very clean and comfortable. The outside, though an enormous building admittedly, needs a lick if pInt. The windowsills are black in places. Up our flight of stairs two strips of wallpaper fell off showing all the damp underneath
It was nice and quiet though and breakfast great.

This is difficult we stayed as a family my sons room was find but ours was like a sauna. There was a portable air conditioning unit ib the room but we could not get cold air out of it. The lady from house keeping could not either but gave us an extra fan. The mini fridge was part of the problem as that was overheating in the end unplugged both air con and fridge, but it was still very hot in room. At one point i was thinking of sleeping in the hall where it was cooler.

We were put in a family room in an attic, the temp was 30 degrees, air con did not help at all, the fan did not help. we were moved into 2 adjoining rooms which were better but not clean. stains on the carpet, filthy bathroom floors. To be honest would not go back!

overall the property is clean, needs some updating like most english hotels, in high season i can understand alot of things cant be fixed without substantial disruption to staying guests but that some on going work is clearly visable and the rates accommodate this, breakfast had a good selection and nice staff, lounge is comfortable and dog friendly, lady on the bar was polite and friendly, however one or two things we felt could be worked on,

We didnt expect to be stopped in the corridor heading to the pool by a non resident telling us we can not use the pool until later as they have a private aqua class and there is no room, even though we had just been given the towels & access keys from reception, and no mention of this restriction. The other thing and more of a grumble, if you are painting windows in summer please let people know or have a sign in the room, as it turns out the paint on the window was stronger than the soap in the bathroom. Our window would not stay up and while proping the window unfortunately came into contact with the wet paint.
Not a hotel fault but to mention one of the workers also came and video'd his paint work from outside into our room on his phone which was a bit awkward seing as it was a late in the afternoon and a bit of a unexpected intrusion.

The property is a beautiful old building and the surrounding landscaped gardens, golf course and terraces are delightful. The flower beds and raised beds were full of colour.
We enjoyed sitting outside under the pergolas with a drink from the bar
When we arrived to check in our room hadn't been cleaned and was very small for a double room - however the staff on reception quickly found us a superb room, double aspect with views over the gardens and gave us vouchers for free drinks from the bar to compensate. We were more than happy to accept.
Whilst there I had a swim in the warm pool
We found the staff on reception, dining room and in the bar to be very friendly and helpful.
We are hoping to visit again and would recommend it for its beautiful surroundings and brilliant service

Lovely grounds, very dated

Very dated hotel. Rooms very hot with only a small desk fan. Carpets stained. Bed was hard and uncomfortable. No fridge in room. Bathroom door was hard to open and close.
Tried to get a soft drink in bar but this is closed until 12pm. Asked if there was anywhere that could serve us and was told no. Asked if we could get a glass of water and helpful reception staff did get us a cup.
