We have never experienced such poor service. No solution was provided regarding the room: we were given a room for 3 people despite having paid for 4 adults. The service was terrible and the overall experience was very disappointing. We do not recommend this property.

Big Tree Hotel - Good!

It was a nice quiet stay with I believe moderate to low occupancy during our stay. It was quiet to sleep which is most important and was a short BOLT ride into the old city attractions. Could be walked in under 10 minutes. A good value for the price and I would book a room again...

No kitchen, but there is a fridge. Very reasonable price in old town. Don’t let the amazingly tacky lobby fool you. You might be embarrassed at the start when you bring guests, but the rooms are excellent.

They were very accommodating with late check in. Nice big room on the 4th floor. Not much of a view on our side of hotel. Great shower big TV(if you use it). Cool Bar/Coffee shop(M.A.R.S. Cafe) not open on wed. No food in AM prior to 8:30 am that is close. Far enough away from markets to make it quiet. $8 cab ride to get were you want to be.

This hotel was very spacious with a large bed. The bathroom door was Thai wood. The staff was very friendly and the owner came and spoke to us. She asked if we had any suggestions about breakfast. We said we would like a vegetable so next day we were given a salad. She also said Americans like bananas and next day they offered us bananas. It was a very pleasant stay.

I got very impressed when they would go all the way out just to make sure i got my public transport to my destination, even if mean their lunch hour will be interrupted they still try to their very best ... for that im being grateful .. thank you!

Overall, it was a pleasant stay ... I will not think twice but stay in here if i revisit Chiang Mai again.

Amazing stay with great cost-benefit. Arrived with my family for New Year and the price was just right, the room was spacious and clean, and the breakfast, although not immense as in hotel chains, has everything we needed: eggs, ham, bread, coffee. Very cozy and adequate, in a great location in Old Town. Recommendablee.

The staff were wonderful, very accommodating, friendly and helpful. The breakfast was also very hearty and tasty. The location is on the west side of the old city, a but far from the daily night market and saturday night market but transportation is cheap. It was ideal for us as we rented a car one day and a scooter another day, and the hotel has free parking available. The only negative was due to the fact that there were small renovations being done, which did not affect our stay. The room was a good size, clean, bottled water every day, however it could use some upgrades and fine tuning. Overall, I would stay here again.

Loved the staff and property. The air conditioning in the room was fantastic. Breakfast was very nice in the morning and glad for all the bottles of water in the room/refrigerator. Only small wish- better mirror and light in the bathroom. Very clean and was grateful the staff could accommodate us for an extra night at the last minute.

An excellent hotel for staying I the old city.

The hotel is within a pleasant walk to all parts of the old city. There are very good restaurants and food places close by. The noodle shop next door is actually part of the hotel and although only open until mid afternoon is excellent. The hotel faces the peripheral road around the old city but the traffic noise does not intrude.
The hotel staff were friendly and engaging, tours could be booked through the hotel

The staff was awesome, very helpful and kind. Enjoyed the breakfast too, eggs made to order, you even had the option of getting a piece of bacon. The hotel is getting older, but overall we found it clean and enjoyed our stay.

I only stayed for two nights, but I have to say the staff was amazing and welcoming. Everything was clean and it was nice and quiet. Not toooo close to everything, but walkable. I had a tour early in the morning and didn't have to time to have breakfast, but the staff was so thoughtful and wrapped up the breakfast for me to take with me. They didn't even ask they ran out to give it to me. In my books this was enough to give them 5 stars. Not to mention the bed was super comfy.

Felt like home....

Big Tree Boutique Hotel exceeded my expectations. Kong, Fon, Meenie, Ice and the entire staff and owners made my trip even more special (didnt think that could happen) they welcomed me with open arms and made it feel like home. When tears came to my eyes as I had to leave...should tell you about my stay. I truly thank them and can't wait to see them again...VERY SOON!!!

This is a really good hotel with lovely clean, large rooms and amazing staff who go above and beyond to help you out.
Good free buffet breakfast, choice of eggs prepared for you and fresh fruit, cereal etc.
Our room was spacious and nicely decorated with big four poster bed. Only negative is that it's on a main road so it's noisy, but after a long day it wasn't enough to stop us sleeping.

It is in a quiet part of town in terms of night life, but you can find some restaurants and bars within 10 mins walk. There are closer ones but we preferred to walk further for more atmosphere.

Perfect place if you want to avoid the seedier side of town aka the night market...but don't expect to be up late drinking around here.

Lovely boutique hotel

I stayed there for 6 nights and I highly recommend this hotel! The rooms are as great as they look on the pictures. They are also very secure with electronic cards to get access to the floor in addition to your room. The room was very clean and fresh looking. The staff was great - always happy to help; they can also organize tours for you. The buffet breakfast was delicious and there was a lot to eat (fresh fruits, fresh pastries, dim sums, cereals etc.) plus they can also cook eggs and sausages/bacon for you. There's a lot of traffic on the main street so try to get a room with a view on the back street

Nice hotel at edge of Old Town

Staff were very helpful, especially front desk personnel. Did excellent job with communicating with airport on delayed luggage. Also communicated well between us and our taxi driver when we were delayed in returning from a tour. Breakfast was awesome - great mix of western and local items on the buffet! Used hotel reference for a taxi driver who was superb! He took us to a tour site that was 1.5 hours out of town, waited during the 2 hour tour and brought us back! He suggested a Thai dinner and dance venue, took us there, secured tickets, and came back to pick us up afterwards.

Small, clean hotel in Old City of Chiang Mai

Really enjoyed my stay a this nice little hotel. Nice big rooms, clean and comfortable. Nice breakfast, walk in to Old Chiang Mai or use the bikes provided by the hotel. One nock is the rooms located on the street side can be a little noisy, I was visiting on a busy weekend to be fair.

Great location close to temples+great local eats!

This is a delightful hotel of the 'boutique' category. Rooms are exactly as shown on the photos -large and practically decorated. Bathrooms are modern and well designed with multi-head shower and extra large shower area. Very comfortable double bed. Good security in this hotel. What especially stands out is the helfulness of the staff.

We really enjoyed our stay at the Big Tree! We had a room on the upper level with a private balcony. The high ceilings were very nice and the room was very clean and had been remodeled. The hotel staff was extremely friendly and helpful. It was located right on the outskirts of the old town- and is easy to walk anywhere you need to go. Breakfast was good as well.

Fine boutique hotel in Chiang Mai

4 night stay with girlfriend.....very nice, modern, boutique hotel....the staff couldn't be any nicer....breakfast was very good and there is a restaurant adjacent to the hotel (same owner) for lunch or dinner, if so desired.....Most of the time we took the 10 minute walk into the \"heart of the area\" for the numerous restaurants and bars....Been to Chiang Mai several times and this was my favorite place.....will certainly be there again.

The hotel offered me a spacious room at top floor with very high ceiling. The room is facing the moat but not much noise due to traffic. I was possible to get good sleep at night.

The Big Tree Boutique Hotel was perfect. We stayed as a couple for 6 nights in the deluxe room. We requested a non-street facing room, having read reviews about there being some noise from the street. The room & bathroom were clean, comfortable & just as advertised. Air con & WiFi were great. Staff were very helpful, helped us book tours, hail taxis and offered helpful advice. Breakfast was simple but good - fruit, eggs, toast, tea, coffee, juice, & some more local food. We arrived early on our first day & they allowed us to eat breakfast for free even though we could not check in until 2pm. We came from the train station and the staff had emailed us a map to the hotel and directions in Thai to show the taxi driver before arrival. We paid 50baht each from the train station to the hotel in a red taxi.

The hotel is located on the west border of the old city - it is a good location. An ATM, 7/11, massage parlour, coffee shop, bar, are all a few metres away from the hotel. To get to the centre of the old city is about a 15min walk, or you can get a red taxi for 20 baht to anywhere within the old city. To go out of the old city is more expensive, the hotel staff can help hail a taxi for you - they may hint to you if you are being ripped off but you will have to do the bartering with the taxi driver yourself!

It's worth carrying a map of the hotel around with you to show taxis as it is not very well-known, though easy to point out on a map.

My partner and I stayed for 6 nights at Big Tree and it exceeded all of our expectations. You'd be hard pressed to find better accommodation at this price point. Comfortable bed, decent sized and clean bathroom, spacious room, balcony, friendly and helpful staff, great location. This is a 5 star budget hotel if you get my meaning. I highly recommend to anyone on a budget, it's perfect.

Nice boutique hotel, staffs were nice , the hotel owner even droped us off to a night market for free. Room was spacious and clean. Breakfast was good, I like the wonton soup very much. There's a nice Thai massage next door only 300 bht per hour , 150bht for red taxi to the airport .

Favorite place in Chiang Mai

This hotel has a great location in old town. It is just east of the west \"moat\". You could easily walk from the west side of old town to the east in an hour with plenty to see. Tuk-tuks and taxis (red trucks) were plentiful. It's a little quieter over there too.
Our first 3 nights we stayed at another hotel out by the river, but a little south. I preferred to be at the Big Tree for easy access to everything.

Great, unexpected find in a quiet part of town

We were pleased to find this little gem in Chiangmai, which had just opened 7 months ago according to the boss. Situated on the edge of the old city, it's convenient to get to the main parts and attractions in town either on foot or by public transport. If you choose not to hire a tuk tuk or a song taow, the owners will lend you bicycles for free.

The room was tastefully furnished and kept very clean everyday by the staff. The toilet was really spacious. As it's in a quieter part of town, our sleep was undisturbed by loud music or the din of a city.

This hotel deserves to be famous.

The rooms are beautifully designed giving it a wonderfully relaxing feel. I stay in a lot of hotels and it was hard to believe the quality of the rooms at the price. The staff were super friendly making me feel like a good friend and ensuring I was comfortable and enjoying my stay. If you are in Chiangmai I highly recommend you stay at Big Tree and say say hi from David Hart. I miss them already. :)
