We had breakfast provided daily and it was never correct. Some staff unable to understand English so order was never correct. When the food came out it was cold. Marco and Carlos often had to correct the orders and they are awesome. This facility will never survive all inclusive as food is pretty low standard.

The whole complex is tired and upkeep is not a priority. It is not a wheel chair accessible property as it is advertised. Uninterrupted Wifi and TV is none existent. Have stayed at better properties for a third of the price less. None regulated kitchen furnishings and had to ask for too many items to be corrected (some never corrected). If we had not previously booked and if it was not a high season we would have moved to another property. This is definitely not a place to stay for more than a couple of days.

The view was gorgeous, and the room size was great. Only one of the 3 sets of patio doors had working locks. The two “safes” in the room didn’t lock either. We ate once at the hotel and it was bad. I’ve been to Mexico 6+times and Every meal I’ve ever had in Mexico has been wonderful (from taco stand up to fine dining) so I was really surprised by this one experience. The tortilla soup was horrible. The ceviche was flavourless, the Guac was bad. It actually confused me. We debated and we wondered if maybe the kitchen was catering to “American senior citizen taste preferences” because there were a large number of them staying there. That would make sense. But it was truly disappointing and pricey too

Our housekeeper, Yanet, was great. We loved our room, the food at the restaurant was really good, the views were impeccable. Our only problem was that guests reserved all the pool lounge chairs early in the morning. In the 11 days we stayed, we never could get a space by the pool until the evening.

I’m not a particularly picky traveler, but man this place was rough. In classic hotel style, the entry and lobby are freshly renovated and stunning. The room itself was one of the worst I’ve stayed in. Immediately, there was a foul odor. I thought I would go nose blind to it within a day, but no. And after trying to isolate the smell, it was coming from the closet that shared a wall with a shower head, so I think there’s a slow leak with mold behind the wall. Additionally, the general condition of the room was just old and tired, the room safe required some kind of appliance ordered from the front counter to lock it, and every time I used the shower it didn’t drain and water filled the shower pan immediately. Also, I booked the room because it ostensibly had a kitchenette. And technically it’s true there is a two burner gas stovetop, at some point they very obviously removed the refrigerator. So, really, what’s the point of a kitchen if you can’t store food? That felt pretty deceptive based on the ads. The beach it fronts is rocky, not sandy, and the restaurant charged 20 bucks for a chicken sandwich that was worse than Burger King. Also, because there’s no glass on the vents by the shower wall, which are towards the road, all night long you hear cars accelerating on the straight stretch in front of the hotel. I’ve stayed at The Hotel Rosita, in PV before, and it’s half the price and better quality

The resort was cute and the bay out front was amazing, however the Running shower was a trickle and no wash cloths to clean up. I expected for that price it would include clean towels and towels for the kitchen so we can clean the dishes. Needs better management.

The place has lots of potential, and lots of problems. Our only problems were no lock for the room safe (you have to wait until someone who has one checks out) and no frig. Other guests had no water, the bed room flooding if shower run, key card not letting them into the room, no bath towels. Often out of pool towels. Can't drink tap water. On check in, you are required to pay a large deposit which is applied to purchases (balance returned on check out). We were not told that when we made reservation. Rumor is that deposit is because hotel has trouble making payroll. Watch out for convenience store. Prices not marked and some are excessive. Supposedly floors 7 and 12 have been remodeled. Our room on 13th floor showed years of wear and tear, but housekeeping kept it clean. Food was surprisingly good. Management needs to put some money into the place (more safe locks, frigs, pool towels).

1) wedding loud music until 12:40am. Felt the constant base in the room while trying to relax. Kept awake until 3:30am coping with the nervous energy. We did get d get a 24 hour notice on the door but nothing else.
2) everything that can be broken was broken. Patio door and paint coming off the frame. Door key reader no battery. Zero wifi in the room. Talked to neighbors and all had the same issue. Safe with no lock. Lol. You can't make it up.
3) badly needs a renovation. See shower picture.
4) When talked to the front desk guy, he said please leave a review, which is what I am doing. The two groups in front me also said they were going to leave bad reviews and he proactively offered them a QR code card. Yep, you read the correctly.

Overall it was okay. Definitely not worth the money as the area where this place is located there’s nothing around you. One bar one restaurant attached to the place that has subpar food that’s way overpriced. The rooms and everything are VERY old and outdated. Our ac machine barely worked and had water dripping from the vents. No privacy in the bathroom as they have the windows that stay open 24/7 you can’t shut them. So everyone can hear anything you do in there. Also the sheets and blankets were always stained with yellow or black marks. The curtains in our room were absolutely filthy and black all over them. Very overpriced for what you actually get. It also seems like it’s more of an old people’s home. They have a lot of 65+ and the activity’s they do are mainly for them and take up all of the pool. Very small “private beach”. WiFi never worked just overall for the price I paid I didn’t feel it met my standards no where near it. I hope this helps others look for something worth the money !

This place is magical. It’s very basic so if you’re looking for fancy, it’s not it. But - the views !! We saw dolphins, eagle spotted manta Rey’s, devil manta rays jumping in the ocean. We saw all kinds of fish including angel fish just snorkeling right on that beach. The staff are amazing, the room is comfortable, the food is good. The view though - for the amount you pay, it’s a steal ! We will be back.

I do think the property is in need of some updates as many things needed to be fixed (doors, furniture, appliances) and the elevator didn't work the entire time we were there although we were on the 2nd floor so it didn't really bother us.
You cannot walk into town from the property which was a little inconvenient, so you had to take the bus or Uber. I would've enjoyed talking a morning walk from the property but it wasn't possible.
The pool was lovely and clean and offered a view of the ocean. I also enjoyed having a restaurant on-site so we didn't have to leave in the evening to eat if we were too tired.
The front desk will also not exchange U.S. cash for Pesos so be prepared to use the ATM and pay the fees.
The T.V. also worked great as we watched Netflix from time to time after it got dark.
All in all it was a great experience but the property could benefit from a few upgrades; however, if they do that the prices would probably increase so it may not be worth it.

This is really a gem of a resort! We were greeted upon arrival by the valet right in front of the lobby. The lobby is modern with a great view of Banderas Bay. The staff at the front desk welcomed us with smiles and checked us in efficiently
Our room on the 8th floor was spotless, equipped with a nice kitchen, coffee maker (with a complimentary coffee package), full size fridge/freezer, stove, microwave and all the necessary equipment to be able to make meals.
The room was well lit and tastefully decorated with a large flat screen TV. The AC worked great. The king bed was very comfortable with plenty of good pillows. We both slept very well. The balcony overlooked the protected beach and had an expansive view of Banderas Bay.
The bathroom and shower (with good pressure) were spotless. During our stay the room maid kept everything clean with fresh towels every day.
We ate breakfast every morning at the restaurant by the pool. The service was very good and everything we had was well prepared, fresh, tasty and reasonably priced.
There is a convenience store right off the lobby with an ATM inside that was well stocked and very reasonably priced.
The grounds and amenities were all very nice and kept clean. All the staff we met were very friendly and helpful.
If you are driving you will really appreciate the ample free parking in front of the hotel!

This place is lovely! I was initially a bit worried, but I'm glad I decided to stay here. The customer service was excellent throughout my visit. While the food at the restaurant isn't the best, the local cuisine is just a 15-minute drive away. I enjoyed my stay in a two-bedroom suite with my three kids and parents; it was perfect for our larger family. I will definitely come back here soon!

This was our 27th year at costa sur, when we started going here it was costa villa valarta back in 1998. In those 27 years we have been here 15 times. We love the location on the coast, near old town, has a private beach, staff is super friendly and the price is competitive with similar places in the area. The overall condition of the property is decent in the common areas. But unfortunately the current owners don't keep the rooms in good shape. All but the 2nd floor in the north tower are in desperate, and I mean desperate need of major upgrades. The ninth floor on the south tower is completly shut down and has been for a few years, (we stayed on the 8th floor south tower) All the rooms need new everything, they need professional cleaning and some major deep cleaning. We tipped the heck out of our maids hoping it would at least get our room up to 3rd world cleaning standards, and it did, but folks \"old world mexican charm\" shouldn't be dirty everything. We have a soft spot for this place so even my review is done with some bias, bias in favor of this place. Don't get me started on when they have weddings, but that is for another day. Suggest reading some reviews on y e l p, and take it with a grain of salt. But unfortunately there is much accuracy in some to the reviews. Location-good, price-good, staff-good. Needs a major douche in both towers.

I’ll start by what we didn’t like - we arrived around 3:00pm and we’re told our room was not ready, would be another 40 minutes and they would contact us. We waited by the bar and after 90 minutes I went back to the front desk to ask about our room. I was told they messaged me our room was ready, I showed no such thing happened. From then on things were nice. Our room was clean, the bed comfortable. At the resort we spent most of our time around the pool. Drink service was easy, there were activities to do, plenty of lounges around the pool. With just one restaurant on the resort, meal choices were limited. We made one dinner reservation in town for our anniversary, the concierge was very helpful calling a few places to help make our reservation. The ocean view from our balcony was great especially given the daily passing of whales not 100 yards away. We would definitely recommend this resort. Just be aware, it is mostly an elderly retired group staying there.

We have visited here 5 times and enjoy the rooms, location and amenities including the pools and beach front swimming and smal shop. We were in an unrenovated room which was ok but the fridge was horrible. Freezer full of frost and dripped over everything below. The check in was confusing as far as how much we paid and even though confirmed all booking paid for was charged another night on exit. There was not an itemized list of nights and payments even though requested. I emailed them twice about reservation for Valentine's day and re list articles and no answers so communication and systems poor. Great decorations and entertainment for Valentine's Day but food expensive- soup and dessert good but main dish not so good .

We like that it is a non smoking resort. Not everyone honours the rule as they sometimes smoke on their balconies but it is impossible for the staff to monitor.

I liked the property. Housekeeping was very stingy with one hand towel and one wash rag for two people. Food was horrible. Staff was very kind and helpful. Property was clean and the views were beautiful

This is a great place to get away. Nice resort with friendly staff, great food, good prices, and beautiful views. I was there the first week of December and couldn’t ask for better weather. Everything is with in a twenty to thirty minute ride from the resort and the airport is 40-45 min depending on traffic. The local bus is a great way to get around and was only 20 peso (about .50 cents US). It is only a short trip to Boca witch is a must see as well. Look forward to going back here.

A very comfortable condo with a million dollar view and excellent customer service! Every room has an ocean view with a balcony. The resort sports a beautiful swimming lagoon as well as 2 pools. There is a restaurant, snack bar, bar and room service. Each room has a kitchenette and there is a convenience/gift shop on site that will cover all basic needs.
Although some of the rooms are a little outdated, the resort is working on upgrades and the rooms sre all clean and comfortable.
The staff at every level of this resort is friendly, courteous and go above and beyond.
This is our second time here and we will be back!
