The room was located by transportation around the corner. A lively area. The room was extremely old. Wallpaper was ripping. I didn't get the room that I was supposed to have at the hotel. They transferred me to a different one. You had to leave a deposit of $100 Hong Kong in case you lose the key. Upon checkout there was no one at the front desk to give the key to or get the $100 Hong Kong. Left the key on the desk. Other guests were witnesses. NOT getting credit was informed someone would always be at that front desk. Miss my bus and almost missed my plane waiting.

If you have realistic expectations of a cheaper hotel in Hong Kong you will be happy. Yes the rooms are small, for one person its fine, for 2 it will be cosy. The shower is a shower head on the wall of the small bathroom but its fine. The hot water works well. The staff are polite and friendly. The fit out was more modern than I expected for the price. I stayed for a week and was upgraded to a bigger room after a couple of days. The location is great.from the street you would be unsure as its a rough looking lift to get up to the levels the hotel is on. You are 2 minutes from the mtr, kowloon park and accross the road from world class dumplings. The lineup for them is very long on weekends. Heaps of food options at your door step. Its also only a stroll from the waterfront for the light show. If traveling solo on a budget I would recommend it.

The rooms are cramped with barely any room for two people to move around or to keep luggage and belongings. Only an electric jug is provided without any tea or coffee bags. The stairways are dirty, unsafe with chipped flooring and haven't been cleaned or maintained properly. The elevator lift was in a dilapidated state and was out of service on our 2nd day. We had to use stairways to the 6th floor. We felt that there was no value for money for the amount that we paid.

My family & I booked for 2 triple rooms but when we arrived at the reception, the receptionist told us that one group will stay at the other hotel due to no vacancy. That was a super hassle move since we arrived around 9pm with 6 big luggages. That’s not the receptionist’s fault though but she was very helpful. Their system is unorganized. Rooms are not spacious, so hard to open luggages. Elevator was too old, rusty and no sensor. Downstairs smell smoke.

The room was barely large enough to contain the twin bed and poorly maintained. There is not a separate shower area only a room with a toilet and a shower on the wall. One of the worst places I’ve ever stayed at.

Hotel is located conveniently to public transport. Stayed at a single room which is ok for a solo traveller like me. Would recommend reading light or a light near the bed area since the ceiling is not sufficently lighting up the floor area.

The room was very small for 3 people. The toilet was also very very small. When we took a shower, everything in the toilet was wet due to no curtain. However, the facility in the room was Ok. There was also a refrigeration in the room which was a plus. Staffs were very nice.

Awesome place to stay in Kowloon!
Staff were nice and cleaned room every day. Gave new towels and water bottles every cleaning.
Very close to MTR station, Ferry, Ave of Stars, and several malls.
In the center of many local restaurants and bars. You won’t have trouble finding food. Mostly cash.
Room is small but shower, beds. hot water, and AC were all comfortable.

Well, you get what you pay for...

Friendly and helpful staff. The room is tiny. The place is 3 - 5 minutes walk to nearby Tsim Sha Tsui MtR station. It is a walking distance to Kowloon Park and Star Ferry Boat.

The only concern is the old elevator. It needs renovation or change.

Close to China Ferry, Kowloon Park & Nathan road, 7/11 next door, & late night restaurant on other side = good location. Room was compact/ shower over toilet & sink, but functional. Lift to 5th floor reception “out of service”, needed to climb 6 floors to guestroom - smelly trash on every landing, & no staff assistance with luggage.

Booked Seasons Hotel for one night but upon reaching, building lift is down. Brought me to a room in Golden Crown building. Location is excellent, convenience stores, eateries everywhere. Room condition is borderline. If you are used to stay in 3-4 stars hotel, this is not the place for you. Recommend to adjust water temperature before you step into the toilet, there’s no space to move when you get into the shower.

A saving grace!

Important note* Our intended hotel cancelled on us right as we were due to check in (AVOID Caribbean Sea guest house!!!) so we were in desperate need of a room in Hong Kong at the last minute, for a price that wasn’t out of this world, not a small ask.

However, we found the check in lady to be very helpful, she showed us two available rooms and we ended up in a small room with a pretty fantastic view over Kowloon park and the surrounding area.

It was a true Hong Kong experience, an extremely small room but we thoroughly enjoyed our time at the Seasons Hotel.

Plus the location right in the bustling heart of Tsim Sha Tsui couldn’t have been better, right by the MTR stop and just off Nathan road.

The toilet was broken and you had to fill it with water by hand. The shower door was broken. The room had weird controls that turned off all the electricity so you had to turn on the electricity to the hot water 10mins before you use it or else you’re having cold showers

small hotel difficult to find

Small hotel at convenient location but difficult to find. This hotel is located in 5th and 6th floor of old building at a busy street. No clear sign at outside of building. It is close to metro, shopping and dining, but not very easy to find, especially for the person who visited Hong Kong for first time. Also the hotel room is very small.

Room is adequate for budget conscious travelers. Not recommended if you need high speed internet and space for your luggage and to move around. The room is a bed, the door and the shower. That’s pretty much it.

Out of 5 days, room was cleaned only once. Staff was friendly but did not seem to take it seriously even if we requested for cleaning and even left the room for them to clean it but they did not do it as agreed so my husband had to go through their cleaning cabinet to take what we needed.

We requested to fix internet that keeps on disconnecting and staff told us they can’t help us.

The walls are thin so be prepared to overhear people talking, shouting and even clicking the switch and turning on faucet.

Location is great. Near public transport and restaurants. This could be the best selling point of this hotel.

I would book again only if I don’t have a big group with me. For me it boils down to budget and convenience (location) more than comfort.

Fabulous location, tiny rooms and tinier bathrooms

I would recommend this hotel for just a night and only for a solo traveler or a pair. Our triple room was tiny and the bathroom even more miniscule. One of us is on hefty side and he had to move around in a sideways position inside the bathroom. The beds were comfortable and I had specifically asked for a room with a window in a pre arrival email. The hotel obilged and gave us a fantastic view of nathan road. The bathroom is another story because one cannot take a bath without wetting the entire floor and WC. There is not much privacy either because the bathroom is enclosed by sliding glass doors that are frosted and partially hide anyone sitting on the loo. The glasses provided—one of them had a strand of hair. Also, the hotel is located on one floor of a Building on Lock Street. In fact, Seasons owns two buildings close to each other. One is very old and the other Much newer. Luck put us in the newer building.

Hotel location is very convenient, but the rooms are extremely tiny and when you take a shower all the floor of the toilet becomes wet.
Not really an issue, but an annoying thing are small lifts.
I was also surprised that the actual rooms were in a different building from the lobby.

Location is perfect. No sign outside the hostel. i spent to 20 minutes to find the hostel as the sign was inside the entrance. i arrived at 2 o' clock in the morning at the main hostel and the reception said they do not have my booked single room so i have to move to opposite building. the building was not opposite it was another 10 min walk from the main hostel. that one has so sign either. The room was very smelly :(

Do not expect a real hotel.

This is NOT a hotel (HK govt is working on forcing this kind of places to brand themselves \"hotel\") Think \"Bed space\". It is for people who are short on cash and does not care about where they stay. there is no space, aside from your bed (~3/4 size of a twin mattress), and a \"wet room\", which is toilet/shower/sink all in one.

Put it this way, when you sit up from the \"bed\", you should be stepping all over your luggage, and the luggage will hinder the main entrance door, thats how small the room is.

Cheap and convenient for couple night stay

The hotel stay is extremely helpful and nice if this your first time to Hong Kong finding the hotel can be a little difficult to find seeing that there's no signs outside of the building. The single rooms are extremely small for me I'm short and skinny so it wasn't that bad but for someone tall or big you may have problem. Bed was hard but I stayed here for one night so it didn't matter would definitely stay again especially for the price.

When I checked in I was notified that the hotel had been overbooked and that I had been arranged to stay in the California Hotel, another property they operate, for one out of the two nights I was staying. While I was upset, I guess there was nothing I could do about it. The one night I actually stayed in the hotel was lovely and the staff were helpful.

Location is the only good thing.

It's super close to harbor city / MTR Tsim sha sui / Ferry terminal - that's all the good things I can say about this place.

The hotel situated in 4th and 5th floor of a very rundown commercial building/ townhouse. The elevator and the entrance was a total disaster.

I understand the limited space in HK, but this is too cramp. The bathroom is smaller than a normal house's closet.

Small but well equipped hotel room, clean and can even fit in a sofa in the room for family with 2 double beds, despite the tight space. Hotel staff not so friendly and a little hostile / impatient when young one in the troupe cried loudly in the room.

If you want to stay 1or 2 nights just to enjoy shopping and eating in Hong Kong, this is a good cheap place to lie down to sleep for the night. But if you, like me, stayed for 6 nights, you will find the rooms too small - apart from the bed, there is but a tiny aisle to stand on and you can hardly open up your luggage on it.

nice stay in lower Tsim Sha Tsui off Nathan Rd

stayed in a 1 person room, size was as described on site. Room is large enough for 1 person & not much else. Able to put luggage under bed which opened up floor a little. Storage & shelving was adequate. Loved having the refridgerator. The hotel supplied an adaptor for power though not for usb which was quite convenient even though i brought my own from experience.

The water closet aka bathroom really was. It had a sink, toilet, & shower combined. When you took a shower, everything gets wet. Could not seem to maintain hot water after 1st 3 minutes however. The bathroom is contained & will not flow into bedroom. A private curtain is supplied in bathroom. Slippers supplied for use after shower is needed as takes time for floor to dry

TV only got a couple of stations maybe 5 @ most, other stations were not available. Didn't otherwise watch a lot of tv

There was no window other than the one in the bathroom so was difficult to tell time. When you had the lights out or even on, you can not tell what time of day it is. There is no clock in the room unless you bring your own or use your device

Room was so small I didn't think it needed to be cleaned as often as the housekeeping staff wanted to. I really only needed the towels replaced

Staff allowed me to store my luggage in lobby as I had to check out @ noon but my flight wasn't until 11pm. This allowed me to do a few more things in HK before my flight without having to worry about my luggage

We stayed here for 3 nights. The location is really good. However, the rooms are very small, you have to shower in a very small space between the toilet and the sink. In the morning, the staff is super noisy and it is hard to sleep. We asked them to turn be quiet but it didn't help.

My room was small as expected. You get what you paid for right?...The only issue was the room was not cleaned properly.. I drop some coins at the end of the bed and when I tried to go under the bed to pick it up. I gave up, it was too dirty, like not swept for a week. The toilet area was quite smaller than expected though.

Good accessibility to & from airport either by Airport Express MTR, A21 Express bus, or ferry to Macau/Zhuhai at China Ferry Terminal. Tsim Shan Tsui MTR within reach to go to Lantau Island & even by going to Hung Hom Sation to go into Shenzhen.
Day time service was good.He even show us the short cut to A21 bus stop & confirmed for us the flight.
Room was clean.
Double bed for 2 was clamp. Bed was hard. Room was very clamp & narrow as expected for Hong Kong Hotels. May be 2 double beds for 2 persons gave you a bigger space.
Bathroom need to put down screen for privacy (may be just a laminated glass will do). Beware where to put your clothes/towers. The whole bathroom & its toilet will be wet.

The Hotel is very close from Tsim Sha Tsui MTR and the reception looks nice and clean. Hotel room was quite modern and rooms were cleaned daily. Staff were very friendly. The only thing thats negative in my mind is the elevator...its old and slow....hotel facilities are on the 5th floor...so the building from the outside might not be too appealing but the rooms make up for all that...I would definitely go back there again....

Well located compact hotel

Small but functional room right in the middle of Kowloon. Positives: Good, clean, compact room for the solo traveller that had wifi, fridge, TV, air-con, kettle and bathroom. Good housekeeping and good service from reception. Negatives: getting the hot/cold water correct in the shower was a bit tricky, old and unclean stairwell and elevator (but elevator always worked well). Can be hard to find this hotel - just look for the 7-11 in the street and the entrance is next to it. Would be happy to stay there again.

Very good location and for backpackers

The hostel is located at the heart of Tsim Sha Tsui in Kowloon district. It's very accessible to shopping malls and MTR station. It is located on an old building in the middle of the commercial district. The elevator when we arrived was not working so we had to climb the stairs on the 5th floor to check in. The room is quite small but just right if you're just going to stay to sleep. During the night, there are a lot of drunk and scary people outside the hotel hence, people specially girls should be cautious as we were quite harassed on our last night of stay when we went to the convenience store beside the building. Though, the owner is very much accommodating on our need, their maintenance people are not good on understanding and speaking in English. Overall, the place is good for brief stay only and best at its location

Good location, don't expect services

Location of the hotel is pretty good, behind isquare mall and MTR Tsim Sha Tsui station. The room itself is very small and clean. We stayed at triple room, but it was like there is no room for us to move.

One more thing, don't expect such a smile and an amiability from the owner. I think he just only care about the money and after getting the money its like he just want to get us out of there.

Access to this HOSTEL is up 5 floors of a filthy staircase directly off the street (there is a lift but it broke down 3 times during my 6 night visit). The room I was given was the smallest I have every had - it was possible to stand in the middle and actually touch all 4 walls !.No hanging space. There was mould on the ceiling. The electric for the TV (only 2 channels - neither in English) ran by wire through the shower !. Very noisy with the sound of machinery running 24/7. No window. Aircon only average which is very necessary in such a small space. Wallpaper pealing of the walls in places. When I asked staff if I could change the room was told they were fully booked (which clearly they were not !). Staff very rude and pretended not to speak English (English is one of the official languages in Hong Kong !). I know that accommodation in Hong Kong is expensive and room is limited but NOBODY should be asked to pay for this sort of accommodation. AVOID, AVOID, AVOID !!!!!

Please look past this hotel if you can. Service is non existent, housekeeping is so bad we had to clean the room ourselves! They gave us a room with sheets that were tainted with menstrual blood! Really gross. Bathroom is the tiniest I've ever seen. Even japanese bathrooms are bigger.

Very comfy blanket & pillow

For the type of hotel that it is in the area, it is pretty good. Other than super small and won't fit too well with big luggages, it was clean, well-maintained and good service. I love the very soft blanket and pillow and looking forward to it after a whole day of walking. The bed could've been a little softer though. I could stay there again.

Dont judge a book by its 'cover'

The hotel is there! its exist! Even it look ugly and you cant barely see any hotel sign believe me its there! Taxi driver will know the address but u have to take the lift to go up.

Amazing!!!!!

Overall our experience was excellent. Initially we had difficulty locating the hotel however a quick phone call to the manager and all was well. The manager Jimmy waited for us downstairs, I must say whilst the outside is nothing to look at we were pleasantly surprised when we arrived. A very small but clean hotel.

Whilst the rooms were small they were terrific with all the normal human needs being met. The shower was amazing even though it was shared with the toilet, it had hot water, air con and a flat screen tv. I purchased a phone card from the 7/11 located next door to call Australia and was pleasantly surprised that there was no cost charged for the local call.

Our hosts Jimmy and the team were AMAZING and could not do enough for us. I would definitely stay here next time, a budget cost however not a budget hotel.

\"Perfect for the price\"

This hotel is very well priced for HK so don't be expecting to much. It is a little tricky to find up the stairs but once inside it is very up to date, my room was well equipped and clean. The only thing I struggled with was the bed is wall to wall and being tall I had to sleep at an angle. Clean, tidy, modern, great location for the bus or train. I will definitely stay here again.

Overall a good stay

I was welcomed warmly by the hotel owner, who was very responsive to my requests. The room was really small, but it's HK, so it's totally acceptable for the price. Great location, next to all the public transportation and shopping mall. It's still under renovation, so it's a bit noisy during the day time.

Lovely hotel, excellent staff, but poor exterior

I stayed at the hotel on Lock Road for 3 nights. This is my first visit to HK in 20 years.

The exterior of the hotel was shockingly poor including the lift. However once you reach the 5th floor you will be greeted by a modern front door which will alleviate all the stress you may have experienced on your way up.

The hotel is brand new, very modern, spotlessly clean. The rooms we had are en suit with power shower and everything you expect from let's say a holiday inn.

The staff were all lovely and as I was travelling with my elderly father the staff took extra effort to ensure he was comfortable. They even went to buy fruit as they heard my dad eats a lot of fruit.

The staff are very knowledgeable and gave me plenty of advice on using public transport, recommendations to where to eat what to do and what not to do.

The exterior building of the hotel is awful, and my room was particularly small. However, they're clean, full air con so it was comfortable.

I will definitely stay there again when I return to HK. I only stayed three nights as I am staying with family in Taipo, but each night I rather be in the hotel than the grubby flat in Taipo where I am now.

❶22時を過ぎるとビルの入り口を閉められる。インターホンを押すと開けてもらえるが、その事前説明が無かったため最初はどうやって入るのか分からず困った。
❷水回りがとにかく不衛生。カビや汚れだらけで身体を洗うことに相当の勇気が必要でした。
国によって衛生基準が違うのは理解出来るが、あまりに酷過ぎる。虫が出なかっただけマシ。

場所は◎駅ちかならびに飲食店がすぐ下にあり、ロケーションはいい。
不満点
・チェックイン時間になってもまだ別途メイクが出来ていない。
・お湯がなかなか出ない。
・部屋が受付近くだったこともあり、受付周辺での話し声がうるさかった。

スタッフの方の対応は悪くない。
駅から近く、街の中心部で宿泊費を極力安くすましたい　旅行者にはいいホテルだと思う。

房間真的是非常非常的小，行李只能用來擋門，根本沒有路可以走，一進去就有一股怪味道，外面走廊則是香到讓人無法接受，房間的冷氣又超大聲，房間除了附毛巾以外什麼都沒有，插頭也是壞到只剩一個好的，唯一優點就是離尖沙咀站超近，下次來不會再住這。

Nice location and staff

Staff was very nice and helpfull but room was a bit untidy, fridge was not cleaned properly, shower curtain had some dirt in it and under the bed was dusty + some stuff was stored in there. Since rooms are small (which is normal in HK) would be nice if could store bags under the bed. Overall okay though, and as said, nice staff. Also the location is very convenient.

Se volete vivere un soggiorno da incubo beh avete trovato il posto giusto. La stanza, peraltro in un edificio limitrofo e non in quello prenotato in internet, è praticamente inesistente, microscopica, difficile persino lasciar spazio ai propri pensieri. Unico aspetto positivo la posizione, sei in centro ed è facile spostarsi. Lo staff è stato comunque gentile. P.S. Pur essendo una stanza singola, l'ho condivisa una notte con un ospite inaspettato, una blatta locale che sono riuscito a sfrattare.
