Lovely clean friendly guesthouse . Nothing was too much trouble . Lovely cooked breakfast with lots of different cereals . Lovely couple. My grandkids really enjoyed it

Perfect for our needs

From start to finish we really enjoyed our stay. Place is spotless and very very quiet. The breakfast was delicious and plentiful. Rooms were immaculate and a decent size. Lounge and bar area comfortable with board games for kids. Well stocked bar and the cocktails were lovely! Thank you Andy and Jo for a lovely stay. We will be back thats for sure!

Lovely Stay

Room was spotless. Jo & Andy were welcoming and friendly, made us feel like we’d known them for ages. Breakfast was lovely. If we visit Blackpool again, we would definitely be returning to this B&B. Highly recommend.

Great location, comfortable and sizeable room for a B&B, Full English breakfast and other options was great, Location is fantastic for all three piers and tram connections. Communications with the owners was great who organised parking for me. Will be looking to book again soon

A real gem amongst numerous options!

Excellent B&B - we would definitely stay here again when visiting the area.

We stayed in family room 6, which was perfect with our young family. The room was spotlessly clean, and the provision of a fridge with complimentary bottled water was a great touch, especially for families.

The hosts were extremely welcoming, and provided an excellent breakfast on both mornings that fuelled us up for the day. Nothing was too much bother for either of them.

A real find amongst the numerous B&B's and gueshouses, I'm glad you had a room available!

Great location, lovely hosts and clean rooms

Myself, my fiancée and our 18 month old stayed over for 1 night. We were Met by lovely hosts Jo and Andy (and their daughter), nothing too much trouble. Hotel in the centre of pleasure beach and the tower so easy to walk anywhere else tram stop at the top of the road.
Hotel room was clean and tidy love the little touch of water and chocolate biscuits on our room. Breakfast was delicious
Would recommend this hotel, I scanned the internet for somewhere to stay and this was by far the nicest and we weren't disappointed. Great value.

Fantastic Hotel.

I have been visiting Blackpool for a number of years, and this year we stumbled across The Rossall House, and We can say with our hands on our hearts The Rossall is the best hotel I have ever stayed in by a country mile. It's exceptionally clean, extremely well presented, the food was excellent and the owners Jo and Andy could not have done anything else to make our stay any better. We can safely say this is the only hotel we will use when we visit Blackpool. Other hotels should take a leaf out of The Rossall House.

Clean and friendly.

We stayed for 3 nights in a family room, which had a double bed in one room, bunk beds and a single bed in an adjoining room and an ensuite bathroom. The room was comfortable, clean and fresh smelling. The breakfast, which was included in the price, was freshly cooked to all our individual requirements and served with a smile. The shared areas were also clean and fresh.

Two day weekend.

Two day weekend built around a football match in Fleetwood - greatly helped by a 0-1 win. Kelvin and his wife are very friendly and interesting people who do all that they can to make guest's stays easy and good. The single room has a good bed and is big enough. The hotel is well placed for Blackpool south railway station, restaurants, Pubs and the attractions plus the St Chads tramstop. Parking is safe and secure too. I'll be back depending on which division Swindon are in...

Lovely guest house and exceptional hosts. Room was a good size, comfy bed, lovely hot shower and well heated. Basic english breakfast - well cooked and served with a smile. Please note - there is a £2 charge for wifi. Would definitely stay again.

Great litte hotel and lovely owners.

I chose this hotel as it was close to the sea front and pretty much halfway between the pleasure beach and the tower. It was very well priced for it's location, so we were pleasantly surprised at the condition of the hotel when we go there. The room and bathroom was well sized, all very clean and felt very homely. The breakfast was great and we were well catered for.

The owners, husband and wife team were lovely and made us feel so welcome. Almost like we were stopping in their house and not a hotel. I would definitely recommend this hotel for couples, small groups of friends and families. If I come back to Blackpool, I would stay here again and again.

The only reason I didn't give full marks for room comfort was that the bed was a little too hard and felt as though I was rolling out of it.

The hotel was very clean and comfortable. The owners were very friendly and professional and happy to help with anything you needed. The breakfast was lovely and very good value. We stayed in a family room with a 10 year old and a 13 year old and there was plenty of room, a TV, hairdryer, en suite and free tea/coffee. The bathroom was clean and spacious. The rest of the hotel was also well-decorated and looked after. There was space to park and a lounge room with a bar and TV and very reasonably priced drinks. Would definitely stay here again - very good value!

As a couple of 19 and 21, the price was perfect and such good value for what we got. The bedroom was spotless, comfy bed, tea making facilities, hair dryer etc. Bathroom was also spotless and towels were provided also. The bar and the dining room were all in great condition and exactly what we wanted. Breakfast was amazing and catered to specific requests if that's what you wanted. Felt safe in the hotel as they have security doors. Car was in a safe place and was a bargain at £2 a day, wifi also at a very cheap cost if you want it. The owners were absolutely outstanding and made us feel very welcome, watched football in the bar and were great to be around. Great location as it's close to pleasure beach and all the piers. Not a bad word to say, absolutely outstanding, 10/10. Will definitely revisit.

The B & B is well located near bus and tram stops.

Kelven welcomed us warmly. The couple of off street parking spaces were full so we had to park at the back, accessed by a VERY narrow lane, especially as we were in a hire car. Due to internal security, we had to either walk round the vehicle laneway or find the owners to let us through to get to our car. The room was compact but comfortable while breakfast was very comprehensive.

Checkout was at what we think of as the early time of 10 am. This was made worse by the very late (to us) breakfast at 9 to 9.30.

Having booked through Hotels.com, we expected free wifi but were told that was a mistake by hotels.com

Nice guesthouse with friendly owners and great breakfast... Kids loved the bunk bed and view of the tower. Room and house is clean and modern. Wifi wasn't free after advertised as free (However, only £2 per device)

good clean b&b in good location

Nice little b&b, clean rooms and good location. There was limited parking available, which you are meant to pre-book (which i hadnt but was still given a space)but its round the back of the b&b down a VERY tight alley. Breakfast was ok, plenty of choice however a small window in which to have it (9 to 9.30 only)and we were told we might not get any if we turn up late (a joke I assume!?).
