I’ve received an email from Expedia informing me where to go for the check-in. The location is NOT where the apartment is, but in a restricted area. I would have needed a permit to reach the place for the check in. Did not get any and when asked for help, the staff via WhatsApp was rude.
Via WhatsApp I’ve received different information on how to access the apartment.
I will receive a ticket because I went to their offices for check in!!!!
Also, I’ve asked for WIFI password and the answer via WhatsApp was: we already gave it to you. What manners are these???!!??
Anyhow, be ready for bad assistance and bad A/C.

Very stressful and disappointing experience with this property. Despite the listing stating that check-in was available in person between 7:30 AM and 7:30 PM, the host contacted me via WhatsApp, asking for personal information without any prior notice or confirmation through Expedia.

I asked multiple times to continue communication through Expedia's chat, but the host ignored those requests and insisted on using WhatsApp — which goes against Expedia’s own safety guidelines. Even worse, the host completely stopped responding to messages and phone calls the evening before my arrival (well within the advertised reception hours) and did not reply until late the next morning.

This left me feeling unsafe and unsupported in a foreign country, and I had no choice but to book a different accommodation last minute. No traveler should be put in that position.

I don’t recommend this property to anyone looking for a safe and reliable booking experience.

In need of attention.

The check in process was horrible. We received an email telling us to attend their offices, we did and there was no one there. We assumed that they were closed for lunch so kept checking back. Eventually we called and emailed them and they told us that the office was not manned and that check in was all automated.

At the site, another customer banged on our door because they couldn't get the automated exit door to work for them. It took us a couple of minutes to figure it out IF this was an emergency due to a fire, people would have died. This door NEEDS to be replaced with an emergency exit feature.

So I have some very clear feedback for this place. The unit was very good and was very convenient to go to CinqueTerre villages.

BUT - and it’s a major “BUT” - the service was TERRIBLE. First of all - the person managing the checkin was only doing this over WhatsApp. He won’t take a phone call, won’t answer my concerns on WhatsApp and will just send instructions that were inportant to him (for eg pay this city tax etc.)

We were traveling were kids - so wanted to understand bed configuration etc. The guy on WhatsApp would never respond properly, was very curt and only texted when he wanted to give us some instructions. We never once felt welcome.

The AC wasn’t working the first night - but, ofcourse, the person on WhatsApp with us never cared to apologize for that. For the second night - we had to keep following up (delicately - because we were worried the guy will get upset and just stop caring to respond) and never felt the person was accountable to solve it.

We were shocked by the lack of customer service. And inspite the good property, I don’t intend to come here again.

I will recommend hotels.com to reconsider keeping them on their list. I can guarantee we aren’t the first one shocked by this lack of customer service. Also - just go scroll the feedback these guys are getting on the internet. Very similar to what I have raised here. I request you guys to reconsider being affliated to them!

Check in process was a nightmare! Do NOT book this property unless you use WhatsApp and plan to have cell service while in country. There was no other option to receive the check in information and building codes. No flexibility was offered, and no sympathy was expressed by the manager. We were told we'd be \"outside,\" unless we were able to use WhatsApp. The room was not even at the address listed on orbitz and was actually around the block.

It was a stranger letting us borrow her phone that ultimately allowed us to access our room.

Disappointed once we finally found it

This was an interesting experience. We spent nearly an hour trying to find the “hotel”, which proved to be difficult bc it’s not a hotel. Thankfully some locals saw us struggling with our luggage and came to help. The ROOM itself looks just as pictured. However, everything else is quite sketchy. Upon arrival we were asked for our what’s app info to send us instructions on how to get in. There was this building (with spray paint graffiti all around and metal bars on windows and doors) that we needed a code to get into. We got the code and were instructed to go to a lockbox that had a key for us. No receptionist/concierge (as their website mentions concierge, food, tours, etc…but we never saw a soul). The website also shows photos of a different town that is a train ride away as if it’s near the “hotel”. We honestly almost left and ate the price. After an hour discussion, we decided that we would be taking trains each day to explore this area of Italy anyways and the room itself was fine, so we did end up staying. I was very much looking forward to a luxury hotel for this part of the trip and that’s absolutely not what this is. Again, the room/bathroom is exactly as pictured except for some minor broken things that don’t matter (like some paint needing touched up or shower drain loose etc). We definitely felt duped.

Junior Suite Annex Building Review

I stayed in the Junior Suite for two nights while visiting Cinque Terre. Location is close to the water, cruise terminal and a park. Highly recommend No Name cafe for breakfast or aperitif. Plus an excellent restaurant, Pink Benny is next door!
It should be noted that the building is not like a typical hotel. There is no reception for check in and instructions are sent via Whats App on how to get the key. It felt a bit like getting through an escape room at first but once you find the keys check in was easy! There is an elevator in the building. Once you check in there is a small hall with several updated suites. The suite was quiet, very clean, and provided a small mini bar for a fee. I felt very safe staying here! If you stay here to visit Cinque Terre via train the building is approximately a 15-20 minute walk. This was not a problem but if mobility is an issue I would recommend a taxi or utilize the bus system. Otherwise everything you need is within a 5 minute walk to explore La Spezia. I wouldn’t hesitate to stay again!

Beautiful location, great restaurants close to apartment. Very clean and close to the waterfront park. We truly enjoyed our time here.

Bonus, the safe was stuck with our passports and they came out on a Sunday afternoon to rescue us. Best communication and went above and beyond what we expected. Highly recommend.

Don't fool by other negative comment. This is one of the best place when I stay in Italy. It is about 15 mins walk or 5 mins taxi ride from La spezia train station. I did not drive but see plenty of parking around. there is also public bus station right at the building. Owner of the unit provided clear instruction on how to get in to building and how to get the room card. we communicate by whatsapp but im not sure if it is the only way to talk. lobby is little dark but nothing to worry about. there is elevator so you dont need to take your luggage up. once you enter the unit, it is a different world, very modern and comfortable. there are 4 rooms and i dont hear anything from other rooms. in conclusion i would recommend this place for anyone who visit Cinque Terre.

If you want to be DISAPPOINTED stay here!

- No WhatsApp don’t book as this is the only form of communication you have with the owner.
- Hotels.com states concierge service there was NONE, the room was located inside a residential apartment block with no obvious signage, NOT a HOTEL or even a B&B this it is a room sectioned off in an apartment.
-Contacted via whatsapp and sent photos of lock boxes where each time a different key or card was obtained to be able to access the room, you don’t meet any concierge you are rather sent on a treasure hunt.
- Free offsite parking hotels.com states, this is not the case, the off-site parking is the street and good luck, parking is scarce and small. Be aware this apartment does not have it’s own parking.
- At 11pm the apartments power went out and people we unable to get into their room with their swipe card, we were told by 2 random people who were attempting to open peoples room with a key that the owner would be their in 10 minutes to fix the power, the owner never showed and their was a code to a lock box that was sent via whatsapp to all guest that opened an emergency box at the front of the apartment that held keys that could open everyone’s room BE AWARE this box could be opened by anyone staying in the room and meant that your room could have been opened and accessed by any number of strangers, VERY SCARY.
- Air conditioner didn’t work.
Whole experience lack lustre save your money and just stay else where

Loved the apartment, modern, nice design and super clean, fancy toiletries. Good location near the harbour, although good to note for a short stay is far end of town from station.

Self check in was easy, good instructions and host was responsive to any queries. Not sure where the main building where any facilites is though, could not find any details about this (although we dis not need anyway).

We checked in late as our train didn’t arrive until 10:30 p.m. beware-as these people won’t help you after 5:00 pm. The door knob handle was off the door and on the floor when we arrived. We couldn’t get into the room. Both Expedia and myself called the owners several times and no one answered. They refused to credit our fees-even when we couldn’t get into the room due to a facility issue. The owner called me hysteric and dramatic and could have cared less that my family of four almost had to sleep on the hallway floor. We called 22 places and finally found ONE that could accommodate as at midnight. I’ll be disputing this charge as there is no way I am paying for this horrible experience and rude owners.

It’s a three story walk up and the elevator does not work. The rooms are as they appear, nice and modern. The facility in a decrepit multi use building, it has not been painted in years, a window is out covered with dirty plastic. We walked away, they refused a refund.

I was concerned after reading bad reviews online but we had no issues at all in the honeymoon suite and loved our stay.

Avoid this hotel from hell. Don’t be deceived by the photos. Although it’s centrally located, the building where it’s located is very old and dark and feels kind of creepy. Aircon doesn’t work, no blanket, kettle and zero service. The room feels cold and has lots of strange noises during the night. We even experienced 3 temporary blackouts.
Staff totally rude and unhelpful and even threatened to cancel our reservation and indeed he did cancelled the last 2 days of our reservation.

The property is around 20 min from the train station. Taxi cost around 15-18 euros. If you like to walk and if you have good luggage with wheels, we recommend to walk and get familiar with the area. We spent 2 days as a base to go to cinqueceterre. The building facade is going through renovation and we were surprised we were not told about it but it was not disturbing at all. The room was spacious and very clean. My mother in law loved the coffee machine, foam maker for the capuchino and the breakfast taken to our room was delicious!

Great room, convenient and super clean

Staying at La Spezia was comfortable and easy. The room is in a building located within an easy walk to the commercial streets, with great shops and food. It’s on the third floor, and there is an elevator. It is not a traditional hotel, and there is no lobby but we got great, easy instructions in how to enter and, our contact with the hotel was always available.
The room was impeccable and modern, super comfortable. There was a little bit of noise but it is on a city street, to be expected. The internet went out late at night, maybe due to an outage.
Parking was offsite, at plaza Europa, a few blocks away. We suggest that place to park, it is safe and easy. Otherwise you’ll be fighting for a place on the streets and they are scarce.
Overall, we definitely will be back at this place. We highly recommend it!!

Nice room but indeed just a ROOM

The room was nice & clean, the location was great but there was nobody around for check-in. That was not what I expected if \"Check-in time 2PM - 7PM\" is mentioned in the booking; personally I would expect someone to be around during the mentioned time frame. Instead there's a key box to which you get the code by whatsapp, all communication is by whatsapp, which at times was a bit rude (or maybe simply lacking englisch skills made it sound like it...). The rooms are inside a public building, guess there are some other flats / B&Bs as well as commercial / office space in it, the hallway way a bit spuky though.
The booking mentioned \"free offsite parking\", which I find quite missleading... it simply means that in the town there is a free parking space, but in fact has nothing to do with the hotel.

Good base for Cinque Terre

Suits are located across two buildings and initially we went to the one the map on the app indicates, we had to wait a little while before we were collected and walked to the building we were staying in. The suit itself was fabulous, very clean and comfortable! We didn’t spend any time in La Spezia, but it was a great base to explore Cinque Terre from.

The LAST Hotel in La Spezia to book.

This is NOT a hotel. Getting into it is like trying to break into Fort Knox. Outside door has Security Key entry, Than two floors up again a security Key entry and than you are in a hallway with rooms with no key nor a number of a room. Nobody on site so after three calls and breaking into the second floor waited for a nice young gentlemen to let us in. Than we found out no Wifi was working and got a lame excuse that a Lighting storm disabled the Wifi that week and repairs not made yet. People in July, 3 months earlier had the same complaint. Room was OK but the aircon was not working fully even though it seems less than a year old. Next day needed a receipt of the stay and was told on the phone by the admin staff I would get it by mail in a few days. Never came and even after chasing Hotel.com it is still missing. My recommendation if you are travelling for Business AVOID this place. Should rename the Hotel(room) from The First to The LAST in La Spezia.

Great location. Luxurious accommodations. it’s not a typical hotel, so no room service and reception. you still get daily cleaning service. Frankly, the quality of the room is that of a 5 star hotel. I definitely recommend. We stayed in the honeymoon suite which has a king size bed and sofa bed and a small balcony. Very good size and high end bathroom.

Apartment was fully renovated to impeccable standards. Access to apartment should be streamlined. At present, one key needed fro t door, one key needed for elevator, key pad w magnetic card to get into apartment, then another swipe of same card to get into our room. When leaving w luggage you can’t use elevator bc you will have returned the keys (as owner requested) and now you can carry luggage down 3 flights of stairs. Bummer!

Please be aware that this is not a hotel. It is an apartment area re-designed into separate, modern, independent rooms. There is no reception and no one that is actually there to greet you when you arrive. After one hour at 9:30pm we kind of found keys under rug at front door!!! Another guest helped us understand how AC, wifi and other things worked. Nevertheless, rooms are very confortables and nice. Bed has good quality sheets, bathroom is a good size and has hair drier, soap etc.

We were greeted as we arrived downtown. The hostess actually walked to the parking lot and found us a parking spot. I was very impressed. She then escorted us to the room and explained all the different ameneties. The room was perfect and the area is well located.

New property worth give it a try

We were a bit in doubt when we booked this as there was absolutely no review at all back then. However, we like what the room is like from the pictures so we deicided to give it a go and it proves we are right. It is modern and chic (of course it is new too), with attention to the little details like the bedside USB socket and tablet with wifi connection.
Andrea is also very friendly and helpful thru out. Not only he had replied our email enquiry in detail, he has also called us several times to make sure we didnt get lost as we have taken more time than normal to reach the property.

If I have to make any suggestion, I would suggest Andrea draw a simple map showing the route to drive to the property without entering the ZTL zone, as I have doubt on the routes suggested by both google map and Garmin.

La salle de bain présente beaucoup de moisissures, ce qui pose un réel problème d’hygiène.
De plus, la lampe est défectueuse et le rideau est cassé.

Nous avons également constaté une odeur assez forte et très désagréable dans la chambre, rendant le séjour inconfortable.

Par ailleurs, nous avons beaucoup galéré pour accéder au logement, ce qui a rendu notre arrivée particulièrement compliquée.

Wir hatten die Junior Suite, die zu dritt sehr eng werden kann. Durch das Ausklapp- Bett hat man keine Fläche, um 3 Koffer zu öffnen. Die Lage ist sehr gut. Alles ist zu Fuß erreichbar. Check In und Out funktionieren durch detaillierte Beschreibungen gut.

Modernt och smidigt boende med fantastisk frukost

Vi bodde här under vår vistelse i La Spezia och blev positivt överraskade. Boendet ligger i ett vanligt flerfamiljshus, och incheckningen sker lite som ett escape room – med koder till olika boxar som skickas via WhatsApp efter att man skickat in passbilder. Det låter kanske omständligt, men allt fungerade väldigt smidigt.

När vi kom in möttes vi av en sval och fräsch hall med ett fåtal hotellrum. Vårt rum var modernt, rent och fint – och balkongen var riktigt mysig.

Vi hade även bokat frukost, som serverades på ett café/restaurang ca 7 minuters promenad bort. Frukosten var över förväntan – supergod mat, trevlig personal och härlig atmosfär.

Rekommenderas om du vill ha ett praktiskt och bekvämt boende med lite mer lokal känsla än ett traditionellt hotell.

, god aircondition, lidt slidt, rust på håndklædetørrer proptrækker itu men fik ny næste dag, gulv i bruser trænger til maling. God duft i sæbe. Strøm afbrydelse sidste nat, alt blinkede ved ikke hvornår det op at køre. Men ellers dejligt sted. Dejlig terasse, godt udvalg i minibar, dog brugte vi kun kaffen. God beliggenhed. Nice, clean, very good AC. It was the perfect place to stay while visiting Cinque Terre with my wife and kids, 5 and 8. Nice neighbourhood with lots of restaurants and close to the city centre, the harbour and the local market. It’s definitely an option to stay when we come back without children to hike Cinque Terre, but we’ll do that off season with less tourists.

I booked the hotel while I was on the road via Hotels.com and did not scroll to the bottom of the page where is showed the reception had closed prior to my booking time, After discussions with Hotels.com the refund was refused. There is 3 issues.
1. The booking was made after closing. This should not have been allowed
2. The hotel should have refunded the money
3. I will check the fine print more and use another booking site
Be careful as this place closes at 18:30 for checkin honestly a time when people finishing work are still on the road.
No Breakfast, no Check in desk, all in all a bad experience

NUESTRA PRIMERA VEZ EN ITALIA.

El check in fue rapido, es a dos calles del lugar.
La llegada al lugar buena ( no mires el estado por fuera de el, cuando abres la puerta del hotel estando dentro es otra muy buena )
El balcon amplio y todo limpio.
Tienes buena comunicación con el personal.
Tienes caja fuerte.
Tiene secadora de cabello.
Elevador.
Alrededor hay muchos cafes y bares.

Chambre splendide pas de réception pas de parking

La chambre est splendide. Elle donne sur la rue, le double vitrage est de très bonne qualité mais on entend quand même le bruit extérieur (on est habitué à la campagne).
Pas de parking et stationnement compliqué ! Nous avons finalement trouvé la rue le long de Porto mirabello à 50cts/h de 8h à 20h. On peut stationner 2h devant l'hôtel si on trouve de la place à 1,5€/h.
Attention, il n'y a pas de réception, personne dans l'hôtel. Simplement des boîtes à clés pour prendre l'ascenseur (chambre au 3eme étage avec de très haut plafonds). Et donc personne à qui demander une couverture ou un oreiller. La communication s'est faite par WhatsApp.
