This is a dated property, but they do a good job with what they have. The room was clean, looks to be new flooring. A nice touch is the continental breakfast. The location is close to IU campus, and plenty of parking was available. One note for improvement, the shower head did not have good water pressure and the water was warm, but not hot, which would have been better.

Not a traditional continental breakfast but they did have hot coffee, juice, yogurt, instant oatmeal and fruit. McDonald just down the street. We will definitely stay again when in Bloomington. Good value for the cost.

This is an older property that has been refurbished. Not everything is in top-notch shape, dripping bathtub for example, but the staff is very friendly and the breakfast was good. It’s like staying at the home of a friend that means well.

The rooms have been renovated and are very nice. They have most comfortable bed & bedding. The mattress is so comfortable & the sheets are very soft and thick. The bath towels are super thick & soft, too. They provided us with shampoo, conditioner, bath soap & lotion, as well as glass drinking glasses & coffee mugs, in addition to paper to-go coffee cups. The front desk staff is awesome. I was concerned about the high deposit, but they waived charging it because I assured them I'm a great customer who would never destroy their property, plus I had called a couple of times a few days before our stay and told them I chose their hotel solely because of all the great reviews they have online. I will stay at Cascades every time I'm in Bloomington from now on. They even had a live band in the lounge/restaurant.
I didn't see a single bug either.

The pictures here on Expedia are bordering on false advertising. They are of the same property, sure, but they were clearly taken during the motels heyday, which isn't now. The staff were very personable, but they hadn't bothered to shovel the snow out of the parking lot, so there were limited spaces. The walls were paper thin. I could hear our neighbors fighting, and then the next night it sounded as if there was a singing competition going on.
The bathtub was stained with rust and the water never fully stopped dripping.
How this property has such a high rating here is completely unfathomable.

Kayla at checkin remembered us from a
Previous stay. Loved the patio room around back! I would like to recommend an additional chair in the room instead of having to sit on the bed. There was some sort of duvet, but it was in a weird spot. Sleeper at the bar and Gavin are just wonderful people! They know how to keep the crowd happy keep the drinks flowing and the creative mess of the cocktails is so interesting! Very happy with this place. This was our third time to stay in 3 months!

Check in with Kayla went really good. This was our second time in 5 weeks to stay here. We chose The Cascades Inn in November 2025 because the room choices were limited due to the IU football game. We were pleasantly surprised with the how nice the motel/hotel was & the proximity to Memorial Stadium & Assembly Hall (6 minutes). I gave a review previously with pictures. Cascades Park is behind the hotel. This time when we returned, the place was not at all busy. I was welcomed by Kayla at check in & she was as extremely pleasant!! We found out that the Sleepers Bar on the property was closed!! Yes, it was Sunday but… there was a BigTen Indiana University Basketball game that evening. We had 9 people that were wanting to pregame. The bar had been closed for 10 days over the holidays (12/21-12/31/25) so we were so hopeful to have our pregame there……. But…. So now back to the room, I booked a King Deluxe with a garden view. Now, note that it’s winter & the “garden” is all dead & brown. But! The courtyard is nice. The room we got was ground level, Room 120 with a wall & fire extinguisher “view”!! There were sooooo many empty rooms. But……. Because we paid $80 for the room & we were only there
For 1 night, we decided to just stay put. It’s a cute , clean place. Very pleasant staff & close to IU. It’s a motel that acts like a hotel. On a scale of 1-10 we give it a 7.5.

Our bathtub was dirty with a bunch on dark dirt spots and the shower head is set low. Not good for someone over 6 foot. But plenty of hot water. All in all, good for price.

The hotel is definitely older, some things were damaged such as the pull out bed and obvious water stains in the drywall around the door. My wife and I really enjoyed the stay, the room was clean and staff was nice. I think for the condition and price of the hotel rooms its a great option!

We actually had a great experience at the Cascades Inn! We had never stayed here before & although it’s a more of a motel, it acted more like a 3-4 star hotel! Nicole at the front desk was extremely friendly over the phone prior to our stay & even better in person! Gavin at the Sleepers bar is an amazing mixologist & has a wonderful personality. Room was very clean ‘ the king size bed was comfortable! I will say that we would probably come back here and I would try to book Suite around back with the Cascades Park view. Uber comes to pick you up at the front door, and it’s so close to all activities at Indiana University literally 5 minutes away.

Staff was courteous and easy checking in although she said some things were mixed up on the reservation but she fixed it. It is an older hotel but sheets and bed are clean no bed bugs. Decent water pressure. Bartender friendly but busy since he was the only one in there working. Breakfast was minimal. Totadt bagels bananas apples and yogurt and coffee. There is a McDonald’s across the street just up the road. We did kill one roach in the bathroom but keep in mind there is a ton of vegetation outside and woods nearby. The cost was higher than I would normally pay for a hotel in this category but during games rates are doubled and often tripled so other hotels can cost up to 7-8 a night. They have done work to get this hotel up and going it just needs consistency on maintenance landscaping pest control to make sure it stays running.

We were supposed to get a room with a balcony view but did not. The first night, we were put in a very small room with a view of the storage facility. Awful. I complained and we were moved to a room facing the courtyard but on the ground floor and not the French doors that were in the room I had selected.

The room was wonderful. We hadn't ever stayed on the garden side before, and it is lovely. The only reason I didn't give you a 5-star rating was the breakfast. It used to be so nice and I was surprised that it didn't have anywhere near the same variety or quality of food. The staff was very friendly as usual. We'll stay here again but won't plan on breakfast here next time!

We’ve stayed at Cascades many times over the last several years and really enjoyed it. This time was below average for several reasons. Our bed spread had several long black hairs on it. The group of people in the room above partied literally all night long. The breakfast use to included some hot items like bacon, sausage or biscuits and gravy. It’s now just some cereal and toast. Lastly, the staff was less than helpful but more specifically the person who checked me in. The whole experience was disappointing.

This is a central location when visiting family, this is our 3rd time staying here. The staff was very accommodating. Lots of activity in this area, especially if Indiana University has a game. Lots of dining options within a reasonable driving distance. Room was comfortable--some of the electrical outlets are not easily accessible--bring an extension cord. Definitely an older facility.

The lobby had an old, musty smell. The grounds surrounding had concrete falling apart, the landscaping and courtyard were full of weeds. From the outside, the property looks abandoned. None of the pictures online are a true representation of how the place really looks. Very dated

Perfect place for an overnight in Bloomington, IN! Staff was amazing and room was spotless. Coffee they served in the morning was from a local roaster, very impressed! We were in an EV and chose this hotel because they had listed charging access. They did have multiple charging places, but they were only 110v. Just be aware. It served our purpose, but don't plan on pulling in \"empty\" and getting a quick charge to continue your trip. There are multiple levels 2 and higher charges a short distance from the hotel. Overall, loved the accommodations and would totally stay again!

It was a short trip, we didn’t get to spend as much time as we would have liked to enjoy the outdoor garden. The variety of plants and flowers was impressive. The shower was dated and cracked and the water had to be maxed heat to be warm for the shower. Breakfast left a lot to be desired

This is an old building, and some of the concrete is in need of repair, but that is my ONLY criticism, and I know that in the current economy that would be impractical. I likes everything else. The management and staff are efficient and friendly, the garden is beautiful, and the bird-watcjing opportunities from the balcony are excellent!

People banging on your door in the middle of the night trying to gain entrance. Staff didn't seem to care when called. I think they leave at 1am. Cops called. Happened two nights in a row so seems like the norm there. Someone ended up in the hospital. Someone ended up in jail. Couldn't wait to leave. I'll never recommend this place!!
