Paolo was a great host and we thoroughly enjoyed our stay. The B&B is very well located to trains and buses as well as a lively restaurant scene. Paolo is very responsive to requests and went out of his way to ensure a successful stay! The accommodation is excellent value and includes a daily voucher for an Italian breakfast (croissant and coffee) at nearby Andreotti Pasticceria which is lovely. The room is air conditioned which is very welcome after a day out in the hot Rome sun. It is a self checkin so be sure to follow Paolo’s instructions carefully. Overall I highly recommend Paolo’s B&B!

Small but comfortable room. Everything worked, AC, heat, mini fridge, hot water. Lots of things to do just out the front door…good variety of restaurants, convenience stores and even a supermarket down the street. Metro was about 1/4 mile away and convenient to use to get us to the Vatican and coliseum. Would do business with Paolo again. Paolo was very responsive.

Very responsive host. Although when we arranged to drop our luggage off early at the restaurant next store they want us to leave them in the basement where anyone could come by. So we decided to just eat and wait for the room to be ready. Room is just like the picture shows very clean and beds were comfortable. AC worked well. Only thing we found odd was there was a mandatory cleaning time window that we had to be out of the room and when they came in the room to clean, they tidied up our belongings (like our clothes etc). Much more than any other place we’ve ever stayed. The subway is about a 10 minute walk away. Breakfast is a coupon for a pastry at a nearby restaurant.

I did not like the fact that the host never showed up through emails was the only way of communication. Also the fact that he said somebody was going to be at a bar waiting for me with my keys at 3:30 was incorrect. The person showed up at 4:00 and we were waiting 30 minutes for him. When we got to the front doors of thebed and breakfast, we were told there was elevators. My wife and I are 65 years old and we were each carrying two huge suitcases. There was no elevators we had to walk up 3 flights of steps in order to get to the room. Once we found the room we had four sets of keys with us and it was confusing to know which was which since we never received any instructions. Once we were inside the room it was a typical bed and breakfast room clean overall but just okay. What was aggravating was the owner was very condescending in his emails and we did not appreciate that. There was also mold in the shower and there was a lamp that was hanging from the wall with a note saying be careful because it was about to fall off. That shouldn't be like that. What else there was also a blanket that was completely ripped on both sides of the blanket. I already said that yeah

Paolo was great and helpful with instructions. For us, the property was far too loud for a good night’s sleep. Horns beeping and hearing traffic right outside the window and when people entered the accommodation- even though they were very quiet- we would be woken up by the keys and you could hear voices, snoring, sneezing next door.
Always tidy and clean as there were cleaners each day (however for us, it’s strange for our culture for cleaners to move our belongings around the room to tidy up- some people may love that!)
It was very convenient for the train station and walking around in Rome. Plenty of places to eat too.

Things you should know before you go:
1. 40 stairs to get up to the room. There is a small elevator but you have to go up 20 steps to get to it
2. No lobby or sitting area-only a room to sleep
3. Everyone must leave the rooms between 11:30-2:30 for cleaning. You have to be out
4. One set of keys and there are 3 locked doors to get to your room door so you have to go all the way up or they have to come all the way down to let you in

Check in process was horrible. Man is very stiff and rude. This is an apartment in a building. The person at desk of building doesnt speak English. Apparantly, not sure if this is common in Rome, but per his instructions, i have to pick up keys at nearby cafe. I would not recommend anyone to this place.

We had an wonderful time staying at Paolo's b&b. This was our first trip out of North America and he was extremely helpful and patient with us. He was very helpful with directions and recommending local services. The breakfast everyday was a coffee (cappuccino, espresso, café americano) and a great quality croissant (a variety of choices for fillings) from local cafes. It was delicious and we will miss it. Less than a ten minute walk to the nearest metro and only minutes away from a bus stop. Little mini marts, laundromat, and pharmacy were also nearby. Very clean and staff came in daily to organize our belongings and remove trash. Paolo was a wonderful host. Very kind, direct, and encouraging when we tried practicing our Italian. We highly recommend using his b&b for your next trip to Rome.

After reading many positive opinions, the stay was little bit disappointing. It turned out that our room was close to the entrance to BB and the reception desk, where the host used to sit, was less than one meter from our doors - forget about privacy. The other rooms seemed to be better, as were located deeper inside the BB. Other drawbacks: host lends you the shampoo (it is not in the room), slightly complicated check-in (receipt MANY keys in the restaurant nearby), poor breakfast - just one croissant.

Despite the above, there were many good things indeed. The BB was very well located, many restaurants, shops, and metro station nearby. Good working AC, and silence in the room. I can recommend only if you think about some place to sleep - leaving as early as possible in the morning, coming back in the evening.

This place was fantastic! So incredibly clean, right above the best gelateria and pizzeria in Rome (according to our Roman friends and our tastebuds), wonderful and responsive host, close to the bus station, and quiet environment. Paolo greeted us upon our initial arrival and made us feel at home, gave us the rundown, and recommended restaurants/transportation. The cleaning service is absolutely impeccable. The water pressure in the shower was awesome, which doesn't sound like a big deal but it sucks when it's missing! We ate at Pizzeria Ostiense and Gelateria La Romana every night and had so much fun just watching the locals hang out in that area. We did end up walking a lot more than we had wanted to because this neighborhood is farther than we thought it would be (we could have used the metro but didn't) but we were very happy to be in a more local neighborhood instead of in a touristy area. Overall, it was a great stay and Paolo is a fantastic host! :D

Paola and Frank very welcoming and allowed us to drop off our luggage several hours before check-in. Very convenient to Subway and railway stations… 30 minute train ride to Fuimicino airport. We walked to the Colosseum and forum area in 35 minutes. Many great eating options within one or two blocks. Paulo is great at giving dining and sightseeing recommendations and information… Would definitely enjoy staying here again!

I have booked 4 days, It is an apartment with 4 rooms and each room has its own bathroom. The room was comfortable, and the location of the hotel is near to the city center (two metro stations about 10-15 minutes). The cleaning was outstanding. And the manager was so friendly. Overall I absolutely recommend the hotel if you are looking for an affordable and same time comfortable place to stay.

Es ist eine schöne, saubere Unterkunft im Viertel Ostiense, was für seine Streetart bekannt ist. Am Nachbargebäude ist eines dieser riesigen Kunstwerke wie auf den Bildern des B&B auch zu sehen. Bei uns ist es sogar im Reiseführer (Lonely Planet). Man erreicht super das Zentrum mit Bus, U-Bahn oder Zug, zahlt aber in den umliegenden Restaurants und Cafés nur einen Bruchteil des Preises als im touristischen Zentrum. Im Café, in dem es das Frühstückscrossaint nach Wahl und einen Cappuccino als Breakfast gibt, kostet der Cappuccino einzeln nur 1,60€ In der Innenstadt meist 3-4€. Wer Lust auf einen Ausflug ans Meer hat, ist vom nahen Bahnhof in 40-50 Minuten am Strand Santa Servera mit seinem Castello und dem entspannten Sandstrand ohne Massentourismus. Das ganze kostet dann 4,1€ pro Strecke. Wir hatten eine sehr schöne Zeit! Grazie 🙏!

Decepção total: Host invasivo, falta de conforto e café da manhã limitado.

Minha experiência foi péssima e não recomendo a ninguém. A propriedade é um apartamento residencial adaptado com 4 suítes, longe do padrão de hotelaria profissional.

Host e Falta de Etiqueta: O anfitrião foi extremamente descortês, recebi mensagens repetitivas tentando impor a temperatura do ar-condicionado sob a alegação de \"não danificar o aparelho\". É inadmissível que o hóspede não possa regular o clima conforme sua necessidade. Para completar o absurdo, no dia do checkout, enviou uma mensagem pedindo que deixássemos o quarto, a cama e o banheiro \"nas melhores condições possíveis\", uma exigência totalmente inadequada para quem paga por uma hospedagem com serviço de limpeza.

Invasão de Privacidade: A limpeza mexeu em nossos itens pessoais e fechou nossas malas que estavam abertas no quarto. Um total desrespeito à privacidade.

Instalações Ruins: O colchão está deformado (afundado), o que impediu o descanso. O frigobar não gela nada e o host apenas deu desculpas irrelevantes quando questionado.

Café da Manhã Frustrante: O café é servido em parceiros (como a Andreotti Pasticceria), mas o ticket dá direito apenas a um café e um croissant dentre 3 ou 4 opções de croissants, ignorando toda a variedade do local. Uma experiência muito aquém das avaliações que li.
Conclusão: Foi a pior hospedagem que já utilizei. As regras excessivas e o comportamento do anfitrião tornam a estadia muito desagradável.

Nous avons passé un agréable sejour. Paolo est très serviable et à l écoute. La chambre est propre avec un nettoyage quotidien. Petit bémol le petit déjeuner croissant et boisson chaude tous les jours, pas trop de diversification. Appart bien situé, nous avons géré nos déplacements avec le bus(arret proche) et le métro qui est à 1km environ à pied.

Der Vermieter hat sich gut um uns gekümmert, er gab uns nützliche Informationen zu Ausflugsmöglichkeiten, zu den lokalen Restaurants und Einkaufsmöglichkeiten in der Umgebung.es gab sehr gute Nahverkehrsanbindung durch Bus und Bahn. Das Zimmer angenehm und vor allem sauber, wir wurden auf das herzlichste begrüßt . Wir können diese Unterkunft wärmstens empfehlen. Vielen Dank Paolos !

Great place, strange check-in/out time

Great place, with great location and great cleanliness. The host is friendly and very communicative. The only inconvenience was a slight pressure to leave at 11:00 am on the day of check-out. We were already scheduled to leave at this time, but successive messages caused discomfort - mainly because we were only able to check-in at 3:30 pm, an hour and thirty minutes later than is common at other establishments. The feeling is that we were forced to enter later and leave earlier.

Wir, 2 Frauen über 60 Jahren, fanden die Unterkunft, besonders das Bad sehr ungepflegt und schmutzig. Ein Stuhl für 2 Personen ist auch zu wenig, die Matrazen ohne Schutzbezug und sehr durchgelegen. Wir haben bewusst auf eine tägliche Reinigung verzichtet, wir mögen es nicht, wenn jemand in unseren Sachen kramt oder das Bett macht....trotzdem war Herr Paolo während unserer Abwesenheit im Zimmer. Auch die vielen Anweisungen per E- Mail waren überflüssig.

Ich war mit meiner Tochter zusammen im B&B. Der Herbergsvater war sehr nett und hilfsbereit. Das Zimmer (Grün) war groß genug und sauber. Manchmal war uns der Raumservice ein wenig zu eifrig. Unsere Unterwäsche hätte er z.B. nicht zusammennehmen müssen, aber das gehörte wohl dazu:). In der Zeit, in der das Zimmer aufgeräumt wurde (11.30 bis 15 Uhr), durften wir nicht im Zimmer sein. Das passte zwar meistens, aber war fast ein zu langer Zeitraum. Was man bedenken sollte ist, dass man sich nicht an einem Frühstücksbuffet sattessen kann. Das Frühstück umfasst ein Croissant und ein Heißgetränk.
Gefunden haben wir das B&B auch nicht gleich. Es deutet nur ein kleines Klingelschild neben einer unscheinbaren Holztür darauf hin.
Alles in allem würden wir die Unterkunft aber wieder buchen und weiterempfehlen.

Wir haben vier Nächte in Paolos Apartment in Rom verbracht. Schon vor unserer Ankunft war die Kommunikation sehr gut. Self Check-in hat ohne Probleme funktioniert, da Paolo bei unserer Ankunft nicht vor Ort war.
Das Zimmer (rot) bietet alles, was man so braucht: großes Bett, ausreichend Stauraum, Steckdosen am Bett, Kühlschrank, TV, Klimaanlage, kleiner Balkon. Das Bad ist klein, aber modern und mit Regendusche, Föhn, Handtuchheizung sehr gut ausgestattet.
Alles war super sauber, das Zimmer wurde täglich gereinigt und aufgeräumt.
Paolo als Gastgeber war sehr herzlich und freundlich, hatte super Tipps für uns, von denen wir einige genutzt und umgesetzt haben.
Für das Frühstück bekommt man Coupons, die in zwei benachbarten Cafés eingelöst werden können. Das ist ein italienisches Frühstück (ein Gebäckteil und ein Kaffee nach Wahl). Bei Angelina fanden wir es einen Ticken besser, hier ist auch das Ambiente etwas schöner als bei Andreotti. Lecker war es aber bei beiden.
Vom Apartment aus sind es ca 7 Minuten zu Fuß zur U-Bahn Station Piramide. Außerdem gibt es Bushaltestellen um die Ecke. Mit der U-Bahn sind es nur zwei Haltestellen zum Kollosseum und vier zum Bahnhof Termini. Ein Bus fährt direkt nach Trastevere. Alles ist gut und schnell erreichbar.
Tipp: Vom Flughafen Fiumicino mit dem Zug nach Roma Ostiense, von dort sind es nur 5 Minuten zu Fuß bis zum Apartment.
Fazit: Wir können Paolos B&B uneingeschränkt empfehlen und kommen gerne wieder. Grazie, Paolo!

Stamze comode, la possibilità di scelta dei colori aggiunge un tocco in più! Accoglienza familiare e pulizia impeccabili, ottima la posizione per spostamenti verso il centro, ma perfetta amche per chi decide di nn spostarsi, l'imbarazzo della scelta!
