I would caution people from booking here. The pictures don't necessarily match the property. The rooms are very outdated and it is definitely more so a timeshare than a hotel. It seems like the other Royal Islander may be a little better? But I would caution that as well. I was booking last minute and there were limited options.

I informed the staff of a mildew smell and the toilet water being brown when I arrived. Nothing was done. Then I informed them that neither of the TVs worked, that was never fixed. No communication, nothing. I was letting someone else at the desk know about it and they said I should speak to the manager. I walked over to her office, she was very nice and apologetic. She also called over and instructed them to go to the room now and figure it out. She indicated she was not made aware of anything.

I thought I would be offered some sort of compensation but I didn't. She did offer for me to come back and use the pool at the other location but I politely told her I didn't think I would be returning to these properties.

As I came back over from the manager's office, I could hear staff talking about my complaints then they realized I was the person and stopped speaking. When I was completing my check out the front desk associate told me I owed them $25 for parking. I was shocked because she's the one who took me to see the manager. She refused to take the charge off and I asked her to call the manager and she immediately said comp it. Won't be back.

The resort let us store our bags several hours before check-in. Very friendly, great spot for aviation views. Quiet at night even though you are very close to a casino and several dining/nightlife options. We highly recommend this place. Beautiful gardens near the pool. Stunning.

Paid for an ocean view, didn’t get an ocean view. The “manager on duty” just kept repeating herself and saying using a third party you get first come first serve, they don’t guarantee ocean views”. Staff not willing to make things right. Offered no solutions. Room absolutely disgusting! Old and outdated like stuck in the 70s, smells terrible like they sprayed too much cover up spray over smoke (we had smoke free room), noisy with Dehumidifier in it running (we also had to change this ourselves). Sheets did not even cover the bed, sleeping on mattress cover.
Pictures make you think you have beach access and it’s just rocks! Pool was extremely dirty, not swimmable.

Extremely disturbing, dissatisfied and ruined the last two days of our stay.

The problem with this resort is that you don't get to use the pool chairs at sister hotel, Royal Islander Plage. I didnt care about the pool at all, since Terasse has its own, but using the public beach sucked. There is a super rude employee that will take the chairs at the beach at 5pm, even though your stuff is on it. Then there is nowhere to put your stuff but on the sand while the pool area has all these extra chairs. Ridiculous! Good luck getting new beach towels every day! Right next to airport. I thought maybe there will be 2-3 planes landing a day. I was wrong. Super loud. Room smells like mildew. you cant really adjust the AC. But other than that the room has a lot of space. A full kitchen. Stores and restaurants and a smoking casino nearby. Staff extremely nice and helpful! Beach is nice

I have stayed at the property the last 2 years. I like that it has a separate bedroom area and kitchen. The balcony is large but the property is actually across the street from the beach. The pool area is quiet with an amazing view of the beach and the airplanes flying into SXM. The staff is only at the front desk a limited amount of hours. They have laundry facilities in the basement which is great but check out time at 10am is too early

The housekeeping service was excellent. They cleaned the room and changed the sheets daily. The location is very good close to many restaurants, bars, shopping and a small supermarket. We had a problem with the TV and the kitchen light when we first checked in, the problems were taken care of right away. The room is a bit dated but everything was in working order. Would like to see some additional and better patio furniture. the wooden chairs on the patio were very uncomfortable.

This property is very well situated and the front desk staff and managers such as Nina, numerous female representatives Keleisha, and others were very helpful. My only complaint is that the towel policy between properties should be consolidated, this green and blue towels nonsense would reduce the number of security guards asking if you belong in the property or not. Very off putting. Otherwise, keep doing the great work.

I only got to experience the property for a few hours due to a fire that broke out on the second floor around 10 pm and we had to be evacuate the property (I checked in only 7 hours prior to this event). The overall rating of 1 star is due to the inadmissible safety gaps the property struggled with which could have caused significant losses of life if it weren’t for a 20 year old guy staying at the property across from this one who took it upon himself to alert the security guards. There were no fire alarms inside the room or the hallways, there were no smoke dete toes inside the room or hallways and based on discussions with the local security guards the fire extinguishers did not work. I do want to give credit where credit is due and confirm the room was clean and in too top shape prior to me having to leave the property. We were transferred to the sister property La Plage and everything was great there. I did ask for a refund for the night in question and have yet to hear resolution on it. I do want to commend the local ambulance service who checked us for smoke inhalation. I would recommend future guests to make sure the safety standards are in place before booking.

Unfortunately I can’t say anything good, except to help others avoid this property. What a dump. Hasn’t been updated since the 70s. Dingy hallways, smelly. No amenities no room service, noise level through the roof until 4:00 AM.
Broken AC stuck at 67 and frozen. No one to call for extra bedding. Pull out sofa in living room horrible. Wouldn’t shower here, so grossed out.
The property across the street a little nicer, with some renovated rooms.
Parking lot was tough, and the second floor stunk. Housekeeping lady was even rude, promptly knocking at 10:00 AM for checkout. Accused me of lying when I said, front desk didn’t tell me check out was 10:00..
Anyone who says this place is great is lying to get you to experience the misery they did.

The hotel is in a convenient area near Maho Beach. The street that the hotel is on has some late night restaurants and a market to grab some items. The rooms are out dated but it did not bother me much because it gives an authentic vibe, was clean and honestly most of the fun happens outside so I was barely in my room during the day. Overall, this is the hotel if you want to stay somewhere affordable near Maho Beach. If you want the private beach and pool area with the bar, go to the La Plage across the street instead. However, you are allowed to go across the street there and enjoy those amenities anyways.

This is a very basic max 3 star resort and property. Thankfully only stayed one night or we would have had to change hotels. The mattress was horribly thin, hard and creaky; thin/cheap linens and blanket. Very basic amenities. Staff are not representative of the 'friendly island' moniker, though with some convincing they improved their customer service. This has always been the case as I used to own a unit across the street in the main property. The upside was the updates to La Tortuga restaurant at the Royal Islander (main property). For $300-$400/night this is waaayyy overpriced. Would rather pay more elsewhere.

Young man who checked me in at the front desk was exceptional. Extremely professional, courteous and handled all issues with management style. I can’t praise him enough. Power went out in my room minutes after check-in. The electrician showed up in minutes (due to front desk prompt response) and resolved the issue. He is very skilled and wonderful as well. The night staff at the front desk ( she didn’t give me her name) was the worst! Very unprofessional, rude and did not respond an issue I had with a neighbor who had their TV up so loud I couldn’t hear mine or relax to have a quiet evening. The screen to the sliding door was bent and would not stay on track. The only good thing about the is hotel is the location. Yes, there is noise from incoming flights, but that didn’t bother me unlike the blaring TV volume past midnight. Flights eventually stop in the evening. The furniture int the suite wasn’t clear and run down. I wouldn’t sit on the sofa at all. Kitchen not stocked very well. I would not recommend this hotel, but their other one across the street was nicer. This location is not worth the money spent. I will not return unfortunately. The French side is better in my opinion.

Misleading post for frequent visitor

I have gone to st maarten for seventeen years and stay in airbnbs. I was staying here my last night because my boyfriend has never been and I wanted him to be able to see the planes land at tne facility thinking this was the royal islander on the beach. When I got there I was informed this was the royal islander across the street and we weren’t alllwed to use the facilities of the one I thought I booked. I had another friend who stays at the royal islander yearly and he did the same thing for an additional two nights thinking he was booking on the beach. There needs to be clarification. It’s not clear and the people across the street were rude, yelled at us while we were eating in the restairabt. The room was so loud I was awake all night and they wouldn’t give a late checkout even though my boyfriend had food poisoning and needed a place while our flight got delayed to rest past ten AM. I will NEVER stay here again!

The pool is stunning , the view of the sea breathtaking, and overlooking air strip priceless.
Enjoyed having the poolside bar and beautiful hot tub. We could walk to dinner and breakfast. Taxi right outside the door and a 5 minute drive if that. Everyone was very friendly.

Surprisingly, room service provided on Dec 25th & 26th.
During the 10 days and nights, only managed to have a hot shower on 2 occasions. Other times water only lukewarm.
Floors in apartment were not clean which another U.K. resident was also unhappy about.
Microwave over interior filthy.
Checkout was at 10:00. Negotiated 11:00. Totally inadequate to spend rest of the day in 30°c without ability to clean up before 17:20 flight home. Needed to keep prescription medicines cool too.
You mentioned provision of car parking - but not the
U.S.$8 daily fee.

After reading some of the reviews, I was hesitant to stay here. However, I am now ashamed that I ever felt that way. We both loved this place. Clean, large rooms, large balcony facing the runway and ocean, large shower with amazing water pressure, beautifully landscaped pool area, friendly staff, handy kitchenette in room. And so convenient to airport, restaurants, grocery store, public transportation. We couldn't have asked for more. For that price, I can totally overlook things being a little 'dated' (a term frequently used in the reviews). I've frequently stayed at a much more expensive hotel nearby and feel it did not provide as much as the Royal Islander La Terrasse. We both were very impressed and will definitely stay there again.

Far from what I had hoped for.

For the sake of clarity and fairness this was a one night stay.

The is no 24 hour reception.
You are presented with a beach towel on arrival that there is a $30 charge for if not returned, although I wasn't told I had to bring it with me at check out when I checked in. (I thought this sort of thing went out in 1980's),
The air conditioning unit dripped the whole night all over the floor and took one beach towel and two bath towels to soak up. (Presumably this is why I was presented with a beach towel at reception in the first place?)
The wifi didn't work. I was warned this was a possibility due to not wishing to provide an email address on arrival. However, this wasn't noted as the reason for it not working on the login page when I tried to log in . Only that the room or surname information was incorrect so who knows? I couldn't find out as the reception had closed by the time I tried to log in.
Hair in the sink and the bathroom sink plug didn't work and was permanently closed.
When reporting the above at check out their main concern was where my beach towel was (it was still dripping in my room as I'd used it to soak up the water from the AC) which I think pretty much sums up the stay and the focus of their concerns. As long as they bring the beach towel back all must be well in the world.

All in all not a particularly guest service focused experience, in my opinion, and one I won't ever be repeating at this property.

The features I liked are high lighted above. There was no where to exchange towels without going across the street to La Paige. Most of the time the front desk in LaTerrasse was not staffed. I was told by Expedia my balance was 850.00 and I had to pay 1006.00 and register at La Paige. Kinda of set the vibe of mistrust and questionable ethics from day one of check in.
