My mom and I had an incredible time at Villa Agape! We visited during our birthday and the staff made us feel so special! The villa even upgraded our room free of charge to a gorgeous room with a view, because the day we checked in was my mom and my birthday! We felt like princesses and enjoyed every minute of our stay. The food was incredible and grounds and gardens around the hotel were magnificent. Villa Agape made our first trip to Florence a memorable one in all the best ways!

The hotel Is conveniently located and my room was clean and loved the breakfast. However according to Expedia I was supposed to receive an upgrade which I did not get had and an 11 euros voucher to utilise at the bar. I did not get any of this and this is now the what usually happens. Expedia perks are never honoured and I am really disappointed because of this

Room was good, Breakfast was ok not a lot of options for hot food. Hotel was advertised as having air conditioning but the room only had heating. I asked the reception and they told me the air con was turned off due to the season and the room was very hot.

The walls of my room were quite dirty. My “double bed” was also two twins pushed together that would separate throughout the night. I asked the staff for a bottle opener to open a bottle of wine and they told me it would be 5£ (cash only kind of suspicious) when the night before a different employee let me borrow it with no issues. Also tried to tell me outside drinks were not allowed in the hotel which I have never experienced staying at hotels all across the world. It felt like because I was young and only spoke English that I was taken advantage of. I would not stay here again and the only reason I rate it above average is because of the cleaning staff and the associate who was extremely kind when I checked out. Very dissatisfied for a 4 star hotel. It was also located about an hours walking distance from the main part of Rome.

The breakfast staff was amazing there was a man I dont remember his name but him and Enza were so sweet! They always knew my order right away for coffee. The service man was also very friendly making me feel welcomed with a smile. The location if very convenient and walkable or bus stops close by! The neighbourhood was very safe id walk at night time by myself as a solo female traveler i felt safe here. My only complaint would be the bald man with glasses at the front desk he was very rude my first check in when asking questions and was very uncomfortable for me as it was my first time travelling especially was not the best start as he checked me in. Other than that it was amazing !

This hotel is not a four star. It definitely has an amazing spread for breakfast however it is dirty and the staff seemed to not be interested in helping you. Requests on the app are not adhered to.

Think and research if it is right for you.

We stayed in San Giovanni Roma for 6 nights.Overall impression is good,but there are pisitive and negative impressions. The cleanliness is excellent- rooms are cleaned regularly and towels changed daily, no bad smells,dining hall is also always very clean.Also it is decorated in a modern style and looking very sleek,but homely comfortable.The atmosphere is calm and quiet,noise protection in the room is good.Breakfast is nutricious and fresh.
The minuses- it is a bit far from the metro station - 15min walk.There is a bus stop nearby,but you have to wait quite long for a bus and often they are not on schedule. Also,there are no coffee or tee facilities in the rooms,which was a big disappointment. Staff were very unfriendly and not helpful at all even though I am disabled. The man at the front desk did not offer any help with my bags and did not tell me what time breakfast was served. He did not tell me breakfast was included. I had to look all that up myself. Check out was also bad. The location of the hotel is extremely inconvenient. The description says it is close to the Colosseum, it's not. It's not close to anything. You don't feel safe in the area. This was supposed to be a VIP experience. It was highlighted as VIP on Expedia. It was not what I was hoping for at all.

La camera era molto pulita, bella e ben arredata – sicuramente il punto forte della struttura. Purtroppo il servizio è stato deludente: il personale era spesso scortese e poco disponibile, il che ha influito negativamente sull’esperienza complessiva. Anche la colazione era piuttosto semplice, con una scelta limitata e nulla di speciale. In generale, un soggiorno discreto, ma con evidenti carenze, soprattutto nel servizio.

We spent 3 nights at Hotel San Giovanni Roma and truly enjoyed our stay. The hotel is in a peaceful neighborhood but still offers easy access to the center of Rome via public transportation.

The rooms were clean, comfortable, and thoughtfully designed. One of the highlights was the wonderful breakfast each morning—fresh, varied, and beautifully presented.

The staff were warm and helpful, always ready with a smile and great local advice.

A relaxing and convenient base for exploring the Eternal City. Highly recommended!

The area was quiet but a close walk to the colosseum which was nice. Only wish that there were more amenities in the rooms i.e. a kettle, ironing board, closed clothing area, suitcase rack. It was quite a small room so be wary for those with 2 or more luggage! Otherwise the staff were lovely and we would happily stay here again!

Everything was fine until when i was checking out the man on the reception was very rude to me. No customer service at all!! I was in the process of paying the mandatory tax for the property and he just told me to \"get out of his way\". I was standing in front of the reception paying with my crefit card and talking to her female colleague. No manners at all!!! They should trained their staffs on how to communicate to their customers politely.
