The room is in rough-fair condition. The staff was great. The water heater in master bath didn't work during stay. Maintenance was sent the second evening to fix it. Said \"maybe\" something and left. He did get the water heater working 50% in the guest bath. It goes hot to cold in cycles. The room has two seperate bedrooms which was nice traveling with kids. Beds were super firm which we liked. There is no pool and breakfast is not included nor is it served anywhere on the property. If you are looking for a good hotel and you are visiting to be in Old Town, look at google maps, zoom out till you see the square in Chiang Mai. Stay somewhere inside the square to be close to shops, food, etc.

Not sure where to begin. Couldn’t find our booking, system down, eventually got a room, no hot water, only partially cleaned, blown light bulb in bathroom. Changed room, not much better but could see in the bathroom. Bathroom had water leaks and mould, shower head not adjustable so water goes everywhere. Room service missing about 5 days out of seven. No hand towels. Bath towels paper thin, some with holes. No soap, only two tiny plastic body wash and shampoo say 15ml. I could go on and on. Avoid.

The hotel is a complete dive. It's nothing like the pictures. It is old, dirty, things don't work, sink clogged, wifi doesn't work, staff unresponsive, no soap, no desk lamp, no nite stand lamp, no hair dryer, rooms dark and dingy.

Room had strong musky smell, changed rooms, but mostly the same. went for a deluxe room, but the rooms are all the same. I would not stay here again....period

Great long stay for budget solo travelers

For a budget accomodation it was wel worth the price ($19 a night). Located just outside the northeast corner of old town it is close to everything you need. A short walk to Phae Gate and restaurants. As opposed to the higher prices in Nimman I preferred staying here. There is plenty of local food and western cuisine, but without the cost of Nimman. I stayed for 3 weeks and found the stay great for a long stay solo traveler. One thing to note is that there are large tour groups that stay over night on Sundays and they can be quite loud when they all wake up and have one hour loud conversations in the hallways at 5 a.m. haha.

My family and I had a wonderful stay at the Royal Panerai Hotel. We had two spacious family rooms for the six of us. The hotel staff is warm, friendly, and accommodating. They helped me print and copy documents that I needed to take to the US Consulate. There is a nice lady in the lobby who will help arrange tours for you for extremely good prices. We had a wonderful driver who spoke excellent English. He took us to many places and in a large, comfortable SUV. The price for the whole day and the many excursions would have cost us hundreds on a travel website compared to the price we paid here in the lobby. There is always a tuktuk outside ready to take you anywhere. The 7-Eleven next door is very convenient. We had a lot of errands to run before our flight, and the hotel staff helped us get a driver in a SUV who stayed with us the whole time and helped us retrieve a lost passport and got us to the airport in time! I was puzzled by the negative reviews, because we had an excellent stay here. Our rooms were extremely comfortable, and we did not have any bugs. Our sheets were clean. When I blew a fuse, the staff fixed it in less than three minutes. They were amazing. I can't say enough positive things about this hotel. My family misses it. Even my husband, who is used to staying at 5-star hotels says he loves this place and didn't want to leave. I really can't believe how lucky we got getting two suites for free as part of our Orbitz travel flight from Bangkok to Chiang Mai!

Stayed at Panerai many times. Good value, and so many good features for the traveler.
Big rooms with Aircon, close to old city. Great position for walkers - or rent a scooter and explore....good, safe parking available.

Budget hotel that does the job

Looking for somewhere cheap but comfy this is the hotel for you. It was probably once much grander, with better facilities and a higher price. It was quiet and safe and good enough for AUD$20 per night. Would recommend to other travellers but not to my parents if that helps guide you.

I don't recommend this place at all. The entire place is filled with mosquitoes especially in our room. The mattress didn't seem to be so clean. Throughout our entire stay, my family and I did not feel comfortable at all sleeping on these obvious unwashed dirty bed sets. Worst place ever for our first time in Thailand.

The grounds were a disgrace with cars and vans blocking walkway entrance to the motel. The rooms weren't clean and made up each day. The motel didn't have a restaurant and we were directed to a motel 500metres away for breakfast....The TV\"s need upgrading.

I had to see a doctor and the staff at Royal Panerai we’re so lovely and super helpful. Two of them went far out of their way to ensure I was looked after. I am very grateful.

The hotel is is conveniently located at the north-eastern corner of the Old City with easy access to red taxis that can transport you to anywhere within the city walls for thirty baht. Alternatively, numerous amenities are available to tourists within walking distance of the hotel. The hotel facilities are adequate for the price.

Exceptional hotel for the price you pay

This place is an old hotel and is nice for a quick stop but anything longer than 2 days is no good. There are lots of tiny ants crawling all over the room (found a couple on my bed) the shower drains are clogged and the walls are thinner than glass. Upon checking in, I noticed the bed have been made but the sheets were someone’s old used sheets with dirt under the blanket. Thank goodness for that moment I had brought my own travel sheets with me for cases like these. The towel they proveided I never used them because they have some fresh yellow and brownish stains on them. Again, thank goodness I brought my own personal towel with me. After my first day here, I tried to cancel the rest of my reservations and find another place but they had a very strict cancelation policy after checking in. So I was stuck there for the next 10 days and in those 10 days, my bed sheets were changed maybe 3 times. The floors were never swept and toilet was rarely cleaned.
Overall, my stay here was okay. I wouldn’t want to come back here unless they did a minor repair and renovations.
The only good thing about here was the free two glass bottles of water they gave with each house keeping services and the sink outside on the balcony which gave me a chance to do some laundry and air dry some things.

This hotel is older or less up to date compared to the other hotels we have been to but still had what we needed. it was outside of the city but was in walking distance of restaurants. its quiet and that what we wanted, if there was something that we needed they offered to get it for us... i have never seen that.. but not everyone can offer that service. The hotel room is old but big in space. Basic toiletries were provided without toothbrush. Very cold aircondition but very weak or unreliable internet connection. Location is 15 to 20 minutes, by walk, from interesting ang major places in the city. The breakfast served was basic and repetitive.

Old and in need of a good clean and staff training

When arriving was kept waiting at reception while the one and only receptionist was dealing with a guest who was having problems with hotel payment. Even when he went out to an ATM I was kept waiting for his return. I was about to leave and find another hotel when I was finally acknowledged. By this time I was not impressed. When I did get to my room it was not exactly 3 star, the bed was old, the tv was out of the ark, I thought that type of model disappeared in the 80's and the choice of channels was to say the least pathetic. The bathroom needed a good clean, the toilet bowl needed a good clean with bleach, the stains of many prior residents were their to be seen, not a nice look in any hotel. All up I was booked for 5 nights but lasted only 2. Would have left after one night but all other hotels booked out. A very poor hotel.

The hotel was outdated, the picture looks better than hotel, the swimming pool and the gym was located 200 meters away at another hotel. The pool was very cold and needs fixing. The location was not bad if you enjoy walking to your attractions and food. The room was good size but the lighting needs improving and the staff were eager to help and friendly. The price was good and a bit more than the hostels.

hotel room was quiet however the street in front was very busy and noisy and we would have to cross a couple of the busy streets each time we wanted to go into the old town - not that convenient as the pedestrians do not have the right of way - mattress was hard - clean though and for the price - ok -
my preference would not be to have looked for a place \"In\" the old city - we had a sister hotel that we could purchase a Great smorg breakfast at - very good and at this sister hotel they had a outdoor pool - not very well maintained and not very inviting, so never used it in our 4 days there.

The room I booked online was not available on arrival, for some reason was down graded to a lesser room. Room had only three quarter bed, Room had many mosquitoes, the floor had not ben cleaned for some time as feet were black after only minutes of being there. Neighbours rooster starts at 4.30am.
On the up side it was a good price maybe because of the down grade and convenient to most things, good location.

Decent hotel for a great price

Royal Panerai hotel was easy to find and literally behind a 7-11 which was great for those last minute necessities. The hotel staff were friendly and even upgraded my room for 1 night of my stay. It's fairly close to a coin laundry and maybe a 20 minutes or so walk to the night market. Also there are a few great places to eat nearby. I really liked 'the salad concept' which is only a very short walk away. They offer massages and airport transfers. I was very happy with my stay given the price. It exceeded my expectations, and I would stay again.

Pros: great hot water, comfortable bedding, inexpensive and decent room service (but pay cash upon delivery), above 711, accommodating staff, quiet nook off the street, a block from old town, fridge in room, working wifi, bathtub, additional sink on balcony (of deluxe room)
Cons: matress was a little hard, furnishings were dated (eg, 13 in boxy TV set, dated wooden furniture, worn holey sheets), a little minimal in terms of toilet paper (just one spare roll in room), somewhat thin walls

Pictures in the brochure do not reflect the current status of the hotel, which has clearly seen better days. However, although the rooms were basic, they were clean throughout my 5 day stay. This hotel would appear to be better than the average Back-Packer Hostels in town but definitely not a 3 star hotel. \"Basic\" best sums-up the Royal Panarai, but the reception and other staff were very obliging and helpful. There is WiFi on every floor but as in many places in Thailand the internet is not exactly fast ... but it works. There is hot and cold water in the bathroom but ... hot water comes and goes, I assume depending on who is showering elsewhere at the same time ... so best to shower out of peak times. Clean towels every day, which is a plus! Hot water boiler and cups in the room to make tea or coffee. There is 7/11 next to the Hotel where you can buy your coffee/tea, or pot noodles if you are hungry ... no food available at this hotel although there is a service whereby food can be ordered from a local café (did not experience this though). This Hotel is is set-back from the road and is not easy to see during daylight hours. Coming out of the city at the N/E corner, look for a 7/11 on the left. Hotel entrance immediately after. Proper taxis not readily available like they are in Bangkok, but the Uber taxi service works well if you don't want a tuk-tuk or Baht Bus.

Hotel was in a fantastic location. seongteaws*/shuttles, tuktuks all knew where it was. Short walk to the old district which is filled with many restaurants, exchange banks, things to do, etc.
Had a king sized bed/room. Very spacious for just one person. As for most places in Asia the beds are very stiff, so beware- but i prefer a firm bed.
The bathroom had much to be left to desire. The screen to the uncloseable window was filled with dead huge bugs. Which looks like itd be very easy to clean out if someone would just take the time. The caulking to the shower was very discolored, huge chunks missing, and mold in certain places. The water was warm at various intervals, never getting quite hot, but getting cold very often.

saw every thing possible in7 days broke 1 glass which must have been crystal as even after admitting it I was charged 50 bhat. Cleaning was now and again a joke. I did not like Chang Mai it was as bad as Bangkok the traffic was horrendous you take your life in your hands every time you cross a road.The only thing I'll say is that you must go to Thailand to appreciate how good we have it inthe UK

It's just about ok!

I'm not one complaint and winging and usually just get on with my holiday.... Very old hotel. Taps were loose and nearly falling off in the bathroom. No hot water for the 3 nights I stayed, being only warm at times. I had to ask for brewing condiments on two days and the statutory 2 bottles of free water on 1 day. Whilst at reception many other people staying were asking for the same. It's not hard or difficult, just provide these things as standard as all the other hotels do. The only positive thing was the excellent discount from Expedia. Without it I would have scored 2 for overall

please do not waste your time or money.... or body... the mattress was terrible and we are still in pain now. they had an open two way window in the bathroom /mosquito door... also added to a not so pleasent night!

Safe, cheap, OK for a short stay

OK for one or two night stay. Large rooms, wifi worked ok, 7/11 nearby. 1km walk to bar action and great food. Overall, for $20 a night it's a safe, fine place to stay.

Big room, clean and big bed.

Have a comfortable stay. The room is big, clean and the big bed is comfortable. Some staff know only basic English and are friendly and try their best to answer guest request.

Visiting Chaing Mai ...close to old city

Nice Hotel ... Close to the Old City Walls however you have to cross several busy lanes of Chaing Mai Traffic to get to Old City...A Religious Experience , Not for the faint of heart...but you will get used to it.
Rent a bicycle , best way to see the old city from this location , we used the sidewalks along the city moat until we got used to maneuvering in traffic .
Not many restaurants close by but plenty in the Old City ... a 15 minute walk...5 minute bike ride

Clean Convenient and Spacious

This is a budget priced hotel with budget features. Lobby is large and comfortable. The rooms are big and reasonably clean (daily) but most of the balconies are enclosed behind perspex with the external airconditioning unit turning the balcony into a sweatbox. Internal airconditioning barely able to cope with Chiang Mai late autumn warmth. TV is unwatchable unless you like watching electronic 'snow'. Bathrooms were functional and reasonably clean (also daily). Just outside of the Old City wall and moat but very close to the North-East corner.
