Please read and consider before booking!

My friend and I booked this B&B because of the price for a one night stay and the amazing view as advertised. However, we do not believe this should be a verified or listed property on Hotels.com. We appreciate that the owner, probably 20 years ago, was able to run this property smoothly. However, due to its current state, it is not suitable for guests. We have a lot of respect for the owner, considering it’s her family home, but perhaps she cannot see the serious issues, full stop; overbearing smell of urine, clutter, jobbie stains on bathroom mats, storm damage on walls, and build up of dirt. The woman was kind and we could tell she was passionate about the property, but she openly spoke about past guests being displeased with their experience. Please think about this review before you book, as it was a real shame for us and now feel mislead. I wish we had seen the low reviews before booking.

Worst ecsperiance ever

We got to B&B and the woman toke a while to come to the door when we entered the house their was. A very heavy smell of. urine we went. Over to my friends house and. We. Just drove home again we couldn't sleep there let alone eat breakfast which she kept going on about

We absolutely do not recommend Carlton Seamill B&B.

Although it is in a lovely location, and the owner, Avril is very friendly and kind, the condition of the building leaves a lot to be desired.

The ceiling was leaking in two different places every time it rained, and our room was not even the top floor of the building. The constant dripping made it difficult to sleep, with the additional worry that the plaster would fall in.
The building needs some serious maintenance.

Additionally, carpets and rugs had a very strong smell of dog/urine, even in the breakfast room. We waited a long time in that room for our breakfast to be served.

Lovely B&B full of character

Avril was a lovely host, very chatty and friendly and knew a lot about the area and it's history.

We were attending a wedding at the Seamill Hydro which is only a couple of houses along from the B&B, super handy!

Our room was clean and comfortable. The house has a lot of character and original features. The view from our room was amazing, looking right out to the sea and Arran.

You can walk through the back garden out onto a path along the sea front which also leads down to the beach, spent the morning after breakfast walking along it and enjoying the great weather!

Owner tries hard but that's it..

The owner tries hard but I suspect is struggling. Could be an amazing place but needs a lot of work. In it's present form doubt it would pass a health and safety check. Permanent, permeating all pervasive awful smell probably from old perhaps damp carpets. This is not a 100 pound a night stay however you look at it: halve that and it might make more sense for an overnighter.

A real bed and breakfast experience

Avril offered us a real bed and breakfast experience, meaning we felt like we were invited to stay the night in her home. We had a long interesting chat in the morning. If people want more of a \"quick-and-easy\" hotel experience, perhaps this is not the place for you. The room was beautiful with view on the sea, the house was very nice: we felt like the time had stopped for a bit which is exactly what we were looking for. Many thanks Avril for making our stay so enjoyable.

Avril is a lovely person with great knowledge about the local area and attractions. The view from the double room is outstanding. There is ample parking and its a very good base. The garden is huge and backs onto a coastal walj so you can access the beach from there. It's a very traditional bed and breakfast. The rooms aren't en-suite which may not suit everybody

Grand old guesthouse set in a beautiful location right on the water front. Walking distance to local amenities too. Great customer service from the owner. Went for the full Scottish breakfast, was great, and huge.
More of an older traditional guesthouse, with great history, rather than a modern hotel.

We stayed in aVictorian building and not an hotel. Our accomodation was larger and more grand than any cabin on our 30 years of cruising! We went for an evening wedding, Avril gave us a door key and we walked a few yards to the Seamill Hydro.

Unclean dining area had dirty breakfast dishes and open food in the mid-afternoon. Guest lounge was unavailable for use because it was entirely filled with stored items. Very steep narrow stairs and very tight split-level communal bathroom were entirely inaccessible for disabled patron. Prepayment for three-nights accommodation was retained by proprietor even after disabled guest booked accommodation elsewhere. I would not recommend this place for anyone (disabled or otherwise) to stay. The sharp-tongued proprietor was very unwelcoming!

This place has obviously won awards in the past - but the owner seems to have lost the passion for creating a welcoming, clean and friendly service. The place generally felt grubby and tired.
We also requested (and she approved) an early breakfast due to business commitment. The food came for one person 5 mins before we had to leave and the other guest left hungry.

Advertised as dog friendly, yet they kept panicking about the dog and not allowed her into the dining room for breakfast while not allowing her to be left alone in the room.

The room was run down, the pipes were making a constant noise, the shower hardly worked.

And the best for last, the communal areas and dining room smelled of urine and B.O.

All in all the worst place that made someone who has been touring the world - and could never be bothered to write a review - to write his first.

Ideal for an overnight stay

This is an old house and the decor, fittings and furniture is relative to age.
The elderly lady that owns the B&B is lovely and caters for the individuals needs. She allowed us to book in early so that we could attend a wedding nearby on time. We also had a full Scottish beakfast and although it was fantastic dont expect quick service as due to her age the lady works at her own pace. This is not a criticism as she made our breakfast to order and we also enjoyed her company as she sat at the dining table chatting wirh us for the duration of our meal.

This property should be closed down, it was in a truly disgusting state of repair. The place has a really bad smell of mould and urine.
The owner may be trying her best but I dont believe it should be open for business.
The bathroom was filthy, the place is cluttered and most of the carpets and bedding is threadbare.

Very disappointed with the B&B. The pictures from the Webb site are very excellent until we arrived at the property, the house is very run down and needs a lot of work doing to it. We will never stay there again. The whole house has a bad smell to it.

Getting to the door and finding as the door was opened horrible smells of dog, decay, musty. We brought our suitcases in. Went up the stairs with the hostess. Feeling kind of nauseous now. Looked around at our room. Found out we had to share a bathroom with other guests and our hostess.
Had to go out to the garden to get some privacy and talk to each other about our options. We decided we could not stay there. We went upstairs, got our suitcases and left.
Please remove this place from your site. It was dreadful Thank you.

Unusual experience and not in the good way

I have written a review but feel I should be a little more honest . The house is cluttered and in desperate need of renovation. There is no central heating just heaters dotted about the room which is already cluttered with unnecessary stuff. I’m not sure how the business can pass any kind of inspection let alone receive an award. Avril was lovely to us but obviously has difficulty getting about. There was only two of us at the time but I had finished my breakfast before my friends came out, unfortunately I had a dog hair in mine which my friend saw so she couldn’t eat hers anyway. The photos on the site are extremely misleading

Lovely place to visit

Avril is a wonderful host and the house is extremely convenient for all the amenities in the area. Gorgeous garden and sea views. Only down side is sharing a rather dated bathroom and the house is in need of some tlc.

When arrived after check in time ,room was not ready, nothing on web site about stairs or a dog in residence .only one shared bathroom for all residents and staff.bedroom carpet was threadbare floor felt rotten in places.damp plaster on roof and walls ,lumpy sunken matress on the bed.toilet seat broken ad sink cracked.breakfast was meant to be at ten am and were asked to go for a walk till other residents were finished

Excellent B&B in a traditional setting.

I had a very pleasant time thanks to April who went out of her way to make my stay such a lovely experience. My room was very clean and the traditional furnishing fitted the Victorian house. The view from my window was stunning. I also enjoyed sitting in the garden and a long walk along the beach.

This is a Victorian villa set in a beautiful garden that runs right down to the beach. Dog friendly and ours had a wonderful time.
The rooms are comfortable, the bed especially but the furniture reflects the age of the property and the decoration needs updating. It is also a shared bathroom.
If you want 5 star accommodation this is not for you but if you want a friendly greeting, fantastic breakfasts and the wonderful views out to Arran, then give it go.

Needs some work but Avril lovely

Avril obviously tries her best and was very friendly and welcoming. We had to leave as soon as we arrived due to my allergies and asthma being triggered by Avrils dog who lives there. We hadn’t read about this so our fault really. The bed and breakfast needs some general upkeep doing and what we saw wasn’t particularly clean with a lot of dust and mustiness in the room we should have stayed in. Can’t comment on the service etc as left 5 mins after arriving. But Avril was kind enough to refund half the stay cost due to my allergies being triggered.

Gem on coast in West Kilbride

From the moment we arrived, late and tired, to be met by lovely Avril and Pammie who had waited up for us, to our last freshly cooked Scottish breakfast served at a time of our choice, this was a wonderful stay in a jewel of a Victorian home. A comfortable room, full of character, clean, cosy beds, and a lovely hot shower. It's Avril's family home and she is proud of the fact that she is welcoming you into her home and not a soulless and bland environment. It's peaceful, the sea is at the bottom of the garden and you can sit and watch the birds at the feeder and the rabbits on the lawn while you are eating the wonderful local food for breakfast. Thoroughly recommended

Charming B&B experience

We had a very grand room, with furniture and decor true to the building’s Victorian origins, with massive bay window overlooking a beautiful garden and looking out to the sea and Arran Isle. Avril was an engaging and charming host with lots of local knowledge. Right next to the golf course also.

Great location near to the beach

My wife and i with my mother-inlaw stayed for one night and we received a great welcome by the owner of the B&B who was so nice to us and kept on checking on us to make sure we had what we needed in the two rooms and making sure it was cosy enough, being a cold winter night&morning.

April is a gracious host. Her home, which faces the sea is full of heirlooms. If not using car remember to check bus schedules. Train is quite a walk so ask for taxi from there.

The b&b was satisfactory for the price we paid, however the room was cold with inadequate heating, the system being electric plug in small heaters. The night we stayed there was a high wind which was blowing through the gaps in the old wooden Windows and made the room feel very cold even though it had been a mild day.

Has to be the worst place i've stayed in . Had to book as I had a friends wedding nearby, £65 per night is totally overpriced. This reminded me of staying at a very poor Grans house. Never had the breakfast , as was not confident about cleanliness . I would only book if no other option , and you had to be in the area.

Disappointing stay

This Victorian property has great potential and, Avril, the host, is very civil. However, we had reviewed the reports on this site thoroughly and found that they ranged from 1 to 5 and had some extremely negative (at times, hilarious) comments. I then looked at the owner's own site to compare and could only find glowing reports. In fact, one particularly appealing summary was in French and the lady could not be more supportive, speaking highly about the nice extras, including toiletries. I still had an open mind as I have found vindictive reports about excellent premises previously visited, so I called the owner in person. Avril admitted that she did not read reports and that she had recently won an award for being the best b&b in the area in June 2016. She also said that she hoped there were no adverse comments about breakfast. We decided to take a chance and paid the top price for the dubious pleasure. Unfortunately, the lower scores turned out to be more reliable and there was an unpleasant smell permeating the premises. We left the next morning without sampling breakfast. With a vast upgrading programme, this could be a great place to stay, but I cannot recommend it under the circumstances and find it hard to believe that it has recently achieved an award.

Just The Job

Avril was a lovely lady and very attentive hostess, making sure I was ok and comfortable at all times. I had a great nights rest, good walk along the beach and a hearty Scottish breakfast before I left. If you like peace and quiet allied with a period theme this is the place for you. Don't bank on a phone signal though, more to do with the actual area though.

Lovely view, just dirty though

I think this B&B has great potential with this fantastic view sadly the standards let the place down, it needs a good clean, I think the lady was very nice and I can see what she's trying to a achieve but start with the basics first, the bed was surprisingly comfy but the view from our sea view room was hampered by a huge mirror blocking it😟 Defs not worth £75!
