This pub is great. Nice ale, nice wine. Absolutely lovely staff. We appreciate it is an old building. Breakfast was nice. Good for healthy choices. Chef smashed the smoked haddock and poached eggs 😊. We appreciate we got a good deal, however attention is needed in the rooms. Positives, good clean linen, comfy bed, warm. Requirements - sort the shower area out, needs new sealant. Room 1 will be difficult for some guests to sit on the loo as too close to the shower glass.

Overall great value accommodation in a lovely Town & great friendly pub.
Decor a little tired in places.
I was in room 6 & just a bit disappointed with the lack of shower gels/shampoo, ‘loose wallpaper’ & the shower itself was very temperamental-with a too hot or too cold control.
( I should have mentioned this on departure but didn’t)
Food was good & overall charming & with bits of tweaking would be even better.

Easy to find, simple check ina and out process. Very eady going and nothing was too much trouble. The room was modernly furnished with fixtures and fittings in both bedroom and bathroom clearly well looked after and recently replaced, but very sympathetic to the age of the property. Breakfast was amazing, with decent coffee and proper vegetarian options .Would definitely recommend.

Arrived on a Friday night and it was noisy til after midnight. Staff were busy and checkin was slow and not clear where to go. Rooms were clean and well presented. Bed was softer than I like but otherwise comfortable. Window in en suite did not close fully which exacerbated impact of noise from outside bar area.

Stayed one night for business. The pub is up a hill with limited parking - make sure you log your registration number with the hotel! No one told me!

The room was okay for pub accommodation, a small en suite shower room, and a small double bed. Otherwise quiet enough to get to sleep. The owner was friendly but the staff looked miserable and just did the job. The food was OK in the evening, the breakfast was good and lots of choice, which you have to pre order.

Hotels reward night in lovely traditional Inn

Stayed for one night in large room, with very comfy king size bed and adjoining walk-in shower. Staff very welcoming

location great, breakfast great, service good, parking good, property old and tired, toilet did not work on the last night. when complain to staff and boss, they did try but could not get it working. the staff in charge said that we could move to another place and would not be charged for the night if we chose to move out!! at 21.30pm and at a remote location, i just do not think driving in the dark, rainy, bushes and winding roads is a good idea. to be fair the owner did apologised many times but nothing was offer anything in return, apart from offering my wife and i to use the public toilet at the pub downstairs. again, not a great idea. however we did sleep well and the location is great. thank you.

Great B&B when going to Eden Project

Great pub/B&B and a perfect base if you are going to the Eden Project/Eden Sessions. Nice room, great food and really friendly staff.

Not related to the room or stay but don’t use Waze from the pub if you are going to Eden Project. You will get there but it takes you through really narrow lanes instead of keeping up the main road.

Great stay excellent hosts, good breakfast and range. Lostwithiel is in a central location in Cornwall and ideal base for those who want to visit the attractions of the county. If I have one thing to say about the stay it is the room was guite warm, although they did supply a fan on request.

Nice little typical Cornish pub/hotel in a nice position for exploring. Room (superior) was fine, only down side was shower was a little small (not really much you can do about that), and the room needed a little maintenance, shower fittings loose. Food, bar and locals all good.

A quaint inn located in a lovely, Cornish town

Everyone and everything associated with this inn was top notch. The staff and owners were friendly, helpful, and eager to tell us about the inn's history and about the town. We had a delicious dinner, and there was a good selection for breakfast. The food was fresh and served hot. Our room was well equipped and clean and even had a little jar of jelly beans. We were just passing through but took time to walk around the town. I hope to return to Cornwall and would definitely stay here again. Full marks for the Royal Oak Inn!

This is a great place to stay for a short break. We received a very warm welcome and the staff and the locals were very friendly. The room was a little tired although it was clean and had tea and coffee facilities, toiletries etc. Wifi was excellent, better than in some smart 4 star hotels we have stayed in. We were there for two nights and as we had to leave before 7am on the first morning to go to the Aston Martin concours, and breakfast hadn't started, we were given a packed lunch to take with us which we were very grateful for. We ate at the Royal Oak both nights we were there and the food was very good. This was definitely a good place to stay.

A nice warm welcome, good service during dinner and breakfast, priced about right for the standard. The room was decorated nicely and bed was comfortable. The only negatives we had were the toilet was dripping continuously and the bathroom was a bit cramped. The extractor fan for the kitchen was virtually within touching distance if you leant out the window and was booming out until 10:30pm then started again at 07:30. Finally the kettle in the room was filthy dirty and in dire need of replacement, needless to say we didn't have a cup of tea in the room.

Nice place to stay

Had a very large room - king bed and sofa, chairs, plenty of drawer space and a nice bathroom. Good variety of drinks available in the room. Food was very good, all home cooked. Replacement of toiletries was a slight problem but new staff were employed in this area during our stay and everything was fine after that. The proprietors we very welcoming and kind, nothing too much trouble, as were the evening restaurant staff. Very good experience.

The Royal Oak is not outstanding, however there is nothing wrong either. Nice people and decent food at a fair price. Accommodation is OK, clean and tidy, but the rate of £85 is plenty for pub rooms, alhotugh it did include a decent breakfast. I would stay here again.

This is a genuine old pub which has been modernised over time to provide for latest expectations. The building, bar and restaurant retain the period charm.

We were staying the week end for a wedding in charming Lostwithiel and this hotel had been recommended by the bride. It is very small and sweet, the staff are very friendly (one gentleman insisted on driving us 2 minutes up the road as it was raining and my case was heavy). Only complaint is that we were given twin beds rather than a double room and when I saw the double rooms on check out I noticed they were much larger and nicer... Make sure you ask for a double room! Lovely little place though, recommended.

Easy and convenient parking, ideal for exploring the area. I had a large comfortable bed and bathroom, the water was hot, everything in the room was spotless, lights, tv, kettle etc all worked. (by no means always the case when travelling). Very pleasant garden and good food. Staff very pleasant and helpful. Just what an inn should be, and all too often is not. The Royal Oak is upholding the best traditions of hospitality for travellers

Thoroughly enjoyed a two-night stay here, with a visit to The Eden Project. Rooms were lovely - thoughtfully furnished and decorated, and well provided for. Breakfasts were excellent and we had dinner in the restaurant both nights too - both very enjoyable: good use of local and seasonal produce, thoughtful menus, all well cooked, and good value too! What more could you want?
