Simple, clean & quiet boutique hotel with high quality comfortable large bed & pillows in a decent sized room. Staff were excellent & helpful prior & during the stay - we paid extra for a pre-arranged early check in.

We planned to get the Metro (10 mins walk) however this was closed for weekend work which meant $$$ on taxis. Restaurant options are limited - this is a local neighbourhood away from the centre of Rome but found amazing deli & coffee en route.

In typical Rome style, the plumbing was evident, the electrics not modern & amenities like an iron need to be borrowed from reception when available.

We stayed in a Superior Double Room on the second floor (only the Economy rooms are in the basement & this is clear when booking). Would recommend to couples looking for a peaceful & safe neighbourhood away from the hectic Rome crowds.

Great stay! Our balcony was amazing, free breakfast every morning was nice. Could’ve been more selection but can’t complain. It’s a bit far from the city centre but there’s a bus stop nearby that takes you there. Wish there was more shower gels/shampoo.

I would say for a 4 star hotel, it deserves every star.

Perfect hotel for our first night in Rome after a very long flight from the United States. All we wanted was a comfortable place to sleep and this room was perfect - excellent air conditioning (super important because it's 100 degrees outside!), comfortable beds, including bunk beds which are fun for my teenagers, suite with two adjoining rooms (great since we all have jet lag and are awake at different times), large bathroom. I also want to compliment the very welcoming and helpful woman who greeted us at the reception area. She went above and beyond to answer my questions and even called the train company for me to help me figure out a problem I was having with my tickets. Molto Grazie!

Good hotel, reasonable location and small friendly atmosphere. Good size room with a sofa bunk bed for kids which I really liked. Modern rooms, reasonable breakfast, helpful staff. Overall we enjoyed it, felt nicer and more welcoming than the large hotels we stay in. Rome as a whole we love, good transport options especially when your old enough to use the E scooters etc ( not great for kids though) tonnes of history and reasonable weather, we would stay again in the hotel and 100% coming back to Rome

The property itself was beautiful. We felt as though we were staying in the penthouse with the gorgeous balcony. Staff was wonderful morning and evening. Walkable to Metro and Bus stops. Breakfast options were adequate. The only issue we had was the drain in the shower. Other than that I would have rated it 5 stars.

I'll start with the positive experiences followed by the negative ones (family of three). The highlight of our stay was the delicious breakfast buffet & being treated so well by most of the staff - that's everyone from the cleaner who helped us load our luggage into our Uber when we checked out to the bartender & nice lady who managed the front desk during the day. This includes Marco (the evening/night shift front desk manager), who checked us in when we arrived, one of the friendliest people we met during our stay. He provided great recommendations for good restaurants. However, our stay was not entirely enjoyable - we were assigned to a room on the ground floor near the front desk which didn't allow for peace & quiet. We could hear every conversation at the front desk. Found out after I booked this room that families that don't book a suite stay on the ground floor. I wouldn't have stayed at this hotel if this was in the room description. Since this was a non-refundable room, I couldn't cancel without losing my money. To make matters worse, the room had a strong cigarette odor even though I selected a non-smoking room. The bathroom was in rough shape - the shower door was broken allowing water to spill all over the floor after showering & there was mold on the grout. There was this rude male employee at the front desk during the day. He yelled commands at guests during breakfast. Overall, I wouldn't stay here again or recommend this hotel to family & friends.

Beautiful, elegant hotel in a great location: If you want to stay in a place where you will be treated like family, that has a great location and that is beautiful outside & in - then I certainly recommend this palazzo in Roma!

The property has some very nice features such as private grounds which offer a tranquil space and which are really lovely in the evening. However the annex suites are in need a a serious spruce u (damaged walls, broken decking and furniture, lights not working)

Overall this property is a nice option in Rome but it is not what you would normally consider a 4* hotel. There is no restaurant on site for afternoon/evening meals and breakfast was extremely limited and basic. No food was allowed to be taken from the breakfast so if you turned up with only 15 mins to spare you couldn't even take an apple or yogurt to the room as two really bizarre examplessome noise problems caused by building work being carried out in the adjoining suite.

Staff at reception are lovely and the cleaning staff do a great job. Overall a 3* hotel with a lack of amenities and in need of a facelift but saved by great staff at reception

My daughter and I had a wonderful stay. Breakfast was delicious and the breakfast room such a nice place to start the day. I especially appreciated the front desk staff- they were so professional and helpful! We quickly needed a taxi on our last day and they assisted us. The walk to the metro station takes you past a great gelateria too!

It was okay…

The pictures for this hotel were clearly taken a long time ago, the rooms are not as nice as they look online and the service was a little odd.

They have a different time for breakfast at the weekends vs the week days and no one told us so we turned up too late on one of our days of the trip.

The location is not very good, there are a few restaurants nearby but it’s a metro trip away from the city centre and very difficult to get a taxi if you are coming back late.

The wifi is spotty and only works from time time to time. It didn’t work upon my arrival on three devices. I was grateful when it did work which was 50% of the time. Front desk wasn’t as courteous as he could be, insisting it was my devices. My room was on ground floor next to lobby which was loud. I suggested to switch and they accommodated which I appreciated. This room was much better with a balcony. I think some rooms are great and some need updating but it’s priced the same. It’s a hit or miss. Breakfast was good, bit offputting the waiter abruptly asked for my name and room number when he has seen me 2 mornings in a row, but was courteous for the most part. Everything about it was hit or miss, but they did their best to accommodate so leaning towards 7/7.5

The behavior of the waiter was inappropriate. At breakfast, he commanded the guests and did not allow us to sit next to our family. Waiter deliberately banging plates on the table to draw attention to himself. The breakfast was of poor quality, there was mold on the tomatoes and the tomatoes were there again the next day. In the shower there was mold on all the walls and on the sink.

Overall the experience at this hotel was great. The rooms were kept up daily and we never had to ask for replacement towels or any special requests in order for our stay to be great and comfortable. Unfortunately, there were a couple issues, regarding their daily breakfast. The spread was decent, but if you were not attending soon after it started, you missed out on essentials like scrambled eggs and bacon. They never replenished the heating tray once they were gone, that was it. But, that was not the worst of it. On the morning of 12/27 the man attending to the breakfast was extremely rude to us. When my mom asked for a Cappuchino, he rudely told her, \"5 minutes\". Then my partner attempted to serve himself fresh juice and the man told him he had placed his glass in the wrong place. It was self serve, that made no sense. Then when breakfast was over at 10am, we were talking amongst ourselves when he came to us and told us we needed to leave the area. That perhaps would not have been bad, but there was another table and he never told them to leave. Perhaps he did not like Americans, because the other table were Italians. He was obviously courteous to them. There is only one person attending the breakfast on each day, so those in charge at the hotel should not have issue knowing who I am talking about...If they need further details I will be happy to discuss it with them further.

The property is in a nice neighbourhood and within a 5-10 min walk to the metro. Little dated but great staff and the breakfast was good. Would stay here again. We had a small double room and was small but we were basically only there to sleep so didn't need anything else. Has a gorgeous outdoor seating area for breakfast or to enjoy at night time.

This is a charming little hotel in a great neighborhood. My room was very nice and the breakfast was good. My only issue is the air conditioning wasn’t working in my room. I told the lady at the front desk and asked her to check and if it wasn’t working to move me to another room. When I returned that evening, she said it was working, but upon returning to my room, I realized it was not. Being in the early stages of pregnancy, I am very uncomfortable and need a cool room to sleep or a fan for air flow. I ended up having to sleep on the couch and had a terrible night’s sleep which was a shame.

The grounds of the property were very nice and welcoming. We booked a jr suite and we were down graded to a smaller room due to plumbing problems. Our room was located directly off the lobby and we could hear everything going on in the lobby. The sink and shower didn’t drain well at all. Reception staff were very friendly.

The breakfast was good with freshly prepared and cooked food and freshly baked cakes!
The restaurant overlooks a lovely garden with outside seating
The hotel location is very peaceful and in a nice area of the city, and it is a 10 minute walk to the nearest metro Bologna.

Superb hotel in quiet neighbourhood!

Absolutely loved this hotel! Located in a neighbourhood accessible by metro, the massive trees won me over from the start. This led to having green parakeets flying outside my second floor window at all times. My room was clean and modern and the bathroom was beautiful! Breakfast in the garden was lovely, and staff were friendly.

Location is in a quiet area next to several embassies and major attractions are about a 15-20 min tram ride from the hotel. Overall it was a very good experience.

Quite anonymous hotel. No signs at the entrance. No dinner available. 3 burned spotlights in the bedroom. Breakfast ok. We have been phoned from reception 30mins before check out to confirm whether we would have left on the same day. At check out asked for room payments despite prepayment on hotels.com. I pointed out, than they realized mistake after checking an internal paper registration book.

Lorenzo at the hotel was warm, attentive and tried to make your stay enjoyable. Our room was on the small side but the issue that gave us the most problem was no dresser in the room. Basically, we hade to live out of a suitcase. Location was great, outdoor garden was a plus after a day of sightseeing.

Lovely hotel quiet location

Very attentive staff at this lovely hotel. We did find it a little too far from the centre of the city but taxis readily available. A ten minute walk took you to a n area where you could find local restaurants and bars advice ahead of time would have been useful. Coffee machine in room but no milk or whitener do we did not use it. Had basement room so window limited but plenty of lighting so not a problem large room with very comfy bed and very clean.

We liked the hotel. They advertise WiFi but it took three days to get it working for our room. The cleaning people didn’t really clean that well and they didn’t refill the teas (left empty used coffee cups etc). It seemed liked they changed the towel and made the bed that was it.
We would probably stay there again though. The office staff was very nice.

For the first time in my life, I have been told that I should have requested the hotel to turn on my A/C AFTER staying there. It is ridiculous that after spending the night I am informed about this. The drain in the bathroom was clogged, there was no cold water in the sink so I would get burned if I wanted to wash my hands and last but not least, my girlfriend was scolded when checking in because it was late night (we were driving from Cinque Terre). It is supposed to be a 24 hour front desk...

It was very nice staying in a neighborhood quiet and away from the hustle and bustle of the busy streets. We really appreciated the feature of a room equipped with a cellphone with local service which helped us tremendously getting around town. The only issues we had was having the front desk calculate our closing fees by counting with their fingers. It's 2018, surely they could have purchased a calculator by now. Secondly, is the gentleman working in the morning serving the breakfast buffet. Very moody and rude. If you don't like your job, find something else to do.

Amazing Hotel

When we first arrived we were given a nice room on the first floor. There was a problem with the AC and the staff was very attentive trying to correct the problem. They moved us the next day to the most lovely room with a private entrance. Everyone at the Hotel was amazing. Our SUV was parked securely overnight. The Villa keeps the main Gate closed at night. Restaurants are nearby walking distance even a supermarket and pharmacy. Transportation nearby. Taxi about 8 Euros to the Spanish steps. We loved every moment and our Hotel was the best. The best value for your money. Breakfast is included and done very nicely. Especially sitting outside end enjoying the morning with a genuine expresso and the smell of sweet smelling jasmine smelling flowers. You forget you are in the middle of a big city. We are definitely coming back. Loved every moment.

I love this hotel. I think some of the negative reviews come from people who didn't do their research. This hotel is not centrally located, but on the plus side it's in a quiet and gorgeous neighborhood. The staff went out of their way to accommodate me. I had a great trip.
The only downside was the lack of wi-fi in my room.

We stayed here for the first couple of nights of our honeymoon. This hotel is secluded away from the city but has an amazing restaurant right around the corner, probably our favorite in all of Rome. It’s about a 10 minute walk from the metro and we use that to discover the city of Rome. The only thing we didn’t like about this hotel is that if you don’t know how to use the public transportation ahead of time you have to pay quite a bit to get out there. Now we know to use the metro in the bus service. Also, various staff members had a semi rude demeanor compared to the other people we had worked with but overall the hotel was very nice and cozy.

Nice Hotel in quit part of Rome

Nice hotel in Rome . This hotel is about 3 subway stops from the central train station in Rome . The station is Bologna ,take the Ravenna st exit. You can easily get turned around coming out of the subway. The hotel is great ,make sure you don't book a basement room by mistake . The room came with a free cell phone to use during your stay .yes free data and calls. There was a nice breakfast area ,with a park like setting . There is not much around the area ,food wise. Maybe we didn't really explore. The room was modern with a roman charm . I'm sure we would stay here again.

Bring your receipt

The hotel is ok...they miss a few details, but nothing that would be considered overly important. it has no wow factor to impress your spouse on a romantic weekend for example but it’s clean and comfortable. Not close to any of the sights which is good and bad...Not a tourist neighborhood (good)...10 minute walk to metro station (not so good). Most of the employees are very lovely and nice...only one guy is kind of a jerk. Unfortunately for the hotel, this guy serves breakfast and has contact with 100% of the guests. I think he is the source of a few of the bad reviews I read. My wife barked at him one morning and he seemed to sweeten up the rest of the trip...harmless guy. We had no trouble with this final topic, but we saw 3 other guests having to deal with it...the Italian commerce system is based on an exchange of receipts. Print your reservation confirmation on paper and hand it to the reception manager upon arrival...otherwise they want to negotiate your room type and price. That’s good advice anywhere you go in Italy, I think.

Nice hotel,quieter location but only ten minutes walk to metro and so easy to use and get around.This hotel is away from all the hustle and bustle.Room was clean and comfortable.Just a couple of very minor things,would've been nice to have a box of tissues in the room as you always get usually in a hotel room.The toilet seat was cracked which should have been replaced.Would be nicer to have a kettle for tea and coffee rather than an espresso machine.Breakfast was ok,mostly continental but had sausage and scrambled egg which didn't look appetising.The man who mostly dealt with the breakfast was a bit moody.All the other staff were pleasant and helpful.Overall I would recommend this hotel.

We fell in love with this hotel!

We ended our European vacation here, and what a way to end! Amazing view, courteous staff! We loved it all. The room was exactly like it was pictured with wall to wall custom windows and beautiful drapes.

Bad location and even worst service

The hotel is not located in the city center. It's about a 10 minute walk to the closest train station. The rooms are small. Our bathroom smelled like sewer and there was mold inside the shower.

The hotel staff was rude and unprofessional. We ordered the room over the phone for 110 euro/night but when we got there the man we spoke on the phone admitted he made a mistake but failed to honor the price and charged us more.

Rooms were nice and clean, as was the hotel in general. The rooms have a fridge and safe. The problem was that there were many little things wrong, such as the bar never being staffed.(we waited for 20 minutes the first time then gave up), there were no available sockets to charge devices (we had to move furniture and unplug the lights), there were hundreds of TV channels but only 1 that was in English, and that was CNN (410), and the Wi-Fi was very poor. There were no draws and only a very small closet. All of these add up and detract from the overall experience.

The biggest issue was breakfast. I can only assume that it is set out at 07:30 and it is first come first served. On day one it wasn't too bad, but on days 2 most of the hot food had gone, and on day three what little that was left was stone cold. We skipped breakfast for two of the three days. Apart from breakfast there is no restaurant or food service.

It has the potential to be great, but it isn't. Definitely not a 4 star hotel either.

Quiet area

Nice place but under staffed, might be temporary but room was not serviced until late afternoon two days in a row. Be prepared to walk for food. Bus into Rome is a nightmare, subway is much better. It will take a subway transfer to get back so be sure to pay attention. We didn’t and ended up far away and took a taxi back to the hotel after getting off miles from where we needed to be.

zero on cleanliness

we had a very bad experience in the hotel:

1. dirty pot and dirty floor in the bathroom
2. shower drain was clogged
3. room was so hot, thermostat was not working. we had to sleep with our balcony door open all 3 nights (noisy at night). very discomforting.
4. rude staff at the breakfast
5. we were not offered another room or any compensation

It is a very basic hotel, I will not recommend it if you want a nice experience.

Amazing building , very good customer service at the Reception, easy parking inside the private garden but at charge. Various breakfast, full of food in a nice area looking out the garden. Nice bar area.Free Wi-Fi. But the cleaning was so so, the coffe/tea area had no enough sugar or sachets or stick to stir the coffee (we were 3 people with only 2 stick). No heating in the bathroom, reported but not fixed for all the period

Nice hotel on the outskirts of Rome city centre

Overall we thought the hotel was very pleasant, in a nice area, although were not impressed with the following.
- we had previously rung and requested our teenage children's room to be next door to ours (which was agreed) and when we got there was given rooms 3 floors apart, even if they had upgraded 1 room it was quite an inconvenience.
- 2 out of the 4 days of our stay there was a film crew using the hotel, with their equipment cluttering hallways and the lift, which we had no prior knowledge of.
