The room was big, clean, the beds were comfortable and they had amazing pillows! There’s a Laundry room with 4 washer and dryers, which truly helped us! The hotel is close to Kyoto station. I loved that there’s a compartment with one bed, and then 3 twins together. If you arrive before check in, you can leave your luggage by the front desk and it’s completely safe. Overall, a great hotel and I highly recommend it.

Rooms: Huge!! we had the family room, the rooms was more than enough and very comfortable. we had kitchen, dining area, large bathroom and beds that are comfortable.
All the facility in this hotel are new and nice! love the seating area at the roof top. there is laundry downstairs, money changer at the lobby.
Transportation: very near to the bus stops, 5 mins walk to the bus station. The nearest train station is about 1km away which is not bad.

Rented the presidential suite 501. It was spacious and perfect for our family of four adults. The area is residential and not super convenient to dining options. You can walk to two different transportation lines but we used uber and it was reasonable and comparable in price for four persons. The only thing that could have been better was a thorough cleaning of the carpet and sofa which had stains on it.. Beds were great. Neighborhood is quiet and well priced.

The room is spacious however not in a good clean condition, the under bed and the sofa area don’t seem to be cleaned for a long period. We booked 6-night stay and the hotel only has the self service for the towel exchanging and the garbage disposal at the front desk, which is not quite convenient. The kitchenette and utensils are great assets for the long stay. Location wise is okay if 10-15 minutes walking is not a problem, overall I would give 3-3.5 out of 5 mainly due to the clean condition.

The hotel room was very large and fairly clean however it could use a deep cleaning. The bathroom is very impressive - best shower I’ve had in a hotel. I would prefer a place that offers housekeeping however I knew that going into it. The roof top was lovely. It’s quite fair from the main areas of Kyoto but was closely connected by train (10 min walk to station). Very close to Fushi Inari.

Very nice property. My group was made up of 4 girls with 5 suit cases and 4 carry ons. The room was a great size, fit us comfortably and very affordable to our pockets. The hotel received luggage transfers but they do not send luggage but there is a store 10 minutes away near the train station that does. The girls at the front desk helped me fill out the papers to send off my luggage and that helped allot. Would book again.

I thoroughly enjoyed the rooftop terrace, which offered a breathtaking 360-degree view. It was great to watch the sunrise and sunset. The staff were friendly and welcoming. The room was spacious and well-appointed, with a separate room behind sliding doors.

The location of the hotel was a 20-minute brisk walk from Kyoto Station. It’s hidden away in a quiet area.

We would recommend the hotel for convenience as it is super close to the train station, which is ideal for going to Kyoto station and other parts of Kyoto. The hotel staff had a really hard time finding our reservation and didn’t commute with us that well. We even translated for them everything so the check in process was faster and they still didn’t understand us. The hotel itself was not that great. Our room smelled. The shower was clogged and everything is an extra charge. Would not clean the room or provide extra sheets without a charge.

About a 15-20 minute walk from Kyoto Station, this hotel was located in a quite neighbor. The rooms were spacious, with a kitchen and dining area plus a bedroom. Great for families, for sure. You will be able to go on a nice walk. If you use delivery service for luggage, this hotel will receive them, but there was no service to send luggage. Nearby Lawson only accepted two suitcases a day. We had to go to Kyoto Station postal office to forward our luggage. Also, dining and shopping is very limited. The best option is to go to Kyoto Station.

It was a great option to stay and explore Kyoto. There are metro stops fairly close that get you into the town center in 20-30 mins. The rooms were very clean apart from a few corners. There were coin washers available to use for 400 yen, but they only had one short cycle available.
The only negative point is that the images on Expedia and Google made the rooms look a lot more modern than they were. They had everything they needed and were comfortable so we weren’t disappointed, but we we’re expecting a nicer place. Additionally the front desk staff were not particularly engaging. Overall still a great experience and would recommend staying there

it is a nice hotel with a friendly staff. The location is a little out-of-the-way so you will have to use an Uber or taxi to get to most of the sites. The train to Nara is about an 11 minute walk from the hotel. I took a taxi to the Gion one day, but walk back to the hotel after strolling through the Gion area and Potocho Alley (not sure the spelling of that) and it took me a half hour to get back to the hotel. They offer you free laundry, which is on the first floor near the elevator, but there is only three combination washer dryers, and a load to be washed and dried takes 5 to 6 hours so it is almost impossible to find unavailable washing machine. they either have to get more machines or start charging for a load which will cut down on the demand but like I said I checked 20 or 30 times to see if there was a machine available and I was on the first floor only about a one minute walk away from the laundry room and it wasn’t until the last morning before we checked out that there was a free machine. The laundry room was probably the most aggravating part of the day. Also, they do not do any housekeeping until you leave. They don’t change the bed. They certainly don’t make the bed. They don’t empty waste baskets so all that is up to you. There was a bag outside our room where you would drop dirty towels, and you could ask at the front desk for new towels.

The room we stayed in is spacious with kitchen and nice-sized bathroom. It’s as described in the picture. The staff speaks English very well and helpful. Location is great, around 5 minutes driving to Kyoto Station but not as crowded because it’s in a quiet neighborhood, which we liked it. There are paid parkings nearby as well, so if you travel with car it’s not a problem. We would recommend this place as an option if you’re looking for a family-friendly room to accommodate 4-5 people with great value and location. My family love it!

Do not plan on doing laundry here, it’s impossible

The property over all is nice. It’s a good 20 minutes walk to Kyoto station. My only big complain is their washing and dryer area. It’s a mess, 4 machines available and it takes 6-8 hours to do one load! Yes, that’s correct 6-8 hours, who has time for that ? And it’s not like you can just leave your clothes and leave. You have to constantly be watching them cause other guests want to use it and they would take your clothes out while they are still wet, it’s so annoying, they need more efficient and effective machines. It’s terrible that in Japan they most amazing technology and efficient country, this 5 story property cannot provide better machines to accommodate their guests, we stayed there 3 nights and never were we able to use the laundry which was one of the deciding factors to pick this place. Front desk night attendant was super sweet. She helped me order pizza by calling using her personal phone and placing the call. Sorry I didn't get her name.

We stay here for 3 days , we really enjoyed. We will stay here again for sure. The mattress was hard , I always wake up with pain in my hips, but other than that, friendly staff. They have laundry machines for free, but you will be lucky to get one open, we went to a near one like 7 minutes walking.

We loved our stay here. The room was spacious with the most beautiful hot tub and comfortable beds. The pillows were super bouncy and it was like a home away from home. It was so close to locals and encouraged us to explore side streets and local restaurants. We found the best Indian Curry house tucked away and hidden. We used buses and walked. Only 1km walk to township and mall. It’s not located near the main tourist attractions, but only a few bus rides/ train rides away. Taxi and Uber are super cheap. Around $9 NZD to get back from town if we needed too, due to heavy shopping bags. Theres lots of convenience stores and a lovely spacious grocery store in the lower mall. We would come back here in a heartbeat. Thank you :-).

The decor was shocking with dirty marks and holes on the sofa and carpet. The kitchen was ill- equipped so difficult to self cater. There was no coffee machine - instant coffee only. The windows were frosted over which made it feel like a dungeon. On a positive note, the beds were comfortable and the bathroom very good. We expected more from the presidential suite. Mr Trump would not be happy!

Close, but not that close. You will have to walk some to get into the city for stores and traveling in and out.

Staff speaks some English and you can get by with a translating app. Be aware they are not there 24 hours.

Rooms were spacious and average. Probably needed a bit more cleaning but was sufficient. Rooms are not sound proof and you can hear your upstairs neighbors footsteps.

The only issue I had during my stay was that while I was in the room, someone opened my door, saw me and quickly shut the door using the personal digital code assigned to me and only me (the room key is a digital code as opposed to a key card) and it scared me. When I asked the front desk about it (because they do not clean during your stay so there is no housekeeping), they apologized and issued me a new code but I wondered who was trying to access my room without my knowledge with my personal belongings in there. Just be sure to secure your items as there is no room safe.

Otherwise, I would say it was an average stay.
