When my friend and I arrived, the room immediately smelled strongly of smoke, even though there was a clear no-smoking policy. The space was dusty, and the bedding had noticeable stains and a lingering cigarette odor. Communication with the host was inconsistent — they often took a long time to respond or didn’t reply at all. When they finally offered us another room, they failed to provide a key, leaving only a code to a mailbox that contained money instead of the key. Although we stayed for just three days and chose not to escalate the issue, I found the overall experience disappointing and quite unprofessional.

Very clean, compact, safe and quiet.
The area is close to the Kujo station, one stop from main Kyoto station. The area is not as lively or as beautiful as others but feels safe at night. My only suggestion would be to make it more beautiful inside with some art on the walls or plants on the balcony.

Bang for your buck

If you know Japanese hotel rooms, you know they are small. This hotel was not that. You get a little kitchen area to cook, also a washer for your clothes (dry your laundry in the shower area by using the dry fan and the hanging attachment). A couch with small table and a bed that was very comfortable, it also came with a small balcony/lanai to take in some fresh air. This place came in clutch, Kyoto was the last leg of our Vacay as we spent 15 days in Vietnam Able to knock out some laundry was huge. It almost felt liked we were living in Kyoto for the few days we were there. Made all of our breakfasts in the kitchen. Lawsons and other convenience stores, as well as Don Quiote all within 3 blocks walking. Kyoto station just about a 10 minute walk. Also the bus to/from Gion area if i recall, the 207/206 is 1 corner away from the hotel.

This property was a convenient walk to Kyoto Station, but the area around the property didn't offer much--very few restaurants, cafes, bars, no parks. Not charming at all, same with the unit. The price we paid was way too high for the quality of the property and the area. But we booked late and it was a busy time, so I was not shocked that the price was jacked up.

Very basic hotel bordering on a Homestay rather than a hotel. Room was comfortable and we appreciated the kitchenette and washing machine. Close to Kyoto station so transportation was great. The area was nice and quiet - in a neighborhood but many food options in the station and of course 7/11 nearby. Towel changing was a bit inconvenient if you woke up late and missed the 10 am cutoff. Overall, it was safe, clean and quiet but if you’re looking for more of a hotel feel this likely isn’t for you. I would stay again however.

It's a place to stay if you need it. Has laundry, kitchen, if you need more of an apartment than a hotel. 14-20min walk from Kyoto station, a few min walk from bus stations and the closest sub station. They don't always refresh the towels, and staff are hard to reach if they're not available for the day, so there's that.

불만사항은 오후 3시~밤10시까지 체크인을 해주시는 직원분이 계셨는데 4박 5일간 최소 2명이 시간을 지키지 않고 빨리 체크인 마감을 했습니다. 체크인 전에 짐을 맡기는건 안전하니 그냥 로비에 놓고 다녀오라고 합니다. 전날에 체크인 관련 메일 보냈다는데 안 왔어요. 전화해서 메일로 재전송 요청했더니 3시에 사람 오니까 그때 체크인하라고 했어요.
그걸 제외하곤 방이 청결하고, 침대도 푹신해서 편했고 세탁기로 빨래하고 바로 건조시킽 수 있는 룸이어서 좋았습니다. 장기숙박에 적합한 숙소인게 사용한 수건을 바구니에 넣고 밖에 두면 새것으로 교체해주셨고, 요청사항도 적어서 넣어두면 잘 반영이 됩니다.

Based on property information, front desk suppose to be open at 9:00am but no one was there. There was no communication and we have to contact the property via email. No one is available at check out either. We have to drop cash for unexpected tax charge in a box with the key. We do not like to pay this way. There is also a pile of trash in front every day we were there.

The actual room condition is nothing like in the photos advertised. The unit assigned to us was less than desirable. The bed was uncomfortable, which caused itchiness, pillows were hard. The sofa seat was hollowed out and don‘t looked cleaned. The furniture was old. It felt like the room was not thoroughly cleaned before we checked-in. And this is not the Japan standard we expected.

The only thing we liked about the room is the bathroom. It has heating function so it makes drying clothes so much quicker.

This is worst property we stayed in our 1-month in Japan. We would never come back again.

It's self check-in with no front desk, despite the listing on Expedia saying limited manned hours. You must pay local taxes in cash when you check out. They give you an envelope with the amount stated on it. You drop it off in a mailbox when checking out. No idea why they don't include the charge on Expedia. Overall, we enjoyed our stay. The place is clean, has all the amenities, and located in a quiet neighborhood but within walking distance to major train and metro stations.

The property is 10 minutes easy walking distance from Kyoto station. There was some confusion about check in as there was no communication after booking until day of arrival. Actually, now, what I understood, there is one staff on site from 3pm-10pm to give key to guests. My room was clean and comfortable. Importantly, bed was very comfortable for good night's sleep.There was fridge, washing machine and small cooking arrangement with barely minimal accessories.Bathroom had all accessories and towel changed everyday. The property met my requirement and would definitely recommend.

There is another building in front on our windows so no view or much light gets in. Has everything you you need including washing machine, microwave, cooker and utensils. This location had a very spacious interior. Check-in process was very simple. The food options were somewhat limited depending on the time, whether it was after 8pm or not most shops in area begin closing by 9. There are some places that are open late night so don’t be discouraged. I had trouble contacting the property in a timely manner, as I mistakenly misplaced a personal item. Unfortunately the property manager responded a bit too late to my inquiry in regards to the misplaced personal item so I was unable to return and retrieve it before leaving the country. Other than that, the room was very spacious and clean. If you want to cook, there is a stove and some dishes to use. There are convenient stores nearby and a hotpot restaurant around the corner. There are also rent-a-bike options available outside the venue if you were interested in biking around Kyoto.

Clean tidy apartment. A bit worn but basic amenities. Bed comfortable. Washing machine was handy. Little room to prepare food. Just an induction hob and sink no bench space. We were there in winter and we found the heat pump set to 30oC
We found out why. It was hard to feel really warm but it wasn't cold. The room seemed to struggle to maintain temperature. It was not too bad over night.

Overall , our stay was ok but we did complain to not have enought hot water for bathing , they said over the phone that they will be coming to fix it but the next day was the same. It seems no action was taken. Their service was just lacking.Talking a shower was just ok bathtub size not enought for tall person. They said queen size bed but this was two twin bed attached together.

We will not consider this campany again. SERVICE is part of this host renting company. Their service was definitely lacking. The hotel/room service industry has just shifted to do it yourself. You get for what you pay, do nott ask too much or you will be disapointed. There is better company out there that provides better accomodation with similar price. We experienced during our three weeks trip

Lots mosquitoes inside and outside the property area, of course including inside our room. We have to turn down room temperature below 19c to be able sleeping. It is a 15-20 minute walk to Kyoto station, and a 5 minute walk from Kujo station. Also busses are easily accessible from this location.

The price is very good, and the rooms are large for Japan. It has a kitchenette, and washing machine.

The staff is very nice. I would stay there again.

The young chap at the reception allowed us to check in slightly earlier upon checking that our room was available and he was helpful in suggesting where to go and what sightseeing spots were near. On our last day, the middle aged lady at the reception was also helpful with safekeeping our luggages while we went out for the day. However the luggages are not locked up in a room or anything, just behind the door accessible to guests with their room cards. Trash also has to be taken out by ourselves and no making of beds since it is a guest house. It is quite a walk from Kyoto Station if you have luggages with you, but without it the ~10mins walk was still quite okay. Quite many shops at Kyoto Station but the only “shopping” nearby the guesthouse is a 7-11 and Lawsons at two different ends. Though beds are considered big, the photo I saw while booking the room differed from what I saw when I opened the doors. It seemed smaller than expected. Comfortable stay overall.

The hotel is about 10 mins easy walk from Kyoto station.
The staff are friendly and helpful. The room is clean and spacious, with controls for room, bathroom and water temperature. Just note that the water temperature control is above the stove. Also, we arrived at the hotel at 8pm, the counter was closed but there is a phone for us to call the staff, they had left our room key in a locker. Check-in was a breeze and no issue checking out too.

We took a two week trip to Japan and this was the favorite place we stayed in. 1) Location is walking distance to Kyoto Station, which makes transportation easy; 2) Spacious for Japan, and has a good layout that feels comfortable to be in; 3) Amenities - great amenities such as a washer, laundry detergent for purchase at reception, and you can dry your clothes in the dryer! 4) Easy self check-in or out process. We would definitely stay here again if in Kyoto and recommend it to anyone doing a short or longer stay.

Convenient walk from Kyoto station if you exit at Avanti shopping mall. It’s only a 8 mins walk! The room is spacious, aircon doubles as a heater as well. Best is the bath area that has dryer function. It’s very cool. There’s microwave, kitchenette but tools need to pay to rent, washer also provided but washing powder need to pay also. Little interaction with staff, no housekeeping during our stay but is fine because change of towels can be done by ourselves at Recep area. Only wish there’s more hooks so can hang towels and clothes in the toilet. Other than that, really enjoyed our stay here!

10 mins walk from Kyoto station. Closest bus stop is 3 mins away. The room was not big but had enough space for 3 people ( 3 small suitcases). There is a kitchen and even a washing machine inside the room. Supplies were clean and new. There is also a “dry clothes” function inside the rest room which made it possible to wash and dry clothes everyday. There were also 2 convenient stores that were close by.

Very nice hotel where the room is complete with all the required ammenities for staying. There is even a computer in the room on top of washing machines and microwave oven.

Comfortable guest house

Comfortable and clean room with small fridge, microwave, washing machine and drying capabilities in the shower. Located within a 9 minute walk from main train station. Friendly English speaking service. If checking in after hours, everything is very well explained in an email on how to get your key for your room. No problems at all.

Good size rooms

Very spacious rooms we had a double bed in one room and 2 king singles in the other, property was very clean and well maintained and the staff where friendly and let us check in early, the hotel is a 10 minute walk to Kyoto station.

Quiet & Good Laundry Facilities

My boyfriend and I stayed for five nights during the second week of a two-week backpacking trip to Japan and the laundry facilities were just what we needed. The room was spacious, clean and had good cooking and laundry facilities. The location is perfect for visiting the Fushimi Inari Taisha. The neighbourhood is quiet and there isn’t a lot of nightlife but Kyoto station is a 10-minute walk and there are subway and bus stops nearby to easily access other neighbourhoods. We didn’t encounter many other guests and the guesthouse was very quiet.

Good value, well connected to the subway

Nice place close to Kujo subway station which is 1 stop from Kyoto station, or walkable in about 10 minutes, so the main attractions are all reachable fairly easily via the subway. A few nice little local restaurants nearby which are away from any kind of tourist trap which is great - we had a couple of excellent meals in the area before heading for some drinks in the lively spots (eg Gion), and trains run until around midnight so getting back was fine.
