We have stayed at Long Beach several times, and overall have always loved the property. The unit we stayed in this time was fine, no problems with the unit itself. The problem was with the rental management group and their failure to tell us when booking or before arrival that there was construction going on in in our tower as well as the neighboring towers. This limited the access to pools. The pool in tower one was completely closed, pool in tower two had half access, only one elevator working in each tower.
We completely understand that properties require maintenance and upgrades, and appreciate that Long Beach is doing that. However, I feel that the rental companies should disclose that when booking, and give you the opportunity to either book somewhere else or be discounted if you’re still gonna stay there. All guests should’ve been made aware of the extra noise from construction, limited parking and limited access to the pools.

Condo was very clean and comfortable, kitchen was well stocked. The view from every room was beautiful! The building is having some work done on the outside but it did not affect our stay.
I will definitely book with Southern Vacation Rentals again in the future.

The photos of the unit were not representative of what we found when we arrived. The furniture was very worn. The cabinets were also. Walls needed painting. The bed was very comfortable and the shower was extra large, which was all good. The whole complex was undergoing renovations, which I knew in advance, but one pool was completely closed and the main pool was limited to half open. I am saying all this because if not improved, people will stop coming.

This property has been a hassle from the beginning. Right after i booked, i got a email saying this property was under renovations but all the amenities were open. At that point i wanted to cancel because it was a special weekend but they have a no refund cancelation, they would keep my money. I then received a text message wanting me to send a picture of me holding my license, which was sketchy and they also wanted me to call a number and give them my credit card info, which was also sketchy, i followed through so i didnt lose my money. My wife and i get to the property, there is major construction going on with everything blocked or roped off, pools closed, 1 elevator working for an entire building so it took us 30 minutes or so to get a elevator. We get to the room and our code would not work, we tried and tried. They sent me 2 different codes, neither worked. So i texted the number and was finally able to get in the room. We get in the room and it is filthy, with bread crumbs on the counter to mold in the vent, sticky substance on the side of the refrigerator. Also both sinks in the bathroom was stopped up. The pools being closed was a big disappointment because we love swimming but we dont get in the ocean, especially after i was told all the amenities were open. I should have been told of the renovations and pools not open and giving a choice to cancel and get a refund but i was stuck or lose my money. Checkout time was 9am. We have never had a checkout that early.

Moldy and dirty!

First it was under construction with only 1 elevator, and absolutely no mention of it in the booking listing.
Secondly, there was mold all over the ceiling in the unit. As soon as we noticed the 2nd day there, I contacted the property via messages & they said maintenance would be by! Didn’t even attempt to move us or anything, although we had 2 children!
Third, upon arrival I had to clean the unit bathroom. There was hair & pubic hair EVERYWHERE! Again I informed property manager. … oh & their checkout time is 9am, not 10am as listed in the booking!!!

All in all it was pleasant stay. The room i booked was not the room i received however. The room itself wasn't the cleanest and there was several issues, one being the toilet kept having problems flushing apon further inspection I noticed It was attached by a paper clip so I kept having to fix it. Two the chair outside was so rusted out (which I get will happen) but my son sat down and went right through it cutting himself slightly. The pool and restaurant/bar was a great time though. Its location is great also.

I.e.: could not take a bath , because plug could not fit : drain was full of old dirty hair : we called and complained : no fix as promised ! Couch and chair were stained and dirty : just to sit we had to put sheets on !
Place was dated and way , way overpriced .

Everything was great till Tuesday the day before we had to leave! Two of the young guys that work at the cabana on the beach in front of building III and close to the volleyball net! Came down to the edge of the beach and decided to fish! They cast out their lines in the area we were swimming and hanging out. One of the fishing poles was directly in front of me! We let them know we were not happy and neither were some other people swimming in that area! I said it loud enough for them to hear me and I said if I step on one of those damn hooks I will come and break that damn fishing rod in half! One of the other people in our group also told that if he gets into he will bring it back to them and hand it to them!!

We loved the ocean view, large balcony and privacy. The extra large oval bathtub was very nice. The toilet, however did not work properly. The handle had to be held down in order to flush properly. One element on stove was inoperable. Mattress was way too soft. Thought about removing foam topper because my back hurt so bad. Needs a new mattress or a topper more like memory foam or something, because you just sank in the bed.

If you've ever wondered would it be like for Kmart to own a resort hotel chain this would be it!. There is no room service and you required to bring your own supply of paper towels and toilet paper. The property owners have deferred maintenance on the property and the place is a mess.

This property was very dated in bad shape needed some serious repairs done and upgraded furniture. It was all old and warn out. There was mold on the ceiling rust on the appliances and they were crumbling on the bottom. Doors would not shut without a latch to keep them closed door knobs did not work. When you ran the washing machine it backed up into the bathtub. The bathtub had standing water.

The property needs some updating but was kept fairly clean, pool was clean. One pool was very warm so that made it so handy since it was cooler weather. The room itself needs updates. There was no quilt on the bed and the one guest services brought up smelled like mildew along with the extra pillow cases that were requested. Kitchen and bathroom can use updated cabinets. Headboard on the bed was very loose and kept making noise every time we turned over in the bed. Several Plug ins missing cover plates. Shower curtain and balcony/window curtains had black stains i am guessing from dirty hands. But all in all we had a good time and enjoyed our visit.

I TRULY BELIEVE THIS IS A DECENT PROPERTY. HOWEVER, WHEN I ARRIVED, THERE WAS NO AC NOR POWER. I GET THAT SOME THINGS ARE UNCONTROLLED, BUT IT HOW THE MANNER WAS HANDLED. IT WAS A 4 HOUR PROCESS THAT ONLY TOOK ORBITZ 40 MINUTES TO RESOLVE. IT WAS THE RUN-AROUND AND ME CONSTANTLY HAVING TO FOLLOW UP WITH SOUTHERN RENTALS THAT MADE THE PROCESS SO FRUSTRATING

For the amount of money we paid, they gave us ONE roll of CHEAP toilet tissue and refused to replinish! There was ONE TINY bath soap, ONE hand towell (another was wadded up under the bed which we didn't touch), NO Kleenex, NO laundry supplies, NO clock in the bedroom, Lock on the balcony door was broken, Furniture was worn to the point that it was awful on backs; blood stains and body odor on comforter. The unit needs refurbishment BADLY! A piece of metal trim on the outer deck was buckled and peeling up. What is that about??? What we did like was we forgot about the time change between Georgia and West Florida, and the office let us in early, the view, the large balcony, and the comfortable (if blood-stained) bed. This is a 14-story building and only 1 elevator was working while we were there for 4 nights - the other elevator stopped working on the 3rd day and we had to walk all the way down. Several people were trying to check out and had to hand-carry their luggage down who knows how many stair flights they had to deal with! We will not stay here again! We stayed at this property for three nights. We were in tower 3 and the lobby smelled awful. We had to hold our breath every single time. I received the lock code for our door via email but not the actual room number which was confusing. I had to actually check in to find out which location. Would have been nice to not have to go to a separate location to check in. This property is good for a family who isn’t fussy. A family who wants an ocean front balcony and nothing else. The decor was outdated and the condo was in major need of repairs. There was a hole in the bathroom wall that had been replastered but not re-painted. The bathtub needs to be replaced completely. Dusty and ugly. The king size bed hurt my back and was very thin. The worst part was checkout. Checkout time is at 10a and they send you a code via email and text. It was about 9:45a and we were talking out the trash and looking around to ensure we got everything. Housekeeping came and stood inside the doorway watching us. Even before I hit the checkout link. We asked them to come back at 10a and they didn’t understand because they spoke no English. It was very uncomfortable.

I love the resort, beach area and parking was very easy. The unit we stayed in was run down and is in need of repairs. The AC unit was leaking into the kitchen and bathroom tiles were missing in the bathroom where there was another leak. We were provided four towels which we constantly had to wash (along with the four beach towels we brought) so that would could keep cleaning up the water. Maintenance showed up 24 hours after we called and repaired the leak with the AC but said they could not do anything with the ceiling leak in the bathroom because it was the unit above us with the problem.

Long Beach pros and cons

Stayed 5 days. Location great, room clean and beach front view and access ideal. But unit needed some cosmetic fixes to knock off some of the wear. Front door was in bad shape. Very rusty and needed painted so not a good first impression. The side of the refrigerator was also rusty and needed epoxy painted on the side and bottom. Bed was very comfortable and so was the couch. Rooms were nice sized and the kitchen was very well stocked for all the cooking we did. Also enjoyed having a beach view from both the living room and bedroom. The balcony was large, plenty of chairs, a table and a lounger. Multiple pools were nice but water was cold. Hot tubs were great.
There was a 1 and a half hour delay getting into our room because it wasn't ready which was a little frustrating and we were on the 12th floor when I had asked for a lower floor due to my dislike of heights but none were apparently available. Can't understand the large cleaning fee considering you have to take out the trash, wash the dishes, strip the bed and gather all the towels and linens for the cleaning crew before you leave. Doesn't leave much for them to do. Overall it was a relaxing stay with beach access and a nice view. Mostly cosmetic issues that need to be addressed. Considering how much you are paying to stay here I expected it to be a little nicer.

Maintenance is desperately needed. Toilet ran constantly, condensating all over the bathroom floor, tub wouldn’t drain properly, so we showered standing in dirty water, half the lights didn’t work, stove burners don’t sit flat, making cooking difficult, sliding door on back porch didn’t lock (entire latch mechanism is missing) ceiling tiles are moldy, and a horrible mattress in the pull-out couch. My kids slept on the tile floor instead. Roaches in the kitchen.

Pool and beach were amazing. We’ll enjoy those things somewhere else next time.

Check in process was terrible. Very unorganized. Also, GPS wasn’t correct for check in location. Room wasn’t ready on time. Online Pictures were not of the room we stayed in. I read on a previous post about roaches. I can confirm the place is crawling with roaches. Very dark bathroom. Toilet leaked the whole time. No batteries in the remotes for the TV’s. The facility really needs some major updates.

The location was ok. The view was amazing. The balcony was huge. The pool area was nice.

The view was beautiful! The room was nice. Our AC went out while we were there and they showed up to look at it but never fixed it. It was very blessed for us that the air temperature was nice or it would’ve been a nightmare in 90 degree temps. It was not clear on how to book into our room after hours. Other then that the stay was nice.

False advertising!

Got this rental thinking what I rented was the same as the pictures. That was not the case, checked in all was great but getting to the room was the disappointment! It was not the room I rented. I called main office and advised them I had the incorrect room. They said “no your rental went through Expedia as a DELUXE SUITE, so that’s what we gave you. This room was NOT deluxe at all!! Well not for the amt I paid for. The room was clean but smelled like mold, both tv’s in condo did not work at all. We usually don’t use TVs but it was much needed as we did have storms come through. Overall would not rent this false advertised condo “DELUXE SUITE”

No communication from the owner at all. Never spoke with. And be aware there’s a hidden $200 fee once you arrive. Completely different unit then in the photos. We made the best of it while we were there the resort is awesome. Will not be going through this owner again. Will go directly through the resort.

Thing to keep in mind...

We were misled prior to booking this reservation that we would be booking the condo featured in the photos. This was not the case. While the unit overall was clean, and the location was nice, it did lack several things that would have enhanced our stay. The bedroom featured a small tube TV, and the living area a small LCD TV. Both were very small and dated. While our unit had linens, dishwasher detergent, shampoo, bar soap and conditioner, it did not have any trash bags, toilet tissue, dish soap, cooking supplies like salt/pepper, paper towels or laundry soap. We felt like most things in the unit were very dated despite requesting a ‘recently renovated’ unit. The pots and pans were all very old, not non-stick, and in limited supply. The balcony was spacious, but did not feature a table of any kind which we would have appreciated. There was also a lot of sand on the hard surfaces of the unit like counter tops and coffee tables, although that stuff is probably hard to completely get rid of. Just seemed like it hadn’t been cleaned well. The front door was also very dirty and very rusty. It just overall did not seem like they invested much into the unit. To be honest it wasn’t the worst place, but for the money we were expecting more. It’s billed as being a ‘Deluxe’ something, but it’s far from ‘Deluxe’ anything. Just keep in mind to bring some stuff from home. Had we expected what we got a little more, we could have better prepared ourselves for a more pleasant visit.

First off looked ok view was nice but privacy an safety major issue. No camera's on grounds,halls, Nothing. We had booked at five nights stay the second night that we was there or day matter of fact someone who came into the room took 700 out of my wallet took my bank card and used it at Target in Panama City and because of the face mask mandate they had masks on but that's not the only thing the third day that we was there I put baby powder down in front of the door when we left come back there was footprints but I was told I was crazy cops came took pictures of this incident as well as the first incident the room was Tower one 503 and plus we had no room service so there was no reason for anyone to be in the room

When renting from this property be aware that the price you pay online does not include all the other fees you will have to pay when checking in. It’s not disclosed before hand. You think you are getting a good deal. You can’t cancel after you rent. Search around and check others. Their fees are usually included and make it cheaper to rent elsewhere.

We had a great time. The property needs some renovating but the location is excellent. Right on the beach, right accross the street from Walmart, wonder works, ripleys. The property is gated. The room needed some updating but we spent most of the time at the beach so it didn't bother me. The views were breathtaking from 14th floor. Over all we had a wonderful time and will be back.

When we arrived at front desk to check in theyvsdd as I’d our reservation was cancelled as a no show and they gave our room away which had been paid for in full in advance. They did not accommodate us at all. Biggest rip off of all time. VRBO has been useless so far in getting us a refund. Will never use this company again to rent a vacation.

The property was beautiful and maintained. The condo is in need of updating. The property was built in the late 90s and it appears the condo is original.

The cabinets in the kitchen need replacing as some of the laminate is loose or fell off. The dishwasher needs to be secured, when I opened the door too far the entire dishwasher came out from under the counter.

The furniture in all of the rooms is worn and should be updated. in the bedrooms, the border around the ceiling is peeling off the wall and the vertical blinds in all of the rooms were missing many of the verticle blinds.

Beautiful place and great location. Quiet rooms and enough space for everyone. Everything was extremely clean and ready to use. Beds are comfortable and had extra pillows .

Would definitely recommend! Beautiful condo!

We just got back from a 5 day stay. There was a hiccup with our room keys not being activated and it was annoying that after driving for 19 hours, we had to drive back down the street to get our cards activated. But the condo we had and the funny man at the security gate more than made up for it. We stayed in room 204 and it was amazingly clean and very spacious. Had two bedroom suites with separate bathrooms, and amazing ocean views in all rooms. Everything was furnished with linens, kitchen supplies, towels, etc. The only thing we needed to buy was paper towels and nicer toilet paper:) We enjoyed the heated pool and hot tub. Didn’t swim in the nicer looking pool as it was not heated. The beach was immaculate. Enjoyed taking long walks in the mornings.

Worst trip ever

We arrived at the property only to find out that the room had mold in it and also on the furniture. We then had to go through the process of trying to find another room on Labor Day weekend. We then ended up in a studio room, when we paid for a one bedroom. My husband and I had to share this room with my daughter and her boyfriend. I would definitely not recommend this property ever to anyone. We still have not been refunded any money.

Its the second time weve stayed there, probably the only place we will ever stay on the beach again. Beach access and pools are excellent!!! This room wasnt as satisfying as the last room we had but we dont require much so thats ok. They ask you to wash and bleach your
towels before you leave with \"provided detergent and bleach\" but there was none, house keeping couldnt seem to help and said they will wash them for us when we leave. Had a tv issue but maintenance came quickly and was SO NICE and stayed until absolutely everything was figured out. There are no genuine complaints at all, this place is great and the staff is very friendly and helpful. Easy quick walk down to Pineapple Willys for a quick bite or frozen drink. Gas station, waffle house, and walmart all within walking distance. Would recommend 10 times over..

Next time I will go with an owner. This was owned by the property. The unit was beat up, there was a hole in the ceiling the size of a dinner plate. The dryer stopped working and the patio furniture was a mess. One chair was broken and the rest were cheap crap!!!

Alright, but disappointing.

When we arrived, the office for Long Beach Resort was closed due to Covid. We had to drive down the road to check in, and they did not activate the key cards to our room. We had to drive BACK to the office for them to activate our cards. Our bathroom shower was disgusting upon arrival. There was debris in the floor of the shower. Also, the rug was SUPER slippery in front of the balcony door, so I decided to move it. When I did, it was like 5 months worth of dirt was swept under that rug. Another issue was that the garbage disposal in the kitchen smelled like something died in there. I had to buy deodorizers from Walmart just so we could cook in the kitchen. Also, there were no trash bags in the bathroom trash cans. Thankfully, they did return the cleaning fee. It was still disappointing to be on vacation in such a disgusting room.

We had to check in an hour later than our check in time because the room had to be \"Inspected\" after it was cleaned. I am not sure what they \"Inspected\" but half the blinds were missing, which made it hard to sleep in. The floors were filthy, the furniture had sand all in it. One of the beds did not have a fitted sheet. The bathrooms were nasty and when I complained I was told that maintenance would be up to repair the blinds (never happened) and I was told the supervisor would contact me. Never heard from the either. Will NEVER rent from Resort Collections again.
