While the staff were pleasant, the physical state of the hotel is a major issue. It's clearly past due for a full renovation, as many fixtures, furnishings, and areas appear to be falling apart or are extremely worn. The current state makes for a very poor value. My recommendation is to avoid staying here until a complete refurbishment is finished.

This property is well below the reviews given. More like a truck stop hotel in the middle of no where. My first clue was the concierge desk was a tray table. We left and stayed at another hotel. Expedia was no help in getting a refund and would only say it’s up to the hotel! Who guess what!! Doesn’t want to refund anything. It actually feels a bit like a scam !! Terrible customer service all around. Non refundable should not mean, no recourse.

Everything as usual at this property . Good value & staff is outstanding and friendly.
Only issue was construction work every morning at 8 30 am outside of the hotel that made impossible to sleep once started .
Also revelers from Walking street coming back to hotel at 2 am were extremely loud and slamming doors on a few nights during the stay .
Next trip will go back to North Pattaya where it’s quieter .

Been staying here for almost 11 years and am always satisfied with my stay. Great staff. Nice rooms. Fantastic beds & bedding. I always just have 2 complaints and really wish they'd do some renovation and fix it. (The place IS starting to show its age and lack of renovations after a decade.)

1. Showers. Terrible. Awful. in Tub/Shower setup, the shower head cannot be placed in the holder as it shoots 90-degrees horizontally. Water ends up everywhere. Removate and install new shower heads. Rainfall showers would be great.

2. Wi-Fi. Dreadful. So slow and poor reception. I always end up using 5G when staying here. the WI-Fi is unusable for business .

This was my 2nd stay in this hotel. It was amazing. Highly recommended due to the location of the hotel and the hospitality of the staff members. Everything was smooth. Breakfast is of high quality and the service their is top notch.

The staff are really polite and helpful. They couldn't do enough to help with any situation. The hotel itself needs a refresh but the rooms are clean and comfortable and a decent size. The location is great with easy access to the pier to Koh Larn and other transport. The manager was really amazing helping me with an issue and the breakfast staff were lovely. The breakfast food was nice when it was the ordered option but not the buffet. Overall a very nice stay

A solid 3-star hotel (not 4 stars as listed). It’s very dated, but has good wifi, decent service, relatively clean rooms and facilities, comfortable bed, and very good A/C. It’s also very close, within a short walking distance to restaurants, bars, malls, etc., and also the famous “walking street.” Overall, it’s a good value for your money.

Very good location. Close to BTS Sky rrain at Punniwithi. Two 7 - Eleven convenience stores within easy walking distance for your daily shopping needs.

Good restaurants/cafes also close by.

The property is well maintained. The room size was good. The room included a refrigerator and each floor had a microwave.
The bathroom was small but adequate but should have been cleaner.

There is a small gym and washers and one dryer.

I stayed here for 44 days. This property was comfortable, quiet, well placed and priced well. I will stay here again when i return.

Aya is definitely not a 4 star hotel.
The bed is big and clean, but the room
And especially the bathroom is gross. Old chipped stained tiny. I prepaid for 3 nights and stayed one night only. I will try to get a refund of 2 nights because their pictures and rating is deceiving. If Expedia don’t work with me, I will stop using them.

3 min walk to beach and small malls…

10 mins walk to terminal 21 mall..
5 min walk to walking street but can get the baht bus for 10baht

Hotel staff really friendly and helpful, rooms clean and modern.

Pool a little unique on the 3rd floor but nice and relaxed area.

Recommended to stay here.

The location of the hotel was perfect for our exploration of Pattaya. The lobby staff were very friendly and helpful. The room staff also very friendly and attentive. The location was quiet at night, more than we expected considering its proximity to all the activity. The only negatives for me were the bathtub/shower - I’m an older guy and getting in an out of that high walled tub was a little nerve wracking for me, afraid I’d slip.

The Wi-Fi was practically non-existent, and despite mentioning it multiple times to the staff, they either ignored my complaints or simply claimed to have restarted it, but it still didn't work at all. As a result, I had to rely on my phone's data to catch up on some office work. Additionally, the staff wasn't very proactive and didn't seem interested in accommodating any guest requests. I expected a 4-star experience, but I've stayed at better 3-star hotels before. The only positive aspect I can mention is its location near walking street.

Short walk to Walking Street, next to mall that has everything. Forgot my toothbrush, razor, and comb, don't you know it was provided for me in my room no charge. Had the pool to myself, the water was cool and clean. No breakfast buffet, but plenty of options close by. Arrived 5 hours early for check in, and staff held my bags so I could enjoy the beach which is steps away. Bed comfortable no to hard, ample pillows. No complaints. Guest friendly with security right at elevator.

Aya Boutique is a great modern hotel located near the beach, malls, restaurants, and more. Outside of the hotel it can be noisy, but inside of the hotel it was quiet. My favorite part of the hotel was the roof top. It was large with several chairs to relax.

A wonderful stay and terrific service as usual. The hotel is really suffering along with the rest of the city during the current recession, but they take good care of the guests they do have.

Two problems that need fixed: The Internet Wi-Fi is absolute garbage. Worse than before. I had to use cell phone data virtually the entire time. They seem to have turned off some access points making bad service even worse.

The shower heads also need changed. The mount for the showerhead sprays water directly in your face and all over the bathroom instead of pointing down. As nice as the rest of the hotel is the showers are pretty bad.

Lots of smiles at Aya Boutique!!! Can’t say enough about the staff, Always warm, welcoming and very helpful. Hotel is in an excellent location just one minute walk away from the Sandy Beach!! Surrounded by excellent shopping, restaurants bars, convenient stores and anything else you would need for an excellent stay in Pattaya! Highly recommend the spot!

The staff was nice and overdone at reception, need less people there and more people cleaning. The room would have been nice if it was clean. Mold in bathroom was horrible, the bath mat was black with mold. All around the edges of tub was covered with it, as well as pealing paint. The floor was covered with sand. Dust covered cobwebs hung above the bed on the beam. The pool had 2 inches of scum surrounding the water line. The top was covered in filth. The floor of the pool was missing tiles and you could feel grit. The breakfast was ok except most of the dishes were cold, the omlete station was good, bacon was inedible. For the money you can do better,. The owner and manager should be ashamed.

We only stayed here because of the location but for the price it’s not that nice. Our room smelled like insect repellent and it was so strong I could barely breathe. The staff also was a bit rude / dismissive. Rooms are ok size though. If the price was half of what we paid (which it should be) then this place is worth it.
