The hotel is good, however my check-in was the worst I have ever experienced due to having to prove that I had a booking and paid, this process took what felt like 20-30 minutes and was a bad start to my holiday.

The room was clean
Tea/coffee/ kettle/fridge
Flat screen tv (which we never in fact use)
Parking on site
We’d stay there again when in town

Staff was nice and location was good except for some of the abandoned buildings next-door that’s probably not their fault. It just looks bad.
The hotel is rough and needs a lot of work. Wires sticking out of the wall with no lights connected. furniture is really bad, ac controls are from the 1900s, there’s gapes and holes in the room doors, They force you to turn off ac when you leave, the last thing I want to come home to after being at the beach all day is a hot room.Theres stuff piled everywhere.

Sandy Springs is a centrally located hotel on Soi13 that provides easy walking access to the beach, walking street and Central Pattaya. Amenities were nice and the staff was super attentive and always polite. I will definitely stay in this hotel on future visits to Pattaya. Great value as well.

Construction zone not a hotel !!!

Absolutely terrible. There was the biggest construction project ever in a hotel. That was allowed to be open for guests. You would’ve needed industrial earphones to stay in this hotel. hotels.com did nothing to help me out of the situation. I was completely on my own. I left the hotel.

Booked for myself and also my friend but sadly, Not so good anymore.
Poor ongoing WiFi signal was never resolved despite rebooting.
Ants in the room
Sign on sliding door says beware of mosquitos but cleaner left sliding door open so had mosquitos in the room.
Sliding door loose, didn't lock and no sound insulation so can hear street noise.
Noisy at 8am in the morning from the cleaners
Air conditioning is very noisy
Pillows are nice
Bed was firm
Bottled water everyday was good.
Room was tidied but can't say it was cleaned as still had dirt stuck to floor.
Bed sheet was ripped, not even an attempt to repair it.
Lighting is very poor, no ceiling lights and hard to shave due to poor lighting.

I HV as to leave 1 day earlier however to change booking would have cost double and Sandy Springs offered no options.

No longer able to praise this hotel.😞

Hotel is conveniently located from Beach RD, my room had a very old model television, and no hit water in the shower. Also, a few of the front desk staff wasn't friendly. I'm uncertain if they were having a bad day or not however, not the attitude for customer service.

Shower over bathtub was a cheap plastic item (although perfectly useable). A more up-to-date walk-in shower would have been nicer.

Sadly probably my last visit on and off after 20 years. It is old and worn but will still miss it!
A couple of the lower floors underwent a refurb back in 2017/8, but I usually prefer to stay in one of the suites on the top floor (8th). Which to be honest mostly remain unchanged incl the furniture since the hotels opening back in 2004! (yes, I met my first thai girlfriend here back than).
But hey I still prefer this place. If there is an issue such as poorly running faucet, it will get fixed asap.
The staff have always been great here and its always been guest friendly for the right patron.
Plenty of resto's (Sportsman is next door) and bar's nearby, and I regularly used Coco gym which is only a 5 minute walk away.

The hotel is in a good location, it’s a little older but still in good condition, my room was the largest o the 3rd flood and the only one not renovated yet I think, it still had an old tube tv and you can never watch a movie to the end. But all in all it’s a good place to stay, close to the beach and bars/ food and the massage across the street is fantastic and legit Thai massage

Great staff. They did a great job remodeling and updating the property including the room. My only “complaint” is the use of a traditional key and not a key card. Made me feel just a little paranoid leaving my room thinking that someone could pick the lock. Otherwise it was a really good room and a really good stay.

Hotel in good location but smelly and tired room.

Hotel in a good location, near beach road and not too far too far to walk to LK Metro. However, the room needed freshening up as it stunk horribly of smoke and no option to have a non smoking room. The bathroom was very dated with no proper shower, there was only a shower head in the bath with no more than a one metre hose and so you had to crouch down to be able to wash your upper body. My friend had the same in another room as so standard for those rooms. I mentioned this to reception but they said if I wanted a proper shower I needed to pay for a deluxe room and as I was staying for 3 weeks, the cost was too much. I had a sea view room which was nice as had a good view (8th floor). All of the staff were very friendly and accommodating.

You can do so much better than here

Room was old and aged. They dont tell you about the live music bar on the sea side of the hotel. If you like super loud music till 2 a.m. then this place is for you!

Hotel and Swimming pool are very clean. Lobby very quite as are the rooms.
Fantastic English pub next door with food and beverages rating very high.

I was one of the first ever customers in this hotel nearly 20 years ago, it has aged a bit but not that much for that time.
Pool is always a nice relaxing place with good sea view.
Will go back again if ever in Pattaya

Noisy ..

My stay was dominated my the extraordinary noisiness of the place. There is demolition work right next door, and at night a nearby nightclub does its best to prevent any chance of sleep. The worst is the demolition. Some of the bangs are so loud they resemble explosions. If you want to relax by the pool you will have to do so resting your head perhaps 10 meters from a pneumatic drill.

There was no indication of this at the time my booking was made.

On other matters, the staff were friendly and the rooms fairly spacious. There is no restaurant here, no access to ironing facilities and also no kettle in the room, so a little travel iron and kettle might be a good idea, I bought a kettle at the supermarket for US$6.

Yes very friendly staff , maybe the happiest hotel staff I have seen in Pattaya , the hotel rooms have a older feel to them but comfortable with a nice bathroom , the balcony was large and a nice ocean view , no coffee or tea making in room , never saw anyone having breakfast or meals there , lots of eating options near by though, also a very short walk to the beach, the pool area looks nice, no gym but Fitness 7 is a short walk away with everything you would ever need while on holidays.

great location, walking distance to everything you need in pattaya, quiet side street so you can get a decent night sleep. huge rooms with very comfortable king size beds. staff were very helpful and nice, if you have a guest over they take guest ID card ( 24 hour reception) and call thru to room to make sure everything is OK before they let guest leave. overall a very good hotel , will stay here again

Decent room for the price, in a great location

Hotel was decent, slightly overpriced for the quality, but not by much. The only issue we had was that our friends arrived the night we did ~5 hours later than us. When they arrived, the hotel gave their room to someone who decided to extend their trip earlier that day. As a result, my party got a room/bedding choice lower than what they reserved, and were not compensated for it. My wife is Thai, so she spoke to them and asked them to move the people who overstayed to a different room, and give our party the room they paid for. All they would do is say sorry, and not fix the issue they created.

First holiday in 25 years, Opted for a solo getaway to somewhere hot! Chose the hotel as well reviewed. Hotel is well located on quiet side road close to good eateries, Shops, Bars, Nightlife as well as the beach! Room itself was a king size suite which was far too big for solo traveller but last available room at time, Deep soak bath, Shower, Balconies with good sea views, Fridge and mini bar. Good room service and friendly hotel staff. Only negative would be bed was a little firm, having said that I'm already planning my return trip to same hotel!
