Overrated and overpriced for what you get

The Berkeley markets itself as a grand oceanfront hotel, but it’s really a tired, rundown motel with a fancy name. At around $800 a night in season, I expected something special, instead the rooms, while spacious, are dated and neglected, with worn furnishings and old fixtures.

I also paid for a King Deluxe and got a queen bed. A queen is not a king, and at these prices I expect the room category I paid for. On top of that, a surprise $90-a-night valet was sprung at check-in with no heads-up, exactly the kind of nickel-and-diming that shouldn’t happen at luxury rates.

If you’re charging premium prices, you owe guests a premium experience. The Berkeley delivers neither the upkeep nor the value. Look elsewhere in Asbury Park.

The phone didn’t work in our room. The bathroom was so small. The toilet was the short bowl size because otherwise, if they were the long one, the door would hit it. There was one blind right next to the bed that was not a blackout shade so the sun would beam in in the morning.

I stayed at this hotel in June 2026 with my daughter and 3 grandchildren. The grounds are beautiful and well maintained. The lobby and other inside areas are just as beautiful. There are a couple bars and a cafe inside also. Here’s my problem, or shall I say problemS.
You pay an extra fee to park on their property. I travel often and never experienced that fee. They also charge 150$ Incidental fee , which they say will be returned in 2-5 days. We will see .
A person at the front desk told me check out was 11, while another told me 12.
And my biggest issue!
No coffee maker in the rooms, no microwave either! I’m a big coffee drinker so this was really a pain to walk to the boardwalk for coffee.
The guest rooms are just “ ok”. Our view of the ocean was beautiful, but the beds were like sleeping on cardboard.

Unfortunately, this review is not what it should be. The property was in pretty good shape and the room was decent as well. Considering the price point, it should be. Though, I do have to mention that the check in time was scheduled for 4pm (which is later than usual in my opinion) and we arrived at 4:40pm and were told the room was still not ready. We were not able to check in until 5:30pm. Considering this was such a steep price point, I imagined some type of compensation would be offered for this delay. The delay made us adjust our entire nights worth of plans. We were only in the area for one night so we had tried to schedule everything as best we could. After trying to work with the hotel to receive some type of compensation for this inconvenience, we were notified that nothing would be done. Unfortunately, I don’t think we will be returning to this hotel if this is how they operate. We did enjoy our first time visiting Asbury Park but will likely stay elsewhere. Overall, the hotel and property were nice though. They had nice amenities and it was in a good location.

This was a great stay! First, this was the best hotel bed I’ve slept in and that number is in the hundreds. The room was chic, old world luxurious in vibe but nicely updated, perfect for a couple’s weekend. The staff were friendly and helpful, amenities and common spaces great. Looking forward to our next stay!

The room was clean. The view was outstanding. Considering the price of the room and then have them charge $60 a day for parking, the bathroom handle on the door fell off, the free water in the lobby was rarely available, and when I asked they never came to refill, the free am coffee pot was broken and then barely filled, the pool area was nice but to charge over $160 for a cabana when the poolside chairs were filled was crazy. The beach passes were $10 per person per day.
Plenty of staff at the front desk but they needed staff elsewhere. The porters were excellent. I don't think I will be back.

Trimming hedges with a loud tool at 9:30ish am on a Saturday is a terrible idea. Especially along the entrance of the building where people are trying to arrive or leave.
The shade and curtains have needed to be updated for some time now.
The floor of our room could use a good cleaning soon.
Room service ladies were very sweet and were quick to get us more towels when we requested.

Nice clean hotel in a convenient area with nice pool but you will need to bring plenty of money.
Bellhop service is nice, but you can’t get your own luggage cart so bring cash for tips.
Valet parking with a $75 per night charge so look elsewhere to park unless money doesn’t matter.
Pool is nice but no outside food or drinks allowed so you’ll need to spend more money to buy drinks/food from the pool bar.
Restaurants/cafe food is pretty good but definitely overpriced.
Rooms do not have microwaves or coffee pots but include 2 bottles of water, big TV and mini fridge.
The sink leaked in our first room so they moved us to a smaller room with worse view until I complained and then they moved us to an ocean view room, which was still smaller than our original room but the view was nicer so it worked. Having to move rooms after we got everything set up was definitely an inconvenience that they should have been more apologetic for and should have offered us the same type of room or better initially instead of trying to put us in a smaller worse view room.

Parking is terrible there. When I arrived at 4:15 they said the valet parking was full so I had to drive around and find my own parking. 40 minutes later I still hadn’t found any parking. I finally went back to hotel and left my car, I told valets I was done looking for parking on the street.. they could park it when something came free. They took my information and did take care of my car but making me look for parking then they charge $108.00 to valet park.
Crazy!!! I will never go there again.

Overall it was fine but room door was broken and would not double lock. Maintenence unable to fix. Window llshade in room was filthy. And the only place to get cash changed is with valet parking. Room is spacious with nice view but bathroom very small. The part that would keep us from staying here in the future is the outrageous $90 daily parking fee.

Our bed was SO uncomfortable - clearly an old, hard mattress. Also, they put in a room to accommodate a person in a wheelchair - the faucet leaked heavily and the room needed better maintenance in general. Also the electric plugs were impossible to use as they were all concealed and covered by heavy furniture. In 2026, you need to be able to easily charge a phone or laptop. We could too easily hear our neighbors. And it sounded like there was a dying animal or ghost in the HVAC system. Whenever the air was on, it made a horrendous noise that kept us all awake. The front desk staff and valet staff were kind.

Some front desk staff are slightly brash, but maybe I’m just raised in the South and their demeanor is ok for NJ. Hotel seems dated but is in a prime location full of potential to be a really nice hotel.

Beautiful building, great location, our room overlooked the Atlantic Ocean and Convention Hall. The staff at the check-in desk gave us great local info and suggestions on where to go. The pool bar was so much fun, we made new friends and the staff was lovely. Highly recommend this hotel!!

This is a nice hotel, but it is over 100 years old. Don't expect it to look modern. That's part of the charm. The rooms are huge, with high ceilings. The food in the restaurants is great, especially the home made pizzas. There's a nice well stocked bar too. It was a nice play to stay.

I really only have one complaint: They charged $90 for the parking, which is ridiculous. There is parking locally for far less, if I had known how bad they would gouge me, I would never have paid that.

We didn’t get room service for the second night of our stay which was annoying but the front desk was able to provide us with new towels. It is problematic that the windows in guest rooms won't open. Being by the sea, hearing the ocean and experiencing the atmosphere of a sea town is lessened if you can't open your windows! The TV in our room was basically nonworking all weekend. Finally, your pillows are really bad. Otherwise, this hotel is historic, located the best of all hotels in town, and fits the vibe of AP really well. The cafe downstairs is great and the staff is wonderful.

I had a really nice stay at The Berkeley. My husband and I booked a one-night stay over Memorial Day weekend. Unfortunately, it rained, but we still had a lovely time. Our room was spacious, clean, and very comfortable. The hotel is in a great location with direct beach access and close to restaurants like the Iron Whale and AP Rooftop.

The hotel has a café, gift shop, ATM, bar, and vending machines with snacks and soda. The café was a bit underwhelming to me because the selection was limited, and the pastries seemed a little stale. The bar also felt more like a local dive bar than a hotel lounge, so I would recommend heading out to the boardwalk if you want a more elevated or streamlined experience.

It seems the hotel has made efforts to update the property, though I would not describe it as luxurious. That said, everything was very clean, and the room smelled fresh, which I appreciated. The bed was also extremely comfortable.

The lobby is beautiful and inviting, and the staff were attentive and accommodating throughout our stay. Juan, in particular, was especially kind and helpful. The hotel also offers complimentary tea and water in the lobby. Complimentary coffee would have been a nice touch, though I imagine they prefer guests purchase coffee from the café on-site.

We paid a reasonable rate since we stayed Sunday into Monday, but overall, I still think the hotel is a bit pricey for what you get.

They didn’t have my reservation when I tried to check in despite having a confirmation number from hotels.com and calling the hotel directly to reconfirm the week prior to my trip.

Also, the second night there was a rager happening in the room next door (screaming, massive base courtesy of a soundsystem they also played in the hallway) No one picked up when I tried to call the front desk the first time, once I got someone on the line after trying a half hour later it stopped momentarily and then continued even louder till almost 1am - I was hoping to escape the city to get a good night sleep but wasn’t able to.

The location is amazing. Directly across the street from the quiet end of the boardwalk, yet still just a block away from everything: beach, bars, restaurants, daytime and evening activities.

Staff is so friendly and accommodating.
Only parking option is valet for $60. Seems like a lot, but they will retrieve your car forc you as often as needed--with a smile. That kind of service is worth paying for. The valet staff also holds the door for you every time you enter and exit.

We went off-season, so I can't speak to the pool, but the area looks lovely, and nice to have an outdoor garden and pool area.

We dont't drink, but the bar area was very nice, few pool tables and lively music/party atmosphere on Saturday night. Bar area is in the back of the hotel, easy access, but far enough away that we did not hear the noise in the lobby or in our room.

We had a king size bed with a pull out couch and partial ocean view. Table for 4 and a desk. Great size for the two of us, would be doable for 4 people, but maybe not as comfortable for adults.

Free water bottles in the room, and refilled as needed. Cold lemon water in the lobby, free coffee in the morning 6:30 am to 11 am. Cafe and multiple restaurants on site. We did not eat at the hotel, so no review on the food.

Chiropractor convention and wedding at the hotel at the same time and never any noise or wait for services.

In summary:
A very well run hotel in a great location with lovely staff and great services.

The location and ocean view were exactly what I wanted. However not having a restaurant or some type of an upscale coffee shop was very disappointing and unexpected. The valet parking was excessive charge at $60 for a day ending noon and valet was not even there Sunday - Monday. It was self park in their entrance porchier . There was nothing historic about it so no reason to return.

Wasn’t happy we were on a floor where they were redoing the carpets, my daughter almost tripped as we were about to walk out of the elevator. The refrigerator never cooled off at all and the constant wind whistles through the windows was not a relaxing noise. The next door clock alarm went of around 5:30 and for some reason ours went off at 6. the hotel wasn't booked we should have been put on a floor that wasn’t having work done on it
