The Oaks Hotel and Leisure Club in Burnley was once the private home of a wealthy local merchant and has been sympathetically restored preserving the grand feel of a bygone era. The lounge and reception area is dominated by a 25 foot high stained glass window which tells the story of Abraham Althams life and work in the Burnley area.

Both the restaurant and bar are in the 'old house' with grand ornate ceilings and floor to ceiling windows creating instant theatre. The hotel is set in mature grounds with views of Pendle Hill from the terrace.

Stayed here for two nights, would recommend and stay here again. Solo traveler with my dog, they have a reasonable pet fee and policy. Staff were very friendly and accommodating. Bed was comfortable and they had a complimentary breakfast with lots of options. Well worth the price and good location near restaurants and wineries.

They do have a doggy relief area but owners did not clean up after their pets. There was a family that checked in on the second night that allowed their kids to run and scream down the hallways that woke us up. Those are the only two real complaints I had.

Everything at this hotel was wonderful. The staff was friendly, rooms were clean and comfortable and it was a good value. Downtown Paso is close by - but not walkable. The neighborhood is a bit ‘seedy’ but the hotel felt safe.

The Bar in the hotel was small but nice. The Jacuzzi was nice, pool was freezing. The are pet friendly but will charge for animal if not a service. All in all my family and i really enjoyed oir stay. We will definitely return if ever in the area again.

The bathroom had a heavy smell of mold. When they cleaned our room they took towels and didn't replace them. When we requested towels we could only get 2 because they didn't have any others available. We were promised to 2 more towels but after a few hours we had to call the front desk and inquire about them.

The bed was firmer than our preference - but of good quality and we like beds super soft! Breakfast was a step above the usual hot hotel breakfast with good variety and nice touches like cloth napkins, ceramic and glass cups and glasses, real silverware (not the small plastic ware) The hot foods could be a bit hotter but they were of good quality and many options.Very pleasantly surprised and will gladly stay again.

Visited with family on a last-minute trip. Overall, a solid stay and good value, with a few quirks.

Location: Decent but feels a bit isolated. Very close to Sensorio, which is a big plus. Downtown Paso Robles is only a few minutes away, but you do miss the walkable “vibe.” I paid extra for a room that included breakfast—still unclear if that’s a real add-on or just a pricing gimmick, since breakfast doesn’t feel truly “included.”

Atmosphere: Cozy, inviting, and festive. The property is very neat and well-kept, but both the hotel and rooms feel dated compared to newer, more modern options.

Rooms: Very spacious for a family. We had two queens plus a sofa bed. Note: the “queen” beds are actually full beds, and the sofa bed ended up being the true queen. Fresh linens were missing for the sofa bed, so we had to manage using duvets with worn covers—this was the biggest miss.

Value: Strong value overall. Booking through Expedia got us a noticeably better price.

Cleanliness: Surprisingly clean throughout—no complaints here.

Noise level: Very quiet and serene.

Service: No major issues. Front desk was fine, though we had to wait while the agent finished a phone call. Also had to provide my credit card again at check-in despite completing online check-in, which felt redundant.

Bottom line: Comfortable, quiet, and good value—especially for families or a quick Sensorio visit. Loses a point for dated interiors and small execution gaps, but I’d stay again if the price is right.

The breakfast menu had a variety and was tasty. The staff at the front desk was very helpful. One thing to look out for is how the bartender charges for drinks at the bar. While I was there, an individual asked for several beverages, then when prompted for the room number, the individual stated my room number. I corrected him, he then said, well I don't know what the number is, maybe it's XXX. The bartender didn't even ask or confirm the room number . . . this could cause problems.
I bring this up, because I was charged for that individuals bar tab.

The entire facility was nothing more than a motel that appeared to have aged poorly. The most glaring problems were that there was very limited and spotty access to hot water for showering, the toilets didn't work at times, the room lacked a separate table and chair, and the bed was very uncomfortable. There were very more minor issues. The only thing that pleased us was a good front desk staff and a fairly decent breakfast.

Beware, this is not a hotel, but an older and apparently aging motel instead that is charging hotel prices. We won't come back, and I would not recommend it to anyone except if other accommodations can't be found.

The cleanliness of the property was not up to par for the price of the room stay, I paid close to $700 for 2 rooms per night. Both rooms had cleanliness issues, such as soiled sheets and stained duvet. When I went to get new sheets and Duvet I was encountered with the hotel “GM” Tom, whom unfortunately was inebriated while on the clock and unable to understand my concerns with soiled sheets and unclean rooms. Fortunately, Ryan was called in for reinforcement and was able to help me get clean sheets and duvet. I went back downstairs to pick up my pizza order and was stunned to find Tom the “GM” sitting at the bar with a nice vodka soda enjoying the game with other patrons. This stay was beyond disappointing. I have pictures.

The only thing I wish I would have know before our stay was that there is a homeless hotel next to the oaks. There was no homeless at the oaks but we had to drive extra careful, especially at night because they were in the street.
